One star is too generous for Willis Management, but unfortunately Yelp sets the scoring rubric. Pretty much every other 1 or 2 star reviews capture my experiences. Responsiveness is a negative 1. I have to email multiple times to get any sort of half baked tone deaf response. I'm starting to question how a company who does this core function has such bad customer experiences. Shame on my HOA for selecting Willis as the management group. I have no problem getting emails about increases to fees, and garage sales, but for some reason it's spotty getting meeting agendas, minutes, or any other questions answered. For some reason they don't send out HOA bills. I usually pay mine in bulk (a year at a time) and luckily I checked recently and saw my bill was due up and was dated April 1. Did I receive an email...nope. Did I get any mail...nope. I saw another review of a billing issue from someone, so clearly I'm not the only one. It's unfortunate that Willis has the reputation they do and no signs of improving. Makes me think they're collecting checks from neighborhoods and that's about it. Hopefully someday they'll wake up and provide the service dues paying members deserve. read more

I just received a call from Tony, from Willis Management Group. Tony immediately was yelling and instructed me not to call "the Plumber". Let me give you a little context... The Plumber was scheduled to arrive Monday at 2pm. Apparently the appointment was changed by Willis Mgt Grp, unbeknownst to me or my landlord. At any rate I was available and home for the 20th plumbing inspection. The pipes are original plumbing and throughout the property "Amberwood" in Concord, all of my immediate neighbors have had leaks for the last 3 years of my residency. My unit had been inspected by numerous plumbers and other "men" only to find no leaks! As I had stated every time. Finally, this new plumbing company found a leak in the ceiling of my unit. So small was the leak that it fortunately hadn't started to show signs, and was repaired on this last plumber appt. Now, the plumbers created a large hole in the ceiling, which was patched with a Home Depot plastic bag and Duct tape!! I had texted the plumbing company who was last here and requested that they put up a professional patch for the ceiling. Mind you I had 4 other holes from plumbers who came 2 weeks prior, in the wall behind the toilet area. All four holes have now been unattended for going on 3 weeks! So I wanted a professional address my concerns with the open holes. In addition, the pool that is on the property and part of my rental agreement for use of the pool, has not been open for 2 years now. ALL due to a leak at the pump. They continue to pay for regular maintenance of the pool but not REPAIR for all tenants to use! I could go on about the unprofessional useless HOA attention or repair of their responsibilities here at Amberwood Condos in Concord. Tony has absolute no respect for me, maybe because I am a woman. I am an educated mature woman who takes excellent care of my rental and deserves to be treated with respect by any representative of this low rate management group. btw all owners pay HOA dues. read more

Willis Managememt recently took over Heritage Point Miramonte in Pittsburg and we've had nothing but trouble with them since. Do not trust this company. Their is a culture of lying that comes from Chris Willis who doesn't really understand property management, customer service or who even their boss is. If I could give a zero star I would. To give you an example of the dishonesty, they applied for a PPP loan and got it even though the Associations they managed continued to pay them. Our HOA is the most expensive in Emeryville, and nothing is happening here under Willis ManagementGroup In 2021 our monthly payment increased 3% - why? In six months, WMG has fired two people. Now we are dealing with the third person of contact, and the management continue inadequate - They blame on the employees and vendors . Often after a complaint, they layoff an employee and nothing is still fixed. The building here is dirty, gardening unkept, security door broken, elevator poorly maintained, mail delivery unsafe, windows very dirty, broken pipes... the list goes on. As the current President of the Belle Terre HOA in Hercules, and a board member for 13 years, I can tell you with certainty that I know how Willis Mgt operates. Our rep is Erin LeFlamme, who is one of the most amazing vendors that I've ever worked with...HOA or professionally. Erin responds within minutes day, night, weekend....Holiday or on vacation. She has never told me no, and takes on all projects willingly and professionally. Good luck finding better service in this day and age. Chris Willis has also been great to work with...He's filled in for Erin a few times over the years while she was out. He's easy to work with and always returns my calls and emails in a timely fashion. I've received the second reminder to repaint my entire home from our HOA manager Erin LaFlamme today. We are in the Bay Area and at present the state of CA is still in a purple tier. Are the painters vaccinated yet? Nope. Even if they come fully masked walking around the perimeter of my home, who wants to take the risk? So this inconsiderate request should be PUT ON HOLD. And who has the $$ to repaint their entire home now I'd like to know. Her first request was last year when the pandemic just started. And it's not like our homes are 50 yr old ones. It's built in 2002, and the exterior paint on our houses are still good. Seriously, this UNREALISTIC EXPECTATION from her has to be looked into. I live in a property managed by them. The spa in the property broke earlier in 2023 (or late 2022 season, I don't remember). Partly because of the poor management, it remained closed in 2023. It was fixed eventually in 2024 after a volunteer coordinated the repair process. The central water heater broke and we were out of hot water for 10 days. It happened in the holiday season and I understand it took longer time to fix it. The problem I see is that they didn't communicate with the residents at all. I thought Cara was the most incompetent employee they could possibly have, so we were relieved when she was gone--of course Willis didn't bother to update anyone about that. But sadly she was replaced by Emily, who seems pretty much as incompetent as Cara, but it's rude and nasty. Wow! Just when you think your HOA management can't get any worse.... We kept WMG for seven years, mostly due to how the Board of Directors treated them initially. After that board was replaced WMG had a clean slate with our association and we thought they would work out, but in the long run, their lack of certified managers, lack of leadership, and guidance from their CEO proved to be too much for us to handle. In seven years we had five different managers and it seemed like there was never a clean handover from one manager to another. Our last manager, Melissa H., was very good at some tasks and very bad at others. She worked well with the Board of Directors, but not so well with the membership. She let her feelings get in the way of her job more often than not. But to be fair, they did follow the example that their boss, Chris W., displayed. With Chris, nothing was ever his or his people's fault. He would not even admit that he provided information for the board and that is what we were paying them for. During a town hall for a special assessment that was needed, he was asked numerous times about WMG involvement and if they provide advice to the board, he declined to answer and instead deflected that it was the board's decision. Chris decided that WMG would terminate their contract with our association which was his right to do so. Chris did not provide any type of proof as to his reasons why. That was his right not to do so as the contract was with or without cause. But during the 60-day period for the contract to end, WMG did NOT adhere to their contractual obligations, refused to attend the last two monthly meetings, did not pay all of the invoices, or deposit all of the membership assessment checks. The worst thing that WMG did, was withheld our financial records until they were paid what was due them. The contract clearly stated that we would pay all monies in full AFTER all records of the association were turned over to the new company and they needed to be paid within 30 days after the turnover. Chris refused to turn over critical data needed to run our association until all money owed (about 6k) was paid. He stated, "Once you pay the invoices and my team verifies the payment, within two working days we will provide the rest of the files to the new company." If your association doesn't have a lot of issues, or your membership doesn't speak out when something is wrong, then WMG might be a good fit, otherwise, I would think twice about hiring them as Chris is the only certified manager the business has. read more

After living on a property managed by Willis Mgmt Group for 8 months, and after several emails, phone calls, etc. They are still putting citations on my guest's vehicles and threatening to tow them for being in the visitor's parking space for over 5 hours. Willis Mgmt Group told me that they had 'cleared up the miscommunication' they have with their parking enforcement but apparently after months and months of the BS it is still not resolved and I am still having huge issues with being able to have guests at my home. I lost my mother recently and could not have visitors to help me through the loss because of the towing citations. ---------- I just took the time to read other reviews and turns out my situation is definitely not unique ... I saw posts for the exact same issue going back to 4/30/2018 ---------- Duly noted that absolutely nothing will be done on the part of Willis Mgmt Group to fix their broken communications or processes, and that they have no intention of following the procedures they they created and if that results in your vehicle being towed away because of their neglect, they could care less ... I mean it's been going on for over 3 years now apparently, I've been dealing with it for 8 months myself ... I truly do not enjoy giving 1-star reviews, unless there is a really solid reason for it. Well, this company is extremely unreliable, consistently lacks sending pertinent information, and has absolutely no after-hours and emergency response plans. I've lived in my community for 5 years, and the plumbing is awful. There have been several full on water outages spanning over days at a time. A community of 150 units were left with no water, no communication, no plan, and NO RESPONSES over an entire weekend with any kind of ETA or even options for the community. The 'Property Manager' lives across the country and ignores all messaging outside business hours on her coast - 3 hours ahead of our community. A single mismanaged instance would not warrant a 1-star review, but unfortunately I can truthfully say this is more common than not. Now, only a few weeks after the fore mentioned plumbing issue, the same thing happened again, with a single building. And families were left SOL, the company guided them to try to stay with friends for a week or be waterless. Lastly, the communication that does come through timely is extremely passive aggressive and unprofessional about someone throwing trash out improperly or a missing permit on a car. Little did I know it would become the worst experience dealing with a managing company. They as a whole showed little to no respect for the owners of the complex, the managing agent who was the point of contact for our complex was incredibly disrespectful continuously through out the two years they managed our HOA, and the owner Chris Willis showed absolutely zero compassion and respect for the owners of the complex they were managing. It felt like they only saw us as a paycheck to be made. The continued mismanagement of our complex led to a negative impact within the community and left a sour taste in our mouths especially when times were tough, they canceled the contract in which they had with us. I have excellent credit and I looked into why it went down in January. I saw that it was from Willis. I called several days and could not get ahold of anyone. Then I receive a letter saying I had a late fee because they did not receive a payment. I also received a bill from Nov. to Jan. so I looked and all was paid. Then a person from Willis finally got in touch with me and said it was the May 22 payment, which did not show on what the notice showed. I found the check stub but it had not been cashed. My assumption was it got lost in the mail and they did not receive it. I have now sent it right away, but it took 8 months for them to tell me and they dinged my credit. read more

Since I am an original owner, my requests for information over the past 36 years have been many. There are policies that I must follow; but that is to be expected. I understand that some of the requests that I have made aren't within CCR guidelines. Myself, my wife and two kids live in an HOA managed by Willis in Alameda. Our main contacts for the 'managing' are Jesse Painter and Jeff. Willis began sewer lateral in the front of our house three months ago. It is still a building site today. When we call we get excuses and misdirections. Two men showed up two weeks ago on a Saturday, dug holes (in what was already a dirt patch) for 45 minutes and disappeared for the next 48 hours. They left their shovels stuck in the ground for at least two days. And some cones. They then came back, did another maybe 2 hours work, took the shovels, and left the hole in the ground and cones and mud on the walkway outside our front door. That was over a week ago. The cones and dirt and hole are still there. We have two little kids that used to have a nice piece of grass now there is a 2 ft deep hole less than a step out of our front door. And it's been that way for weeks. This is just the end of our three month experience but a good illustration of how Willis 'manage'. They don't. The handling of our property isn't just neglectful it's downright disrespectful. Shame on all involved. I hope you can take this on you to at least take some action and get it fixed. Soon. read more

I own my property which is managed by Willis and they are the true definition of a useless HOA management group. To put it into perspective the entire board was recalled 2 years ago due to a "no confidence" vote as well as the board members pocketing the payments. Also last year the property manager was fired for doing absolutely nothing for years, (based on the model of the company apparently). When you have to complain about infractions of vehicle parking, abandoned vehicles or hazards, nothing happens for many months if at all. Sent a letter to Chris Willis, the owner of the management company a letter in regards to the Public Safety Nuisance tree along with photos of the Widow Maker branches that fell off their tree and landed in the back bed of truck in designated parking area. They trim back the tree on their side over their designated parking area and neglect our side. This Public Safety Nuisance tree is preventing use of my property, detrimental to my health and safety. Trim the tree or remove it, that is the request. Let's see what direction this management company is going to take. I have been asking and asking and asking. The property in reference is "THE GROVE" Walnut Creek Ca off Oak Rd at 1-500 Kingston Way, Ca 94597. The Willis management group in San Ramon, Ca is their property management co and they are both non responsive. So this is my last ditch effort to get this issue resolved. Theft prevention in the laundry room, 3.
