    warning do not use them…read more I have remained respectful and professional with Peaks & Gables Home Inspection throughout this process, but after receiving the formal response from their insurance carrier, I believe prospective homeowners should know about my experience. Peaks & Gables performed my pre-purchase home inspection in May 2026. Shortly after purchasing the home, a professional roofing inspection identified significant issues, including leaking pipe boots, water-damaged/soft roof decking and ventilation concerns. What is particularly troubling to me is that there was a container/tray in the attic collecting water. In the subsequent insurance claim correspondence, the claim administrator itself stated that the presence of this tray indicated the sellers "likely knew of roof deficiencies and water intrusion." I understand that a standard home inspection is visual and non-invasive. I never expected an inspector to tear apart my home or discover something completely concealed. My concern is whether the observable warning signs and seriousness of the existing water-intrusion conditions were adequately identified and communicated before I made one of the largest purchases of my life. I filed a claim and cooperated with the insurance investigation. The claim was ultimately denied, with the insurer maintaining that Peaks & Gables had identified enough roof-related concerns in its report and recommended professional follow-up. The insurer also cited a provision in the inspection agreement that it says limits recovery for ordinary negligence to twice my $550 inspection fee, or $1,100. Meanwhile, I am the homeowner dealing with substantial damage and repair expenses. I am continuing to dispute the claim through the appropriate process, so I am not going to make accusations or declare who is legally responsible. I am simply sharing my documented experience. My advice to anyone buying a home: If an inspection identifies moisture, roof flashing problems, pipe-boot issues, attic condensation or ANY indication of water intrusion, stop and hire an independent roofing specialist before closing. I wish I had understood the seriousness of those warning signs before purchasing my home. I will update this review if Peaks & Gables or its insurance carrier ultimately resolves the matter.

I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. I would highly recommend Building Knowledge and would definitely seek-out Emily's availability if you are looking for inspections in the Atlanta Metropolitan Area.

    Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.
