Ambiance is casual but elevated for a boba shop! There are beautiful flowers hanging from the ceiling and the walls are painted black, really nice touch. They have a lot of picturesque spots and utilize the small L shape space very well in my opinion. We ordered a Thai tea with boba and a brown sugar milk tea with boba. They only have one size. They have a bathroom for customers and it was clean. They also have a card you can get stamped- I think if you buy a certain amount of drinks you get a drink for free, why not! read more

Absolutely great service and wonderful boba milk tea!! it was the 25 minute drive to come over to the specific tea shop but once we looked at the menu, we knew it's exactly where we wanted to go! And the service and staff member didn't let us down. She was absolutely amazing! It was quite busy when we got there, but she handled everybody with politeness and acknowledged every person that walked through the door, no matter how busy or full her hands were! We didn't wait too long, but even if we had, it was 100% worth it! We will be coming back soon! read more

What's The Tea is a gem! It's so cute inside--all the pink flowers are super dreamy. The little nook by the door is especially adorable--great for selfies too. We had great service; she was friendly and helpful and our drinks were ready so fast! I ordered the Red White and Blue milk tea and I can already tell it's gonna be a fast favorite. I can't wait to come back, especially with my pals! read more

Newish spot but so nice. Games to play and the drinks are so yummy and fresh especially for a hott day. Always craving it

Absolutely the worst boba tea drinks I have ever had. I would rather have a chain tea place then go here. I had to throw away my tea because all it tastes like was syrup. The service did not stand out. When we got there it was only one employee and no other customers. The menu was hard to read and blended into the dark background. Overall not a good experience. read more

I'm a huge lover for boba!!!! My all time weakness...we were on our way to vintage fair mall in Modesto and was telling hubs that I want to stop at a real boba place...so then looked up places in the area and came up on this place. Decided to check it out. Located in Modesto area close to downtown and a lot of stores to shop. Inside was very clean, well decorated. Places to sit to enjoy your tea and snacks was also a plus! Staff was friendly and greeted me. Ordered a jasmine green tea with lychee Jelly, hubs ordered passionfruit green tea with lychee Jelly. The milktea was very refreshing, I had ordered it with low sweet and still tasted the way I like it. taste just like real milktea. Not that fake stuff that u get at quicklys or gong cha...lol The passionfruit was very refreshing and perfect for hot summers!! U can order it however sweet u want We go for light sweet for a better taste but totally up to u and your liking. If u don't like a lot of sweet u can request less. The lady who worked there was so sweet and totally forgot her name, she saw me taking a selfie n kindly asked if she can take my pic and I said yes. So sweet of her to do that for me. Will definitely come back! Worth the stop ppl! Come by and support real boba read more

I was a boba hater but now I actually like boba because theirs is so delish! My boyfriend and I were in the area and he noticed this business(he loves boba and trying new places.) After he ordered and tried his drink he made it seem so good that I had to try it. He always has me try boba drinks and generally I am not a fan. What I tried from this place was so good that I drank half of my boyfriend's drink and then we ended up coming back a few hours later to get another lol. The two gentleman working the front counter were also very nice and hospitable. I plan on revisiting again soon and I definitely recommend giving this place a try! thanks guys read more

First off, the service is absolutely fantastic. I have now been here 5 times. The staff is very helpful, being that I have never had this kind of tea before. I have tried different ones each time, a couple I made up myself and they are all just delicious. On top of that, the eggrolls are SOOOOO good, they are made fresh. Also the decor is lovely and also they always have nice, clean music playing on a tv. read more

My review won't be popular with reviewers but it'll be honest. I'm not too impressed. Don't get me wrong, I LOVE milk tea boba and I have had my share of GREAT milk tea/boba shops like Bayleaf in Milpitas, CA but What's The Tea does not impressed me one bit. This was actually a recommendation from Yelp. A couple of things that I was not impressed with is they lacked taro from their menu. Even the mediocre Quickly's have taro in their menu. Also, their price is a bit high for central valley milk tea business. I have had better quality milk tea in the Silicon Valley ALOT cheaper than What's the tea. Lastly, the quality of their pandan waffle is very "average". For the price I paid, I thought it would be an "eye rolling" moment but instead it was very anticlimactic. I spend almost $20.00 for a smoothie and a pandan waffle. If I spent that much money at a milk tea/boba shop in the Silicon Valley, the waffle would include powder sugar and chocolate drizzle or at the least bits of coconut pieces or something added and not just a waffle. I'll just continue to buy my drinks from Kung Fu Tea in Turlock, CA. They have a unique menu along with the traditional milk tea that I like that won't cost an arm and a leg. Quality: C Service: B Price: $$-$$$ read more

I asked that they make me a surprise matcha, it was delicious. I think it had caramel and mocha, I'm not too sure because I didn't taste it before leaving but it was probably the best matcha I've had and I'll definitely try another surprise drink when I go next time. read more

Newest boba joint in town! The staff are super friendly & nice; they answered all my questions (I'm weird & tend to ask a lot of questions when I order stuff because I wanna know what I'm committing to). The drink itself tasted great, but there wasn't much of it to enjoy with all of the ice filling up the cup! There was so much ice that it was hard to even push the straw down to the bottom of the cup. The boba didn't taste sweet, and in fact I would even say I disliked the taste. The inside of the location was very quiet and clean. Unfortunately, overall I'm not super impressed. read more

My 10 year old has me trying every where in town. She loves it! We have been to 6 places in Modesto. What's the TEA is definitely our favorite. One location has nice tasting milk tea/boba but clearly are not interested in their customer service. The second opened at 11:00 am on Saturday, we got there at 11:15 am & had no Boba. Maybe come in earlier? Anyway, you get my drift. What's the Tea, delicious tasting milk teas with Boba, you have to try the #8 & #1 if you like brow sugar! The place is always spotless and the ambiance of the place is so inviting so just want to hang out. Customer service is on point. They genuinely like what they do and the people they are serving! If I could vote for BEST BOBA TEA in MODESTO for 2024... hands down... it's this place! read more

I'm not one to try new places, but I'm glad I tried this one! The person who helped was was very nice and took the time to tell us which teas we might like. They brew their Thai tea in house so it tastes way fresher. The boba is not rubbery or super chewy, which is a plus for me. Their egg rolls are hand rolled in-house, and taste so yummy. Definitely recommend What's The Tea for a quick snack and boba tea! read more

Very pleased with my experience here. While the place smelled a little funny and it was completely empty when I walked in I decided to still go ahead and give it a try. I came in knowing I wanted Taro flavor, but unsure of any add-ones but the gentleman who I presume was the owner suggested aloe Vera boba and he did not steer me wrong! Excellent flavor, milk and sweetness balance was perfect and the aloe (which is real by the way) did not overwhelm. 83/83 will come again. read more
