After threatening small claims court, Wethergage finally sent a check a few days after my initial post.

Overall, I have been extremely happy with the service they have provided. Truthfully, I had never rented my home before and was unsure what would be required or involved. Luckily, Legacy Property Management came thru in every way and has made the entire process seamless for me. My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. I definitely stand by my 5 star rating.

We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

Since taking over as president of the homeowner's association a few years ago, we have had a few different managers. In the last year or so we were blessed with Heather Eisfelder as our Community Association Manager. Once Heather became familiar with our community's concerns, she has been on it from day one. She is responsive to our needs and works in tandem with our Assistant Manager, Jane. Both Heather and Jane respond so promptly, even to last minute and after hours request. For a small community like ours, the value for our money has been worth it. I would not normally review a company like our management company...in fact I would never have thought they had a Yelp! page. What prompted this review was that during last night's meeting, Heather saved us about $50 / month on our street sweeping expenses. However, she went on to tell us that she had also identified nearly $300 in expenses that we pay per month and we do not use. For a small community of 75 homes, trying to keep dues low during this current economy, this is the kind of monthly savings that helps balance the budget and keep us out of the red. Heather also gave us other ideas on how to easily modify a rule to meet our communities updated needs. Thank you Heather and Jane! Your efforts don't go unnoticed.

They poorly maintain the brush on the HOA maintained slope behind our house. These trees are now enormous and are causing fire hazards since they are in too close proximity to our house. We have been evacuated 2x over the last 3 years, so this is a serious concern. I have politely emailed and called Bridget and Michelle before her with our concerns. Every 2 years, they have done a 10% trim to those trees, basically unnoticeable, for these extremely large carob trees. Carob trees should not be on the slopes at all and had been planted illegally by a previous owner. We and our next door neighbor are the only ones on our street to have lost our fire coverage due this extremely flammable trees near our house. They still could care less. The rest of our neighbors (who are not near these large trees) all got their fire insurance renewed. We haven't had a claim in 30 years which was minor. These tress just keep getting larger and larger. An arborist told me that these trees need a proper structural pruning not a 10% leaf trim. Farmers considers us high risk for fire due to flammable HOA maintained slope vegetation.

She took the time to understand exactly what I needed and made sure everything was handled with care. What impressed me most was how human the interaction felt. My experience with Ashleigh Adrianos, the manager of White Oak Community, has unfortunately forced me to spend time documenting what has happened so future homeowners know what to expect. I have interacted with Ashleigh three times: 1. Pool Key Replacement When I first purchased my investment property, the previous owner (Opendoor) did not provide any keys, including the pool key. Ashleigh charged me $50 for a pool key replacement. This was still reasonable, and I had no objections, then I just paid it. 2. Parking Permit Issue The second time was when my tenant needed a parking permit. My tenant contacted Ashleigh, and she told them to reach out to the patrol company. The patrol company then told us that permits are handled by the HOA. We got bounced back and forth multiple times with no clear answer on who was actually responsible. Only after I forwarded the patrol company's email to Ashleigh did she finally send us the application form. Then, without any proof that this unit had ever been issued a parking permit before, she claimed I had "lost" it and tried to charge me $100 for a replacement. I explained this was my first time applying and asked her to show any record that a permit had been issued in the past--she couldn't. She still refused to process my request until I spent a lot of time reaching out and escalating the issue to her supervisor, Kory, and Kory approved it immediately. This made it very clear that the issue was not policy but Ashleigh's unreasonable handling. 3. Rodent Problem On 10/24, my tenant reported seeing a mouse inside the home. On 10/26, my tenant caught one using a trap. I hired a contractor the same day to seal a possible entry point behind the oven and then submitted a request for HOA pest control. I clearly wrote in the portal that we had reason to believe the rodent entered through the common wall. On 11/13, my tenant found new evidence of another rodent on the kitchen countertop. According to the Portal, pest control supposedly completed the work order on 11/07, but the problem persisted. I contacted Ashleigh and Kory again, and I also reached out to the HOA's contracted pest control company directly. They confirmed that the HOA work order written by TPM was extremely vague--TPM only asked them to seal possible openings on the exterior wall. They did not perform pest control on the shared/common wall, nor did they inspect where the rodent actually entered the unit. Ashleigh insisted that the HOA is only responsible for the exterior wall and attic--not true. Under California law and standard condo ownership rules, shared/common walls are the HOA's responsibility. By only sealing the exterior and leaving the interior/common wall unaddressed, they effectively trapped any rodents inside the wall, allowing them to enter my tenant's living space. Her reasoning and handling of the situation were baffling. Only after I provided the legal definitions showing she was incorrect did Kory step in and say he would follow up with pest control. Total Property Management hiring someone like Ashleigh does not serve the best interests of homeowners or the business owner. It wastes time, money, and creates unnecessary frustration. I sincerely hope TPM's owner reads this review. I am more than happy to provide all email records to verify every detail I've stated here.
