I cannot comment on their management abilities, but I had the dis-pleasure of trying to view a condo with Wethergage. After my fiancee found their Craigslist posting for a condo in Huntington Beach, I called to set up a viewing. For two weeks we were promised a time when we could go and view the property. Each time we called, the manager pushed back the date, or didn't answer. When he did answer, we received some friction over the phone. I literally was offering to pay half of deposit without seeing the condo, and he was annoyed that we were calling. Eventually we had to move out of our place and picked a different property; I think the Wethergage condo could have been a better fit, but oh well. PS: Check Google as the reviews for this company appear to be extremely poor. read more

I would be very careful in using this management company as either a tenant or an investor. The worst customer service I have very experienced when trying to get information about a property or too even schedule an appointment. I assume it's a family ran business, however, I'm pretty sure they don't know what the other person is doing when it comes to a rental or a listing. They were very eager to take information about my potential properties, however, they we very unprofessional when it came down to details. One person tells you one thing and another tells you something total different. They like to play the blame game. I had a friend call about a listing and she was under the impression that they really didn't want to deal with her for they seemed ore-occupied to tell her the details about there listings and setting a time to view. I gave them one star as they didn't do anything they said they would do! And I mean nothing! Moved into rental did walk thru with dishonest Steve whom said he would come back and fix paint patches, put batteries in smoke alarms, replace burnt out light bulbs, install carbon monoxide detector and after three and a half years NOTHING! Nothing! A 1300.00 dollar security deposit and always paid rent on time or before! NEVER LATE! We were asked to move out with a 45 day notice as the owner is selling the home! Today August 26 2016 I received a 100.00 dollar check for return on security deposit! Here's the breakdown Removing nails and filling nail holes 40.00 dllrs Carpet cleaning 185.00 dllrs House cleaning 320.00 dllrs Front yard replacement 655.00 dllrs ( not drought tolerant and water limited to 60 gallons per day times two people) If you do business with this company check other resources! As I now know by talking with other realtors the make claims this guy is dishonest disliked and has a reputation tarnished by years of underhanded dealings! Check out others before doing any dealings with this company! If you deal with them you are forewarned! Pictures taken prove this place was left immaculate! Clean, no nails, carpets perfect except for 11 years of normal wear! The receipts furnished me by Wethergage management are clearly out of a receipt book from Staples! And alleged clean up performed by alleged outside companies for Wethergage management is certainly just another way this company takes your money and steals your security deposits! I do agree with Derrick, Wethergage is a worse management company, I have ever come across. Forget about getting you security deposit back, you will get shonky invoices from them instead. they even charge me for landscape, where as landlord was suppose to maintain that. they will take forever to repair anything. I've owned rentals for about forty years, managed them myself for about thirty years, then moved out of state and had to find help and chose a company that steadily got worse and worse. I found Wethergage last year and it seemed a divine appointment. The first thing they had to do was handle a move-out where things were thrashed, yard debris, new carpet, paint, repairs, the works. They handled it quickly, efficiently and for less expense than I expected. I have another tenant moving now and Steve has already rented it, a week before it will be vacant. They have been very helpful referring tradespeople to me for another house that I still manage myself but next year I plan to turn it over to them when current tenant moves. Funny, but this tenant of eleven years told me recently that Steve managed the last house he lived in and how great Steve was. I don't know how to respond to the negative reviews on this site, but Steve, Karen, Brett and others have always been polite, responsive and on top of everything with my properties. read more

This Wethergage property Management in Lake Forest is one of the best property management I have ever use for my renal properties, first of all they are family operating business, very well respected and most powerful name and this industry, they known by premier customer service, treats owners and tenants with high respect and dignity, very professional. I am a landlord and they manage my properties for almost 6 years, I had never had a one single issue in the entire time with them, they fairly estimated exact market value for the rent so if you are a landlord or a Tennant you are in a good hands for sure and the best thing in that office is they manage properties every where , extremely flexible, they work with you in any way you wish and the best part that my properties never stay vacant we barely heve time to clean them. I called to schedule a time to look at a condo and Brett seemed eager to help until I told him me and my girlfriend were looking to move in about a month and he explained that the property was getting a lot of attention etc. So, I told him I would call him back because there was a couple things I wanted to discuss with my girlfriend. Important things, such as, would we be able to move in a weeks time. I told him I would call him back. So, that's what I did. I spoke to him again to try and set up a time to see the condo. I told him I would really like to see it. Considering there was only two pics posted on Zillow and they were both of the outside front. That's fine and dandy but I don't plan on sleeping on the porch. He told me he would need to check his calendar etc. and he would call me back. I waited for a few hours and I decided to call and see what the situation was. He then said he had a lot of "projects" going on. Yeah, well guess what, my time is just as important as yours good sir. He told me he didn't want to waste my time if I couldn't at least move out in two weeks time at the latest. I said I could move in two weeks, if not a week. I just needed to check with my girlfriend. But more or less what he was really trying to say is don't waste my time if you can't move out soon. I gave him my phone number which he had from Zillow already. By the way, did I mention that within minutes of sending a please contact me request on Zillow he called my cell and left a voice mail. Like I said in the beginning. Very eager to help, until I told him I needed to consult my girlfriend very quickly. Well, as I am writing this, I am still waiting for a call back almost 3 hours later... What happened to the willingness to help? Looks like it went out the window the moment I was profiled over the phone and qualified in Mr. Brett's own mind as a non serious customer. One important note, the voice mail he left stated he would like to set up a time to have me go look at the condo... So, why do you need to all the sudden take 6 hours to look at your calendar? Choke on your words dude... You're worthless. This is the first time I have ever felt compelled to really take the time to leave a review... I'm unsure why there are so many negative reviews on this company. In my experience, I've noticed happy customers usually move on, and never think to leave a positive review. I checked before signing a lease with this company and figured most of the other reviewers were likely entitled Orange County residents, so I went on with my business with them. Karen and Steve are wonderful people, I can feel their genuine warmth and positive regard for others. They were efficient, prompt, and professional. These people really deserve a -5 because Steve is a scam artist. He rented us a house and 5 weeks after we moved in we got a notice that the bank had taken back ownership of the home with an auction date! We called Steve right away and after he asked us if the sherrifs were at the door right then he said it was a mix up and that the owner had modified and the right hand didnt know what the left hand was doing. Wel, lo and behold exactly 1 week later we got a notice from Century 21 that they were managing the property for the bank and they wished for us to move...We have never been able to reach Steve again. Turn tail and run fast from Steve Wethergage and his company they are a bunch of crooks. read more

I wish I didn't even have to give this company one star. Am finally "reclaiming" a house that had been managed by Wethergage for the past 17 years. I had been living out of the area and for part of the time out of the country and had no chance to get back to Orange County. Now that I am back, I am finally able to see how incompetent this company is at managing property. They cost me enormous sums of money unnecessarily re-piping the house by saying I had a slab leak. No, I did not. There was a leak coming in from outside the wall in the places where they said there was a slab leak. And the guy who they had do the re-piping didn't even do the job to code. So I spent thousands and thousands unnecessarily on work that didn't even fix the problem. I have numerous trees on the property that need to be trimmed every year. They didn't do this and now I am spending thousands and thousands again playing catch up and hoping every day that the trees don't come crashing down on a neighbor's house before the tree company has a chance to cut them. The house was a total wreck and disgustingly filthy by the time I finally saw it - doesn't the management company ever check out the properties they manage to be sure that the tenants are maintaining them? When I complained to them that the house looked like a pigsty when I saw it after the tenants moved out, they told me I was lucky because the tenants paid the rent - as if that were all that should be required. (In my mind, paying rent is a necessary but not a sufficient condition.) In addition to being completely disappointed in their ability to maintain the properties they manage, I have found that they don't communicate internally - there have been too many times where I have been told one thing by one person and a contradictory statement by another. The frustration in trying to get the true story was almost too much to deal with. In addition, when I decided not to renew the lease at the end of its term, they told me I had to give the tenants 60 days notice. This is absolutely not true when the lease is expiring but I had to spend over a week arguing with Wethergage and their lawyer before they would back off. My view of this company is that they are more concerned about themselves and the tenants than the property owners. If I ever rent this house out again (which I probably won't due to the disaster of a house I had to bring back to life after years of negligence) I will use someone else who takes a more responsible interest in the properties they manage. read more
