The WiFi quality and A.C. both work really well- which is super important when you're trying to get a bunch of work done! I think the design is really intentional and beautifully restored and I noticed a ton of original pieces of machinery and decor reused from the original factory. The gal Sara(h?) that manages the property has been so amazing with answering my questions and even letting me in when I forgot my key card! There are so many surprises within this one building. A bunch of apartments above, the shared office space and incubator kitchen on the main level. A bocci ball court, cornhole, grill and picnic tables in the courtyard. There is also another building out back that is not currently being utilized but is another amazing (small) space for something amazing once they figure out its intended purpose. My favorite part is the amount of items they salvaged during the rehab. From machinery to metal drawers, they incorporated as much as they could into the overall aesthetic of the place. Kudos to a great job and preserving such a hidden gem.

I have lived here for almost 2 years, and it has been an absolutely terrible experience. If you value sleep, peace, and quiet, then consider viewing another apartment in Cranston or Warwick. My dog is terrified, and she always stays in her crate (which she never would do before we moved here). The property managers, Katie and Crystal, can only do so much about noise complaints, that you are left on your own trying to resolve them. Save yourself a big burden and headache and look for another apartment. Edit in Response to Property Management: We have been complaining about the noise for almost two years now to no avail. I have a laundry list of messages to Crystal about how loud and disruptive it has been for us, and she has done nothing about it. It is not a little noise, it is a lot of noise. This is coming from someone who is a combat veteran and who currently works in the healthcare field, and who deals with noise on a regular basis. I also never acknowledged that Crystal has taken any of our complaints seriously, and she most likely will not take anyone else's complaints seriously. My point still stands: do yourself a favor, ignore the PR message from Crystal, and look elsewhere.

We've had several "domestic disturbances" that have required the police to be called. When we reached out to the staff about it, we were told "that Independence Place cannot guarantee anyone's safety". The staff in general is very nice and probably the only bright spot of this place. Our entire apartment reeked of cigarettes when we moved in, there's no lights in the ceilings, my girlfriend has been cat called in the hallways, food smells from other units carry throughout the entire apartment building, etc. Parents let their kids play in the parking lot. Repairs are done in a timely fashion but the same repair often has to be done several times. They ran a hard credit check on me a month AFTER I moved in.

    It's a 37 page lease and 20 other documents taking 2 hours to sign. Nothing in that document looks…read moreout for your best interests, it's all about them. They wanted to see my credit score, tax returns and a bank statement. Apartment insurance is mandatory and the deposit needs to be a bank check. All so you can rent an apartment from Brady Sullivan. The forced hot air did not come close to heating the apartment unless its set above 80 degrees. It was like a blow dryer heating an ice box. The porous sandblasted brick walls which look lovely freeze up in the winter and don't warm till spring. The grout crumbles when you scratch on it and provides no seal on the exterior walls. It needs to be totally repointed but they didn't do it. We had a concrete floor that was freezing all year. I dropped an ice cube and it was still there on the floor the next day, true statement. The windows aren't properly cocked and allow wind, rain and literally snow to blow in where the brick meets the window frame. The heater on the roof froze up for a month and we had an 800$ electrical bill for ONE month! I can't tell you how many emails I wrote to pressure them to pay that bill as their heating unit caused the problem. I threatened to go to court and suddenly a change of heart. The wood floor above us squeaked so badly we decided to relocate to a new unit. It was ridicules, I've rented for 20 years and have never heard anything like that. Thin walls? We could hear the people upstairs engaging in normal tone conversation. They'd stomp on the floor if they heard my bluetooth speaker on low, management did nothing. They had a tread mill converting their spare bedroom into a gym, sounded like an earthquake, management did nothing. Loud as you want till 10:00pm management told me. I invited management to eat dinner with us while someone is running on the tread mill, they declined. If you actually hear the problem you might have to fix the problem and that wasn't going to happen. The packages are delivered to the office and either they don't scan the package in or hand it to the wrong tenant. I had to contact Amazon constantly and say the package wasn't delivered when it was, they lost it. This happened so often the Rubber Lofts converted the tenants club room into a makeshift mail room, every man for themselves. No notice from management if your package arrived and no security from tenants grabbing the wrong package. Instead of fixing the problem they make it your problem. Your problem does not translate to their problem. 200 apartment's packages now share the same room, piles on top of piles, start digging. Well over 12 cars have had their tires stolen from their parking lots and you see the vehicles up on blocks. Just a typical Monday morning. We added double locks to our wheels, highly recommended. The parking lot is on camera which is nice if you want to watch them steal the tires but stops nothing. There aren't enough parking spaces for all the units so be prepared to park across the street by the bar or in the furthest spots at the end of the lot. Guests aren't allowed to park in any of their lots and there's no street parking around the building. When we relocated to the new building management never verified the address with the post office. I didn't get mail for 2 months. Post office indicated they failed to allow enough time for processing a new dwelling and Rubber Lofts management of course blamed the post office. If management can wash their hands of an issue they will. Blame the post office, blame the heating unit manufacturer, blame the a/c units, blame the workers who built the floor and even blame upper management at Brady Sullivan...never their fault. When the lease expires be prepared to pay for professional cleaning to their carpets regardless of condition, they cut the refurb costs by passing the bill onto you, nice of them. Same with water filter, same with ceiling lights. Maintence staff is great, professional, friendly and prompt but they can only do what they can do. The management is terrible, not that they're unfriendly they take no responsibility. The whole office staff turns over every 6 months. We've lived through 3 different property managers, every time management changes you think maybe things will get better, it doesn't. All set with the Rubber Lofts.

During my time there, security was a major concern. My car was stolen from the parking lot, taken for a joyride, and crashed. At the time, the property advertised security, but there was only one security vehicle covering multiple parking areas, which did not feel sufficient and the cameras were bot helpful at all. The walls were also extremely thin. We could hear neighbors clearly, including conversations, children playing, and other intimate noises. It made the apartment feel like it had very little privacy. The appliances were another issue. The dishwasher in particular was unreliable, and maintenance had to be involved repeatedly. Eventually, it felt easier to handwash dishes than keep dealing with the issue. So understand that if you're impressed by appliances. Shiny means nothing. The amenity spaces, including the game room and theater room, were not consistently well maintained. The theater room was fun to use, but residents were expected to bring their own vacuum from their apartments to clean it afterward, which felt inconvenient and poorly planned. I personally felt they should leave a vacuum in the theater room since the maintenence closet was right there, lugging around a vacuum across a parking lot is not luxury living in my opinion. My biggest concern is with the office/accounting side. I am currently dealing with a collection account for over $6,000 that I disputed. I have not lived there since 2022, and my rent was paid at the time I moved out. Near the end of my lease, the property attempted to pursue an eviction using information which to me looked like they mixed up my account with another tenant's acct. The court case was dismissed. Despite that, years later, this alleged balance was sent to collections and is now affecting my credit. I am currently disputing it and requesting full documentation showing how this balance was calculated and why they believe I am responsible for it. Which is incredibly stressful to be dealing with this place after all these years. Its shameful for them to be this committed to their lack of organization and professionalism. Esp considering how good of a tenant I was. Based on my experience, the property was poorly managed, disorganized, unsafe, and stressful to deal with long after moving out. I strongly recommend that anyone considering living here reconsider your options. But if you must see for yourself keep copies of every lease document, payment confirmation, court record, move-out document, and all communication with the office. This place felt like nothing more than a money grab.
