The property manager is the worst. You address concerns, like miscellaneous fees being added without a legal 30 day notice, or suggesting another day to allow them access to your apartment and she holds the law/agreement and threatens to mark your account with a violation or eviction even when you are a good-standing, paid-on-time tenant. We moved out on the December 20th and did not receive our security deposit. On January 17th I emailed to ask the date of when it was cut and sent out , also an explanation for a move out fee. She refused to give me a date, stated it was sent within the lawful 20days, and told me to contact the 3rd party utility service company for explanation. This was after serval unanswered and blocked emails. I will state I called her out on her attitude and she stated she was uncomfortable talking to me further. She provoked my response to get out of further lying to me and to incriminate herself/company. She is a toxic person that uses gaslighting and manipulation to intimidate you and undermine your concerns of their actual violations. I received the check today, which was dated and postmarked January 17th. So it wasn't sent within the 20days. Also the great reviews on google and company website were generated by ReNew for a contest to win a tablet.... Go visit the recycling area from Saturday through Wednesday and it will convey the slumlord runnings of this company. Charging $5 pest control fee when trash is strewn around the grounds should be paid by ReNew not residents that properly dispose their refuge. Don't take the bottom aww

My experience and concerns regarding Evan Lemoine's leadership of The 903 are based on the public…read morecourt record, not speculation or personal attacks. In 2023, unit owners at The 903 exercised their right under the condominium bylaws and Rhode Island law to petition for a special meeting concerning gas metering and billing. Evan Lemoine was President of the Association at the time. The first petition, signed by 25 owners, was not acted upon. A second petition was subsequently submitted by more than 25 owners and included specific proposed business for the meeting. Rather than sending the owners' proposed notice, Lemoine and the Association's Secretary substituted their own notice and removed the specific items of business. The matter ultimately went before the Rhode Island Supreme Court in Song v. Lemoine. The Supreme Court vacated the portion of the Superior Court judgment that had ruled in favor of Lemoine and the Secretary and held that the unit owners had satisfied the requirements for calling the special meeting. Most importantly, the Court stated plainly: "These unit owners were entitled to the meeting they sought." The Court also noted that the notice sent by the defendants did not meet the statutory requirements. According to the public record maintained by 903 unit owners, the dispute did not end with the Supreme Court's May 2025 decision. The President and Board continued to resist sending the meeting notice, and a court order issued in January 2026 ultimately required the President to do so. Whatever one's opinion of Lemoine personally, these are not merely allegations about his leadership. They are events documented through litigation and a Rhode Island Supreme Court decision. For someone serving as the president of a condominium association, I would expect transparency, respect for unit-owner rights, and compliance with the governing documents and applicable law. The public record raises serious questions about whether those standards were met. Residents and prospective buyers should read the court decision and the underlying documents for themselves before forming their own conclusions.

There are so many surprises within this one building. A bunch of apartments above, the shared office space and incubator kitchen on the main level. There is also another building out back that is not currently being utilized but is another amazing (small) space for something amazing once they figure out its intended purpose. My favorite part is the amount of items they salvaged during the rehab. From machinery to metal drawers, they incorporated as much as they could into the overall aesthetic of the place. PEERLESS Firstly,…read morelet me say that I've only lived here about a week. So far, I've had more pros than cons. Pros: Staff is very friendly, and always willing to help with whatever issues I may have. Security is good, and you never worry while coming home late. It's simply a beautiful building with a very interesting past. It used to be a club that would play some real headliners. My apartment is spacious and bright, with original floors and all. Cons: It's very noisy on weekends (but of course it would be as any place would that's surrounded by bars) The windows (this is a personal issue, and not something that is really a complaint) I'm short. Opening those windows were a real struggle and now I can't close them because I can't reach. This mean's I'll have to call maintenance for a ladder each time I want them opened or closed. The food dispenser was clogged and the washer was filthy, again a personal problem because they offered to clean and fix everything before I moved in but I chose to move in sooner rather than later, not giving them time to fix the issue. The only real issue I have is that there are fruit flies in my apartment and they are PERSISTENT. Having worked in the bar industry for five years, you'd think I would be able to get rid of them but they just keep breeding. I don't know if this is a maintenance issue that I can call them on, or if I have to call some form of pest control. The only reason it bothers me so much is because my kitchen is always clean, and yet they are just here. I hate that they keep getting into my cat's food when I leave it out for her. ALL IN ALL, I would def recommend the peerless building for anyone wanting to be downtown.
