I have lived at Willowbrook apartments for four years. I'm very happy here. Unfortunately I am moving because now I need three bedrooms and they don't happen to have three bedrooms but if they did, I would stay management and staff agreed to keep the place clean. They respond immediately to any and all problems you have in your apartment neighbors are nice and quiet. It's been a very great experience living here. I would definitely recommend it. read more

I lived at Willowbrook for a few years, and I must say it was a nightmare. There were lots of rodent issues that never got resolved. Anytime I had to interact with Dimitry Magidin, the property manager, he was always extremely rude and condescending. This past year, our rent went up over $300. When I called and talked to Dimitry and ask why it went up so much, his immediate response was "its the market, are you renewing or vacating, I'll send you a vacate form" I'm a very rude fashion. From talking with maintenance staff and office support staff through the years i was there, I've gathered that he is generally a miserable person and staff is not fond of working with him in the slightest and I typically was told "that's just how Dimitry is". The frequent staff turnover also supports this. My neighbors have also voiced the same above complaints to me when speaking with them. I would not recommend this property. With the crazy extra fees, bad conditions of the buildings, rodent issues, and spotty, if not plain terrible management, this is not a good place to live. My message to Willowbrook: Do better or get someone who can read more

NO NO NO! Rats, roaches, and the Quality of the building is disgusting. EVERY time I have to contact maintenance the issue is "solved" (not really) after 2+ attempts aside from the dead rat the size of a small chihuahua they got that right the first time. I'm embarrassed to say I live here and feel like I stay at a motel8. Please do not be fooled by how much they try to jazz up the outside. I could go on and on. RUN! P.S. Don't move here, no one's really staying past 2 years. I have been living here 2 years this June, not renewing my lease. Yes , maintenance is great. They come in a really quick manner but if you're late on your rent on the sixth that's 50 bucks if you're late 10 days later, that's enough 50 bucks and then before the month is even over this sending you eviction notice with the extra $230 fee. The place is ridiculous. There's nobody that's on my Floor was there when I moved in all new people ! people come and people go to turn over it's crazy .Each building has its on washing machine & dryer machine on the ground floor with people leave their clothes , just don't move here . Lived here for 13 months (even though it was supposed to be a 12 month lease, they locked in the 13th month). They lure you in with the nice business center and beautiful sample apartments, and don't show you the actual apartment they're going to give you until your move in day. The second day I was there I physically saw 4 mice running around. When I called maintenance they claimed no one could come for a week, until I threatened to post pictures incredible amounts of mice poop behind the stove, fridge, and dishwasher. Dmitri is SO RUDE and has the nastiest attitude. Whenever maintenance came to the apartment for repairs they came unprepared and asked for supplies (paper towel, plastic bags). The rent is so expensive and not worth it for the horrible management staff and poorly trained maintenance staff. read more

Take it from my experience, make it easier on yourself and do not move here. From the quality of these apartments to the money hungry leasing team.. living at Willowbrook has been the most horrendous experience I've ever had. I know it sounds like the ultimate package, almost everything included for the perfect price! Yes, I thought the same thing not knowing I was moving into a scamming shit box. The apartment is poorly constructed and maintained -my toilet, ceiling, and sinks were constantly leaking even after maintenance "fixed" the problem. When I had a problem with ants entering my apartment they claimed to have "exterminators" stop by when it was really just the maintenance guy.. plus the issue was never resolved. I've had an issue multiple times with the maintenance guys entering after I clearly stated to call me before entering -once upon getting out of the shower which made me extremely uncomfortable. I've even had to wash my clothes in a laundry room with dog feces on the floor. Also you pay for parking that you will NEVER have if you aren't home by 6pm. The biggest red flag and reason why I vacated the property was the leasing office.. take pictures and ask for receipts for every payment you give to them because they are liars and thieves that will try and take your money any chance they get. I've made friends on the property who have also had the same problems with the leasing office so I hope after reading this review they treat their tenants with care and stop trying to steal from them. Willowbrook apartments is a great place to live. We just moved out after a year due to a job change. The apartment buildings are pretty much what you expect from an apartment complex, with some upgraded features. The outdoor common amenities have been upgraded over the year and they have done a great job making it both functional and aesthetically pleasing. For us the personnel at Willowbrook really made us love it there. The maintenance staff was great, any issues we had were resolved promptly. They were always friendly and said hi to us on our daily walks. In the leasing office, Victoria was our go to. She truly cares and makes an honest effort to help with any questions and concerns we had. Our building never had any issues with bugs or mice. We would highly recommend Willowbrook to anyone looking. read more

I lived here for a year and have no complaints! The staff was always professional and personable, always remembering my name. They receive your packages for you when you're away and I never had a problem with them. They took care of my fridge promptly when the freezer wasn't working, as well as my food disposal. The gym is small but adequate, and the office has free water, snacks, and dvds to borrow. The rooms were very clean upon arrival and I was fortunate to have all new appliances. They accented one wall for free in the color of my choice! There is a card-operated laundry machine in each apartment building. Parking is very convenient and there was usually a security guard on duty parked near the center of the complex. There were never any problems with security or noise. There's a very convenient bus line to Kennedy Plaza (downtown) that stops/starts at the apartment complex, so you know it always leaves on time. And when I left, I got my entire deposit back without question. If I come back to RI, I'll be back to Willowbrook! read more

I've lived at Willowbrook for the past 1.5 years and am enjoying my stay. The location is great - right off 95, not far from route 6/10, a giant Whole Foods 2 miles away (4 or 5 grocery stores within a 2 mile radius, including a great Aldi's), Garden City, etc; A nice sports bar within walking distance (PJ's Pub), and lots of quiet streets and trails in the surrounding neighborhoods to explore with your dog. Maintenance is on top of things. If I need something fixed, I simply go to the Willowbrook website and submit my request at night. Then, by the time I come home from work the next day, everything is done and things are fixed. AMENITIES: They have periodic socials for the residents, complete with free food and beer/wine. Their business center is very quiet and adequate with 3 computers, empty tables to work on, and a printing/fax service that makes it very convenient to work from home. The pool is a bit small, and hours are lousy, but it's nice to relax at during the summer. The fitness center is decent, complete with dumbbells up to 50 lbs, coupled with FREE yoga every week for the residents. They are in the process of adding a dog park where the tennis court formerly was, which will only add to how dog-friendly this complex is - lots of grassy patches, woods, and a stream to give your dog lots of good smells and a place to do his/her business. Quite a few residents have dogs, which provides and excellent opportunity to socialize (for both you and your dog ;-) The walk-in closet is ginormous, and it's a nice touch to drop by the rental office for a free Keurig coffee or tea. Lastly, there is a family of deer who live in the woods to the back of this property - they are very use to humans and frequently walk around. Do they slightly increase rents every year? Yes, we do live in a Capitalistic country, after all. It is customary to increase rents by 2-5% every year when running a business - my rent last year was raised approximately 2% last year, it is raised to match the current market-price of each apartment layout. ADVICE TO MANAGEMENT: Expand your pool hours. By the time some people get home from work, the pool is closed or soon-to-be closed. During the summer, it's still light out when the pool closes (7 pm). read more

I cannot, for the life of me, understand how there is a wait list, after reading all the negative reviews. I would not recommend this place on Pontiac Ave, My daughter and her boyfriend have been renting this apartment for 9 months and they have had a mice issue since they moved in. They have killed 7 mice since they moved in. Hallway smells like mold and smoke. It's disgusting and they are doing nothing about it. Very disappointed with this establishment! We put down a deposit to hold a 2 bedroom for 250 dollars. We then decided not to go with Willowbrook, since the place seemed a little small, also not very clean.we called back the next day to tell them we were not interested, and they only offered us back 150. Then after 16 days we actually fell on hard times, and really needed the cash we were owed.and since we had work the next couple days, could not drive up there to get the check.they said they were not obligated to pay us for 20 days, and would not help us out, they lied and gave us the run around and hung up on us. Complete lack of compassion, complete unprofessionalism. Was really excited to move there, and was still considering it, but after this brush with management, I will find elsewhere, completely frustrated!!! read more

Absolute and utter dump of an apartment complex. My wife and I have lived here just shy of two months, and have contacted the office oven two dozen times and wake up daily to dead mice and droppings. What they don't tell you when you move in is this complex has a serious and uncontrollable infestation of rodents, or mice to be precise. No matter how many times you clean your house or how meticulously clean you keep it, they will be in your apartment. They will eat through the walls and you will have mice droppings in your house, upwards of 100 pieces DAILY. The slumlords in the office will simply come leave glue traps and "attempt" to fill the holes, none of which attempts last more then a day. When you call them to come remove the dead mice on traps they act as if they are remedying the problem when it just keeps happening. Exterminator comes here every Wednesday to try to help tenants and openly admits it's uncontrollable and in multiple buildings. Carpets are filthy if you're asthmatic don't even bother, it's a death sentence. Will charge you unlawfully and keep you trapped in lease even if you have medical documentation that it's making you sick, they don't care! Absolutely most disgusting place I've lived in my entire life, and I'm a veteran so that says a lot! Stay away unless you want to be overcharged to live in complete squalor and hazardous conditions. read more

I have lived at Willowbrook since July and I am quite happy here. The staff worked with me to get a first floor apartment that I wanted. The apartment space and cleanliness is great. I have an upgraded kitchen and the amenities including the gym, the pool and business center are very nice to have. They work on maintaining and upgrading the grounds regularly. The few repairs I needed were attended to immediately. All of the staff are always courteous, and responsive. They promote a friendly atmosphere with fun give aways and support the community as well. It is a great location. The residents I have met are friendly. It is very Convenient to stores, shopping centers, libraries and churches and of course a drive to the beach isn't far. I had been in talks about leasing a specific apartment and as per the leasing team, that was the only apartment available meeting my requirements. When I went to submit my application, the person ahead of me booked the same apartment. After that happened and it was my turn, another apartment meeting my requirements becomes available out of thin air. So basically, supply and demand mismatch is being created by hiding the supply. People should rush in applications as there is always exactly one apartment meeting the requirements. And then, one staff member promises to show me the property before I lease it and therefore make an informed decision before my holding deposit is forfeited. Once we agree to it, I submit my holding deposit. The next day when I call to confirm my appointment, I am told that I cannot be shown the apartment because of safety concerns, regulations etc. Apparently, Federal Govt and FBI have nothing better to do rather than stopping Willow Brook Management to show under prepared flats to future residents. Even if that is true, at least the manager has the authority not to forfeit my deposit to keep her staff's word. She doesn't bother to do that but tells me to behave. Of course, it is so unnatural to be irritated when you have been cheated. Rosy promises are made when they need your holding deposit. And after that, the person who made promise is not available for next few days, even on phone. She is being blamed while the truth is that the management doesn't give a damn about customer satisfaction or ethics. Bad experience to start with. This place is a joke, If I could give less than 1 star I would. We had problems the whole year we were there and management did NOTHING about it. Staff is super unprofessional especially Dimitri he is rude and ignorant and doesn't care about anything but getting money out of people. He came storming into my apartment to complete the move out inspection AND WAS EXTREMELY RUDE. I had to get my attorney involved with these people because they think it's okay that we lived the way we did for a year. We had to leave a month early for health issues. Place is disgusting. We had a leak in our ceiling in the bathroom for 3 months which probably has mold now for sitting so long. This place is so cheap they didn't want to hire a real plumber to fix it so they put a cardboard piece on the ceiling for 3 months... my fiancé who is a plumber had to take the day out of work to wait for maintenance to come and HAD TO TELL THEM HOW TO FIX THE PROBLEM. We had mice and bug issues and they said it was all because of my dog... I kept my apartment spotless and they are trying to tell me it's because of my dog...they are just infested there. When we moved in we did not see our actual apartment, we were brought to another one that looked totally different than ours. The exact reason for them showing us a different apartment was because they knew we wouldn't of rented it if they did show us ours. When we went down to talk to management to tell them the problems we had with our rug Victoria that was working at the time said "as long as there are no stains on the rug you will be fine and won't be charged" We completed the move out inspection and they are trying to get us for wear and tear that was done to the rug in two spots... super small tears.. trying to charge $637.77. A ridiculous amount of money they just pulled out of thin air because we only paid half months rent for February so they figured they get the other half by trying to charge us for the rug... don't recommend this place to anyone unless you want to deal with ignorant people. read more

The reviews that were filtered were much more accurate compared to the only visible review. Here is the letter attached to my intent to vacate form: When we first moved into this community last year, we were less than pleased with the condition. Globs of heavy latex paint coated the hinges on all the doors and cabinets to the point where opening them caused the paint to peel away, more paint was found on the tile floor in the kitchen and dining area as well as the closet. We were unable to properly close some doors due to the sheer volume of paint slathered everywhere. Clearly visible patches were made and painted over with no regard to how the finished product looked; the bedroom door was damaged as well as the sliding door handle and the screen on the sliding door. It was clear that the area around the windows was not properly prepared for painting also as paint was already chipping away revealing patches of mold and filth around the opening. We reported these issues and were told "not to worry about it" and "that stuff happens". Not a good start to our new home. Shortly after moving in, we witnessed a stream of liquid flowing from the 3rd floor balcony onto our own. This was discovered to be dog urine. This was reported to the office immediately and eventually someone from the maintenance staff sprayed a cleaner on our deck and we were told it was now clean. This incident was repeated 5 more times over the next several months and documented with pictures before any action was taken against the 3rd floor tenant. Each time, we called to complain to the office and on at least one occasion a call was made to the Picerne office in Warwick because calls were not returned by the leasing office here. Eventually (meaning in some cases 2-3 days later) maintenance would come and spray our deck with some cleaner in a half hearted manner and we were told it was clean. Again, I'd like to stress that this happened a total of 6 times that we were witness to, how many times this happened that we didn't see is something we will never know. During this time and frankly, during our entire time living here we never felt comfortable using this balcony because we never felt it to be truly clean. This was a point I made on several occasions and asked that this be taken into consideration in regards to our monthly rent. We were told every time that nothing could be done. While this was going on, there were several notices left at the doors of all the apartments by management warning people to pick up after their pets and failure to do so was a violation of the lease agreement. We reported 6 times that our neighbor was doing something MUCH worse with allowing his pet(s) to urinate onto his 3rd floor deck and letting it flow onto our own. What did we receive? A card informing us that the management office was sorry that we had to put up with this and 2 movie tickets after the 6th reported event. Soon after that the tenant moved. While the apartment was being cleaned, we were treated to a waterfall coming from the vent hood on our stove. The office was called immediately and about an hour and a half later, maintenance came to look at the situation. We were told that the cleaning company dumped water on the floor above and that water is what came flowing from our cabinet, ruining half of the items stored there, and onto our stove. There was clearly visible warping of the wood in the cabinet, but we were told by maintenance not to worry about it. There was also a very nasty roach infestation in this building that by all accounts started in late August or early September. Pest control came, checked all the apartments in the unit and we were informed that it wasn't a problem. Whatever treatment was done for the apartments that were infested apparently did not work. We found roaches in our dishwasher door. I'd like to repeat that. We found roaches living in our dishwasher door. A call was made to the office on the weekend and we were told that pest control comes every Thursday and that we would hear back on Monday as to what we need to do to prepare for them. Monday came and we didn't hear anything. We had to call the office several times before we were told they had no record of our complaint and we could pick up a handout explaining what to do. Pest control came and confirmed we had an infestation in our dishwasher, by the stove and behind the refrigerator. We were told that all he needed to do was spray and leave some traps and it should be taken care of. He would come back in two weeks to follow up. In total, pest control was here four times to monitor before the problem seemed to be under control. The dishwasher that was, to quote the man from pest control "absolutely where they nested" is still in the apartment.. With all of these issues in mind, we were given notice that our lease was soon expiring and if we did want to renew it, our rent would be raised! read more

If your in need of getting to work or else-ware it will not happen soon. 6.Security is a major problem when it comes to vehicle damage. Cars are frequently broken into. Several vehicles have been found sitting on blocks or crates with no tires and wheels. management response is to use security company for a week or two and end the patrols. 7.If you have desire in future to buy home or condo not the place to be living at when this opportunity comes. They pulled provision in lease to get out of lease which was always in till 2 years ago. This way they own you without any way out for there own benefit. Try timing a home purchase to a rental lease ending. 8.Everything done in the units is hacked and quick. Windows are old on most buildings with the exception of the buildings that are at back of the complex that were flooded out in 2010. They are more concerned with landscaping then addressing the more important issues. 9.A large addition was put on office to enlarge what is the gym. The building construction had to be of some cost for a very limited use of the tenants. The buildings and units need attention and this is where the priority goes. 10.The criteria for moving in is based on income,credit and background but due to a policy they also have they allow for co-signers which undermines what should be good tenants, but here lies some of the problems. The quality of tenant has gone down and the people these tenants associate with bring problems to the property. 11.The Bottom Line its all about flipping units and taking the money and not providing the quality of service for what you pay for. read more

They need updating and paint job also needs improvement from streaking and low grade patching. All you smell is cigarette smoke from neighbors and loud noise all night long, especially at 2/3a. i lived at willowbrook for a year....... I HATED IT!!!! this place is horrible. it isnt a bad spot for location because of the highway is right there not so bad... but everything else was horrible. we had mice and every time i brought it up they came in looked for holes said i was all set but i kept getting mice so they weren't doing what they needed to do. it got to the point the mice were chewing on the gas line. but thats not all we also had other issues like our sliding glass door leaking water, the bathroom celling leaked from the upstairs apartment. we also had a crap ton of ants that came from everywhere even though food was never left out! and they did nothing about it. i was also lied to when i moved in stating i was in a pet free apt and about 3 months in i was confuse because it smelt like Cat Pee and i found out that you were allowed to have cats but i was told you wernt upon moving in. i cant express how many issues i had with this place i couldnt wait to get out of this hell hole. im glad i left and i know it is alot to read but DONT MOVE IN HERE!!!! read more
