    I lived in the Royal Mills for the 2015 year and there are plenty of pros and cons to it…read more Pros: Beautiful apartments and place to show off to your friends and family. Not everyone will ever get to experience living in a place right on the Pawtuxet River or the "mill" lifestyle. My apartment was on the smaller size (one bed, one bath 900 square foot apartment). With my rent included heat (electric) and water. Additionally, each unit comes with your own washer and dryer which is a huge plus for me. I was lucky enough to have an apartment with a view of the river and patio area. You have the option of a parking space outside or in the heated garage. I chose the garage. The management was pretty much always there when you needed them for something along with maintenance that was usually just a phone call away for most situations. The apartments are animal friendly so you could call that a pro or con depending if you like animals. Cons: The walk from the garage for me took about 5 minutes which wasn't typically awful unless you had a lot of stuff to carry or groceries. I would suggest a hand truck. Another issue was the walls. They are almost paper thin and if you have a noisy neighbor (which I did) can really affect you. I did however complain after multiple attempts to resolve the issue with the neighbor myself. Management did make contact and spoke with the neighbor but it was extremely annoying dealing with the lack of privacy. On top of that neighbor I also had another neighbor on the other side of my apartment that loved to smoke marijuana. If you're like me, I can't stand it or the smell so that was annoying as well. Another issue going back to the garage, would have to be the parking situation inside. If you have two vehicles it is a constant car switching system. You and your spouse (or roommate) will always have to switch cars up and down. You also have to learn how to park on the lift or you're going to be stuck paying for some damage due to the confined space. Overall, Royal Mills was genuinely a good experience for my girlfriend and I. It was my first apartment before purchasing my own home and I can say it was a nice place to live and an experience to look back on and say "I did that". Management also was very helpful letting me end my lease early and renting out the apartment prior to me even leaving. It gave me the opportunity to get my security deposit back and was a very big plus for me. The management there will usually always go above and beyond for you. Happy living!

    Where do I begin - MOVING IS STRESSFUL ENOUGH....Recently I applied for a 2bedroom 2bath apartment…read moreat the royal mills. I submitted my application along with the required documents & the deposit amount ($1350) to hold the apartment. I also offered to pay 6months in advanced at signing as well as a co-sign- After about two days I had not heard from the property manager mike so I called the leasing office and requested information on my application. I was told mike would give me a call back to let me know if I have been approved or not. I never received a call. So I called again the previous day and requested status of application . I was told he would call me back to let me know ,and again I never received a call. So the next day(June 15) I drove to royal mills hoping to see mike and ask him in person ,he was not in the office and I was told he would give me a call. This is now 2 weeks after I had submitted my application with the hope of moving for July 1st. (Mind you) the apartment I applied for was vacant ,I was told on June 7th that I couldn't not move for July 1st because of a needed paint job and was given a move in date for July 16th . IT TAKES 3 DAYS FOR PAINT TO DRY NOT ONE MONTH. My application was never processed and I was not denied or approved. Please keep in mind that the application process here takes 3-4 weeks , not 3-4 days as advertised. I DO NOT RECOMMEND IF YOU ARE LOOKING TO MOVE WITHIN 30 DAYS I'm completely Appalled by the unprofessionalism at this establishment,I couldn't imagine moving forward with such nonsense. IV HAD it at this point so I called to see about picking up my check for $1350, the answering service told me that It would be all set for me to grab. So at 11:45 am I drove to royal mills to get my security deposit back and there was no One in the office. Not only am I let down, now I'm angered that I drove 30min out of the way for nothing. I arrived the next day to pick up not one check but two ($1350) ($35) . I know my application was never processed because they returned my check for ($35application fee) as well...Someone needs to get fired because CLEARY there is a bad communication problem with this establishment. It's Lucky that they don't have a corporate number on the website because I'd be taking it up with them ,instead of yelp. Good luck

They send texts/emails to everyone threatening to tow them for being in office visitor guests spaces or non designated spaces even though there isn't adequate parking. Fees for this, fines for that when it's already overpriced. The staff are rude, couldn't tell you who though since they go through them so quickly. They flip out if you have anything in your window, but don't do anything about people playing speed racer in the parking lot, blasting music, or maintenance issues. I've had to take care of pretty much every issue we've had myself. They built a brand new leasing office and still won't take care of the mold and leaks. Both A/C units keep getting moldy and I keep having to clean it since all maintenance did was paint them like that's going to do anything. The maintenance person we showed the huge water damage/mold to on the shower ceiling coming from upstairs said "there's nothing we can do about that". Guess we'll just have to wait for the ceiling to come in on one of us and sue before they fix it. You can hear every foot step upstairs neighbors take. Missing two screens and one of the windows doesn't even lock. Went two weeks with hot water tank issues. Closet doors don't open or close properly. There was a dirty needle in the parking lot for like 3 days... I could go on, but you get the idea.

ITS overpriced asf my mom pays so much and for WHAT!!!!!!! theres some blonde lady at the office who is such a rude girl and they give attitude. i was pissed the shower kept leaking and the mice situation and they got mad i kept calling. TERRIBLE APARTMENTS. they call themselves shady oaks bc they are SHADY.

    5+ times that I went to the apartment complex gym, the same man kept staring at me through the…read moremirrors and made it uncomfortable for me when I would try and work out. Even if I would go at different times, he would still show up. I told Emily (the property manager) . She said she would speak with him, never did, and that he is a newly certified trainer, he's come into her office critiquing others about how they work out, but has been here for years and nobody else has said anything about him. Later a young boy intentionally strangled a little bird right outside my front door. I let the front office know. They said they would speak with the family, but never did. I've seen kids climbing into Emily's unit on a ladder through the second floor window when I was taking my dog outside for a walk. I've also had to call the police on her kids because that same day, they were yelling and throwing trash out their window at me and my service dog when I was talking my dog for a walk. I have heard other people on the property also complain about there being trash outside her kid's window because they rip the screen and throw trash outside even after replacing the screen. When I asked questions about my lease, Emily then switched the conversation to her issues with men, her ex husband, how she can't pay her electric bill, how men talk inappropriately about her daughter and then took a personal call right in front of me. I thought that was highly unprofessional and uncalled for. I was asking serious questions. When I asked about the exit fee, she told me my ex and I would both be responsible for paying it. A week later he got arrested for having no permit for a gun. She is also aware that I filed a police report for stolen items. I TRIED TO ASK IF THERE WAS A RELEASE FORM AND SHE SAID NO. I asked if she could change the locks and keys, she told me without getting a restraining order or having him sign a release form that I could but they would still be obligated to let him into the apartment if he asked. Suddenly, there became such a thing as a release form and they allowed my ex to sign it with no repercussions for him. At this time, they knew he had been arrested for not having a permit for his gun. Management willingly left me stuck in a place where I felt unsafe and never collected the keys or key fob from him either. Emily is saying that she spoke with my ex and that because he said he doesn't plan to return to Rhode Island except for his court date, it's part of the reason they are denying me early termination. She also stated he said that he is in Georgia, however the Georgia Sheriffs said he's not in Georgia. She said another reason is because he signed the release form, not me. When I asked to sign it FIRST I was denied and only reason I thought I should have my ex sign something was so he wasn't allowed entry into the apartment. He still has the keys and key fob. I'm fearful that he is going to try and come back/hurt me before his court date at the end of November. I had my lawyer send the updated temporary restraining order. (they said another reason they denied early release is because it wasn't permanent) Again, no sheriff can locate my ex to serve it. Georgia sheriffs REFUSES to search for him because he is not there. Georgia sheriffs said they were not going to continue to try to serve it because he is not in Georgia. The temporary restraining order is granted until November 27th, however not active until served. If something happens to me this month, I truly believe Emily is an enabler. I live in so much fear everyday living here. Lastly, we BOTH just received an email TODAY to renew, AND when I log onto my account it still says he is a CO resident. When I download the lease, his name is still on it..... They said he is still on the lease as of today because I have not signed an updated lease statement. I told them I cannot afford to live here on my own, and fear for my life everyday. They are threatening to come after my assets. My ex has not paid rent once at all.

The apartments are…read morebeautiful with huge windows, lots of natural light, good quality appliances (including in-unit washers and dryers), and plenty of cupboard space. All the neighbors I've met have been friendly, and lots of people have pets, so you're always running into cute dogs in the hallway--who wouldn't love that? The ladies in the leasing office are wonderful, and they've been incredibly helpful any time I had questions, needed to reserve the freight elevator, was late picking up a package, etc. I love the location as well. It's right on the bike/walking path and the neighborhood is quiet, but you're less than 10 minutes away from Route 2 in Warwick, which has any and every store you could ever need, and Route 95, which will get you to the city in like 15 minutes. When I was moving in, I was a bit concerned about being able to hear my neighbors--a common complaint about mill apartments--but I truly never hear the people on either side of me. Once in a while I'll hear the person upstairs walking around, but that will happen in any apartment. You can tell they made an effort to put in good insulation, and I appreciate it. The only thing I would note is that there's a very limited number of overnight visitor's parking spots, especially considering the number of apartments. However, my visitors have never had an issues parking, so I guess it works. Overall, I would highly recommend this apartment community. As someone who's lived in numerous apartments over the past several years, this has been one of my best experiences.

The application process was smooth and the office does an excellent job communicating with residents. Maintenance is very responsive and the grounds and building are kept very clean and safe. My apartment is spacious and beautiful. The community is also very pet-friendly and the amenities are great. It's a wonderful place to come home to!

    Hopefully this is my last review ever of this place…read more Last review I gave the rental office credit. I now take that credit back As a have had changes in employees.... Last post I wrote about how awful one of the neighbors were. It only got worse--in addition to the things I wrote previous, the adolescent boy who lives upstairs broke in to my mailbox leaving a bag of dog feces, spit on my door, flattened 4 of my tires (including my neighbors) smeared feces on my neighbors wheelchair, grabbed and shook his crotch at a 3 little girls age 3 to 8. And most recently $2300 worth of damage to my brand new car... When you call the rental office, it only escalates the situation or They don't want to deal with that and tell you to call the police.....Then you have to wait for the police to show up (sometimes up to an hour) only for them to tell you "there's nothing they can do without evidence". I installed cameras but was demanded to take them down. So if you plan to move here please be aware there are no security guards and there are no cameras, And you are not allowed to have a camera pointed at your car or in/at common areas--- so anything can happen.... Last straw for me was when the officer who responded to my most recent incident stated that "she responds here all the time for things like this" The rental office made it seem like the issues I was having were my fault. They offered to move me to another apartment come up at claimed I would probly have the same issues no matter where they put me. Would also cost me to move to another apartment - - or offered to let me break my lease for a huge fee A gentleman at Picerne was kind enough to let me out of my lease after hearing how terrible things have gone, That I had contacted an attorney, and have a friend who works at WJAR. The apartments themselves are pretty nice, amenities are great, the fact you can have a pet is wonderful.... That's kind of where it ends.
