Do not do business with this company. The owner, Steve, and his son-in-law John, are a mistake you will regret. Renting a commercial property from them was the biggest mistake I have ever made. Read the ProJo for what they did to Ocean State Theatre. Stay away. read more

I have been looking for a place for me to rent. My mother called today to find out if they had anything available, she spoke with a woman named Janet. My mother told me that she was extremely unpleasant to her so she got off because she felt so uncomfortable. She then asked me to call to get more information, when I called, Janet also answered the phone, after speaking with her directly. I will says she is one of the rudest people I have ever spoken too. If I was interested in these apartments, I'm definitely not interested now. It's important to have someone represent your office that actually has customer service skills. Maybe you should rethink your staff, especially if they are causing you to lose potential renters. read more

I have lives in these apartments now 3 yrs at first sight they look good for the price. I had several issues when I first moved in, mold on bathroom ceiling, under kitchen and bathroom sink had water rot. Maintenance quickly came to "fix" these issues by painting over them. Two years later the mold bled through the cover up and I have been fighting with management and maintenance to fix this concern now for 6 months it's a health issue and I have a chain of emails longer then a CVS receipt of we will be there Monday 8am. We're now going on the 8th Monday! Still nothing has been done. Not only that they have raised our rent every single year with zero improvements in the apartment or maintenance. These apartments aren't worth $1200 a month. They basically continue to raise rent to force you out and start rent at $1200 for the next guy. This company and staff are under qualified and complete hacks. I do construction and maintenance for a living and never would my company let a mold issue go this long. read more

Horrible company!! Took our security deposit and charged 1800 additional damages, which was BULLSHIT! Run far away! Don't do business with them! If you absolutely have to make them walk through with you and I highly recommend having a good lawyer. Snow removal was horrible, dryers don't work, we did our laundry off the property because it was so bad, rude maintenance staff, and the woman in the office is absolutely miserable! read more

I can't say enough great things about specifically Janet, who has helped us get into a townhouse we absolutely love. She was attentive and compassionate, and clearly enjoys what she does. We loved the building and the space but it was definitely her that swayed us towards Rivers edge apartments. She's the absolute best! read more

Very irresponsible about giving back the deposit. I went above and beyond vacating the premises in good shape. Paid my rent on time and always treated Janet Ruthowski with courtesy. Now that it's time to give back my deposit in a timely manner they are being deceptive and irresponsible, giving me the runaround not answering my questions with a definite answer or not answering my calls at all. It's now 1:15 11/20/18 and I've been at this since 9am 11/19/18. So bad!! read more

As a resident of "B" building, I would like to say that the snow removal crew did an excellent job. If it wasn't for my neighbors digging my car out, I wouldn't have been able to get to my doctor appointment after the big storm read more

My son rented an apartment for a year with a roomate. They always paid their rent on time . They gave notice according to lease agreement and in the lease it stated security deposit would be returned 22 days after vacating apartment. It has now been over 1 month,four calls and no refund yet. I have contacted the Attorney Generals Office. read more

Horrible, uncaring absentee landlord (slumlord). Our furnace broke and the maintenance man was going to give us space heaters for the weekend. We said we would hire our own repair man and deduct it from the rent. Suddenly they found someone to fix it. We had leaking pipes, a rotted bathroom floor the entire 3 years we lived there, the bathroom fan never worked. They were aware of all of this from the time we moved in. There was mold and mildew in the bathroom, as well. Our basement window broke and they repaired it with a piece of drywall, that fell apart when it rained. The maintenance man was rude and condescending, like he was doing us a HUGE favor by showing up. We have been out since December 2012 and I am no longer on any asthma inhalers. We paid our rent on time, mowed the lawn, shoveled the driveway and kept the apartment clean. It was filthy when we moved in. Smelled like cigarette smoke and the windows and walls were brown. We painted and cleaned it prior to moving in. Even though they assured us it had been cleaned. read more

DO NOT rent from this place! The owner Stephen Soscia is a SLUMLORD! His maintenance workers are rude and don't know what they are doing, when something breaks you have to request 2, 3 or more times before it will get fixed and then they use cheap, band-aid style solutions using very cheap materials to fix things in and around the apartments. Like peace and quiet? Don't rent from this place! This guy rents to ANYONE. And when I say anyone I mean as in hypodermic needles were found in the parking lot of one of his buildings, twice! Mutual Properties allows small dogs that bark at all hours and whose owners let the dogs defecate on their balconies so they can sweep it onto the balconies or porches below them. Stephen Soscia also rents to a lot of college kids so there are teenagers constantly coming and going, drinking, smoking pot and being loud and obnoxious at all hours of the day. Better get pictures of the place when you move in and make sure you have a move in checklist signed by Mutual Properties as well! Stephen Soscia does NOT like to give back security deposits and he will charge you for dents, scratches and stains that were there BEFORE you moved in if you don't make note of them. He will also say that these repairs need to be made as a result of your tenancy, take the security deposit, NOT make the repairs he charged you for and then rent the apartment out to someone else. Oh and by the way? The good reviews you see in the hidden reviews section are from this guys staff members!!! Donna was his property manager and Alan is one of his maintenance people. The landlord is a SLUMLORD. He doesn't fix things unless you ask him 2, 3 sometimes even 4 times. Better take pictures when you move in, landlord takes the security deposit and runs with it, no matter what! Google the name Steve Soscia, the guy even accused his own housekeeper of stealing. He also got in trouble for letting an unlicensed worker use a backhoe of some sort on one of the properties and damaging a water pipeline. The fact of the matter is if you look at the reviews he is a lousy, uncaring, arrogant slumlord. He doesn't make repairs in a timely nor acceptable fashion, he rents to druggies and college kids. And its all about keeping your security deposit in the end. Oh and the good review you see from Donna? Ha!! She works for him!!!! read more

Slum lords at best .. stay away You get to pay rent and shovel snow, clean the hallways fix your own things that are broken. They have maintenance men but the are useless. read more
