I am writing as the caregiver and power of attorney for my elderly, disabled nana, who rented an apartment managed by Welcome Home Properties. I do not live in the unit and signed the lease only to help her qualify. Welcome Home Properties told us a co-signer and double deposit would be required if my nana did not meet screening criteria, so I agreed to co-sign to help her secure housing. They charged her over $400 in fees before she moved in. They knew I would not be living there and would be checking on my 85-year-old nana daily as her caregiver. Four weeks after move in, her doctor and Adult Protective Services determined she could no longer safely live alone and had to move to assisted living. When I called to explain, staff quoted an early-termination structure of a $500 re-listing fee, $500 for half a month's rent, and then $500 per month until re-rented. APS later verified that my nana could not live alone. When I requested early termination and release from liability as a disability-related accommodation, my emails were ignored. Instead, the portal showed about $10,250 in remaining rent. The lease was also changed so my nana's signature was removed while mine remained, even though I never signed an amendment. My nana has since been diagnosed with a devastating medical condition and her days are numbered. This company treated the situation like a billing opportunity instead of a serious medical and housing issue. They handled the lease in a way that left a non-occupant caregiver "holding the bag" for the remaining term after APS and doctors said my nana had to leave. I am disputing the debt and filed complaints with multiple agencies because I believe their conduct is unfair, dishonest, and harmful to an elderly disabled tenant and her caregiver. read more

Welcome Home is not helpful and renter beware read the Reviews. There are other places that provide customer quality service. When you don't get your deposit back and I know those people and he was not fair. I had a bad experience poor quality customer service. I am happy he showed his colors before there was a move in. AVOID RENTING HERE - especially your college-age children who may not know better. Welcome Home Properties will make sure renters don't get their deposits back. My daughter and her roommate spent an entire day cleaning prior to move-out and took videos and photos of the end result. While there were a few spaces that did need a more thorough cleaning, Welcome Home charged them over $900 and 20 hours of service! And that doesn't include the fee they were already charged for carpet cleaning. There's no way it would take 20 hours to clean an 800 sq ft apartment regardless of the condition. Welcome Home took weeks to respond and never did provide a full itemized explanation for these excessive charges. They are taking advantage of first-time, young, college-age renters and should be ashamed of themselves. Their office staff never seems to be able to answer questions and is known for giving people the run-around both on the phone and in-person. read more

WARNING: DO NOT EXPECT TO GET YOUR DAMAGE DEPOSIT BACK If you rent here, be prepared to lose your deposit -- and possibly get slapped with additional bogus charges on top of it. This seems to be standard practice, not an exception. The reasons given were completely illogical and unsubstantiated, clearly designed to drain more money from tenants after move-out. Stay away from this property manager! I rented from them for about 10 months. I made zero (0) holes in the wall and hung nothing on the walls. When I left, they charged me $500 to repaint and repair "damaged" walls. I am certain they did not pay anyone, anything and were determined to keep my deposit. I made a BBB complaint; however, WHP chose to ignore the complaint. Do yourself a favor and stay as far away from these folks as possible!!!! read more

I've rented most of my life. I have liked my previous landlords. We got along well and I take good care of the properties. I was personal friends with my last landlord. I have rented from WHP for 2.5 years now. They treat me like a lower class citizen that doesn't deserve respect. They don't listen or respond to me when there is an issue to the property. They are rude when I call and try to talk to them. The manager has even gotten angry with me. One of the repair people who came to my home told me that he gets angry a lot. I'm not used to being treated this way from a business that I rent from. The employees also must not communicate between each other because they bring up the same problems every time they do an inspection that hasn't been resolved. They have billed me for things they found broken on the property that were like that when I moved in. I feel like they are searching for things to charge me for. They quietly post a invoice to my payment portal for something I pay them to fix without a call or a discussion. They bang on the door very hard and tape notes to my door instead of just ringing the bell and handing it to me. Tuesday evening they came to the door and taped an inspection notice for Thursday morning. 38 hours notice to inform my work. Law is 48 hours notice. Today, at 9:55 a.m. I recieved a letter in the mail from them that I had a home inspection today from 9:00 a.m. to noon. This is not following the law. I work from home, having them come on short notice affects my job. They have been late for previous inspections so I guess that I have their lack of punctuality on my side today. read more

I have been renting properties for over 35 years. This is the worst rental management company I have ever rented from in my life. I would absolutely never rent another property that was managed by them. They nickel and dime the residence for everything including things that should be normal wear and tear items. Things that should be the property owners responsibilities such as routine filter replacements etc. They even charge the resident to do routine property inspections. This is absolutely unheard of. They also conveniently find a way to not give you back your deposit by coming up with charges that perfectly match the amount of your deposit. Renter beware . Definitely not the type of company or people I would ever do business with.I would never rent from them or recommend them to anyone. read more

We rented from WHP for a year and everyone there is so kind and friendly. We had an ESA pet and it was an easy transition as well. They allow you to do your own walk through to document damages at the beginning and at the end they compare that. The pricing is reasonable and the neighbors weren't too noisy either. Living conditions are good. My rating is for management. Being a tenant who always pays rent on time and cooperates with lease rules and never have complained about anything. I call the office to make my first complaint which is a legit complaint and they treat me like I'm wasting their precious time. As a property owner, I couldn't be more impressed with Welcome Home Properties. Everything was handled very professionally; from the accounting to a kitchen remodel. I recently purchased a single family house in College Place and talked to a couple of local property managers. Miles Scruggs of Welcome Home Properties came highly recommended. He was able to rent my property out in a couple of weeks with a 2-year lease at a significantly higher rent than the other property manager quoted me. It was very easy to coordinate the new countertops and appliances installed. Everything was taken cared of and all invoices provided; great service as I live out of state. Miles Scruggs understands the local rental market very well. Highly recommended to manage investment property in the Walla Walla area. read more

I'm from out of town and got a new job here. Kenny a great guy I'm sure about that denied me anywhere to rent on any property they because I was a recent smoker (cigarettes) and said I had to have quit six months to a year although they asked me if I smoked inside or outside as a screen question. I don't see anything in writing about that and felt as though he was being unprofessional. Don't want to say what I really feel because I'm homeless looking for a place where there are no leniency and respect for new residents. I wouldn't rent anything with welcome home properties because it's overpriced and not worth paying a high price rent for something as small as these. WHP took over management of my apt. 4 years ago. The rent was $500.In one month my rent will be $1493. The excuse for the increase is COVID. I don't see the correlation between the two. I've always paid my rent on time so why is my rent virtually doubling? I'm getting Section 8 because I'm a disabled senior but even the Housing Authority can't afford this. I am currently looking for cheaper accommodations. Although the rent continues to rise I have had no improvements made to the apt. As tenants move out apt.s are somewhat updated and the rent goes up. My neighbors pay more than me for the privilege. I am the last original tenant because Miles evicted half of the originals when he took over for questionable reasons. I myself had to involve the government department of discrimination against disabled seniors because he tagged my car to be towed since he thought the car was an "eyesore". I told him I needed it close to the apt. instead of on the street because I had chemo infusions every week and they left me sick. I had to drive myself. Also, carrying the groceries upstairs was difficult but carrying them through a half paved, half uneven gravel parking lot was painful. Miles said, "I DON'T CARE ABOUT YOUR CANCER. JUST MOVE THE CAR!' The government and his lawyer disagreed. I'm the reason why he has to have posters in his office declaring his awareness of civil rights and discrimination laws. Really can't say enough about how terrible Welcome Home Properties is. The best example of how they operate is when I brought my newborn son home from the hospital in the beginning of November. It was freezing outside and the baseboard heater in my bedroom stopped working. We called Miles and told him we needed it fixed immediately because we had a newborn. He assured us he would send over the handyman, but when my father ran into the handyman in the afternoon he said Miles never called him. Just never called. He doesn't care about the tenants at all. I assume he keeps the property owners happy because they're the ones who pay him. Really unsure how any tenant could have anything positive to say about the company. We self-managed our home in College Place for about two years, and there was always stress that something might happen even if nothing was happening. Having a quality property management company take care of everything was a huge relief. There was also little expense (actually a net positive) on our part because when they listed it for market value, they were able to generate more revenue than we were previously. read more

This is the most unprofessional company I have ever encountered. MILES called me while I was at work to complain that I wasn't watering the grass enough and was rude, unprofessional, sarcastic and jeering. I explained to him that we are new to the area, and have been taking care of it daily, including investing hundreds off dollars into planting more grass and watering it. He sarcastically implied I was lying and went in person to go talk to the other person I live with, whom he treated the same way. Disgusting. A few days later, we get a note on the door saying to prepare for an inspection. We cannot wait to move out. These people are unbelievable. I imagine they will continue to treat us this way until the end of the lease. We will be contacting a lawyer about tenant rights and exploring complaining about the business practices. Do not rent from this company. I am forced to find another place to live because WHP continues to try to get away with ripping us off. Half of my neighbors are wondering why we're being targeted for additional fees. $$$$$ I mean, who wants the headache of dealing with a landlord who is shady and wants to rip you off? It doesn't make me feel at "home" like their name seems to suggest. On top of that, they charge you for late fees for these items and don't bother telling you until you're hundreds of dollars behind!!! I called a number on a listing for one of these properties and it as the owners parents! The father told me his son was probably who I was looking for and he was out of town on a sales trip or something. I asked how can I rent an apartment if he's not here? And then he politely rambled on that I could call welcome home properties, his rental business. He gave me the proper number after bring upset in the first place his number was posted online. He said no one will probably answer but someone should get back to you in a few days. Poor father... I vow not to do business with his son. The absolute worst property management company I have ever worked with. I am an operations manager with an MBA and my Wife is an accountant, we lived in the property while paying off student loans and saving to buy our first home. Let me start with the fact that their accounting and billing is so messed up that we had to request our own account ledger twice only to find errors and inaccuracies in their billing. I even received a phone call out of the blue stating I owed them $5 for something I failed to pay 8 months ago- when asking what it was, they were unable to comment or explain. After much frustrating discussion and the introduction of a manager, the charges were found to be $25 instead of $5, and they were the same charges we ran into the first time! Apparently they never posted the cash we personally delivered and decided to bring it up 8 months later. Aside from the accounting concerns, the place is infested with ants, spiders, and flying insects. Found a black widow in my apartment, contacted the landlord, who then said they just sprayed the perimeter the other week and it should be fine! Not OK. We also had 1/2 inch gap in our door frame where all the bugs like to crawl in. We requested it be fixed with new weather stripping. That only took 4 months, but at least it got done I suppose. Further, they charge you bi annually to conduct a walk through inspection. In other words, you have to pay them $25 to walk through your apartment when you aren't home to perform an inspection. The landlord is very inconsistent with grounds keeping, often letting the grass grow to pasture height before mowing. The apartments looked neglected and were frankly embarrassing to live in. He was also very inconsistent with his communication, extremely unprofessional on the phone, disorganized and uninformed. We wouldnt have written this review if we hadnt had such a terrible experience- Just hoping to spare the next people from the nightmare. read more

Welcome Home Properties took my husband and my (separate) application fees then told us we don't qualify for any of the houses we wanted to rent. They have not returned our overpayment they took from us. We have never missed a house payment in the 8 years my husband and I have been together.
