I don't…read moreeven know where to begin with this experience I've had with coldwell banker, but it has been frustrating to deal with coldwell banker, and also I felt as if I just got taken advantage of for my first year as a new renter. The issues started when I expressed to the property manager that I would sign the lease as long as the garage would be available at some point. They told me yes, and so I signed. After a while of no updates on the garage, I emailed them and asked when I could get the garage. After multiple times of reaching out and trying to get a straight answer, they finally told me that I could only get the garage after I resigned for another year with an obvious price increase. Coldwell banker then sent me a letter stating that they did not want to continue my lease, and so I was forced to move out in two months. The issues I had been having aside from the garage included the owner coming without 24 hours' notice (non-emergency) to get items from the garage. Sometimes not even telling me that he would be coming over. Other issues included dealing with coldwell banker and their horrible customer service. Again, I felt as if I had been taken advantage of as a new renter. I paid my rent on time, kept the place clean, and was still lied to and treated rudely. They have also charged me an unnecessary cleaning fee that they will not refund back to me. I left that place spotless, and yet I was still charged $325, which was deducted from my deposit, and the invoice seems to be vague on what exactly they did. Overall, I would never recommend anyone to coldwell banker and would advise them to stay away from anything associated with coldwell banker.

After moving out I had to contact them over a month later to get them to send me my refund of deposit despite my lease specifically stating it had to be sent to me within 30 days. When I got the deposit there were several other charges that were not in my lease that had been taken out of my refund check, one of them being a "pet check fee" of $142. When asked about this, they couldn't answer what it was but told me they'd send another check to refund it to me. They also conveniently forgot to include the $200 from the new tenant for moving out early so they could occupy the house sooner. There was also a fee of $469 to clean the carpets after I vacated. My lease stated I was to be charged at least $400 for this and would be charged for the extra if it cost more than that. Only the bedrooms were carpet in this house and I didn't believe it could cost that much so I asked for an invoice from the company. It took almost 6 months of constant calls and emails to get them to send me an invoice with the company name on it, a company that I couldn't really find any solid info on them in the area of Walla Walla, no official website or contact info, nothing. The invoice was also dated for weeks before I moved out of the house. I asked them what day the carpets were shampooed and they said they didn't know. When I vacated I turned in my keys Sunday afternoon and they were given to the new tenants Monday morning as they told me that's when the new tenants would be moving in, and I saw them moving in as early as 9:00am that day. So the carpets were never cleaned, meaning they pocketed the $400 carpet cleaning fee and an additional $69 that they tacked onto it. Not to mention the house was only lived in for a couple months, we never wore shoes in it, and the carpet was kept in immaculate condition. Let this be a warning, do not use this rental company. Take your money somewhere else that operates their business a little more morally sound than these two do. It was nearly immediately that I regretted the move to have them manage my home. First of all, they do not have direct deposit. A very simple thing in this day and age to expect. I had issues with response to my emails and phone calls; or lack thereof. The first issue was they did not give their maintenance man the winterizing checklist that I requested in writing and my pipes froze. The final straw was that they were unable to get a renewed rental agreement signed for over two months with a tenant. They did not communicate with me prior to the renewal about a rental rate increase. An increase that I did not feel was needed in the current tenant situation. Once they verbally agreed to a rental rate increase with me, they did not collect the increase or get the renewed lease signed. They then backdated the new agreement two months after it was signed. All in all, I did not feel I was well represented as an owner. I had to call them several times about this yet was never given an explanation as to why they backdated the agreement. Very flakey and unprofessional. They lack good communication and follow through.

We have exemptions regarding the 80/20 rules which do not allow for under age residents. * Rancho Villa Rules (June 2017), Section 2.1: State that no individual under the age of 49 may purchase a home in the community. This realtor has been threatening me personally because I have asked him to cease and desist providing the community with false information.

However, I chose him because of his communication skills and his advanced ability with online marketing and technology. These were extremely useful skills to me because I worked with him, completely remotely, to help my grandma sell her house and downsize to another in College Place. I was a licensed Realtor myself for 3 years so I've been in close contact with many different Realtors and Phillip is light years ahead of the rest. I have never heard of an agent who puts a warranty on your house while listing it so that if something goes wrong, it doesn't come out of your pocket. When we did have repairs that needed to be made in order to close the deal, Phillip paid the warranty deductible out of his own pocket. My grandma was not an easy person to work with, having just lost my grandpa. Phillip was incredibly tactful and patient with her. He even went to her house and helped her look for a purse she had misplaced. He understood her fragile emotional state and gave her time to adjust to each stage of the transaction before pushing on to the next. Because of Phillip's skill and knowledge of the market, we sold grandma's house for full price - which was $50,000 more than she and the family thought it was worth. If there is any doubt in your mind about who you should pick in College Place or Walla Walla, hopefully this review will remove it. I'm certain you won't find a better agent!
