After moving out I had to contact them over a month later to get them to send me my refund of deposit despite my lease specifically stating it had to be sent to me within 30 days. When I got the deposit there were several other charges that were not in my lease that had been taken out of my refund check, one of them being a "pet check fee" of $142. When asked about this, they couldn't answer what it was but told me they'd send another check to refund it to me. They also conveniently forgot to include the $200 from the new tenant for moving out early so they could occupy the house sooner. There was also a fee of $469 to clean the carpets after I vacated. My lease stated I was to be charged at least $400 for this and would be charged for the extra if it cost more than that. Only the bedrooms were carpet in this house and I didn't believe it could cost that much so I asked for an invoice from the company. It took almost 6 months of constant calls and emails to get them to send me an invoice with the company name on it, a company that I couldn't really find any solid info on them in the area of Walla Walla, no official website or contact info, nothing. The invoice was also dated for weeks before I moved out of the house. I asked them what day the carpets were shampooed and they said they didn't know. When I vacated I turned in my keys Sunday afternoon and they were given to the new tenants Monday morning as they told me that's when the new tenants would be moving in, and I saw them moving in as early as 9:00am that day. So the carpets were never cleaned, meaning they pocketed the $400 carpet cleaning fee and an additional $69 that they tacked onto it. Not to mention the house was only lived in for a couple months, we never wore shoes in it, and the carpet was kept in immaculate condition. Let this be a warning, do not use this rental company. Take your money somewhere else that operates their business a little more morally sound than these two do. It was nearly immediately that I regretted the move to have them manage my home. First of all, they do not have direct deposit. A very simple thing in this day and age to expect. I had issues with response to my emails and phone calls; or lack thereof. The first issue was they did not give their maintenance man the winterizing checklist that I requested in writing and my pipes froze. The final straw was that they were unable to get a renewed rental agreement signed for over two months with a tenant. They did not communicate with me prior to the renewal about a rental rate increase. An increase that I did not feel was needed in the current tenant situation. Once they verbally agreed to a rental rate increase with me, they did not collect the increase or get the renewed lease signed. They then backdated the new agreement two months after it was signed. All in all, I did not feel I was well represented as an owner. I had to call them several times about this yet was never given an explanation as to why they backdated the agreement. Very flakey and unprofessional. They lack good communication and follow through.

I am writing as the caregiver and power of attorney for my elderly, disabled nana, who rented an…read moreapartment managed by Welcome Home Properties. I do not live in the unit and signed the lease only to help her qualify. Welcome Home Properties told us a co-signer and double deposit would be required if my nana did not meet screening criteria, so I agreed to co-sign to help her secure housing. They charged her over $400 in fees before she moved in. They knew I would not be living there and would be checking on my 85-year-old nana daily as her caregiver. Four weeks after move in, her doctor and Adult Protective Services determined she could no longer safely live alone and had to move to assisted living. When I called to explain, staff quoted an early-termination structure of a $500 re-listing fee, $500 for half a month's rent, and then $500 per month until re-rented. APS later verified that my nana could not live alone. When I requested early termination and release from liability as a disability-related accommodation, my emails were ignored. Instead, the portal showed about $10,250 in remaining rent. The lease was also changed so my nana's signature was removed while mine remained, even though I never signed an amendment. My nana has since been diagnosed with a devastating medical condition and her days are numbered. This company treated the situation like a billing opportunity instead of a serious medical and housing issue. They handled the lease in a way that left a non-occupant caregiver "holding the bag" for the remaining term after APS and doctors said my nana had to leave. I am disputing the debt and filed complaints with multiple agencies because I believe their conduct is unfair, dishonest, and harmful to an elderly disabled tenant and her caregiver.

When I walked through it with them, we discussed how they would be a little move in cleaning cleaning, since everything was brand new. I expected that agreement to be honored When I got the cleaning bill, I was dismayed. I was charge for full cleaning as if it was a move in disaster. WhenI inquired they told me three cleaning staff had to mop the newly painted already mopped floor five or six times. That is a complete fabrication or they were milking the job. I had a witness with me before they cleaned and took pictures so I disputed this claim. Kenmore operations refuses to do any kind of dispute, resolution, even though we discussed the lower cleaning rate, New customers might want to check out the dispute resolution process as so far my emails are ignored by the operations manager, with no response after disputing for two months. My issue is basic principle. I do not like it when people take it advantage of me or not honoring agreements. I am keeping my eyes open as this is my first experience with Kenmore Team. I have had to work with the operations team on Appliance Repair, and we have had a modicum of success there. I am just I'm unhappy about the lack of dispute resolution and complete lack of communication regarding my concern.
