The…read morejob was to inspect a church that had been renovated to a single family residence, but Cliff failed to note the most prominent issue: that the building had been (illegally) renovated with NO permits, meaning I am now living in the property illegally, since the City has issued a permit action requiring that I complete many thousands of dollars in repairs to receive my certificate of occupancy. Had Steelman found any of the issues found by the City's building inspectors, I would not have committed to the purchase of this commercial property. Steelman, in fact, noted issues that were not problems. He did not note that the basement windows were too low for egress. Also, when my realtor pointed out that the deck's wiring to lights and the fan weren't in conduit, he (incorrectly) told us that they need not be in conduit.He failed to note that the beams in the deck had no footings, and that the span of the deck's roof were *way* beyond their assigned capacity load. He failed to note that the chimney was a serious fire hazard due to its height, and that the roof has no tie downs for maintenance. All of these things could have been repaired by the devious seller had Steelman been competent enough to warn me about them. I have followed the instructions for compensation listed in our inspection agreement prior to litigation, but Steelman has ignored my communications. in other words, steer clear of this guy. He doesn't know what he's doing, and he will not treat you with respect.

    This is what I think about my experience with Clifford Steelman Home Inspections. Clifford is the…read moreworst type of inspector - he notes only the most obvious problems (think a crack in the wall) and says everything else is great. He does this to remain on good terms with realtors who want the purchase/sale to move forward. So, realtors recommend him and he ignores every problem he can get away with. He uses a lot of disclaimers in his contract that keep him and his business out of legal trouble even if he misses major problems. He is arrogant. He does make an effort to be nice with the buyers agent though. He is overly laid-back in his inspection. During the inspection, he simply assumes things work okay. For example, he didn't run the dishwasher. He didn't check where the home water shut off valve was. He also makes mistakes, for example, he forgot to turn off the broiler he had turned on earlier. We had to get another inspection after seeing how bad Clifford's work is. The other inspector wasn't surprised and said "Cliff is getting old". Clifford also charges a lot of money for an inspection. Overall, if you choose Clifford, he will tell you everything is great with the house, so you might as well skip getting an inspection. If you want to know what you are buying, do not choose Clifford Steelman Home Inspections.

    I was running late and dashed into the house hoping Ryan would be there and worried he wasn't. He…read morewas. He had arrived early and had already begun. After introductions I begun to to tag along as Ryan went through his checklist. Every step of the way Ryan took time to explain what to look for, what he observed and what a homeowner should be aware of. I meant to bring a tape measure to measure foe blinds and Ryan offered his laser meter and showed me how to use it. After he had finished his inspection he reviewed everything he observed and categorized the results in terms of severity. In some cases he noted observations that were not problems, but more informational such as recommended replacement intervals or potential upgrades. I recommend accompanying Ryan during the inspection. He will note all observations in his repot, but the observations are more meaningful in the context of his narrative. I had an opportunity to ask clarifying questions and ask his opinion on all manner of things from air conditioner maintenance to filter replacement frequency. I was impressed with the sophisticated equipment for testing such things as gas leaks, his attention to detail, expertise, and thorough, clear answers to my frequent questions. I commend Ryan to those looking for a thorough home inspection.
