Great, responsive and thorough service. I liked the follow up report we received at the end which included photos and other helpful information. Ryan did my home inspection yesterday, for an old ABC home built in 1948. He was very thorough, professional and friendly He uncovered dozens of things I never even would have thought to check for, and took the time to explain why it was a problem, how to fix it, etc. He had a fancy heat imager, tools to check for Carbon Monoxide, ran my furnace, AC/ found faulty GFI plus, found missing insulation, etc. etc. I am very pleased, and highly recommend him. read more

Came back for a re-inspection at no charge! Very informative and professional. Top notch service

Fantastic inspection services and very thorough. Would recommend to anyone!

I was running late and dashed into the house hoping Ryan would be there and worried he wasn't. He was. He had arrived early and had already begun. After introductions I begun to to tag along as Ryan went through his checklist. Every step of the way Ryan took time to explain what to look for, what he observed and what a homeowner should be aware of. I meant to bring a tape measure to measure foe blinds and Ryan offered his laser meter and showed me how to use it. After he had finished his inspection he reviewed everything he observed and categorized the results in terms of severity. In some cases he noted observations that were not problems, but more informational such as recommended replacement intervals or potential upgrades. I recommend accompanying Ryan during the inspection. He will note all observations in his repot, but the observations are more meaningful in the context of his narrative. I had an opportunity to ask clarifying questions and ask his opinion on all manner of things from air conditioner maintenance to filter replacement frequency. I was impressed with the sophisticated equipment for testing such things as gas leaks, his attention to detail, expertise, and thorough, clear answers to my frequent questions. I commend Ryan to those looking for a thorough home inspection. read more

This guy missed a terrible mold and leak issue on my insureds "new" house. The inspection was done in the end of November and his report says that there was no moisture present in the attic. Had he gone in the attic as his report says he did, there is NO way he would've missed the abundance of mold and dry rot. The fact that he decided to skip the attic check is going to cost my insured a lot more than the $500 Proper Homes charged for the inspection. read more

LEFT MY OVEN ON BROIL FOR 5 1/2 HOURS...Trying to sell my house friends, not burn it to the ground!

Had an inspection with Ryan for a house we were buying in Kennewick. Setting up the appointment was a breeze, and he promptly called confirming our inspection. When he did our inspection, he showed up early, and promptly started the inspection. He was very thorough, and also took the time to explain small and large details of his inspection. When the inspection was complete, he guided us through his findings and recommendations. The final report was very detailed, and will keep it when we go to sell our home to show how we have made improvements since purchasing our home. Definitely will be reaching out to him in the future on our next home purchase. read more

This is our sixth house, and home inspection. This is the best and most thorough inspection we've had. After initial inspection, Ryan went back to help contractors identify and fix a problem. After all the work was done he came back to do a final inspection to make sure the work was done. Highly recommend him. read more

This inspector goes by his opinion rather than building code. He also doesn't realize that houses only have to meet the standards of the code when built. New code doesn't apply to a house that has already been inspected by the city. If houses were required to continually be modified to meet new codes, over 95% of homes would be in violation. He plugged into an outlet and the tester showed reversed polarity. The outlet was broken, a safety concern, but he didn't notice that. read more

We used Ryan twice to purchase our new home. On the first one, he helped us spot a number of problems that we would have never noticed. Both times he was friendly, courteous, knowledgeable, and responsive. His price was competitive as well. I researched a lot of home inspectors before I selected Ryan and I am so glad I did. He was awesome! I highly recommend that you go with him! read more

We were referred to Proper Home Inspections through our Realtor and she was spot on!! We had our offer accepted the Friday before the Thanksgiving holiday and when I called Glen that same afternoon we were not expecting to get an inspection until after the holiday was over, but Glen made it work and was able to inspect our home the Monday before Thanksgiving. We had our report the next morning and needless to say his quick timing and accurate home inspection allowed us to close almost a week early. Thank you Glen!! read more

I had my home inspected by Ryan and he did a amazing job! He inspected every nook and crany and then at the end he gave me a booklet of how and when to maintenance different things on our new house. Then after we submitted the things we wanted fixed to the seller he came back with us to the house a few days before closing and re-inspected to make sure that everything the sellers agreed to was actually fixed and he did that part for free. The whole experience was more than we expected and are entirely grateful that we chose Ryan to do our home inspection. read more

Have used Proper Home Inspections twice and very satisfied. Ryan's reports are very thorough and professional. Highly recommended!

We had an extremely positive experience with Ryan when buying our new house. He's always on time, doesn't rush, and has excellent attention to detail. We were there for the inspection and saw how detailed he was in checking every corner of the house including attic and crawl spaces. He was very thorough in both his findings, verbal explanations, and written documentation. The report he provided for the house we were buying was very clear and an excellent tool for us to use with the sellers to pinpoint what items to fix before closing. He also came back and reinspected the fixed items before closing, which brought us great peace of mind. In addition, he was very accessible by phone to discuss points of confusion and answer questions when we needed to respond to seller feedback to the report. He was also good enough to connect us with a very responsive contractor who provided a very professional estimate for work needed - so his connections were also extremely valuable. I would definitely highly recommend working with Ryan. read more
