Again he caused us a lot of money in having to clean and repair the damages to our home. TJM is making excuses for this tenant. We used TJM to manage our property. It has taken us 6 months to finally write this review. They managed our property for about 10+ years. After this last tenant was asked to leave we found out just how bad they allowed OUR house/property to get. This tenant had been there for over 5 years, paid every month on time, but was a total pig. He allowed his dogs to piss all over the house, chew the walls and doors, ruined the wood floors. This tenant NEVER cleaned the house ever. Once we got him out, we did a walk thru with TJM. My jaw dropped walking into the place. He left behind most of his belongings including furniture, trash, bed,dishes etc. The house smelled so bad. The cobwebs and filth that I saw was absolutely appalling. I was told "oh this isn't too bad, we have seen much worse". Excuse me! Some of the things we noticed after cleaning the place was that every winter we were charged with winterizing the windows units etc. All they did was spray foam around the units. It looked like crap. The wrapping around the bibs was a joke. Just a mess. I doubt they ever did walk throughs because if they did the house should not have been left in the state it was. Screens were out of most of the windows, tub broken, storm door broken, the stove was disgusting and looked as if there were mice living in the bottom and the A/C units were filthy just to name a few. They were never cleaned or taken care of, but we sure did pay for maintenance of them. Lastly once we got all the trash out of the house and yard we ended up needing to get a 30 yard dumpster and 2 16 yard dumpsters. We had to gut the whole house and put it back together. If we knew what we know now we would have gone with a different Property Management Co. To this day he still owes us a bunch of money that we will never see. Never again

Skye was excellent and a true professional. He was always there to answer my questions and got back to me quickly. He sold my home in a very quick time frame in the middle of winter. Honestly, if I would have known him prior to making the decision of selling I would have had it and manage the property all along.

I tried using RPM for a rental in Horseshoe Bay and found that they do not show the rental unit in…read moreperson but give the prospective renter a code to access and view the property on their own after leaving a driver's license. RPM also does not meet repair technicians at a property in order to oversee repairs and make sure their instructions are followed. This reduces the security of the property. They were not able to find a new renter for my listing after 3 months of being listed. Their ad includes wording over the photos on the listing with wording about renter programs to give them air filters, etc. This makes it difficult to view the photos of the rental property. They do offer a web site that keeps track of money received and expenses for each property that the owner can access easily. They charge for any extra services that are needed, such as turning the thermostat to heat and opening cabinets before a hard freeze. I did not feel their service was sufficient to meet the needs of an out-of-town property owner who wants to rent out their property.

I paid over $3000 at the time, signed all the paperwork, rental agreements, etc. A couple of months before the travel, I called them to confirm and was shocked to hear they had no record of my upcoming stay, despite my reservations continuing to show on Vrbo. Apparently, they no longer managed the property. But when they gave up the property and the booking, they didn't transfer, inform me or refund any money! After many emails and calls, they finally refunded my money with no apologies or anything extra to make up for the mistake. Now I was in a bad spot finding a place to stay for my family since all places were booked and prices greatly elevated due to the upcoming eclipse travel demand. I finally found alternatives that ended up costing a lot more, not to mention the inconvenience of searching and moving between places. Finally, after our travel I got emails from these guys thanking me for our stay and asking for 5-star reviews (obviously we couldn't say there). It was pouring salt on the wound after the extra expense and inconvenience they caused! Either they are completely incompetent and unprofessional, or they are involved in scams to make extra money, and whatever the case they should be avoided at all costs!
