Sink in our condo was backing up, tried snaking ourselves with cheapo store bought, got nowhere...used Green Gobbler twice, got nowhere. Plumber that did other work here would not root condo pipes due to liability with the HOA. Wife thought we needed to get line scoped with a camera, but some places wanted to charge $399 for this alone, not including rooting the line. We re-thought our approach. My wife found Farid (WA Rooter) on Yelp and gave him a call....best decision ever! He was informative over the phone and fortunately available same day. Farid was totally confident and up front about what he thought the problem was, said we would be wasting money and time to scope since you would not see much with all the usual grease build-up, camera would get blocked, and they are typically used in the main line to identify damage and failures. Farid came across as extremely honest, hard-working, competent, and quoted us $350 for the job which was totally worth it...he made us feel totally at ease after struggling on our own to solve this problem, among many others. His work also includes a 3-month warranty and he would not charge us if he was unable to successfully unclog the drain, so this really put as at ease since many other companies will charge regardless of the outcome. For no apparent reason our kitchen sink drain all of a sudden clogged and refused to clear. After two days and several hundred dollars spent with another so called "clogged drain expert" it felt like this was about to get real expensive. They didn't guarantee their work and we were told the only solution would be to cut out the siding on the exterior of the house and add a new cleanout. Or the other alternative they said was to pour down some type of bacteria solution that would slowly eat the clog and clear the drain over the next 2 weeks! Not an option! Happily, I didn't give up too soon! By the time I got to Washington Rooter, I was just going through the motions of getting estimates, but I was ready to give up. I already had begun trying to figure out a work-around that would cost less than the $3000 + tax to clean my storm drain the last estimator had quoted. The reason given was that beneath my brick and concrete patio where the downspout drained, there would be a trap to be cleaned out. To get to it, it would be necessary to jackhammer through the bricks and concrete. Farid called immediately and came out the same day even accommodating my schedule. Within a few minutes he had his high pressure hose fed into my drain, having quoted me $500+tax. Within 30 minutes he was gone, having done the job by sliding his thin hose right down next to the drain and feeding in a super-long length of it with high water pressure. Instead of a messy, jack hammer job that would have left repairs to be done on the patio and painting on the house, this was clean and quick. At the end, he said there had been no trap and he drew me a sketch of where he estimated the drain field to be. He also took a look at another problem I have been having. His opinion was that it did not need work; that it had to be a problem at the gutter level, not underground. It's a great weight he lifted on both counts. His work was only yesterday. My husband scheduled someone a week and a half from yesterday (Saturday) to come and help with a clogged toilet (note: my husband is handy and had already snaked it; I had already put enzymatic de-clogging powder and solution down the toilet bowl), however with the quarantining, we couldn't wait. He was very prompt in his reply and open to following up via text with exact scheduling (which, for me, is a plus given that I barely pick up my phone due to telemarketers). He arranged for a time the ***next day!!!!!!*** (so, Sunday) to come and have a look. Farid was extremely efficient with his diagnosis and even shared with me what he fished out (toilet bowl cleaner dispenser that hangs off the side of the bowl), as a means of educating me that an in-tank option might be better. He also noticed low pressure in the bathroom he was working on and quickly checked pressure in all our bathrooms and an outside spigot. Verdict is that we could use pressure relief valve (PRV) tuning to improve pressure in the house and decrease extremely high pressure in spigot outside of the house.
