Replying to the "owners comment back" Im aware you're sad to hear what went down but maybe before commenting on my experience like it didn't happen sister it happened and the main bosses Mike, and Jeff knew exactly every horrible issue I went through and can validate every story I had more horror experiences I didn't mentioned and good for you guys they were bad about living here, anyone can move in and feel it out for themselves but that's why yelp exists to warn someone beforehand . Sharing my experience was hard re living every single hard moment and you will not little every interaction. If you're the owner really focus on your teams customer service. I strongly disagree many are happy living here but I know 80% of the resident don't complain or don't care how they live and those are the people most likely breaking rules smoking in the garage or leaving their trash in the hall or letting their dogs poop in the elevator parking garage or even anywhere walking around the pool . This community is horrible and paying the rent and the experience should've been a crime. Good luck to anyone who chooses to renew a lease or even sign a new one. Remember don't complain suck it up and you'll be fine living here. With overworked porters : limited maintenance and untrained office staffs.

I've been living at Vita Apartment Homes for about two and a half years now, and honestly I haven't had any major issues during my time here. Maintenance has always been super quick whenever something comes up--they usually handle things right away, which I really appreciate. The leasing office is also really helpful and responsive, which was a big thing for me based on past experiences. I also love that they host community events like bingo nights, fitness classes, and food trucks because it makes it feel more like an actual community and not just an apartment complex. The amenities are nice, the location is really convenient since it's close to the freeway and pretty much everything I need, and overall it's just been a really solid place to live.

I've had nothing but great experiences with the leasing office , I love Allison , Alissa and Will and Monica they're so personable they always greet my son and my family by name . I love how I can reach out to them and things are taken care of . I love the amenities from the free work out classes every Friday , to the complimentary Porto's, and bingo Chik fil a days. I've never had any issues with this complex it's kept up very well it's always clean. Everyone's so friendly here . The price is worth the stay here I recommend to all my friends and family to stay here it's an experience It feels like a resort . So if your looking for a pool that gives love island this is your place lol.. and again I love my leasing office staff !!!

I lived at Vita Apartments for two years from 2022 - 2024. The building opened I believe in early 2022 or late 2021, so I was the first tenant in my particular unit, which was nice. Since the building is still relatively new, the facilities and units are all still in great condition. I believe there are about 350-400 units in the building. Application process: Pretty straightforward. They do live tours and also have virtual tours and walkthrough videos on their website. Deposit is $500 for a one bedroom. Amenities: Really nice. The gym is very specious (two floors + bike room) and has all the essentials you need for a good work out. It gets crowded in the mornings and evenings but if you go during "off hours" there is usually never anyone there. Filtered water and small towels provided in the gym for free. Don't understand the reviewer who said the gym is not adequate. It is MORE than enough for a great work out. There is one large pool, two jacuzzis, and a handful of common sitting/grilling areas with fire pits. The rooftop is really cool with games, virtual golf, and a large outdoor movie screen. There is also a WIFI lounge (in general, WIFI was strong throughout the common areas). For dogs, there is a dog bathing station, relief area, as well as a common walking area shared with the apartment building next-door (Aura Apartments). Very dog-friendy grounds with lots of different walking areas and poop bag stations! If you have an electric car, they have eight EV chargers in the garage. Rate is $0.35 kwh. Usually not a problem to get a charger in the morning or afternoon. Evenings are tougher when people get home from work. You can rent the common areas for special events but it pretty pricey (the main areas are $300-$500/hour). Safety: Never had any issues. Like any apartment building, don't leave valuables in your car, don't leave your packages for too long in the mail room, don't leave your door unlocked... no big apartment building is immune to crime, so be vigilant on your own and you'll be fine. There is nightly security between around 8 PM - 8 AM (the security guard is very friendly) and he patrols the garage and grounds. Noise: Didn't have major issues. The only issues I experienced were noise from above tenants who enjoyed having late-night parties (a lot of stomping and music). I called the security line a couple times and the security guard took care of it. Staff: Very friendly. There is on-site staff in the front office during business hours, which is really convenient. Anytime I had a question or issue, it was nice to go down there and get an answer right away. The Vita email address is also pretty responsive. One time I emailed the email address regarding dog pee in the stairway and they responded back within a couple hours. Parking: There are seven floors of parking and there is no parking fee. Also no assigned parking. Usually the first two floors fill up by 7-8 PM on the weekdays and you have to go higher to find a spot. Obviously this is only a problem if you live on the first two floors. If you get home late, expect to park on the 5th or 6th floors. The 1st floor is reserved for guest parking only. Usually not too difficult to find a guest spot. You are given seven guest parking nights/month. If there are no more spots, there is plenty of surrounding street parking around the area. Location: Great location. Right off the 22 with quick access to any north/south freeways. Walkable to Old Town Orange, Main Place Mall, and surrounding plazas with restaurants and shopping (Mother's Market, Chipotle, Ross, etc.). There is also Santiago Park right behind Vita, which has the Santiago Bike Trail, pickleball courts, etc. Short drive to Anaheim Stadium, Honda Center, Disneyland, and Orange Outlets. Really convenient area. Move-out Process: Easy move-out process. I was able to secure back all of my deposit. They told me to expect standard cleaning fees of around $385 but I ended up paying $250 because I cleaned as much as I could and left the unit in good condition. This was nice considering I've lived in some apartments that charged $500+ for standard cleaning, even if you leave the unit in great condition. Overall thoughts: Really enjoyed my time at Vita! It was very convenient and the amenities were all really great. Going to actually miss it!

How is the parking? The street always looks full and is a hazard when exiting the freeway

People have been speeding down W Town and Country and also Parker that turns into Memory Lane. The street is always full but should be plenty of parking inside the building. Be safe.

When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.
