Living at Vita Apartment Homes in Orange County has been an incredible experience. The community is absolutely beautiful, and everything feels modern, clean, and up to date. The amenities are top-notch -- you can really tell a lot of care goes into maintaining the property. The maintenance team is truly spectacular -- always responsive, professional, and they get the job done right. One thing I really appreciate is that all the grills work phenomenally, which makes it easy to enjoy outdoor cooking anytime. The saltwater pool is a huge highlight -- it's not only beautiful but also feels amazing on the skin, making it a perfect place to relax. What really sets this place apart is the sense of community. Sharing my experience was hard re living every single hard moment and you will not little every interaction. If you're the owner really focus on your teams customer service. I strongly disagree many are happy living here but I know 80% of the resident don't complain or don't care how they live and those are the people most likely breaking rules smoking in the garage or leaving their trash in the hall or letting their dogs poop in the elevator parking garage or even anywhere walking around the pool . I've been living at Vita Apartment Homes for about two and a half years now, and honestly I haven't had any major issues during my time here. Maintenance has always been super quick whenever something comes up--they usually handle things right away, which I really appreciate. The leasing office is also really helpful and responsive, which was a big thing for me based on past experiences. I also love that they host community events like bingo nights, fitness classes, and food trucks because it makes it feel more like an actual community and not just an apartment complex. I would caution against living at Vita. The rent increases are quite drastic here. They are increasing my monthly rent by $274 to be exact. This about a 10% increase in the rent compared to what I've been paying. Most apartment complex increase rent anywhere from 3-5% so this rent increase is considered quite exorbitant. Additionally, the guest parking is terrible here. It's so difficult for friends to find parking and to host events here. Also, you are not allowed to have more than 4 guests in amenity areas and they actually use the security cameras to monitor your behavior. Many other apartment's allow 6-8 guests without having to pay amenity rental fees. If you want to have any type of gathering, you have to a "rent" out an amenity space which costs hundreds of dollar PER HOUR! You pay an extreme amount of monthly rent, and you can't even use the amenities freely to celebrate birthdays, holidays, etc. because most people have more than 4 friends. read more

My husband and I lived at these apartment homes for 3 months. We will NEVER live in an apartment building like this again . We had to pay nearly 7000$ to break our lease and were hit with every fine possible when moving out after carefully following the move out instructions. If you don't return the sticker, they give you to let you into the garage. They will fine you $100. The plastic beer card. 25$ we had to return the sticker on the car in 1000 pieces to get our money back. It was the most ridiculous move out we've ever done. We patched all the holes in the wall, but still they charged us. We spent hours cleaning and then they still charged us with a cleaning fee from our deposit. Don't expect to get anything back. The heated pool never working it was freezing every time we tried to go. read more

I lived at Vita Apartments for two years from 2022 - 2024. The building opened I believe in early 2022 or late 2021, so I was the first tenant in my particular unit, which was nice. Since the building is still relatively new, the facilities and units are all still in great condition. I believe there are about 350-400 units in the building. Application process: Pretty straightforward. They do live tours and also have virtual tours and walkthrough videos on their website. Deposit is $500 for a one bedroom. Amenities: Really nice. The gym is very specious (two floors + bike room) and has all the essentials you need for a good work out. It gets crowded in the mornings and evenings but if you go during "off hours" there is usually never anyone there. Filtered water and small towels provided in the gym for free. Don't understand the reviewer who said the gym is not adequate. It is MORE than enough for a great work out. There is one large pool, two jacuzzis, and a handful of common sitting/grilling areas with fire pits. The rooftop is really cool with games, virtual golf, and a large outdoor movie screen. There is also a WIFI lounge (in general, WIFI was strong throughout the common areas). For dogs, there is a dog bathing station, relief area, as well as a common walking area shared with the apartment building next-door (Aura Apartments). Very dog-friendy grounds with lots of different walking areas and poop bag stations! If you have an electric car, they have eight EV chargers in the garage. Rate is $0.35 kwh. Usually not a problem to get a charger in the morning or afternoon. Evenings are tougher when people get home from work. You can rent the common areas for special events but it pretty pricey (the main areas are $300-$500/hour). Safety: Never had any issues. Like any apartment building, don't leave valuables in your car, don't leave your packages for too long in the mail room, don't leave your door unlocked... no big apartment building is immune to crime, so be vigilant on your own and you'll be fine. There is nightly security between around 8 PM - 8 AM (the security guard is very friendly) and he patrols the garage and grounds. Noise: Didn't have major issues. The only issues I experienced were noise from above tenants who enjoyed having late-night parties (a lot of stomping and music). I called the security line a couple times and the security guard took care of it. Staff: Very friendly. There is on-site staff in the front office during business hours, which is really convenient. Anytime I had a question or issue, it was nice to go down there and get an answer right away. The Vita email address is also pretty responsive. One time I emailed the email address regarding dog pee in the stairway and they responded back within a couple hours. Parking: There are seven floors of parking and there is no parking fee. Also no assigned parking. Usually the first two floors fill up by 7-8 PM on the weekdays and you have to go higher to find a spot. Obviously this is only a problem if you live on the first two floors. If you get home late, expect to park on the 5th or 6th floors. The 1st floor is reserved for guest parking only. Usually not too difficult to find a guest spot. You are given seven guest parking nights/month. If there are no more spots, there is plenty of surrounding street parking around the area. Location: Great location. Right off the 22 with quick access to any north/south freeways. Walkable to Old Town Orange, Main Place Mall, and surrounding plazas with restaurants and shopping (Mother's Market, Chipotle, Ross, etc.). There is also Santiago Park right behind Vita, which has the Santiago Bike Trail, pickleball courts, etc. Short drive to Anaheim Stadium, Honda Center, Disneyland, and Orange Outlets. Really convenient area. Move-out Process: Easy move-out process. I was able to secure back all of my deposit. They told me to expect standard cleaning fees of around $385 but I ended up paying $250 because I cleaned as much as I could and left the unit in good condition. This was nice considering I've lived in some apartments that charged $500+ for standard cleaning, even if you leave the unit in great condition. Overall thoughts: Really enjoyed my time at Vita! If you live on any floor other than the 5th floor.. good luck. The sound insulation is terrible here. You can hear every footstep your upstairs neighbors makes. And if your upstairs neighbor is a gamer or just loud, you'll hear them through your window if both of yours is open. Also, the smoke detectors will go off constantly while cooking. There's not much ventilation to prevent them from going off even with the stovetop fans running on high and the windows open. We literally have to cook on medium-low heat with lids over the pans. You'll hear other people's smoke alarms go off throughout the day lol. Otherwise it's a cool place and nice area. The living amenities are nice (downstairs gym, saltwater pool, lounge areas) and there are fun events and food popups every week. The community managers do make an effort to create a welcoming culture. Also, a guaranteed parking spot for every tenant is a rare for these kind of apartments. When I first toured this complex, I noticed a swarm of flies on the balcony of our unit. The leasing agent brushed it off and said pest control would "take care of it". It's been a year now, and nothing has changed--still a constant swarm of flies that makes the balcony completely unusable. But that's not even close to the biggest issue. The leasing office "mistakenly" thought our storage unit belonged to another tenant who had moved out. They changed the lock without telling us and threw away everything inside. They treated it like it was just "boxes," but those "boxes" contained valuables and sentimental items we'll never get back. Their "compensation"? A measly $500 off rent that we declined. That doesn't even begin to cover the loss, let alone the violation of trust. We do not feel safe here. If the leasing office can just randomly empty your storage without telling you, what's to say it won't happen again? And they refuse to let us end our lease early--we're stuck for 4 more months of this 16-month mistake. On top of that, the fire alarm goes off randomly--once even at 2 a.m. Yes, the amenities look nice on paper, but they are absolutely not worth it when you're dealing with constant issues, unusable spaces, and the possibility of losing your belongings because of the management's incompetence. Our first experience with a luxury apartment and we had a great time at VITA apartments from 2023 - 2024! Intro: Noah reached out via phone and Isaiah toured us around the place. They answered our questions and lightened up the mood with cheerful personality. Move-in experience was great, the team even gave us goodies like water bottles, supplies and bags! Early Days: Maintenance team is super responsive, shout outs to Jonathan and his team for helping to fix various issues and answer questions! Spacious parking, clean public spaces. Amenities: Gym, pool, lobby area were super clean, available and spacious. We didn't use them much, but every time we saw them, it was great. Issues: a. Sometimes certain gym equipment would be under repair but the team is very responsive to maintenance requests. b. There was one incident where a leaking radiator in the garage damaged paint of our car. Based on lease, manager didn't have to help us, but Erika helped us out anyway. Later days: Closer to end of lease, parking on your assigned floor became harder to do at night. The later it is at night, the less likely you'll park on your floor. Public spaces still clean as usual. Overall a great experience and would recommend VITA to anyone looking for a quality luxury apartment experience! read more

I lived there in 2022 and 2023, and will just briefly summarize everything I agree with from the reviews I skimmed: The sound-proofing between units is non-existent, and specific residents aren't very considerate of this fact. I often heard loud music from units that were 2 floors down and a few apartments over. The units, at least when I moved in, were superficially nice, and the amenities were similarly nice-looking. However, a lot of the common areas were not accessible during the weekend, and were only available during hours people normally reserved for work. The work spaces were a joke. There was zero sound-proofing and the tiny little meeting rooms provided little to no privacy. You could easily hear loud conference calls; the sliding glass doors did absolutely nothing. There were also TVs in the conference rooms that played CNN or Bloomberg without sound, pointlessly, and which could not be used for conference calls; totally stupid and pointless. The staff were not the most thoughtful and were dismissive and condescending to legitimate, straightforward suggestions. Lots of jerk guests of jerk residents would tailgate you to access restricted parking areas. This is not necessarily management's fault, but they did very little to police this. Not worth the exorbitant rents. read more

Lived here for about a year. When I was looking for apartments in the UCI/CHOC area in Anaheim and Orange, this place stood out as the nicest, but also the priciest so you pay a premium. The interiors are modern and there are 6 amenity areas that are really nice. I felt like I didn't need to go to a resort vacation like Cabo because of this. Enough is enough!!! I moved in nearly 2 years ago and I am going to have my voice heard!!! When I moved in, Alyssa was my contact. I cannot say enough about her bubbling personality and her on-point helpfulness with finding the Right Unit (right over the pool and palm trees, on a high level), the Right Size (over 1,000sf), the Right Everything (all amenities including a non-apartment size washer and dryer!). She continued, along with Meia and Erica, to give me incredible service until Noah and Isaiah came on. Erika still gives me the utmost respect, helpfulness and friendlyness. Noah and Isaiah give the same extraordinary service as their predecessors did! They all were/are so wonderful to deal with that I stop by to see them when I get my mail every 2-3 days!!! As far as the parking situation reviews, when I moved in there was very very few cars in the parking garage. Now that VITA is more than 90% occupied, the parking HAS to be addressed. When you sign the contract, it states that you have to be registered with Reliant AND place their sticker where it can be readily seen. It also states that if you have a visitor, you HAVE to get a current guest pass and be in the windshield so it can be seen. Now even I have fell victim of this rule, and got towed, but when I referred back to my contract, I saw that I WAS IN VIOLATION. NO COMPLAINT HERE! The parking on even my higher floor is getting tight now that VITA is over 90% full, so I commend the leasing office for enforcing this. FOR those negative reviews that Complain About Noise, I have these words. I have been bedridden for 5 months out of this year, am retired, and actually LIVE in my unit ALL DAY. I have been here for almost two years and have gone through multiple tenants living above me, below me and beside me. I have NO COMPLAINTS about noise, except the rare instances where one tenant beside me was angry and slammed his exterior door! Living in a complex has noise folks! And for the negative dog long comment, when I moved in, I brought a 6 month old PUPPY dog who was rambunctious and not trained and I did the right thing... I took him outside for walks 3-4 times a day until he was trained, both potty and behavioural! That kept a lot of his energy at bay. After that, I kept my fetch games, and playing with him, UNTIL 7:30pm, and continue to do so. None of my neighbors have a complaint with me, because VITA IS INSULATED. NOW, For The People Who Complain About The Amenities here at VITA, I have two words, MOVE OUT (Even if it means breaking your contract!). VITA'S amenities are outstanding! The people who leave negative reviews about this are the SPOILT people who want to be known for "Let's meet on the roof!" like it's something to boost their ego WITHOUT PAYING the contractual fee of $700. There are, that I can think of off the top of my head, three places that have a barbeque, tables and ambiance to have a great family get together that are private, and FREE! ALL THE PEOPLE WITH BAD REVIEWS DIDNT READ THE CONTRACT! Before I go, I will let you know that this has been the most SAFEST, FRIENDLY, and BEST place for me to land. I have never lived alone, and when I arrived I was a complete mess. I just separated from my husband of 35 years, with 2 adult kids, who told me he is transgendered and was going to dress full time. I have lived here for two and a half years, the one greatest concern is crime. I have had my motorcycle stolen from this community TWICE since moving in. After the first theft, it was recovered horribly vandalized and i spent thousand restoring it, only to find it stolen yet again on July 4th. Another resident also had his motorcycle stolen. Vehicle break-ins are constant in the parking garage, package theft is also a constant issue. The entire outside area surrounding the community smells like dog urine due to the high volume of pet-owners. I do not recommend renting here, safety is a major concern and there is no credible security. Vita will boast having a secure building, but after two and half years living here, I can assure you, nothing they have done prevents criminal activity, and Vita's most common response to the problem is simply "crime is everywhere, that's not our problem" The 5 star reviews are mostly non-renters that visited and toured the property, not actual tenants. Avoid this area and avoid high-rise apartment communities, especially "luxury" apartments. read more

Since moving in the tenant above us has religiously made loud noises, banging on the walls, and has a dog that runs around like a horse. The noises constantly wake my roommate and I up. After complaining and showing evidence of the absurd noises, the front office LITERALLY didn't do a thing, but tells us that the tenants lease is up in the following 4-5 months... guess what... it's been 4-5 months and they are still here. This is a decent place to live in. Location wise it's ideal for me. Right off of intersection of highways, I can get to garden grove, Long Beach, Irvine, usually 15-30min. Not too busy in this area. Occasionally people sitting by the entrances to highways, but I've never felt that the area is unsafe. It is walking distance to the mall and several other plazas. It was so nice to be walking distance front then park and trail (they have tennis courts too). The trail nearby connects to another bigger park and extends for about 5miles. The aesthetics of the apartment complex is pleasing. All the fun/amenity areas all start with a letter "v" (vibe, vision, varsity, vigor etc). The rooftop is a very nice space to hang out, eat dinner. The community events are fun, creative (work outs, chocolate making, coffee/pastry mornings). The office is pretty responsive, but you have to do your part and read through instructions and rules, follow up on inquiries. When we first moved in, Isiah usually was who we talked to and he was charismatic and nice. The manager Erica is the person who usually would have answers to more complicated questions but people at the office usually are very nice and professional. You get 7 guest parking spots a month (required for guests parking inside overnight) , which was enough for me. It was really fun having friends over and using the amenities. Amenities: The gym is relatively small for a building of this size but it was never an issue for me, I found different things to do if the two treadmills were being used. There's a studio where you can cycle, outdoor area on the second floor where you can do yoga. Supposedly you can put on some group classes/cycle onto the tv in the studio but I never tried it. Amazing that they have a heated pool and two jacuzzi, unique features that attracted me, thought there were some maintenance issues with the jacuzzis throughout the winter time. They have a wonderful maintenance/cleaning staff that maintains the amenities area in great shape. The bike den is a pretty cool amenity. I bike/commute occasionally maybe 1-2x/week and they have a bike pump there (not the best/easier to handle but works fine) and a tune up station, water fill station, bike wash station. I haven't used it but there's also a pet washing station outdoors in the paseo (communal outdoors area between the vita and Avel). Overall I would choose to live here again if I had to rent a place in this area. Especially if you take into account of the quality of apartments nowadays I would say this place is a solid 4/5. I would continue my lease if it weren't for moving for my job. Yes a few things break here and there (like the parking garage gate), but so would any other building with so many people going in and out. It is a minor inconvenience that most people can deal with. A few things I was nitpicky about: Kitchen/bathroom: The stove top vent systems are lacking, often in the evenings you fill hear smoke alarms go off somewhere in this building. Tubs aren't well slanted towards the drain so you have some excess water pooling in the front corners of the tub, but really hasn't caused much issue with regular cleaning of the bathroom. I had to use a hair stopper because without it, it seems that the drain got clogged (within 2-3weeks). Trash: The trash room filled up pretty quick. Considering how many people live here (350+units) it seems that we generate a crazy amount of trash. I've seen them empty out the huge trash container on the ground floor (again wonderful maintenance staff). Some people tend to throw out their furniture on the curb when they move out. They have recycling Noise/demographics: I'm pretty sensitive to noise, so I use a white noise machine and ear plugs for neighbors noise, but it seems comparable to other apartments I've lived in over the past several years. The windows block out a lot of outdoor noise, like magic! There are students, families, retirees living here-good mix of people that you'll meet. I've seen younger people hold parties in the summer, with several incidences of intoxicated individuals but usually there's a security guard around on weekends, and in the evening to reinforce curfew. Parking: With the amount of people and units here, expect to drive up levels to find parking in the structure. I lived on the first floor and though I should be able to park on the second floor, there's no reserved parking and I'd have to drive up to 5th floor depending on what time I got home. Not really a big issue, takes an extra minute or two to get out of the parking structure. There's also street parking available all around. Usually you get one parking spot per bedroom/studio. Mail: haven't had much issue with Amazon packages. Though I would send important packages elsewhere because I've had a delivery sent to the wrong apartment complex once, really depends on how careful your delivery person is read more

The leasing team has always been very helpful, from the time we first viewed the units up until now as we continue to live here. TLDR: Don't live here. The guest parking is terrible here. If you have more than a few friends or a family that would like to come visit, I recommend living somewhere else. The residents often park in the guest parking even though it's prohibited and management/security does nothing about it. Additionally, the amenities are often broken. The jacuzzis have been non-functional for the last four months. Also, you can't have more than four guests with you in the amenities. They have cameras that monitor you and charge you several hundred dollars if you have more than 4 guests. It's honestly kind of creepy. They use the security system to control the residents more than to keep them safe. It's giving "Big Brother." Basically, the amenities are heavily advertised, often broken and highly regulated so you can't use them freely. read more

I've been a tenant in this building for over a year and most recently, I've had a horrible experience with the management team led by Erika. They towed residents vehicle yesterday afternoon with valid permits, items have been broken items in the community for several weeks (sauna, gym equipment, entrance gates for vehicles, etc.), and it just doesn't feel safe anymore. People have had their cars broken into even though it's behind two gates with a security guard at night. I do not recommend living here as this place has become unsafe read more

First off let me start off by saying the apt building is beautiful and well maintained. The Management is great and very responsive! One stands out above all! MIA was a HUGE help in move in to showing every inch of the place. As well as whenever there is/was an issue ( AC, Blinds, etc ) she made sure to get it situated as fast as possible. Been living here for more than a year and just renewed for another year. I wanted to like VITA, but the situation is very bad lately. Amenities - Hot tub have been broken for all of summer and 2 months into the new year. The brief time it was open, it broke again with a few weeks. Parking - Horrible. They require you to get a parking permit but people abuse it and let their guests park in the resident zones and they don't enforce it. Also residents park in the guest parking and make it hard for guests to park here. Multiple emails sent out to Leasing and no or limited action taken. Safety - There is something always happening here. People stealing Amazon packages, gates broken due to hit and run, cars getting broken into or damaged by reckless residents, movers backing up and crashing their trucks onto the potted plants area... The list goes on... Pets - VITA has gone downhill in maintaining the pet park. There's filth everywhere, bags of poop are piling up in the trash bins and overfilled with poop. On top of that, they do a poor job at refilling doggy trash bags. Maintenance workers are busy wasting water every single day cleaning the floors in the amenity areas to paint a rosy picture but the pet area is in serious disregards. I am looking to move out once my lease is over. read more

I recently moved back home to SoCal and Vita has been the best community to move into. All the community events have been SO RAD!

Update: We moved out at the end of our lease in March, sad to leave a pretty place but not sad to leave what was once a safe and welcoming environment. By the time we left, we had our packages stolen a couple of times, upstairs neighbors were so loud starting at 11pm (had to call security at 2am once because of screaming and crying like an abuse situation), woke up to dog POOP thrown from an above unit multiple times and management really didn't do anything. We didn't even get ANY of our deposit back. We actually had to pay them money. The early days were better since no one was above us and always plenty of parking. Now parking was getting super full and some instances of cars being broken into. I hope Vita improves because it is a nice property :( read more

I've been on the hunt for an apartment for quite some time but the places I've viewed haven't really had what I wanted and I haven't had warm welcomes. When I went to check out Vita, I was greeted by a gentleman named Noah who was so inviting and genuinely nice. He answered every single one of my questions and was never annoyed, I could tell he was eager to help me find the perfect home that fits my wants and needs. The walk-through was thorough and detailed, not once did I feel like he was just trying to sell it to me. The leasing office team was really sweet. they helped us through every part of moving. we bugged them so much (especially Noah) and came to see the apartment like 5 times before we rent it and they helped us and were very professional and nice. They respected that my husband has OCD about the apartment and they made sure everything was clean before we go. Noah, Sydney, and Isaiah were very very sweet and helpful. for the actual building, it's clean and always smells good. the gym is perfect, haven't tried the pool yet. the actual apartment is wonderful, everything is good quality and has little cute quirks. I'm very excited to be living here. the lease papers were very long but I didn't mind that, they gave me enough time to read and sign online. overall a great experience and my stress level is 70% less because of how comfortable the place is. read more

Be aware that the construction between floors is very thin. I have had the unfortunate experience of having a family with four young children live above me. I know exactly when they are there and when they are not because of the rumbling, running, screaming and slamming of doors that occurs every day until 10pm, which is when I assume the kids go to bed. I have politely asked these neighbors to be mindful of us living below them. The wife simply responded that "this is apartment living." Needless to say nothing has changed and I continue to where my large Bose headphones to bed at night. Bottom line, if you expect or want to have quiet enjoyment don't rent here. read more

Noah, Fabiola, Isaiah, and Sydney are the front and center of the leasing office. Super social and great customer service. The community is VERY clean as it was mentioned on tour having porters everyday of the week. This community stands out above all others within that proximity and all of Orange.
