I wish I can put zero star rating here. I've been living here for 2 years going on three. This place has the worst property management, ever since I've been living here, there has not been one permanent property manager to manage these apartments. If there is someone they are only temps. The office is always closed so there is no one to contact if you need something. Now let's just not talk about Janelle the most recent manager. She's trash and can't do her job properly. Also the maintenance guy never does anything and is just always walking around trying to snitch on residents. He has nothing better to do. Lately I'm having an issue with my rent submission since July 3 and still to this day no one knows what happened. I've been so stressed, frustrated and unhappy with my experience here. My husband, cat and I have been living here for about 2 years and are really pleased with this apartment complex. The community is gated and quiet, very well landscaped, and the prices are reasonable. The apartments are very spacious and spread apart so you shouldn't have too much issue with loud neighbors and there won't be anyone living above or below you. Every apartment also has a large gated patio and in-unit laundry which is nice. Lots of people have pets so you'll see lots of outdoor cats and people walking their dogs around the complex. Rent prices do increase a bit each year, but so far haven't seemed unreasonable or unexpectedly high. The current management is also really great. We have had nothing but positive experiences so far. Maintenance is also incredibly friendly and crazy quick to respond to any issues - usually within 24 hours. Unfortunately, the units are older and there aren't many amenities. This wasn't a concern for us but some people may prefer newer apartments with amenities. The community does have a pool and all units have laundry inside so no need to use a laundry room, but there is no gym, hot tub, lounge, or study space. The worst thing about this apartment is parking. Parking spaces are assigned (reserved) and the number you receive depends on the size of your unit. Unfortunately, guest parking is literally nonexistent. There are 2 guest spaces for the entire complex (52 units) and there are ALWAYS residents parked in them at all times. Additionally, it's situated behind another complex, and street parking isn't allowed so the nearest place to have people park is 3 blocks away. Overall we have really enjoyed living here. It's been a positive experience and we have no intention of moving out anytime soon. There are lots of long-term residents, which means the other residents who live here must be happy with it too! read more

Mango Tree has gone above and beyond to make my experience great. They have an amazing manager by the name of Kali and she is the real deal. It's very rare in todays time a manager of a well established chain of communities to go out of their way to help! I usually dont do reviews but i dont recommend living here. We had our car broken into and when we tried to report it to the manager to let her know what was going on she just tells you its probably something personal you have with with one of the neighbors! Like really!?! If its personal then the car a couple cars down wouldn't have had their car broken into either. Even if management cant do much about our car getting broken into, it thats not the way you respond to someone. You pay a lot and no cameras nor security and then you have management like this. I dont know if she is new but we have never had an issue when Brittney was under management. read more

I would definitely recommend living here. I have been living here with my husband and pets for almost 3 years now and we have had a very positive experience here. Pros: -Quiet, gated community -Beatiful landscaping, very green, lots of plants and trees -Garage parking for 1 car with storage, open parking for 2nd car -Small community (52 apts total I believe) -Friendly neighbors -Swimming pool -Laundry in unit -Pet friendly -Great floor plans (including 2 story options, where you have both, no upstairs neighbors) -Fast maintenance request responses -Large patio for an apartment Cons: -No gym -No hot tub -Poor guest parking -Expensive (but normal for the area) -Sometimes hard to get requests handled (depending on management - we went through a few mediocre managers, but are back to having a good one again - normal experience for apartment living) read more

Where to start? This place is just all around amazing! Why would you not want to live in a community where everyone doesn't speak to simply say Hello or Good Morning. Enjoy the breathtaking views inside and outside of your home. Each apartments comes with a conveniently located parking space or two as well as a oversized patio great for a small family BBQ and or nice storage. In the summer time enjoy a large pool not filled with misbehaved children as to all of our neighbors seem to care to keep noise down and the property clean. The features don't stop there I definitely recommend taking a tour with Erika if there are any available units I can assure you that you'll be pleased and will scratch every other community off of your list. Been living here for 6 months. Love the quiet complex. All the neighbors ive met are nice and my grandkids love all the dogs around the complex. Love not having someone above or below me as in past apartment experiences. Nice to have a pretty big backyard, only issue is the bark from the next door neighbors tree is a nuisance. Parking for visitors is a real hassle and management shares time with other properties are a couple downside items. All in all I really like living here! read more

I was a resident here for almost two years. I am giving 5 stars because now I realize how good they were to me. I ran into some issues that had nothing to do with the management. My first unit had water damage, it happens. They took it very serious and once they realized it with their specialist, they immediately said they will put me in hotel and pay for food. I was angry but it's because I had no experience in this. They gave me a new unit and moved all my stuff for free. The place is quiet, relaxing, you can have a BBQ in your backyard and bottom line, this place cares. Well that brings me to today. I moved June 25th and entered what's supposed to be "Luxury Living" at a place I don't want to mention due to risk of this being deleted. It's one of those 4 story townhomes. Well, many problems have happened. There is a 1" gap in the front door and my house is infested with bugs and my 3 year old got attacked all over his body. I took him to the doctors etc and they didn't care at all. Also my AC is broken, cold air doesn't come out on third floor. Several other problems and the community hasn't done a thing. They sent out pest control last Friday and it seems like it made matters worse. I complained again four times already asking for help and they offered me to break my lease and move out, no hotel etc. All I am saying is I learned a lot and just have some bad luck with renting. Once I moved into the new unit at Mango all was well into my new move. Now it's been a nightmare at what's SUPPOSED to be the finest living in OC. The complex knows where I moved and I give them full permission to broadcast to others what complex it is to prevent them from going through what I am going through. I never felt this way at Mango with the situations that occurred because they handled ALL OF IT ASAP!!!! Here I am in a bug infested house, triple digit heat, and broken AC. No offer for hotel even though California Civil Code 1941.1 says this is illegal through the Implied Warrant of Habitability In California. I am fighting this in hopes to get a resolution and hopefully be put up in hotels tomorrow morning, but the way this is going it's a bunch of BS. I miss Mango and anyone moving in can feel safe, knowing the community will take care of them. Things can't always be perfect, but I believe resident care can. Mango got that right. Very poor management/tenant relationships. Tenants cannot let children sidewalk chalk their own front porches without being threatened with being evicted. Management not in office regularly and does not strive to maintain healthy and positive relations with tenants. Sad to see this place go down so quickly. Heather was the manager in the beginning of the year and after she left the occupancy went down and displeasure among tenants only increased. Many families that have been there for several years have come to hard times and they are evicted when they cannot pay by the 17th even when one begged this very month to please let them just pay by the 25th. Sure it might be legal however it just goes to show you these people will NOT work with you unless you have buddied up with Lace the new manager. Also if you ask for help with securing payment arrangements with Lace she just tells you she called "her manager" and will let you know when she gets a call back and then tells you the day after the date of when the last day to pay was that they will no longer work with you because you didn't pay by when you should have. Games! Sad to say this place is best to skip on your quest for a home. Unless you are single and childless - then then maybe the office girls will like you. read more

I love living here! Beautiful grounds, friendly and quiet neighbors, gated community, and a pool! They have just the right amount of space for my wife and I. It's also nice to have a good management and handyman team. Anything that ever needs fixing is always handled right away! We have only been living here for about a year and so far it has been great! We moved in during the transition of management and still currently with different management. Even thought the girls are probably all over the place they still do a great job. Thank you Erika, Eileen, and Danny who is available to us everyday. Great neighbors. Super quiet and friendly. Unfortunately THE WORST management team we've ever experienced. Truly dont care about the tenants what so ever. We were told many things (apparently just to get us to sign a lease) they were NOT upheld. No integrity. They are also managed by: Mariman & Company... if you can avoid them, I would!!! The same 2 office managers work at another location in Orange. AVOID! Hopefully this will help other yelpers before leasing here... we were told we had term 8, 10 or 13 month options for our lease and we could just choose one 'today' and had 3 days to adjust it if need be... well, they took my call THE NEXT DAY and still didnt honor our change. We were told 'that lease term is no longer available' that's the first thing they didnt hold to. We were told if there 'were any problems, let them know'. We had a few things that were overlooked by them, missing a silverware basket in the dishwasher (VERY minor stuff), then there was a much bigger problem... the dryer didnt dry clothes! It took us 3x running one load of wash to get it dry. This problem was met with very disillusioned "solutions" asking if we 'checked the lint trap' and sending us the 'dryer manual' to make sure we chose the right setting (OMGosh!) going into the attic several times to check the vent. A total waste of time and OUR money (you pay a premium for all electric apts ie broken dryer)... a few months later and several hundred dollars wasted, they had their 'professional come out (2x) and he replaced a couple parts. Thanks, now it works... and I am still using the same setting as before. Our heater still doesnt work... yeah, even though it takes a mere -2 hours solid- of running it in order for the temp to increase, that's all that the law requires so WE HAD TO PAY for that technician's visit. Thanks for that... he agreed when you feel the air coming out of the vent, it's COLD. Maybe a degree warmer than the outside air, but COLD nonetheless. No solution, they just dont care. Our newest disappointment at this establishment, is my good friend moving in here. She told them (by way of writing my name on paperwork as a 'referral') that I referred her here... do you think they honored the 'referral bonus' program for us NO!! This place would be a fine place to rent if it were for the management lacking in honor, common courtesy and integrity. Heck, I'd settle for just one of those character qualities. Too bad, from here on out they've left a nasty taste in my mouth and I'll NEVER refer anyone and will make sure to SHARE the unsatisfactory attention to the matters of the tenants that live here... so sad to say that they hook you and get their reward, then dump you like you're not paying a premium in rent. read more
