I had a building inspection for a 5-unit apartment building yesterday, and Steven Moody was our…read moreinspector. He was extremely professional, thorough, and responsible. Nowadays, many inspectors rely on drones to inspect roofs and rooftop HVAC units, which can sometimes make it difficult to feel confident that everything has been properly checked. Steven, however, personally climbed up to the two-story roof and carefully inspected every corner. His attention to detail and dedication were truly impressive. He also speaks multiple languages, including Mandarin, which made me feel especially comfortable and welcomed. It was such a warm and wonderful experience! If I purchase any property in the future, Steven will definitely be my first choice for an inspector. I highly recommend him to anyone looking for a professional, trustworthy, and dedicated inspector. Thank you, Steven, for your outstanding service!

I hired Elite Group for a pre-purchase home inspection and unfortunately was very disappointed with…read moreboth the inspection and how my concerns were handled afterward. Shortly after moving into the home, I discovered several issues that were not identified in the inspection report, including a dishwasher door that drops open without proper resistance and a noticeably sloped kitchen countertop that causes water to run off the counter and onto the floor. I contacted Elite Group, provided photos, videos, and the seller's disclosures, and gave them an opportunity to review my concerns. Their response was essentially that the dishwasher appeared to operate normally during the inspection and that evaluating a countertop for slope is outside the scope of their inspection. They ultimately denied my claim and declined even a partial or goodwill refund of the inspection fee. I understand that a home inspection cannot uncover every hidden defect or predict future failures. However, these concerns were particularly disappointing because they involve readily accessible areas and components. In the case of the dishwasher, the company confirmed that the inspector actually opened and operated it during the inspection, yet the door issue was not identified. What disappointed me most is that I paid for a professional inspection specifically to help identify potential issues before closing, when I still had an opportunity to negotiate repairs or credits with the seller. Discovering these problems only after taking possession meant that opportunity was gone. Based on my experience, I did not feel that the inspection provided the level of thoroughness or peace of mind I expected from a professional pre-purchase inspection. I also found the company's resolution disappointing, as they ultimately relied on the limitations of the inspection to deny responsibility and offered no refund or goodwill accommodation. I would recommend that future buyers carefully understand exactly what is and is not included in the inspection and independently test important appliances and other functional items before removing contingencies or closing.

I thought everything went well but some costly issues were discovered right after closing. I believe these issues should have been discovered in the inspection. 1. The upstairs bathtub was not filled and tested. After the first shower, water was leaking into the downstairs ceiling. 2. The washer and upstairs bathroom drains were not inspected and water was leaking out of the sewer pipe under the house. John sent a robot under the house but didn't run the water while it was there and he didn't physically go under the house so the leak was missed. 3. The dryer vent was never tested. It was completely clogged and blocked which is one one the leading causes of household fires. My agent contacted the owner who was completely unhelpful and unsympathetic to our complaints.

The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!
