My agent set up our inspection with Green Valley. John arrived on time for the inspection and was…read morevery pleasant. I thought everything went well but some costly issues were discovered right after closing. I believe these issues should have been discovered in the inspection. 1. The upstairs bathtub was not filled and tested. After the first shower, water was leaking into the downstairs ceiling. 2. The washer and upstairs bathroom drains were not inspected and water was leaking out of the sewer pipe under the house. John sent a robot under the house but didn't run the water while it was there and he didn't physically go under the house so the leak was missed. 3. The dryer vent was never tested. It was completely clogged and blocked which is one one the leading causes of household fires. My agent contacted the owner who was completely unhelpful and unsympathetic to our complaints.

He completed a sewer scan to make sure there was no roots or backup issues in the sewage pipes. As many of you know I'm an insurance agent. I recently helped a client with home insurance policy for a home they just closed escrow on. The day they moved in they noticed a water back up. Come to find out the inspector never offered them an inspection of the sewage line. Once they moved in they found out roots were growing under the house in the pipes which is causing the water backup. She told me it would cost $4500+ for someone to come out to fix the issue. I thought to myself I'm so glad Julian at Area Inspections took the time to be thorough and offered the additional service. It's worth paying $150 more for a sewer scan vs the $4500 additional this couple now has to pay right when they moved into their new home .
