I wanted to take a…read moremoment to post an update to shine a light on the exemplary property manager, Craig Perry, who oversees this building with kindness and empathy - all within the parameters of the utmost professionalism. Craig runs a tight ship in the best way. He GENUINELY cares about residents' concerns and wastes no time in addressing them and arriving at a solution. As I mentioned in my previous review, I've lived in several rental communities in downtown Chicago - and have worked with a few outstanding property managers, but Craig is head and shoulders above the rest, which is an absolute necessity for a positive living experience. Hands down. Special shout out to Steve Sink (Dir of Leasing) for always taking the time to catch up when we cross paths - another kind human, and consummate professional. And, finally, to the incredible door staff - looking at you, in particular, Mike and Senait, the weekday morning crew; and to the maintenance team - always smiling and friendly, and at the ready to help. I realize this update is primarily about the day-to-day operations team at Aqua, rather than the building itself, which I've already addressed below. I just feel that in a sea of pretty similar rental options downtown, it's the people you interact with on a regular basis who truly make your living experience enjoyable. And this team led by Craig, well, I've yet to experience its equal.
We chose this building in part because of the advertised amenities, but our experience with them…read morehas been consistently disappointing, as has the level of responsiveness from the management office. * Sauna: To our knowledge, the sauna has been out of service since we moved in. It was working when we toured, but we have not seen it operational at any point since becoming residents. * Hot tub cleanliness: On February 28, 2026, when we turned on the hot tub jets, a grimy black film resembling dirt began accumulating in the water. I took photos that night (see attached). This raised serious concerns about maintenance and cleanliness. * Swimming lessons representation and lack of response: During our tour in November 2025, a leasing staff member told us that free swimming lessons were offered to renters, and we confirmed this multiple times because it mattered to us. After moving in, an onsite swimming instructor told us that, to his understanding, there are no free lessons. When we mentioned we had been told the lessons were free and asked whether he had heard similar questions from other residents, he told us yes. We emailed management on February 19, 2026 asking how to enroll or to clarify whether free lessons are offered, and as of March 1, 2026, we have not received any response. In other replies to reviews that complained about amenities, the rental office has said the hotel manages the amenities. But these amenities are still advertised as part of the residential experience, and from a resident perspective the distinction doesn't change the outcome--we relied on what was represented when deciding where to live. If these issues are resolved or clarified, I will update this review. For now, prospective residents should independently verify the current status and availability of any amenities that are important to them.

We'd like to shout out "Hector", one of the Maintenance staff. He went above and beyond the call of duty to fix the circuit breaker and A/Cin our unit yesterday. He is poised, professional and very helpful! We prefer to have Hector to do all of our Maintenance needs instead of other Team Members. Amli 808 recently recruited a new female Maintenance staff, who lack customer service & poised not to mention arrogant. It is so unfortunate that Mitch (another Maintenance staff) left and no longer works for the Amli Family. Amli Management should have a poised, professional and a 5 Star attitude staff. This is my first time living in a "professionally" managed building. From my experience here, I…read morewould never pay for something like this again. My fiance and I have had issues since day 1. To name a few: -The Resident lounge is actually an employee lounge throughout the day as that is the only space the employees have to go to. -The grills have been broken since day 1. You have to bring down your own lighter, pick up the metal grates with your hands, and then light it to actually get it to work. -Once snow started in Chicago, the management team would not have the snow removed from common spaces making the grills, etc. inaccessible. -The key FOBs don't actually give you access to anything. I don't even know why they give them to all the residents when they don't work to get you into any of the common spaces. -They will randomly do renovations on a floor without providing any of the surrounding apartments a notice. This is very frustrating especially during a GLOBAL PANDEMIC when everyone is working from home. When you speak to the management team about these issues, they make you feel like you are the only one with problems and that everything is great about the building. That is not true as I have spoken to several residents who are frustrated with all the same issues. This experience has made me think twice about paying to live in a managed high rise building.

Highly recommended!

If you are considering living here, read this first…read more I was charged $300 for two blinds upon move-out, described as "custom-made" and damaged beyond normal wear and tear. I have attached the photos they provided as "evidence". You can judge for yourself whether this justifies full replacement. Over multiple email exchanges, management could not describe the specific damage in writing, could not provide documentation proving the blinds were custom, and when I requested an invoice, admitted they did not have one, meaning I was charged before the replacement was even completed or documented. Draw your own conclusions about how this management company operates. And if you really have to live here, document everything before you move out, photograph every inch of your unit, and know your rights under the Chicago RLTO before signing anything here. p/s: What makes this worse is that none of this came after any prior notice or conversation. Their very first communication after my move-out immediately threatened collections and credit bureau reporting if I did not pay within 30 days. Whether this is intentional or simply a failure in their notification system, I don't know. Either way, tenants are blindsided with a payment deadline and a collections threat before they even know a balance exists.

We were not in the market to buy so he helped us sift through all the 1 bedroom rentals available in River North. And even dedicated his weekends to accommodate our schedules for tours. He was fast at sending us options, focused in on what was important for us to have in a future home, helped call out some of the BS that leasing agents would say to us during tours, and made sure we got a good deal on our apartment in the end. The individuals in the building are kind and always greet you when you run into them. You're in prime location, with being just a few minutes from both West Loop, River North, and South Loop. Further, Martha and her team are extremely responsive. They often decorate the building for various holidays and sometimes host building get togethers on the rooftop. Warning: South-facing units are a sauna and management isn't transparent…read more We were specifically told we'd have independent temperature control -- our #1 priority when signing -- but management quietly shut off the building A/C for the season without notifying tenants. Even with outside temps in the 30s & 40s and windows open, our south-facing apartment reached 82°F during the day and stayed at 76°F overnight. When we requested an early lease termination due to a medical condition that makes me sensitive to heat, management refused, falsely stating that allowing it would be discrimination against other tenants. They also refused any cost assistance to transfer units, despite the high cost and effort of having to move again. Even with a portable A/C and windows open, the temperature never drops below 74°F and still climbs to 80°F daily. It's made working from home impossible and sleeping uncomfortable. If temperature control or transparency matters to you, think twice before signing here -- particularly for south-facing units.

Great location, beautiful apartments, and excellent management…read more Pros: -Huge units in great condition -There is very little street noise despite being right on a busy intersection -The Target downstairs is extremely convenient, and public transit and lots of great restaurants are an easy walk (even in the winter) -Management is very responsive and communicates well. I lived here during the common area renovations and always received several days notice from Michele when there would be a brief water shutdown or the like. Any emails received a same day (usually same hour) response. -Extremely fair move out inspection. Not one of those places that tries to nickel and dime you on your way out. Cons: -Doors are thin and don't block noise from the hallways very well (sound coming through the walls was never an issue though!) Lived here from Sep 2019- Sep 2020. Only moved out because I left Chicago.

We emailed them that we had gotten a dog and the next year, when we went to resign, they asked if we had a dog, before trying to charge us for the previous year. TL;DR - The building and unit were nice (now, a bit pricy). Management was a joke. Also, careful about online rent pay. You have to pay like $50 extra. Some sort of "transaction fee." Classy.

The Pros: the building has a great location, most units offer fantastic views of the lake. It is directly across the street from the lake front and walking trails. The building has a three floor FFC, deli, and on-site dry cleaning. It is fully staffed with friendly door people, management, and maintenance. The cons: it is clear the staff hates move ins / move outs and will treat movers like second class citizens. They don't respect the time blocks for moves and might start your move late or end it early (adding stress to moving day). The buildings forced air system also pushes smells of marijuana into your unit if neighbors smoke. There is a planned 20+ story tower to be constructed in front which may block views and add noise / dirt through construction. I would move back to the building but only on a high floor and in a unit that had been recently renovated.

Luckily for me, they had a place in the heart of downtown, conveniently located in the loop. Since my new office is near the Willis Tower, this location meant I was able to stay at this particular property and get to/from the office in minutes by train. I can't say enough about the location. With countless shopping and dining options, a person would be hard pressed to find a more ideal setting for a stay in Chicago. But the other convenience about the location meant that I could get off my plane at O'Hare, take a short walk onto the blue line downtown and get dropped off nearly at the door of this property for only a couple of dollars (compare that to a cab ride - in traffic no less). The property itself is upscale. The lobby when you walk in looks more like a W Hotel than a residence. This building houses a fitness center, a business center and a movie theatre. It also has a rooftop patio area with a hot tub. Once to your floor, you get a vibe/feel of old Chicago. Walking into this unit, the first thing you notice are the floors and the open space. Now before you start imagining 5000 square feet of living space, remember you are in one of the top 3 cities in the US for population and you are right downtown. So if you're experienced with the size of hotels and living units in these kinds of environments, you have a better understanding of what I mean by expansive and open space without setting the wrong expectation. The unit is comfortable, well decorated and equipped with well thought out details like toiletries, washer/dryer inside the unit, ironing board and iron, and plenty of dish-ware. For those that like to cook "in", there is plenty of room for this and for those that like to either order in or go out, there are more options than you can imagine. The logistics of working with Chicago Temp Homes couldn't be easier. Everything is ready for you upon your arrival and clear details on how to use the unit's ultra high speed internet. Any questions you may have, are fielded right away. Although I haven't experienced any issues with any of their properties, I suspect that since their response time for questions is within minutes, their response time to any potential issues would be the same. In the end, I have learned that you only get so much from the traditional "hotel route". Staying at a residence is second only to being able to stay back at home with the family. The comfort and character you get from doing this is difficult to get in a more commercial and "sterile" hotel type of environment. I would continue to recommend Chicago Temp Homes for their attention to detail, their genuine interest in your business and their selection of fine properties.

I have lived in a 1 bedroom on the 9th floor of the South tower for about a year and I would…read morerecommend this building to anyone who will be new to the area or a single female. I felt very safe in this building. UNIT: My 1 bedroom unit is very large compared to what I have seen in other high rises and I've been very happy living there. I could fit an armoir and a treadmill in my bedroom. I had large furniture, a dining room table, and a large TV in the dining/living area, comfortably. The building was builg in the 60's; some units are rehabbed others are not. My unit was not rehabbed but I liked the vintage kitchen with aluminum cabinets and tile counter. I do a lot of cooking and it suited me well. The bathroom looks like a hotel bathroom. I updated the light fixture while I was there and it made a world of difference for $35.00. BUILDING: The view from the roof top is very cool during the day and at night. You can see Belmont Harbor, Wrigley Field and a decent view of downtown considering it's about 4 miles North. You can lay out up there or have a cocktail (in a plastic cup of course). This building has dry cleaning, a receiving room, a party room, cheap valet parking, a workout room (in which they recently put individual TVs with headphone docks on all of the equipment), 24-hour doorman, and convenience store. The laundry room (which never presented any problems for me in being overcrowded) is on the top floor along with extra storage lockers. NEARBY: There is a Jewel two blocks away and a Whole Foods about two more. Cool restaurants and bars are in easy walking distance, which is awesome in the summer. If you like to run or bike you have super easy access to the Lake Shore path at Roscoe or Irving Park. A bunch of express busses stop right outside the front door if you commute to the loop. The redline is about five or six blocks away, an easy walk. Wrigley and Wrigleyville bars are about a block further. The staff has always been friendly and helpful. All in all, no real complaints about this place. I will miss it but needed to move downtown to be close to work.

The residents here a good mix of everyone from yuppies to seniors and most everyone is friendly with a few remarkably friendly residents you will undoubtedly run into if you ever live here. Also, the door and maintenance staff are very friendly and seem happy to help. All-in-all its a nice place, but I am looking forward to moving out and into our new walk up in a week...
