Wanaque Reserve Condo Assoc

Wanaque Reserve Condo Assoc

We have lived at the Wanaque Reserve pretty much since it opened…read more Some aspects of living here are idyllic, the grounds beautiful. There are also numerous activities organized by numerous volunteers. Unfortunately, the Reserve is now 19 years old, and issues are propping up. Roofs are aging, as are the older buildings. Recently one unit was completely flooded as a result of utter neglect by the resident who didnt prepare the apartment for a long absence. Repairs were done. Additional issues are perking up in the older buildings. Sadly, management tries to avoid dealing with the issues. As a resident, I find myself in this situation, and it has reached a high level of frustration and anger. To be fair, the managements was at first helpful, they have now told me to get lost or hire my own engineer to go on the roof, look for a leak. The Reserve has indeed reached a critical financial level, where a large endowment was spent too quickly on all 10 buildings, even though the original plan was to remodel 2 buildings at a time. The HOA fees have gone through the roof, forcing some residents to move. Additionally, Wanaque Property taxes are very high compared to other states. If you decide to move here, you'll have to pay a 6 months deposit, and perhaps deal with issues in the building. you will probably need to make numerous changes in your unit, replacing equipment, such as water heaters and AC's. It is not decrepit, but it certainly is aging fast. Be aware of it when you come to shop. I have decided to stay in place, not as content and happy as I used to be

Red-Tail Home Inspection

Red-Tail Home Inspection

Jim H. @ Red Tail Inspection did a very thorough and detailed inspection of my current home before…read moreI purchased it. He is extremely knowledgeable about code, construction, permits and all things relating to homes + building structures. He provided my husband and I with an inspection report that was 78 pages long!!! He was honest, effective and did not leave one stone unturned. He also recommended a chimney specialist for our chimney that had a tree growing out of it (prior to purchase). Due to his detailed report, we were able to address many issues with the former owner prior to the final purchase of our current home. Jim is amazing. Kind, smart, funny and so honest. I can't think Jim enough for making us feel confident that the home we purchased was worth buying!

My husband and I cannot say enough good things about James Hartigan from Red-Tail Home Inspection…read more He was very easy to work with and thankfully was readily available which helped us meet our deadline. The great benefit to working with him aside from the inspection is that he has contracting knowledge and so he was able to give us feedback on contracting needs. He is also very thorough and so he takes his time inspecting the home and has the capability to explain things in a way that was very easy for us first time home buyers to understand. We asked if he could answer questions for us as he went along, which he thankfully accommodated. He demonstrates a strong sense of duty, transparency and respect for his craft. We would highly recommend him to anyone needing a home inspector.

The scariest thing about buying a house is getting started. It's extremely overwhelming- never mind…read morewith higher than usual rates and very little inventory! After reaching out to countless real estate agents and relators in my area and never receiving responses, I was driving to work when I saw a sign outside a house that caught my attention. The minute I got to work, I googled the name and saw reviews for Barbara and how wonderful she was to work with new home buyers. I sent a quick (overly-detailed) email and I received an email back in no less than 1 hour from Barbara where we were then scheduled for a phone call later that evening. After a brief phone call that night, I was beyond thrilled to have her on our team. She was patient, answered all my questions and really got to know myself and husband as people and a couple which was great. She talked us briefly through the process and what to expect while being very honest, but never once making us feel out of our league. One thing I have learned is your real estate agent needs to be one of your best friends when you're going through this process. We spent countless weekends out and about. Almost every Saturday and Sunday and sometimes week days, depending on the listing. I swear, Barbara worked all hours as if we were her only client with over a million dollar budget (which is not the case!). Every question (no matter how many times asked) was always answered. She was available via text, phone or email anytime of day. And if she didn't hear from me- she would follow up just to check-in. Whether it was a house 5 minutes away, or 1.5 hours, she was on it. It was so easy and effortless to be with Barbara everyday and communicate as she's so relatable. I genuinely looked forward to her phone calls and emails everyday as I always got a good laugh! We always joked around and I never felt like I was bothering her, or creating more work. You completely forget you're a client when you team up with Barbara. She put so much of my anxiety about this process at ease and made a lot of what should be stressful and chaotic- enjoyable. Even in this market! She always kept our hopes up when we would feel down and reminded us that the house would find us. And here we are! We began looking in March of 2023, and our offer was just accepted on a house about a week ago, and all thanks to Barbara. In fact, this house we're in the process of purchasing wouldn't have even been on our radar without Barbara! Not only does she work hard to make your terms and conditions stand out above the others, but she worked with our lender directly in regards to offers as well, making us feel like we had the best team out there. She knows her stuff, knows her recommendations and works diligently. We're not done yet; but I've been so impressed by Barbara's expertise, relatable manner and non-stop work ethic for us that I couldn't help but pop in and leave a note of my experience even before closing- in case anyone else out there is currently looking with the same anxiety or nervousness I originally was. As we speak, I know she's making calls for reports and information on this future house for us while I get to take a breath and just enjoy the excitement of buying our first home! I'll update once we're all finished, but for anyone out there looking- look no further. Thank you Barbara (& Larry)!
