I was told by three different people the same thing that it had nothing to do with my credit score and then when they sent the letter all of a sudden it was that my credit score was not high enough. The owner and PauLa were so extremely nice. unfortunately, when I was younger, I did get in trouble. Nothing crazy but I do have something on my backgrounds and I was nothing but honest with them up from the beginning it was years ago. My father literally sent over banking information that had well over millions of dollars in it. I asked to speak to the owner or whoever makes the decisions directly, and I was completely ignored by Annette. she claims I've only been here for a year if after a year you don't know the rules then maybe you shouldn't be there as I worked with her going forward. She was not very friendly. Annette's was completely unacceptable.. I do definitely feel I was discriminated because of my past history, which isn't an effective anything people make mistakes? Our Neighbors are so kind and friendly and management and staff are kind, knowledgeable, and helpful in any way they can with any maintenance issues being addressed immediately. There are so many new and up and coming properties in Bergen County that give you more bang for your buck. They have moved people in with ongoing construction. Many residents complain about their apartment having leaks. None of the appliances work. There is not one "luxury" detail here. Cars have been stolen in the covered parking areas. Residents do not clean up after their dogs. Residents have complained to me that they hear gun shots from the shooting range that is on the property. The building has no number out front so packages are constantly lost. Management send messages on the butterfly app that make you feel like you are residing in a dorm. Constantly telling you they will enter your apartment. Fire alarm goes off daily. Elevator makes this loud screeching sound when ever used. Cops always on property due to residents fighting mind you this property opened Dec 2022. No cameras to see who stole vehicles. Cameras are in front of the building and in common areas (mostly used to stalk residents) No trash cans on property. Peter is rude and mike sends messages with Mike the owner when making threats after you complain. Management question visits if they are on the lease or ask who they are visiting (This is not converge service the building has none). $3200 for a 2 bed 2ba to hear drilling Monday - Saturday from 6a - 6p 6 days a week. Construction workers park any and everywhere. No amenities are available yet. They promised us March 2023. Pool might hold 10 people comfortably when it is finished with construction. Grill area does not exist. "dog walk" is a sh!t show literally no one cleans after their dog. Management wants you to put in work order through them via email instead of maintenance or portal. Save your time and money. Can't wait until my lease is up. They also accept low income housing / Section 8 here. They recently got rid of house keeping so now the maintenance woman has to clean the entire building on top of completing repairs. (They work her like a dog) She does building 300 along with 301 & 400. You will see "Mike the Owner" lurking from the new leasing office in building 300 just watching residents. I will continue to update as time goes on. Hoping other residents write reviews to EXPOSE the BS. I'm almost certain they will have a class action lawsuit for FRAUD!!! Oh and "Mike the Owner" is a lawyer who believes he is above the law perfect fit for a SLUM LORD!!!

Do your homework and talk to current residents before signing a lease here…read more When we moved into this building, it was beautiful, well-maintained, and well-managed by Urby. Since management changed to Bozzuto, our experience has been dramatically different. Before signing a lease, prospective tenants should speak directly with current residents rather than relying solely on what they are told during the leasing process. In our experience, communication from management becomes extremely difficult once you are a resident. Phone calls and emails frequently go unanswered, and unlike the previous management company, whose office was accessible to residents, the management office is now generally kept locked. One of the biggest changes was the elimination of the front-desk concierge, which had been staffed from approximately 7 a.m. to 11 p.m. The concierge received packages, greeted visitors, and provided an important level of security. The current package-room system has been extremely frustrating. We have had numerous packages go missing or appear days or even weeks later. When residents ask management for help locating missing packages, there seems to be little or no follow-up. Grocery deliveries have even been left outside at the curb. Security has also become a concern. Without the concierge, we regularly see people we do not recognize in the elevators and stairwells. Residents have also dealt with serious maintenance and cleanliness concerns. There have been widespread complaints among residents about roaches, as well as reports of rodents and droppings in common areas. The trash and recycling rooms on each floor can feel like one large open garbage can, and residents have reported seeing roaches crawling on the floors of these rooms. Yet when residents have raised pest concerns, they have often been told that the problem is isolated to their individual apartment rather than seeing the issue proactively addressed building-wide. Other issues residents have experienced include leaking or malfunctioning air-conditioning units, residents going extended periods during the summer without functioning A/C, flooding in the parking garage during heavy rain, staining on vehicles parked in the garage, poorly maintained common areas, and outdoor rooftop furniture with what appears to be black mold. The recently renovated hallways were fitted with off-white carpeting that became noticeably stained almost immediately, and there have also been problems with pet urine and odors in elevators and hallways. Residents pay a monthly amenity fee, yet the rooftop and rooftop lounge are sometimes unavailable because they are reserved for Bozzuto's corporate events. There have also been complaints about substantial move-out charges for relatively minor wear. One other thing prospective residents should keep in mind when looking at this building's Google rating: management actively solicits Google reviews from residents. Given the level of frustration we have heard from many current residents, I strongly recommend speaking directly with people who actually live here rather than relying solely on online ratings and reviews. What makes all of this especially frustrating is the lack of communication and follow-through. Problems are too often minimized, dismissed, or left unresolved. This was once a beautiful, well-maintained building with accessible management and a strong emphasis on resident service. Our experience under the current management has been a major decline from what the building once was. Before signing a lease, talk to the people who actually live here.

If you have any guests over or even watch a movie with decent volume, the walls are constructed so bad you can hear the people living around you. I had to put up with the sound of a vacuum machine going off at like 11PM every other night. 3. The people working here just don't understand what maintenance means. I pay hundreds a month that goes towards maintenance fees and when my sink breaks, they literally take DAYS to come check it out. Even if you put it in as an emergency, they still take forever. 4. The creaky floors! They drove me nuts for WEEKS! I had carpet installed to dull the noise but that only does so much. So overall, other than being located in a semi okay spot in Wayne, I would not suggest living here.
