I think you have to take every bad review with a grain of salt, but I think this place is a great value for the price. The office staff is wonderful and very helpful. I've never had an issue with them. They're both very kind and honest; which is a rare quality in NJ. The maintenance crew is also very helpful, I've had one issue so far and it was fixed a few days later. They came in, fixed it, and left. I'm not sure the community is great for kids (ages 5+) but there are quite a few kids here. Which is nice, I like opening the windows in the summer and hearing kids play. There's a real sense of community here - although I will say it stops at Kinnelon Heights. I've seen them yell at kids a few times (which is kind of funny, because of course that little kid isn't going to fully understand and see it as a challenge, then accept that challenge! ) read more

I have lived here for almost 3 years and now reading all the maintience failure requests on here it is starting to add up. I have no had screens on any of my windows since I've moved in. I have 2 small children, one on oxygen and I've been voicing this concern and keep getting told "they dont make that size screen anymore".... which in result you'd think by now (3 years later) they would find a new window/screen company. My preception is they don't want to spend the extra money to get updated appliances. It is now the third summer without screens on my windows, so we cannot enjoy fresh air ever because there is constant bees/moquitoes/ any outside bugs. I understand we are in a woodsy area but then maintence needs to do better making sure we are safe and our children are safe in our apartments! About a year ago they brought me a USED refridgerator because my brand new one that the provided was over freezing, so instead of getting me a new one they gave me an old used one. I had to clean it myself and it has still not been replaced. But aisde from even that.... we've had a new issue arise where the HVAC in one of the closets was leaking so bad it we the entire closet carpet and they had to rip it up. 3 days ago, they came with a large fan and left it here for about 9 hours (Which of course we pay for electricity, so i had to call myself for them to come pick up the fan) they then put a bucket under to catch all the dripping water. NOBODy has came back since. I've had to emtpy this giant bucket of water myself for the last 2 days. Called yesterday, and again today and still nobody came. The maintince looks like its been out of control for over 10+ years, and I really do enjoy living here, so I hope they can be more on top of maintence requests and being considerate of the tenants and children. read more

Let me start by saying that this place is actually one of the nicer and newer rental apartment communities to live in. That's the ONLY good thing that can be said about it. They have 2 bedroom apartments which have 2 full baths and central air and forced hot air with washer/dryer inside the units but don't include utilities such as water, gas or electricity. I've been living here since April 2014 and my rent was $1745/mo until i renewed my lease in 4/2015 when they raised my rent to $1765 and then when I renewed my rent this year in 4/2016 they increased it to $1805. So they basically raised my rent by $60/mo and yet whenever there were maintenance related issues, they either did nothing or took their sweet time to fix them. Not to mention my wife and I have been searching to purchase a home and asked the property to go month to month so they charged us half of what our new rent payment would be going forward ($902.50) in our case and again - when it comes to maintenance they do little to nothing! It's absurd how the property management treats their tenants. This is typical for apartment communities owned by Garden Communities as we lived at Knoll Gardens in Lake Hiawatha (Parsippany Troy-Hills), NJ prior to this place, though they actually included water and we just paid for gas and electricity and were a lot better with maintenance than Kinnelon ridge. Now the property maintenance/management staff is almost completely useless. There's a few names to mention here: Amal (office manager), Anne (Kinnelon ridge property manager), the "superintendent", Dan greenzweig (who's a complete douchebag with absolutely no respect for tenants and acts like he owns the property or something), and Joseph Frish (Garden Communities' manager) who's a toolbag with no concern for tenants' issues. Amal almost always has condescending comment for issues I've had. To name a few, I had Yellowjacket bees (or wasps?) in my son's room last summer when he was only around 8 months old and she thought it was "hard to believe" and when I told her I caught a couple of them, her response was oh well we have bees on our apartment too, it's normal to have them". Are you friggin kidding me?! I told her that if my son ever gets stung by one, there will be a serious lawsuit on their hands. So finally after a week of me demanding a professional exterminator to come and spray the building, she finally called. For that to happen, I had to speak to Joseph Frish, and he must've yelled at or threatened to fire Amal because she was pretty understanding about a few maintenance requests I made to her after that and didn't make remarks. I only had to deal with the Kinnelon ridge property manager Anne once but she didn't really do anything whenever I had to go over Amal so she was useless. The super - dan greenzweig - literally cursed me out when I was working out in the community gym one night around 9pm because I was dropping the weights too hard and when the gym closes at 10pm he comes out telling me to get the f#ck out and that he'll revoke my gym privileges if I didn't leave when I asked him if I could just finish my last set of exercises which was five more minutes. When I spoke with Ann the next morning about his disrespectful intense attitude, she didn't ask me whether or not he apologized but went on to tell me "well he lives in the apartment next to the gym (which I had no idea about and told dan that if I HAD known that, I wouldn't have been dropping the weights and sincerely apologized and got a response of "I don't want your f#cking apology just get the f#ck out), and has a one year old child." I told her well that doesn't give him the right to talk to tenants that way and she said we apologize for that. That dickhead shouldn't be working here with an attitude like that. I then told Joseph Frish that I don't want that asshole anywhere near or in my apartment and all his response was "well did he apologize to you?". I told him I didn't want his apology since he didn't wanna accept mine and told him he should be written up but who knows if he ever did. There have been a laundry list of maintenance issues that we've had and took forever to address by the maintenance & mgmt staff but I just don't have time to list them all out. One major recent one we've had is a bird got into one of the ducts in the building and it smells nasty from the vent in our bathroom which happened 5 days ago and Amal said she'd have a roof company come on Fri 5/20/16 to get it out but never actually called them and we've been arguing with Mgmt to get it addressed all wknd and we had because we come to find out yesterday that no one was ever called and the issue will be addressed on Monday. If anyone from Mgmt is reading this, you better not expect your rent next month for making us deal with this inconvenience! You're lucky to get 1 star, otherwise I'd give -10 if I could!! We lived in Kinnelon Ridge for a little over a year. It was a nice quite place to live. The apartments are in pretty good condition. The maintenance staff was fairly helpful. It is a nice place to live but there are a few warnings. They will promise you everything before you sign the lease. Our carpets were terrible. They mentioned they would clean them professionally. After about 1 month all the stains and previous renters cat pee started to show itself. We made sure we documented every stain and scratch. This helped us later as we got our full deposit back when we moved out. Over the winter they stopped plowing. Basically the whole complex was stuck trying to get their cars out. Many neighbors helped each other which was nice but to me this was not acceptable. Overall it was a decent stay but the management made it more stressful. They give you a hard time when you have situations. read more

There is a problem with a lot of things inside this apartment. And no one comes to fix it until it's complained for numerous times. They don't take anything seriously. Maintenance guy and the office lady are RUDE with no sense of respect to their clients. Summer is here and there have been BEES in our apartment. Spring comes and there will be centipedes, spiders, silverfish and other spring bugs! They will NOT come spray the apartment because "they can't do anything about it". Oh! Maybe spray the darn building in timely manner every few months! To below management response: no one comes to fix issues in a timely manner. Please! read more

I lived in KR for about 6 months, then needed to move to another complex that allowed pets. I found their on site staff to be great to work with; very professional, especially Ann ( I think there are two people by the name of Ann,, I worked only with the "shorter' one who seems to always be at the rental desk). the grounds were kept clean and neat and no major snow removal issues as I read below. The apartment itself was getting a bit "tired", particularly the appliances and carpets. But is was safe and quiet. Really friendly people. Their gym is in need of some new equipment. Had I stayed longer, I would have perhaps considered donating a flat screen TV for the gym; the current 20 tube TV has also seen better days. And yes, you do need to watch out for bears, but then again, it is in a secluded area. Just watch about you and avoid late night jaunts! read more

I was unable to stop water from running in the master bedroom bath. I called the office- this was a Saturday- and was given the emergency number to call. Dan, the relatively new super, picked up immediately and asked all the right questions to determine the nature of the problem and to ensure that he brought the correct tools and parts. Dan arrived In less than 10 minutes. In another 15 minutes, Dan not only fixed the problem; he also spotted other things in need of repair. Dan possesses the "three C's:" competence, confidence and caring. I am a long-time resident of this community and can recognize extraordinary talent. I am realitively new to Kinnelon Ridge. The staff has been helpful and have gone out of their way to help me before and after office hours. As apartment complexes go this one is good especially for the price in Kinnelon NJ. I do have one complaint and it is that the common areas in my building are an absolute disgrace!! The hallways are filthy and rarely vacuumed (although I've been told they vacuum once a month... that is not true) and the laundry room is beyond filth! I have been taking my laundry to the laundromat so the machine service company will be losing my money for sure! read more

I have been a renter for the past 7 years and my one year at Kinnelon Ridge was without a doubt the worst experience I've ever had. 1) It's almost comical that this community has labelled itself as a luxury complex... when it is more like a retirement complex. The carpets are old and stained, the staff are not cooperative and lack professionalism and communication skills, maintenance is not timely and there are no luxury amenities except a gym which could use many upgrades. A few features that distinguish a luxury complex from a non-luxury complex include covered parking for all (at Kinnelon Ridge there are very few covered parking spots available), security (no security at Kinnelon Ridge), valet trash pick-up (a few community dumpsters that each tenant has to walk their trash to and are always overflowing) and amenities (not even a state of the art gym). 2) The windows in my apartment were broken and unable to shut and lock, and Winter was approaching. I filed an order through their online system. A week or two went by with no response, and finally I got ahold of them. They told me that the window locks were on backorder and that this was happening to many units within the complex, which just speaks to a larger problem with the quality of these apartments, but was reassured that the parts would be in "tomorrow". Anyways, I told them I understand things happen and would just appreciate an open line of communication. Several days passed and I called again to receive a gamut of excuses once again... the superintendant was sick, then the window locks were backordered again, then the weather was inclement... it never ended. My windows were fixed over a month after my initial request and many of those night were very cold and unideal to sleep in. 3) Finally, the long-awaited lease-end arrived and once again, I was reassured that I would receive my security deposit in the mail at my new address within one month of the end of the lease. The day I was told this, I had a feeling they wouldn't pull through with this promise, but I gave it a chance to unfold. Lo and behold, July 31st arrived (my lease ended at the end of June) and no security deposit in my mailbox. I called and was told that "it wasn't Kinnelon Ridge's problem" and that the main office would be the people to call. I asked if Kinnelon Ridge could call the main office and investigate the issue and was told no. I have to admit, the lady in the Short Hills office was very sweet and apologetic and my security deposit was overnighted to me. 4) A package was sent my old address at Kinnelon Ridge after my move out so I called to ask if they could ship it to me at my new address and I would reimburse them for the shipping and before I could even finish my sentence, I was interrupted with a rude and firm NO. After one year working with them, I don't even know why I tried. My problem has never been with the policies at Kinnelon Ridge, but the customer service here is pathetic. To all staff reading this at Kinnelon Ridge, STOP BEING SO RUDE. Apologize when things don't work out or there are delays. Treat your tenants like they deserve to be treated for the rent they are paying. Be friendly. Be courteous. Try to come up with solutions to problems together. Communicate. Stop making me feel like I am interrupting your day by calling you. I will never get my package now as I live out-of-state. I hated every single interaction I ever had with Kinnelon Ridge. I never felt respected and I felt like I was always an inconvenience. I could go on and on and on with different examples but to summarize: this complex is NOT a luxury community and many (not all) of the staff are rude and uncooperative. I know that someone from there is going to reply to this as some PR tactic, but save yourself the energy and use the time crafting some BS reply to train your staff and upgrade your apartments. read more

Apartment has been great. A nice townhome feel to it. We could have had a completely refurbished unit but had to move in earlier. The unit we have is in great shape and clean. We wanted to get a garage and had one minor issue with a toilet. Anne and Amal in the office were right on top of it. They have both gone out of their way to accommodate us. It's in a good, quiet location too. Easy on off to interstates, public transportation, food, restaurants, and entertainment. read more

My wife and I lived in Kinnelon Ridge for just shy of 2 years. When we were deciding to move there or not, they offered us a deal where the last month of our lease would be free. At $1,850 a month, that was a big savings for us and we decided to move forward. We selected our unit from the ones they had available and were told to do a thorough walk-thru and take note of anything that was concerning to us. We only had a few concerns, the main one being the very dirty and worn out carpet. The property manager agreed that the carpet was very dirty, worn out and old and that it would be replaced prior to our move-in date of Dec. 1st. This was mid-November. We should have known from the beginning that it was a bad idea, once the on-site property manager rescinded the "last month free" promotion because she had to install new carpet in our unit. The carpet at that time was 10 years old and was completely dry and brittle, mostly due to a combination of the forced hot air that the unit has and lack of care from the previous tenant. We chose to move to KR because we liked the location and were intrigued by their promotion of getting the last month for free. The fact that the promo was taken way 48 hours before we moved in was greatly upsetting, but with no other options and our entire apartment packed up, we had no choice but to move forward with moving to KR, even without the last month for free. Long story short, there were a few other things that they agreed to fix for us that were never done, even though I called multiple times. We once had an issue where our dishwasher was smoking and filling up our unit with smoke and when I called to tell the office, I was told that it was normal for them to smoke. I was also told that when the washer stopped draining and began flooding the basin that it sat it, it was probably my fault and someone would get around to look at it in about a week. At the end of the day, Kinnelon Ridge is great at sweet-talking people to get them to move there, but as soon as you need them, forget it. They had stopped plowing the parking lots for several weeks in December and January (during which time we had about 30" of snow, if not more) because (and this is a quote), "All the tenants are unable to move their cars at the same time, so we cannot ask the plowing company to keep coming back to plow different parts of the parking lot at different times." My advice to anyone is to be very leery of this development. We had to fight to get our security deposit back because WE did not clean and wipe down the fridge, microwave and stovetop before leaving. Even though these things were cleaned on a regular basis, they fought us because we didn't do it one final time before leaving. The charge they tried to keep from us for this... $305! I have lived in KR for over six years. The management and staff are all pleasant and willing to help. The grounds are kept up and look very appealing from outdoors. The apartments are roomy and spacious, very comfortable. The best part is most come with their own washer and dryer. I enjoy living in KR. read more

I have been renting in the KR for two years. I like living here. Staff is professional, responsive and friendly specially Amal who is helping right away with any concern. One of the main reasons to stay in KR is the great way that management office treats tenants. I strongly recommend KR as a nice place to stay. read more

Spacious 2 bedroom apt (for a floor plan without the balcony). Carpeted apts and full size washer and dryer in unit was the main draw to this apt. We were very happy during our 1.5 years there - especially because of the prompt and awesome service provided at leasing office by Amal!! Maintenance staff is cordial and responded in timely fashion to any grievances. Only con is lack of playground or play space for kids within the apartment community. There is Silas park less than a mile away so there is access to outdoor spaces. read more

The apartments are nice, appliances are good. However, there is no place for kids to play, no play area in the apartment community. Also, another big problem (that many outside people moving here wont know about) is BEARS !!! During whole summer starting from Spring to Fall, there are bears around the apartment complex areas. While going to garbage, one has to be very carefull and they are really scary. If you want to take a walk, or have kids play outside in the evening, you have to be very very careful. I have been resident at kinnelon ridge for 2 years, the apartment location is excellent and very close to route 23. It is very close to shopping plazas as well. It is quiet and nice neighborhood. The staff here is very professional and timely responsive to all maintenance issues. The office staff is always polite and nice. I always call amal in the office for any issues and she is very responsive, professional and handled all maintenance issues in a very timely manner, so far I am very happy with my stay here and I do recommend KR for every one read more
