PLEASE NOTE: My review is for 300 Riverfront. UPDATE: NOTHING HAS CHANGE! The new construction…read moresite. Complete joke. PLEASE DO NOT MOVE HERE!!! There are so many new and up and coming properties in Bergen County that give you more bang for your buck. They have moved people in with ongoing construction. Many residents complain about their apartment having leaks. None of the appliances work. There is not one "luxury" detail here. Cars have been stolen in the covered parking areas. Residents do not clean up after their dogs. Residents have complained to me that they hear gun shots from the shooting range that is on the property. The building has no number out front so packages are constantly lost. Management send messages on the butterfly app that make you feel like you are residing in a dorm. Constantly telling you they will enter your apartment. Fire alarm goes off daily. Elevator makes this loud screeching sound when ever used. Cops always on property due to residents fighting mind you this property opened Dec 2022. No cameras to see who stole vehicles. Cameras are in front of the building and in common areas (mostly used to stalk residents) No trash cans on property. Peter is rude and mike sends messages with Mike the owner when making threats after you complain. Management question visits if they are on the lease or ask who they are visiting (This is not converge service the building has none). $3200 for a 2 bed 2ba to hear drilling Monday - Saturday from 6a - 6p 6 days a week. Construction workers park any and everywhere. No amenities are available yet. They promised us March 2023. Pool might hold 10 people comfortably when it is finished with construction. Grill area does not exist. "dog walk" is a sh!t show literally no one cleans after their dog. Management wants you to put in work order through them via email instead of maintenance or portal. Save your time and money. Can't wait until my lease is up. They also accept low income housing / Section 8 here. They recently got rid of house keeping so now the maintenance woman has to clean the entire building on top of completing repairs. (They work her like a dog) She does building 300 along with 301 & 400. You will see "Mike the Owner" lurking from the new leasing office in building 300 just watching residents. I will continue to update as time goes on. Hoping other residents write reviews to EXPOSE the BS. I'm almost certain they will have a class action lawsuit for FRAUD!!! Oh and "Mike the Owner" is a lawyer who believes he is above the law perfect fit for a SLUM LORD!!!

But what really set the place apart notch above was the staff, especially Carlos who leads the maintenance staff. He set the bar on timely, caring, and effective response to any and all issues. Do your homework and talk to current residents before signing a lease here…read more When we moved into this building, it was beautiful, well-maintained, and well-managed by Urby. Since management changed to Bozzuto, our experience has been dramatically different. Before signing a lease, prospective tenants should speak directly with current residents rather than relying solely on what they are told during the leasing process. In our experience, communication from management becomes extremely difficult once you are a resident. Phone calls and emails frequently go unanswered, and unlike the previous management company, whose office was accessible to residents, the management office is now generally kept locked. One of the biggest changes was the elimination of the front-desk concierge, which had been staffed from approximately 7 a.m. to 11 p.m. The concierge received packages, greeted visitors, and provided an important level of security. The current package-room system has been extremely frustrating. We have had numerous packages go missing or appear days or even weeks later. When residents ask management for help locating missing packages, there seems to be little or no follow-up. Grocery deliveries have even been left outside at the curb. Security has also become a concern. Without the concierge, we regularly see people we do not recognize in the elevators and stairwells. Residents have also dealt with serious maintenance and cleanliness concerns. There have been widespread complaints among residents about roaches, as well as reports of rodents and droppings in common areas. The trash and recycling rooms on each floor can feel like one large open garbage can, and residents have reported seeing roaches crawling on the floors of these rooms. Yet when residents have raised pest concerns, they have often been told that the problem is isolated to their individual apartment rather than seeing the issue proactively addressed building-wide. Other issues residents have experienced include leaking or malfunctioning air-conditioning units, residents going extended periods during the summer without functioning A/C, flooding in the parking garage during heavy rain, staining on vehicles parked in the garage, poorly maintained common areas, and outdoor rooftop furniture with what appears to be black mold. The recently renovated hallways were fitted with off-white carpeting that became noticeably stained almost immediately, and there have also been problems with pet urine and odors in elevators and hallways. Residents pay a monthly amenity fee, yet the rooftop and rooftop lounge are sometimes unavailable because they are reserved for Bozzuto's corporate events. There have also been complaints about substantial move-out charges for relatively minor wear. One other thing prospective residents should keep in mind when looking at this building's Google rating: management actively solicits Google reviews from residents. Given the level of frustration we have heard from many current residents, I strongly recommend speaking directly with people who actually live here rather than relying solely on online ratings and reviews. What makes all of this especially frustrating is the lack of communication and follow-through. Problems are too often minimized, dismissed, or left unresolved. This was once a beautiful, well-maintained building with accessible management and a strong emphasis on resident service. Our experience under the current management has been a major decline from what the building once was. Before signing a lease, talk to the people who actually live here.

I've never had an issue with them. They're both very kind and honest; which is a rare quality in NJ. The maintenance crew is also very helpful, I've had one issue so far and it was fixed a few days later. They came in, fixed it, and left. I'm not sure the community is great for kids (ages 5+) but there are quite a few kids here. Which is nice, I like opening the windows in the summer and hearing kids play. There's a real sense of community here - although I will say it stops at Kinnelon Heights. I've seen them yell at kids a few times (which is kind of funny, because of course that little kid isn't going to fully understand and see it as a challenge, then accept that challenge! )

I have 2 small children, one on oxygen and I've been voicing this concern and keep getting told "they dont make that size screen anymore".... which in result you'd think by now (3 years later) they would find a new window/screen company. My preception is they don't want to spend the extra money to get updated appliances. It is now the third summer without screens on my windows, so we cannot enjoy fresh air ever because there is constant bees/moquitoes/ any outside bugs. I understand we are in a woodsy area but then maintence needs to do better making sure we are safe and our children are safe in our apartments! About a year ago they brought me a USED refridgerator because my brand new one that the provided was over freezing, so instead of getting me a new one they gave me an old used one. I had to clean it myself and it has still not been replaced. But aisde from even that.... we've had a new issue arise where the HVAC in one of the closets was leaking so bad it we the entire closet carpet and they had to rip it up. 3 days ago, they came with a large fan and left it here for about 9 hours (Which of course we pay for electricity, so i had to call myself for them to come pick up the fan) they then put a bucket under to catch all the dripping water. NOBODy has came back since. I've had to emtpy this giant bucket of water myself for the last 2 days. Called yesterday, and again today and still nobody came. The maintince looks like its been out of control for over 10+ years, and I really do enjoy living here, so I hope they can be more on top of maintence requests and being considerate of the tenants and children.

From from the moment you enter the lobby and then visit the floors, you will see just how shabby, unkept and rundown it is. For nearly two years there has been massive construction throughout the parking area with no end date in sight. Not only are you subject to jackhammering 8 hours/day from 8am to 4pm but the dust has encapsulated everything. Please see the plethora of complaints on all review boards. Because of the ongoing construction parking is severely limited so you are forced to valet your car leaving the tenants furious and irate. There is no guest parking and therefore valet charges all the visitors $5/hour. There is more than ample reason the building is never at full occupancy as the turnover rate is enormous, rightfully so. There is only ONE washer and dryer per floor for 18 apartments which break constantly caused by the overloading. They have outsourced the machines to a private company in order not to deal with it and instruct the tenants to use another floor. Tenants are apoplectic especially when their clothes are trapped in standing water. Management has absolutely no regard for tenants inconveniences. NONE! The front desk staff are nothing more than potted plants who do nothing more than press a button to open the doors ONLY if you don't open it. Half the time no one is even at the front desk. They are either upstairs, leave to get food and or asleep so anyone can enter the building. Security is non-existent. The garbage rooms on floors are beyond disgusting. People throw trash on the floor with food still in it. There are complaints of mice and roaches and nothing is done to correct the ongoing problem. Nothing is ever washed and/or steam cleaned. Carpets, garbage rooms, etc. One tenant described her floor like living in the slums, it's so disgusting No rules for dog owners and several tenants allow their dogs to urinate right outside the front door in the rotunda. Others tenants allow their dogs to urinate directly outside the side door and also defecate in the garage. Dogs urinate on both the front and side lawns and bushes, rather than simply using the opposite part of the sidewalk. There is no handicap ramp in the lobby which is a violation. You have to go through the garage to the side door in order to avoid the stairs. This is an enormous hassle coming home with groceries as the concierge just sit there. Even more precarious is trying to maneuver a stretcher down these stairs as the emergency vehicles are unable to access the side door because of the low clearance. The elevators are extremely small and can only accommodate four people. Your moving company will charge overtime for the extra trips it will require in addition to not being able to fit any large furniture. The tenants all denigrate the building manager James Mason. If excuses were an Olympic sport, this management team would take home the Gold Medal leaving you exhausted with his loquaciousness when it comes to addressing any problems. His excuses are so banal and outrageous they're devoid of all reality. Many tenants are so exasperated and furious by James behavior, they use expletives to describe him. The overall condition of the building can be attributed to his total incompetence as a property manager. It is so filthy dirty and disgusting it will leave your skin crawling. Give the plethora of newer, well maintained apartments throughout Hackensack and Bergen County, I could nor would I ever live at The Pierre. Don't take my word for it but rather inspect the entire building thoroughly to observe first hand how long overdo a complete and total renovation is. The building is a pigsty, just look at filthy stained furniture in the lobby and the inside of the elevators before inspecting the basement, garage, floors, laundry rooms and especially the garbage area's. You'll gag! There are also rats by the Luxor lockers as they are kept outside in a covered area.

Apartments are beautiful with dark bamboo hardwood floors, granite counter tops, and stainless steel appliances. Location couldn't be better in the heart of Morristown right next to Morristown Green. A quick trot across the street brings you to Artist Baker for coffee and/or amazing breakfasts and lunches. Pretty much everything else like shopping and all the Morristown restaurants are just a short walk away. Shoprite in Cedar Knolls (a 5-min drive) is the most amazing shopping center with an Oyster Bar, Cigar store, Pizza place, BBQ Joint, Sushi Counter, and Coffee/Expresso bar. As for living in the building, both management and maintenance are both courteous and responsive. For the most part, the building is quiet and the people keep to themselves and building management puts on a mixer from time to time. The gym is the biggest and most well equipped I have seen in a apartment building (it even has a crew machine). The common room is comfortable if you want to watch a DVD on a big screen TV or play a game of pool. There are a few negatives, but the positives far outweigh them. The negatives are as follows: - The parking lots are the property of, and managed by, the town of Morristown. However, since you pay the fee as part of your rent, the management at Chancery Square is always happy to help if there is a problem. - The walls are a little thin. I don't really hear noises from the apartment above me, but sometimes can hear through the bedroom wall to the apartment adjacent to mine.

It takes maintenance a long time to address work orders and when they finally get to it they just try to blame the resident or say that is just how the building .
