I spoke to one agent, then made an appointment to have calls with others. The Cal Agents called me, and in less than a minute I realized it was someone from a Philippine call center. What a slap in the face. Outsourcing is a hot button issue, and I will NEVER share personal information with someone overseas, but also: WHY? Are they too busy for a two minute call to make that connection? Introduce themselves? Answer relevant questions? And perhaps MOST CLOYING: is this the same company that employs those same call centers to make masked cold calls asking to buy our property? HARD PASS.

While touring homes, she walked us through every inch and provided assessments comparable to professional inspectors we've worked with. In the rare moments when she wasn't 100% sure about something, she brought in her husband Nick (who has decades of construction experience and now specializes in home inspections) to provide a second opinion. After only a few tours, we felt like we'd gotten a thorough education in home construction and maintenance, which we especially appreciated as first-time buyers. One of the things we appreciated most was that we never felt pressured to make an offer. Sarah proactively pointed out potential issues, including things we never would have noticed ourselves. She was completely transparent about the real costs of addressing less obvious but major problems, even when it meant we'd end up passing on a home. Sarah also has deep relationships throughout the East Bay real estate and contractor community. She connected us with great lenders, inspectors, and contractors. They agreed to meet me while I visited in June to do reconnaissance, and we had a very cordial discussion about what I was seeking, and when. When I arrived in Berkeley in late August, I had already sent them examples of homes that interested me, and we had an email/phone dialog to help adjust my expectations and focus me on areas and types of homes that made sense, given my tastes and resources. We started working together on the ground in late August, and I made an offer on a home that stood out from all others by early September. Sarah and Ellie continued to guide me through the purchase and closing process, as well as identifying issues with the property that needed to be addressed in advance. Sarah has an excellent network. What I feel stands out about Sarah and Ellie are the following: - They love what they do - They are skilled in taking in their clients' needs and preferences, and tempering that with basic realities about the Bay Area housing market, both in general, and at any particular time or set of circumstances - They have long, deep experience in the East Bay - the houses, catching areas of concern, the history of the neighborhoods, etc that they leverage in helping their clients to find appropriate homes - They are flexible - my Mom was a realtor, and I was a driver in sending them listings, asking questions, telling them I wanted to see certain properties, etc, and they went with the flow, and even enhanced my experience by being willing to look at other houses we saw for sale that looked interesting on the way to the houses we planned to see - it was not only productive, it was a lot of fun I have now been in my home for 3.5 months, and I could not be happier with where I live, thanks in large part to Sarah, Ellie, and District Homes.

Roughly 7 years ago, we linked up with Rosie to help us purchase our first home, and she was so helpful along the way. As we slowly started to outgrow our first home, we worked with Rosie again for a new home last year, and she was so incredibly helpful and encouraging every step of the way. Throughout both times, she was always super responsive, made time to meet with us, and answered all of our questions throughout the home-buying process. We never felt any pressure from her to act on any of the houses we visited, and she always had a calm and relaxed demeanor that put us at ease. Rosie's recommendations & suggestions for insurance providers, lenders, or handy people were also great, and definitely helped us out in a pinch. Rosie made the homebuying process a relatively simple one, and we really couldn't have it without her help. She was really flexible with our schedule, super prompt when we had any last minute questions, and feels like a long-time friend at this point. The building manager, building owner and leasing agents we spoke with were all very nice and helpful during our time with Lapham. Additionally, all the neighbors we met at our complex were friendly and respectful, for the most part. We never had any issues with the property or the management. The only reason we have chosen to leave a Lapham Co property is because we found another place down the road that is larger and fits our needs as a family at this time. I could definitely see us renting from them again. I would recommend this property management company to anyone looking for a place in the area.

Every noise from the above unit radiates throughout the whole apartment. I can't sleep or get any peace. Also, this same neighbor unlawfully entered my unit and the only solution was to call him. I do not want to be here. I do not feel safe. I do not feel comfortable but the property management company won't even respond to my calls or emails. I'll never trust Lapham again. The property manager, Jan, told me the owners don't care about the building. I wish he had of told me that BEFORE I moved in here. He even told me they'd never approve my transfer. So I was reluctant to ask to transfer to a completely different building which is what I wanted, especially in order to get away from the creepy neighbor that came into my apartment when the door was closed but unlocked during maintenance. My safety has been compromised and these people couldn't care less. It's baffling. I transferred units at the beginning of August. I used the thermostat once and it has been stuck at 80 degrees since August 1. Now I'm being told that the "vendor" won't be available until August 19th. I'm sure there must be more than one contractor in the Bay Area that can address this issue but no such option has been offered. I've also been told it will take the vendor so long to address my concern because "the building is old and multiple other units are having the same issue." I've never lived somewhere where there's no accountability. Just excuses. The building is old...deal with it. I regret this move every single day. I transferred units hoping to improve my circumstances but it's the same thing. I will NOT be renewing my lease. I should've trusted the 3 star overall rating. 3 is too high. I've been extremely stressed since moving into this unit. There's water damage in the unit and I can't get a response. I have to wait weeks for maintenance requests to be addressed and sending emails to management is similar to throwing a paper airplane into a black hole. I will be leaving as soon as is legally possible. It's also worth noting that whatever repairs were done were due to extensive advocacy on my part. And none were cosmetic. They literally had to replace the balcony door because it was initially installed upside down. It took them two months to believe me (I reported multiple times that I could not open the door) and another few weeks to actually install the door. Atrocious lack of accountability.
