I was there 3 whole days before they came asking for rent. - Bugs- they spray but the bugs then come inside and die in the middle of the floor - What they show you on the tour is NOT what you get! I was shown a 2bdr will a whole bunch of closet space, nice pantry, nice bathroom. What I got- dirty shower, small closet, no pantry, dirty floor kitchen, sunken and dirty couch. - Not consistent with power usage- talk about beginning of summer and when gone for winter break. Say how they are behind and no one will answer questions. Turned everything off and the bill was still 90 each - Cable goes out whenever it rains- need to see what the news is saying about the weather? Too bad. Have to use your phone. - Mantinence does a quick fix majority of the time- good and bad - Had an issue with my key fob not working once but they were quick to fix it. - Every time I come back from break/not being in the apartment for a while there was a problem - Lighting goes out in the parking deck and leaves you in the dark and feeling unsafe. -Paying extra to park 2 levels above where you stay if you come home late from the library or a party. Won't tow people who don't have a sticker but will have the tow truck drive around the deck - So at first I was paying 755 for a 2bdr they raised the price and it is now 805 (not including the extra 35 you pay a month to park) and not including the electricity bill. You can get a 1bed for 805 and it's about 6min away from campus (which is where I'll be moving) - They keep going up with the prices but you're getting bad living conditions - Yes it's close to school but with "everything you're getting" it isn't worth it AT ALL - Moving on to safety: ok yes you need a key fob to get into the deck and actual apartment complex but no cameras and pitch black parking deck?? Prime spot for someone to get robbed. There are also no cameras in the actual complex. So when someone took our welcome mat (I know a small thing but still) I wasn't able to see who took it or whether it went. I went down to the office and their reply was "there are no cameras in the hallway" why wouldn't you put cameras in the hallway... if someone has a home invasion then there's no way to tell who did it. We are in DOWNTOWN BIRMINGHAM where all you here are ambulance and police sirens- it shouldn't have even been a question of "should we put cameras here" - In the end there are more problems than I'm willing to put up with. **Be advised- do NOT live here or let your child live here.**

The Ion Tuscaloosa new renters insurance requirement is extremely concerning. They require…read more$250,000 in coverage for property damage caused by a resident's animal, yet major insurance carriers don't offer anything close to that--many cap animal-related property damage at $500. The result? Residents' policies are rejected, leaving the Ion's $19.95/month "waiver" program as the only option. Residents still need to purchase separate renters insurance for their personal property and liability, so they're essentially being forced to pay twice because the Ion created a requirement that mainstream insurers don't offer. They charge additional fees for pets, reject policies from major insurance companies, and then funnel residents into their own "reinsurance" program. That feels less like protecting residents and more like nickel-and-diming young renters with a requirement designed to eliminate their insurance options. I've seen this discussed in multiple parent groups, and I have yet to find anyone who can identify a major insurance carrier that actually meets this requirement. The insurance companies aren't the problem. The requirement is. Scion management group, Ion Tuscaloosa and quite frankly ALL property management groups monopolizing their young residents should be ashamed.

A 10+ year old mattress! A less than satisfactory cleaned carpet with exposed nails at the bathroom threshold. Yes, I stepped on them! Dirty air filters that caused a pool of water on the floor from dripping condensation in the utility closet. After submitting several work orders I received a brand new mattress, they quickly dried the utility closet and replaced the filter, they re-cleaned the carpet and took care of the exposed carpet nails. With all these issues at move-in ION still had the gall to charge me $85 at move out for minor marks on the wall. The reality was I left the place BETTER than I found it.

And the worst part? They had already taken our money. This place is part of a student housing system that feels like a scam designed so that once they've got your payment, they've got the upper hand. If you have a problem, their "solution" is hey "too bad" or pay a lease breaking fee if you want out. That's completely unacceptable.
