Five Reasons to Consider Lynch Roofing (And Why We Hired Them)…read more 1. Lynch Roofing is a local business After every major Chicago storm, homeowners can expect a solicitation from what appears to be fly by night yet contractors; it's most reassuring that the company has been in the area for over 40 years and they certainly know the local weather. 2. The company offers a guarantee on the work done AND material defects Hopefully, we won't have to be using it, but it's great to have it as a part of the contract. 3. Fast no fuss communication There was no need for extra clarifications/follow ups: Bob came in almost the next day to look at the roof; he really listened to our concerns; the estimate was promptly delivered via email. It was also very easy and fast to set up the actual date; we were kept in the loop on the details. 4. Good team As the other reviewer pointed out, Lynch Roofing doesn't seem to use subcontractors. Why it matters: the team clearly have been working together for a long time, they are able to work efficiently and fast. Bob came in to keep us updated on the progress; as well as got on the roof himself to help out/supervise. 5. Value The estimate was clear to understand, fair and competitive. Ultimately, Lynch Roofing turned a stressful situation of needing to replace a worn-out roof into a quick and pleasant experience.

We are so happy with Matt and his team and very happy with our choice to go with them. We give them a 10/10 on every facet of our new, roof journey.

We recently had Andres Roofing & Construction replace the roof on our classic Chicago two-flat, and…read moreI can't say enough good things about the entire experience. After speaking with three different companies, we chose Andres Roofing because Sergio was by far the most knowledgeable and transparent. He explained every detail about the job, including the materials they'd use, and ensured that everything would meet State Farm's requirements, which was a huge deal for us, as we were forced to replace our roof just to keep our insurance. Here's what was included: they installed 2 inches of insulation and a fully-adhered 60mil white energy-efficient TPO roof membrane from GAF EverGuard. They also swapped out our old gutter for a new 6" galvanized commercial-grade gutter, put in a new 5" round galvanized downspout, replaced two 8" roof vents, and installed a new wooden roof hatch. Everything was explained clearly, and we got to see photos and videos of every step, thanks to Sergio's drone and camera work. The project ended up costing a bit more than we planned--$28,553.50 in total--because once the old roof was off, they found 130 linear feet of rotted decking, three sheets of plywood that needed replacing, and 21 pieces of coping that were in bad shape. Sergio didn't just spring these costs on us; he showed us exactly what was wrong and explained why the extra work was needed. I really appreciated the honesty and the way he kept us in the loop. The crew was fantastic. They showed up early, brought their own portable restroom so they didn't have to come in and out of our building, and cleaned up every day (three truckloads of old roofing gone!). They were polite, respectful to our neighbors, and even helped someone carry a heavy item up the stairs--totally above and beyond. We also got all the paperwork up front--licenses, insurance, everything--which made us feel secure. Payment was straightforward: half up front, the rest when the job was done, and we got a detailed invoice. Best of all, we now have a 10-year warranty covering all labor and workmanship, so we know we're protected moving forward. If you own a traditional Chicago brick two-flat or need a commercial roof replacement, I can't recommend Andres Roofing & Construction enough. They made a stressful situation so much easier with their professionalism, communication, and quality of work. I'm genuinely grateful for how everything turned out.

I strongly recommend staying away from this roofing company…read more After a devastating storm hit Homewood, my home sustained significant damage. The company initially responded quickly and installed a tarp to protect the home from additional rain damage. Unfortunately, my experience went downhill from there. I was initially provided an invoice for one amount. After my insurance adjuster became involved and met with the roofing company, I received another invoice only three days later that was approximately $4,000 higher--even though there had been no corresponding change to the scope of work. My insurance adjuster also noticed that the price being charged for wood had increased within those few days. Then, after the work was completed, we received yet another invoice for an even higher amount. In total, this company gave us three different prices for essentially the same scope of work. The price increased after insurance became involved, and then increased again afterward. We repeatedly questioned these increases and did not receive an adequate explanation for why the same work continued to cost more. Even more concerning, I signed a proposal for an agreed-upon scope and amount and was given my copy. The company's version later reflected a higher amount than the document I had signed. Additional charges continued to appear throughout the process. I also found discrepancies between what was billed and what I could verify was actually completed. For example, the amount of plywood billed did not appear to correspond with the square footage or photographic documentation. Several items included within the agreed scope of work were not completed. The gutter guards were another issue. I did not request new gutter guards. I was told they were being installed at no additional charge, and I have Ring footage documenting that conversation. The company later attempted to charge me for them. Based on my experience, I would not recommend this company. Carefully document every conversation, keep your original copies of everything you sign, compare every invoice against the original scope of work, and verify that the work being billed was actually performed. I have documentation supporting my experience, including the three different prices/invoices, my copy of the signed proposal, photographs, communications, and Ring footage. I have also reported my concerns to the Better Business Bureau. I would not use this company again, and I would strongly caution others before signing anything or allowing this company to handle an insurance-related project.

Extremely disappointed with the quality of the work and especially the cleanup after our roof…read morereplacement. The finished roof looks rushed and sloppy. There is raw plywood visibly exposed along the edge of the roof, and the new work where the roof meets our very light-colored brick was left with large, extremely noticeable black flashing running up the brick. Whatever the purpose of it is, the finished appearance looks terrible and nothing like the roof looked before. The cleanup was just as disappointing. After the crew left, I found dozens of roofing nails/fasteners scattered throughout the grass while cutting the lawn. I ended up picking up roughly 50 of them myself. Leaving that many sharp roofing fasteners behind in a yard where people and pets walk is unacceptable. Overall, for a brand-new roof, I expected the finished product to look professional and the property to be properly cleaned when the job was completed. Instead, I'm left looking at exposed plywood at the edges, extremely unsightly work against the brick, and cleaning roofing debris out of the lawn myself. Based on the condition the job was left in, I would not recommend this company.

About a year ago we received a quote from John's Roofing, which turned out to be the lowest estimate out of about five companies. When an employee (Roman, I believe) came by for the quote, he had two other employees with him. He pointed out some spots that could use repair and explained why. He also had the two other employees clean up the roof, removing leaves, etc. I stated they didn't need to do that, but was told it was ok. After the roof was viewed for the estimate, the employee said he was going to have to charge me $200 for cleaning up my roof. I stated I never agreed or consented to pay for that, but offered a few dollars for being made to feel bad. I tried to forget that experience based on their lowest quote. I scheduled the day to replace our roof, but it snowed that day. I called to reschedule and Roman stated we did not need to be home while they work. I insisted on being home to watch them and in case anything went wrong. Between being asked to pay for a service I did not ask for or consent to and being told I didn't need to be home during the work, I overall got a bad feeling about this company. I returned the shingles samples with a letter similar to this review. We ended up hiring another company.

They do a thorough structural check of the full roof, explain to you your needs, and give you a FIRM estimate when they are ready to proceed. The OWNER of the company, Marvin Kosowski, is on every job his crew does! They do the latest environmentally-friendly and cost-effective techniques, too. Since I have a pitched roof, they suggested a newer technique with a "breathable vent" along the top of the roof. The result? The upstairs tenant's gas heating bill dropped dramatically (by half!), and the overall building's heat loss/cooling factor improved a lot! When Mom and Dad owned this building, they turned to Marvin back then, too. Established 1964. Work is fully guaranteed for years, depending on your installation technique. I found the price very attractive for the size of my roof. Gee, I even got a gym bag and two tee shirts (with their logo, of course) left on my back step when they were done! Nice touch! Marvin F.
