These two completely changed what we thought a rental experience could look and feel like. Our family recently went through a home to home transfer during a very stressful and emotional time in our lives, and honestly, Amy and Millie were the reason we made it through the process feeling supported instead of defeated. From the very beginning, they treated us with kindness, compassion, dignity, and genuine care. Not once did we feel like just another resident, another ticket, or another number in a system. They treated us like people, and that matters more than words can explain. In today's world, it is very easy to find companies where communication is poor, residents feel ignored, and everything feels cold and corporate. Amy and Millie were the complete opposite of that experience. Every phone call, every email, every update, and every interaction felt personal, sincere, and professional. They listened to us, reassured us, answered questions, stayed involved, followed up consistently, and truly went above and beyond to help our family through a difficult situation. Progress Residential speaks about values like putting residents first, communication, dignity, respect, and creating a place people are proud to call home. Amy and Millie did not just talk about those values, they lived them every single day throughout this process. They are exactly the kind of employees every company hopes to have representing their brand. There were multiple moments where they could have simply done the minimum required and moved on, but that is not who they are. They took ownership, stayed engaged, advocated for us, and genuinely cared about making sure our family was taken care of. That level of dedication is rare, and it deserves to be recognized at the highest level within the company. I know people are often quick to leave negative reviews online, but I think it is just as important to recognize employees who are truly exceptional at what they do. Amy Stevenson and Millie Perez are exceptional. Their professionalism, empathy, patience, communication, and leadership made a lasting impact on our family, and they are a huge reason why we are proud to continue calling Progress Residential home. Progress Residential should be incredibly proud to have team members like Amy and Millie. They are the reason residents stay. They are the reason people feel valued. They are the kind of employees who build trust in a company and make residents feel like they actually matter. To Amy and Millie, thank you both from the bottom of our hearts for everything you have done for our family. Your kindness and support during this process will never be forgotten. You both made an overwhelming situation feel manageable, and your care truly meant more than you probably realize.

Katrina took care of everything On moving-in day, Mark had returned from his overseas vacation. He met me and the movers at the house and to my surprise had taken pictures of the entire house and yard on his tablet, showed me all the pictures for my signature and emailed me all 96 pictures later that day for my record. He gave me a welcome home kit that had a small hand towel and travel size laundry detergent, dish soap, dish washer detergent and a dish scrubber. I later received a follow up/welcome home phone call from Katrina and an email. She had sent me all to phone number to change the utilities in my name. I also signed up on their website to view my account and billing. I can request maintenance and report any issues on the website and the emergency phone number is listed too. I enrolled in monthly electronic auto pay. These folk take property management to a new level. They made my dreaded move painless. I can't thank them enough.

BEWARE -- The company will contact you based on any negative reviews…read more **Second review, same rating** This company presents as efficient and top of the line, however, my experience has been awful and I am counting down the months until I don't have to deal with them anymore. I rented in an HOA community, and after SIX MONTHS, I still do not have access to the pool, or the entry gates. Rent it charges a mandatory $30/month which covers an air filter that can be purchased for less at Walmart, and although it's called a "Benefits Package" there are no benefits - they don't even effectively communicate with the HOA on the tenant's behalf. I highly advise against using Rent It Network. 15/10 DO NOT RECOMMEND!

She is the ONLY employee of Invitation Homes that has actually helped me and her service is astounding. I highly recommend reaching out to her if you currently rent and are encountering issues. She is the sweetest woman and I truly appreciate all she has done to help me. If you do not rent from this company, I cannot express strongly enough to stay away and do not do business with them. From repetitive double charges with no return calls or emails for over 6 months, to disrespectful and unprofessional employees at the Tampa office, to smart home device fees at $30/month written into the lease that are mandatory (Mine has been unplugged and unused since move in yet I'm forced to pay $30/month for a convenience service we don't use). We had raw sewage coming up from our shower and tub and they told me they couldn't get someone out for almost 10 days to repair. We received a notice from our HOA communicating some things that needed to be corrected. We corrected them immediately and then months later received multiple HOA violation fees from Invitation Homes. When I inquired about the fees since we had corrected the issues immediately I was told we were fined for being notified (even though our HOA did not fine Invitation Homes). We've had multiple other negative interactions with this corporation and strongly recommend utilizing another rental company. Very shady business and clearly a mega corporation who has zero interest in providing professional and appropriate service.

More concerning is the complete lack of response--emails and follow-ups have gone unanswered for months. This isn't a complicated situation. Under fair housing laws, assistance animals are not considered pets, and tenants should not be charged pet-related fees. I've made every effort to handle this properly and professionally, but the lack of communication has been extremely frustrating. HORRIBLE COMPANY…read more Nobody knows their ass from a hole in the ground here Starting out when I applied for a rental unit, the person I was speaking with told me the wrong numbers for the deposit, the price almost doubled- I was told it was their mistake, and I just chopped it up as a loss, because hey, people make mistakes! No biggie. Upon touring the unit, there were roaches - dead and alive throughout the kitchen - I have the pictures with the timestamps. The house was uncleanly, thick yellow greasy films on all of the blinds, the counters were greasy, the baseboards were grimy, sticky floors, dust all over, yellow liquid dripping down the guest bathroom walls?? just gross. Again, I tried to look past it, given there was still time before my move in, I thought surely before renting out the property that the home would treated and given a pre-move in cleaning. I was wrong. Fast forward, calling the company and getting in touch with someone is easy- having them solve your problems is not. Constantly being told that there's nothing they can do about anything and that they'll "escalate it to management," you will NEVER hear from management. My lease recently ended, in order to renew I needed to show proof of renters insurance again, I sent the declaration to one person, another emailed back, I sent further documents again four more times, nobody sent me my lease renewal, now I've been arguing with some imbecile via email all week because they're trying to charge me about $2000 for this month's rent because they have me down as a "month-to-month" tenant. $2000 for a house that wouldn't be worth $1300 anywhere else. Disgusting. And on top of that- this doesn't affect me personally per say, but to show how messy this company is- someone from Darwin emailed me somehow trying to respond to another tenant elsewhere, with their full email thread. I now have this person's full name, address, door lock code, and where the keys are placed in the house! MESSY. God forbid I was a bad person or a criminal. This company is terrible and not worth the hassle. Save yourself the trouble and rent elsewhere!

Wow, where do I start…read more This relationship started off great, new home owner and student at the time I purchased my first home. After graduating I was offered a great job in NYC so needed to rent out my house since I wanted to come back to FL at some point. Rent Solutions was recommended by a friend of a friend so why not went with them. They found me a couple who rented out my house for 5 years, great tenants but they divorced so they moved out. No problem tenants, late a few times & only had to replace carpets (note to self No Dogs after this lease). RS found these tenants they didn't manage my property then but managing from NYC was hard for me but tenants were great so figured I could do it again. RS found me another tenant with 2 daughters and this is where they go from 5 stars to 2 stars owhich probably should be one but I think they had never encountered a tenant like Calvin. Thinking I could continue to manage my property alone from a far, I quickly found I was incorrect with Calvin. His deposit check was short and his first month rent was short. I talked to him directly explained the situation and he was on board was told he wasn't aware the rent amount so not sure if that was a RS issue but this guy was approved by RS and my HOA through a credit check so I ignored the first occurrence. The next month late again on rent and again said he wasn't aware of the due date so again he signed the lease knew the terms and at this point I can't keep having this discussion each month between school & work. Called RS explained the situation and they quickly took over as property management of my rental property. I was relived and could focus on school/work and navigating NYC and felt my property was in good hands. NOPE! Calvin at one point was 3 months behind but constantly asking for repairs (some made up). RS had issued so many warnings and threatened eviction but again don't think they've ever dealt with a Calvin before. Fines and fines and Calvin was still late. He would catch up using his income tax I believe after we went to litigation not once but twice. I received several notices of fines and was fined by my HOA for not maintaining the lawn and a broken down car in the driveway, oil on the driveway, cars parking on the grass just fine after fine. RS was suppose to do house checks which was my understanding to make sure the house was in good shape. NOPE! Fast forwarding Calvin and his family destroyed my house. Even after we received the eviction papers he didn't get out right away had to pay for officers. No rent coming in, months in arrears and now I have to fix my house back up. After this experience (3-4 years) I sold my home after $20k+ in repairs. He literally destroyed my home, holes in walls the size of pot holes which doesn't truly explain the damage. Had to replace all of the grass, carpets, appliances, dry wall, toilets and faucets. I think his family literally took their frustrations out on my home & I blame RS for not holding up to their part of the bargain. If it want for my Realtor taking over the repairs, not sure the house would have ever sold. RS could have done more to protect my home. They received their renewal and monthly fees like clock work since the tenant paid them directly but at the end their fine and I suffered financially.

Extremely Negative Experience with Rent Solutions: Administrative Neglect and Disputed Charges…read moreI am sharing my factual experience after living for 39 months in a property managed by Rent Solutions, so prospective tenants and property owners are aware of how this company operates. I possess complete documentation--including payment receipts, bank statements, emails, and official records--supporting every detail outlined below. Here are the facts regarding my tenancy and move-out process: Disputed Deduction from Security Deposit: They are attempting to withhold $425 for an A/C coil cleaning. Over my 39-month tenancy, the management never conducted preventive maintenance on the HVAC system. Truly fascinating how they expect a tenant to fund years of deferred maintenance that they neglected in the first place. Failure to Return Security Deposit Within Expected Timeline: It has been over 31 days since I surrendered the property, and I have yet to receive the return of my $2,195 security deposit, exceeding standard response frames. Consistent Unresponsiveness from Property Manager (Lisa Connors): My experience with Ms. Connors was marked by a complete lack of communication. Multiple attempts to contact her regarding property issues and emergencies went entirely unaddressed. Apparently, her customer service is purely theoretical, as I had to deal directly with the property owner to resolve any actual issue. "Masterclass" Accounting and Inappropriate Outreach: In a display of administrative brilliance, the director/owner of the company found it appropriate to call my wife to passionately demand an alleged "short payment" from a year ago. A thorough audit of my bank and payment records revealed that this "missing payment" was actually a phantom debt created by their own accounting errors when taking over management (they double-billed during the transition month and mismanaged their own credits). It is touching to see such enthusiasm in chasing down a mistake their own staff created. Unhelpful Customer Support and Broken Promises: When contacting their office for clarification, staff disclaimed knowledge of the file, redirected me to Ms. Connors despite knowing full well she never answers, and promised a same-day callback that, naturally, was never made. Disproportionate Fees: Due to a minor delay caused by a banking issue, they slapped us with penalty fees totaling nearly $300, reflecting extremely rigid and aggressive fee practices. Conclusion Based on these documented events, it is my professional opinion that Rent Solutions demonstrates poor administrative practices, inadequate communication, and unacceptable customer service. All physical and digital evidence has been compiled and preserved for legal review or formal dispute procedures if necessary. I demand an immediate review of this account and the full refund of my $2,195 security deposit.
