After vacating our rental home in Henderson, NV, Darwin Homes initially attempted to retain our entire $2,085 security deposit while also claiming we owed an additional balance of nearly $1,900. After we formally disputed the charges, they later reduced portions of the deductions, but they are still attempting to retain essentially the full deposit for repainting, carpet cleaning, "rent-ready" cleaning, pressure washing, and other turnover-related expenses. Our original lease began with Atlas Property Management and was later transferred to Renu and then Darwin Homes. We never signed a new lease or move-out addendum directly with Darwin Homes. Prior to move-out, we: * patched and spackled nail holes, * steam cleaned carpets, * cleaned the home, * replaced filters, bulbs, and batteries, * and removed all belongings and debris. The carpets were fully intact at move-out with no holes, tears, burns, or missing sections. Our concern is that ordinary residential wear and standard turnover preparation are being treated as excessive tenant-caused damage. The original lease did not require professional carpet cleaning or whole-house repainting upon move-out. We continue disputing these deductions and are prepared to pursue all available remedies to recover the wrongfully withheld portion of our security deposit. We believe the burden remains on Darwin Homes to substantiate that the disputed charges exceed ordinary wear and tear and are supported by sufficient documentation. We have multiple witness statements supporting the condition of the property and the extensive cleaning and repair efforts completed prior to move-out. We repeatedly requested: * before-and-after photos, * paid invoices and contractor receipts, * proof work was completed, * and documentation establishing that the alleged damages exceeded ordinary wear and tear. At the time of this review, sufficient supporting documentation has still not been provided for many of the disputed deductions. The 1st year, no major issues. Storm prep was said to be renters responsibility, however there wasnt enough window/door shutters and the ones left on property had no way to be connected to the hosue as they removed all the bolts. After renewing the lease, that's when we really saw issues....4x had to do a service ticket for plumbing, from the master sink basically exploding to an exterior underground broken pipe that caused more than $600 water bill they didn't want to help with as "it was not reported in a timely manner". Garage door not going all the way down due to whatever rigged system they had beginning to fail, almost all cabinet door hinges starting to pop dues to deteriorating water damaged material, Ice maker not making ice, electrical issues. I could go on. The portal is a joke. Neve can talk to any live person. There is no local office or personnel for property. All service technicians (maintenance) contractors are over 3hrs away so scheduling is a nightmare. Once you move in, all communication is via email. The same general generic email address will have a different person claiming to be the property manager every time. They use the same line and excuse "property owner says".... to get out of everything. Darwin does own the property, They are absolutely the worst. Georgia renter Don't let the 5 star reviews fool you. They are either fake or brand-new renters. Our experience was horrible. Prior to moving in and the first couple of days of moving in, everything was great at the start. Timely phone calls and text messages. Once we moved in, we were instructed to use the portal for all further communication. The grass was supposed to be cut. We had to place a service ticket. Someone finally came out and cut the entire front and back yard with a weed cutter. It looked horrible. Within a month of moving in. We discovered the garage doors needed to be repaired and water was flooding the garage. Evenually one of the doors, would not open. The master bath sink was leaking into the garage. The gutters were not properly attached to the house. Causing large pooling of water around the foundation and leaks. The ice maker wouldn't stop making ice. Everytime you open the freezer, ice would fall out onto the floor. Freezer had uneven temperature throughout. The railings on the back deck was falling off. Never repaired The kitchen sink started leaking and partly flooded the downstairs bedroom. Causing the drop ceiling to collapse A tree in the front yard fell, blocking the front stairs. Took 2 months before the company sent someone out to remove it. We submitted a service ticket for the listed issues. The company would send random companies & people out for estimates. None of the issues was fixed and we never seen any of the repair companies/ppl again. Once you move in, you will never be able to talk to anyone on the phone. Everything is by email. Furthermore, you hear back from different property managers every time from the same email. They do not have a local office or staff in Georgia to handle their properties. Just paid a utility bill through NUTILI their horrible online utility payment program. a $23 electric bill had $6 in fees added to it for the 'service' of Nutili. NUTILI saves Darwin money, but they force all of the fees on the renters. Home I vacated - did not renew lease, they raised the rent so it would have been over 3k to stay there, now that I moved out the rent is $2200. STAY AWAY. read more

I wish I could select no stars. DO NOT RENT FROM THIS COMPANY! First example I rented a home from them in Phoenix AZ area and I found a water leak at the washing machine (to not cause further damage I turned the water off to the home) and had to wait 10 days before someone finally showed up to make the repair. I requested reimbursement for having to stay elsewhere and was denied. Upon moveout the deposit refund was $300 less due to repairs they had to make. Example, I had just had the outside completely landscaped and they took $100 saying the yard wasn't landscaped. I purchased their monthly filter delivery service and they charged me $10 for a dirty filter which wasn't true as I had just put in the new one I received a few weeks prior (they are 3 month filters, why do they charge $10 a month for a filter that comes every 3 month's you ask? Because they are stealing that money yes the filter company charges them $7 per filter you do that math! Lastly they charged me $50 to paint a pocket door, need I say more? I do not recommend Darwin Homes based on my experience so far. I moved into my property on February 13, 2026, and have been dealing with an ongoing issue regarding utility charges. Darwin Homes is attempting to bill me for utilities they claim to have paid on my behalf--without my authorization. However, I set up and paid all utilities directly through the utility company myself. To resolve the issue, I participated in multiple three-way calls today with Darwin Homes and my utility provider. During these calls, I verified my account, and the utility company confirmed that my payments were received and that my account currently has a credit balance. They also clearly stated--on a recorded line--that they have not received any payments from Darwin Homes for the amounts being claimed. Despite this, Darwin Homes continues to charge me for the same utility periods I have already paid for directly. I am simply trying to pay the correct balance owed, excluding these duplicate charges. This situation is frustrating and concerning. I have 10 months remaining on my lease and hope this can be resolved promptly and professionally. If necessary, I am prepared to pursue legal advice, but my goal is simply to pay what I legitimately owe and have this matter corrected. read more

Yes, the house was clean when I moved in, but they charge you for painting. I never hung a picture up I hated the house and I only stored my things in there for one year till my lease was up. This is the worst management company ever I went without air-conditioning for a month they send out the dumbest people and he said there was nothing wrong. The temperature was reading 86 in the house, but the air conditioner was set on 78 took them a month to replace the air conditioner. the windows are single pain, windows and moved back-and-forth. The windows were not sealed because it was an East west facing house. They said that was not irrelevant to them so I ended up caulking, the windows myself it was 500° in my bedroom and in the rest of the house after a month I finally got a new air conditioner put on top of the house. We did not intentionally choose Darwin Homes; our original leasing company shut down right before our move-in date, and our property was transferred to them unexpectedly. From that moment on, everything became unnecessarily difficult. Getting set up to move in was a complete nightmare. Nearly every phone call required us to explain the same issue multiple times, often to representatives who did not fully understand what we were asking. We were never allowed to speak directly with the actual property management team, which made resolving issues almost impossible. At one point, they even placed the wrong person on our lease--someone we did not know--and attempted to lease the home with a random individual. We were also charged additional administrative fees that we should never have been responsible for. Maintenance and pest control requests were equally frustrating. Communication was poor, follow-ups rarely happened, and promises to call back were often broken. Setting up utilities was another headache due to ongoing misunderstandings and lack of clear guidance. While we eventually managed to move in, the problems never stopped. Now, during move-out, we are facing the same issues all over again. We never speak to the same person twice, we receive conflicting and incorrect information through email, and no matter how clearly we explain our situation, it continues to be misunderstood. I have rented many times before and have never felt compelled to leave a negative review--until now. This experience has been exhausting, stressful, and completely avoidable. We moved out of our home 7/6/2024, its been over 3 months and have not received our security deposit. I've been in contact with them via email, and have gotten responses from at least 4 different individuals on the matter, some of which weren't even sent back to me (the one inquiring about the deposit) and sent to my partner, without cc'ing me, making communication even more unclear and confusing. The Darwin team continues to claim the check has been sent, but in no world would it take over a FEW DAYS to send and receive a letter in the mail. Our experience since moving out has been extremely disappointing and at this point I will be pursuing legal action to ensure we receive our money. I have exhausted all other resources and it shouldn't have been this difficult to get the money they agreed to paying us. I wish I could give this a negative! I have been a renter for years with other companies and a perfect renter. Never a day late and never left a property anything but in perfect condition!!! In August 2025 in phoenix Arizona one of the hottest weeks of 117 degrees my air conditioning went out! I work from home. I sat here 12 days while their incompetent vendor couldn't get my air fixed. They had 2 window air conditioners brought. Do you know how many square feet one of those covers?? 400 sq feet and this home is 2200 sq feet and two stories! So the coldest it got in my home was 88 at night and 98 during the day!!!!!!!! I was beyond patient with them. I tried to be understanding but also letting them know I am constantly 24/7 running 2 expensive window units and also my a/c as I was told to keep it running so it cools down. I had family in town from Florida. They had to find somewhere else to stay for 5 days! I work from home and am stuck here ALL day and night! The property manager who is more than useless said she would try and get me a credit towards my rent. I told her I want out of my lease one month early. She said she would also cover my electric bill. She would get back to me, here it is 11 days later and nothing. I have text the number she told me I could contact her at, sent emails and called customer service. I finally today get a response saying her supervisor didn't approve the credit and or my early lease termination. So I have asked to speak with her Supervisor in which of course isn't available. The stress, inconvenience and having to live in these conditions for over 12 days is absolutely horrific. Never rent from here!!! Ever!!! Assigned agent called an excessive amount of times within a 2 hour period. This was call after call, with no response from my part because it was the morning and I was at work. The repeated calls were about a cancelled application. The initial application was cancelled and was then completed properly on a separate application in the same name. I was then told over the phone and received a confirmation email that my application had been accepted. We started packing and scheduling moving trucks. A few days later, I got a call that I had actually not been accepted and that our application was denied due to an incorrect error on Darwin Homes part. ******BEWARE******** I am leaving 1 star simply because I can't leave a zero. Our home burnt down and we needed to rent while our home was being rebuilt. we had nothing when we moved in. Lets start with the "service & benefits" that they make you pay $35 a month for so they can send you filters for your A/C that never get sent and you have to buy anyway. then you not only pay a pet deposit but an additional charge for your pet monthly- then get charges $200 after move out because the pet you've paid for had the audacity to poop in the back yard all of he way out by the canal - Not gonna bring up the multitude of dogs in the neighborhood that roam free. I've not only waited 2+months for my $2990 deposit but I receive a certified letter W/ no check and a list of over $1350 deduction from my deposit that not only include "items missing" that were not in the home when I moved in but damage that "homeowner" caused - mind you nothing on the walls including no pictures or furniture on or against walls. There are 2 rooms that had not even been used - doors never even opened that they say needed painting or carpet cleaning. I was charged for a light bulb that didn't work when I moved in. I Refrigerate shelf that was broken when I moved in, & paint to the entryway that I never used because I went thru the garage. When you try to call them you get a call center and NO answers, work orders are canceled with no record of them. I paid to have this property including carpet professionally cleaned and exterminated as the lease stated, if anything it was better when we left then when we moved in! When we moved in there were items left from the previous tenant as well as dirty toilets and sinks that we cleaned before moving in. The water was so hard that I had to buy a shower head filter, that they charged me for because I forgot it. I could continue, but it would take all night. With all of this BS in the certified letter I STILL have not received my check! Absolutely absurd! STAY AWAY FROM DARWIN HOMES. This has been the most unprofessional and infuriating rental experience I've ever had. Unfortunately, our lease was transferred to them towards the end of our lease and thank god it was almost the end. From day one, there was no direct contact--we didn't even know who our property manager was until we moved out. Anytime we needed help or had a question, we were met with radio silence. It was nearly impossible to reach anyone, and when we did, we got vague responses or were simply ignored. About a week or so before the transfer was "official", without any approval or notice, they installed a lockbox on our front door before we had even officially moved out. This made it impossible for us to use our own front door. When we complained, they said they wouldn't remove it because the transition from the previous property company "wasn't complete yet." They claimed they didn't have my file so they couldn't do anything. If they weren't official management, then why were they on a property that isn't theirs? I had to threaten calling the police to get it removed and they didn't even respond to that. Lastly, when I asked to be present for the move-out inspection--which, by law, I have a right to attend--they initially refused claiming "we don't do those with the tenants present." Only after I threatened legal action did they suddenly "agree" to let me be there. If you value communication, professionalism, or even basic human decency, avoid this company at all costs. This experience was stressful, completely avoidable had they done their job even halfway competently. read more

My girlfriend's house had mold for months on the a/c conditioner, not once was it addressed despite multiple times reaching out and showing pictures. On top of that, the second bathroom broke in the house, said they would send someone out on 1/2/2025 to fix it, no one showed up, nor did they follow up. Toilet is still broke. Such a hassle getting them to respond to emails, if you call them the only thing you get is a helpline with people trained to say "I'm sorry." However on the first of the month if you have had any issue paying your rent, you hear from them real quick. They refuse to honor the prior lease agreement my girlfriend and her roommates had before Darwin bought out that company, and are screwing them over in the process. Steer clear from them. I was just threatened with eviction by Marvy Monte for a charge, for a broken blind. She lied on her email stating that I haven't paid rent and threatened to lock my account to prevent me from paying and proceeding with eviction if I don't pay this made up fee. Nowhere on my lease it says I am responsible for paying for broken blinds. The mechanism of the blind broke, this is not some type of animal damage Btw. The technician decided not to repair the mechanism and just went to buy a new blind. When I called Darwin, the associate on the phone pretended to want to help but then told me to resolve this issue with Monte directly, who made herself unavailable on the phone. Here we are a month into our lease and still have not fixed our hot water issue. We dont get any hot water in our bathroom sinks and spare bathroom shower. Master shower gets 5 minutes but you have to run garden tub attached to it for it even to warm up. Pool is still missing main drain covers and has a leak. Hot tub still has rusty light floating at the bottom and is not functional. Which we have an email stating the hot tub is "functional" prior to signing our lease....Both are not useable but we are paying for a house with these amenities. Pool service is $160 and they have came out 2 days the entire month of December. First time was here only 4 minutes. We have had MULTIPLE maintenance request that have taken weeks to be addressed. They use Blue chip maintenance whom is horrible with scheduling and then you sit around and wait for someone to show up and then they call to reschedule. This has happened at least 5-6 times. They also send 1 guy out to do 1 thing so you have to make multiple appointments. Mind you, we were convinced to move-in early because the property "was ready".....You request for Daniel the maintenance supervisor to call you and they promise by end of day and he does not call. This has also happened multiple times. The one time he did call he promised to fix everything and follow up...its been two weeks with no communication. This is my second 1 star review I left. Immediately after I left a review at move in, property manager called and refunded move in fee and begged us to take it down....a month later we are still dealing with same issues....now its time to pay rent again and all they care about is taking your money. I think we deserve hot water prior to paying you another dollar. Or maybe you just need education around Florida laws. You are beyond your 20 days resulting in warrant of inhabitability. read more

I have had issues paying rent in their portal because they do not contract with my bank, they have given me late fees even though I was in contact with them and awaiting their IT Dept. They do not have emails and phone numbers to specific people therefore you send emails to a generic email and they are never able to help you, forward your call or really do anything.
