Horrible, don't use this company! Renter beware! They used cheap bathroom and bedroom doors that were already damaged. The bathrooms have no vents to turn on during showers. As a result the doors delamanated! I lived there for 8 yrs. I the, renter got blamed! They tried to charge me 455.00 in addition to the 795.00 security deposit but I disputed that and now they're keeping my deposit. They also harassed me every few days about when I was moving out after I paid through the entire month and didn't prorate me. I notified them months ago about a broken fence and they never did anything! Also you'll have to do the inspections for them because of Covid19 they won't send anyone and you don't get any compensation for it. They raised the rent by $200/month and the place needs major kitchen updates. The cabinets from 1970's are falling apart and does not have the best appliances old stuff. Not worth the raise in rent! Upon moving out I had to drive over and meet inspector using my key and gas because they forgot it in their Tampa office! Again not compensated for it! As a property owner, I would not recommend Rent It Network. I gave them two stars instead of one because most of the office staff I interacted with were professional. Their company could potentially help people until complications arise, as was the case in my situation. I used their services for only a few months. Still, in those few months, I was left with broken assurances, questionable repair bills, and a very upset tenant who proceeded to withhold rent to the tune of several thousand dollars. Admittedly, I had a challenging tenant that Rent It Network "inherited," and they reminded me of it regularly. However, after assurances from senior management that they could manage the situation, even after meeting the tenant, the truth is they fell short of being able to handle what they committed to. I've learned a valuable lesson not to put so much weight on smooth-talking individuals. My advice to anyone looking to use Rent It Network is to proceed with caution, read their paperwork carefully, and be prepared to follow up with them frequently. I've had disputed A/C repair bills where services were performed without my prior knowledge. Rent it Network authorized payment for the services performed by the maintenance company they have "affiliations" with. I've been working on these disputes for months, and to this day are still not resolved. I came to Rent It Network looking for a business partner, someone I could trust to come alongside me and keep my best interest as their priority, but we ended our relationship on quite a contrary note. I'm sad to say that despite my best effort to maintain our professional relationship, and despite multiple opportunities I've given Rent It Network to make the situation right, it appears their values are not in line with my ongoing concern. I'm a tenant and this property management company took over beginning 2022. There was a tree that crashed into several units and caused significant damage. It's been a week now and it's currently raining. The "repairs" they've done were supposed to be just enough until they had a contractor come out to fix the damages from the crash and flooding. Well, there's an active leak causing major flooding in my bedroom. I've been on the phone trying to get in touch with anyone since 9am this morning. They gave me the number to a vendor who said he won't be able to come out until tomorrow morning. This is not a scratch or small dent that can wait. It's expected to rain all throughout the night and rolling into tomorrow. I have an active flood in my bedroom and it doesn't seem to be a priority for anyone. They keep shuffling me around with no actual solution or update. I have to constantly call back in hopes that they have something new for me. This is totally unacceptable and quite frankly I'm beyond frustrated. When I first applied to rent a 3/2 house in Seminole Heights, Rent-it-Network seemed very efficient and professional. However, it quickly went down-hill. I signed a one-year lease and paid my rent on time and really didn't request many repairs. The house's outside lighting was not working and the house was always very dark, In Tampa, this can be a very scary situation. I asked over and over for an upgrade and some safety lighting - and nothing. Getting repairs made was always a fiasco. Sylvia was not very pleasant and would talk down to you - as if you were a small child. When it came to my 2nd year lease - I signed it again and returned it to Rent it Network. I never thought to ask for it back signed by all parties - I assumed Rent it Network had it under control. Boy, was I wrong. Apparently, Rent it Network was never able to get the owner to sign the 2nd year lease and they wanted it to go to month to month. Here's the kicker - no one told me that I was now renting month to month and that I could be evicted with a 30 day notice. Four months into the 2nd year lease - the owner all of a sudden wants to clear some trees and dp a little outside maintenance. I'm like cool. Not cool! The very next day, I receive a 30 day written notice to vacate. I am confused and call Rent it Network. They explained to me that the owner, never signed the 2nd year lease and that they have been asking her for months to sign it. Well, she never did and NOBODY bothered to tell me. Rent it Network knew that I thought I had another year lease, when in fact it was only month to month. I called Patrick (owner? manager? scoundrel? ) and he apologized and said he was sorry - and he could help put me in another one of their homes. The option he gave me was not acceptable and in a very bad part of town. I spoke to a attorney and he said that Rent it Network had a fudiciary responsibility to notify me of the lease change and I have some recourse for damages. Once, I explained to Patrick - that this was not acceptable, talked go an attorney and so on... he finally agreed to give me $1,500 to move out within the 30 days. This was what I needed to cover a security deposit on a new house. I then moved and professionally cleaned the house. The yard needed a little work, but the place looked good. Rent it Network followed the law and sent me a letter against my security deposit - and guess what? It was for damages of $1,900 for the property. $150 Paint on room and other misc items - and $1,550 for new sod???? New SOD! There was not Sod there to begin with. So, when I called Patrick upset about these riduculous charges - he said that they "don't go after any overage needed from security deposit on a house. He basically said, we won't sue you so don't worry about paying us the $300 on top of losing my $1,350 deposit. I only have 15 days to respond in writing to claim my security deposit of $1,350 - and since he was not going to "sue" me - Patrick implied that I should just let this go...So, i did! I drove by the house a few weeks later and noticed NO NEW SOD. I called Patrick and he said that the home owner has not installed it yet. It's been almost 3 months since I moved. I drove by again - and still no sod! They charged me for repairs that were never made - and then lied about the lease being in affect. Because they had to pay me $1,500 for "not causing a fuss" - they wanted to get their money back by charging over priced non-existing yard work. Bottom line: Rent it Network acted negligent and most likely illegally in the way they handled this situation. The home owner apparently did not want to use Rent it Network anymore, which is why they did not sign the 2nd year lease. Rent it Network then purposely with held this information in order to protect their own best interest. I would not have stayed in a month-to-month lease. And they knew it! Rent it Network is not a company that I would ever recommend to anyone for renting or property management. read more

Poor appointment handling of listings automatic service books appointments and emails and text messages are sent to confirm. I have a huge task of locating rentals for employees that are relocated to Tampa Bay through the hospital I work for many are doctors and look for large homes, unfortunately I was paired with Mark Seybold, on a listing 2x, and I called ahead to be sure it was available. I spoke to a desk attendant that wasn't a realtor and limited to the questions she could answer. Then I set up my showing and received confirmation via email, 2 days later Mark sends a email cancelling the showing. A week goes by and the listing is STILL active so I call again and verify its available and set up another showing and once again...Mark Seybold sends confirming and then a day later a email canceling. This company may be great for the owners, but they definitely are lousy when it come to the renter, or agent trying to show it. I will never use this property management for my accounts going forward, it has cost my company time and money as well as my clients time. read more

By far the absolute WORST rental company that I have ever had to work with. Those who were our assigned contact points at Rent It Network were consistently unprofessional, lacked communication, and were downright rude. Rent it Network managed the home my husband and I previously resided in. We had lived in this home for three years and we had 4 different rental companies during that time, however, Rent It Networks definitely topped them all with their awful customer services. In May 2020, we were told that we needed to sign a piece of paperwork stating that in July 2020 we would be either re-signing the lease or we would be vacating the property. At that time we had all intentions to re-sign the lease and stay for another year, however, in June 2020, they then proceeded to tell us that we would now have a non-refundable pet deposit and would be required to pay monthly pet rent. This was NOT discussed with us when we had stated that we intended to re-sign the lease at the beginning of July, so my husband and I began the search for a different home in the area in hopes that we would find one more suitable for our family (thankfully we did succeed in that area). Well, now on August 4th, 2020 we received the certified mail stating that they were withholding our security deposit, which we were expecting and had already agreed would not impact us, however, they also sent us a list of other charges adding up to about $400 that we now owed them. We also vacated the property officially as of 7/1/2020. The additional charges varied between (professional cleaning service, replacing blinds, replacing the sink faucet in the kitchen, painting, etc.). My husband and I had spent several hours cleaning the home to include scrubbing base boards, sweeping mopping, dusting the fans, cleaning the bathroom, even steam cleaning the carpets. After we had lived in the home for three years I would honestly say that some of these items were normal wear and tear which would be expected. Overall, it seemed absurd that they would now charge even more money for items even after having withheld the security deposit. Well, our move out experiences was not just the only issues we had with them. We went about 2 weeks in August 2019 with no air conditioner and a total lack of communication as to when this issue would be resolved. We also went about three months without a washer and dryer at the beginning of the pandemic forcing us to go to the Laundromat on a weekly basis. When we moved out they sent us hounding test messages about whether we would be staying and letting us know we needed to provide a pet deposit. I guess picking up the telephone is not in their line of work and they can only text. They were incredibly rude and I would not recommend their rental services to anyone. Got my security deposit back. ALL of it. That seems to be so important to renters and needed to be said about how they do business. I waited to write this until I got finished with renting from them so I could give an honest review. Unfortunately, the homeowner decided to sell his home but let us rent right up until the end. We could have moved out but we chose to be given 30 days before sale our choice. We loved the house but couldn't purchase at this time. If the house wouldn't have sold (we were made aware it was going on the market ahead of time no surprises) we would've definitely rented there for years and years as it was a beautiful home and we love love love Rent It Network. Next I can't say enough great things about this company. I rented from them for over two years. The first week washer went out 24 hours later a brand new one showed up with tags on it from Best Buy. A/c had a problem within hours had a technician out. Anything I ever had issues with was resolved same day. Their office staff was so professional in how every aspect of the rental agreement was followed. There was never a time I was ever wishing I didn't rent thru them. Joe the guy who does the inspections is the utmost kind friendly professional treated us like he was a friend when he had to do annual inspection per rental agreement. Never intrusive just doing his job well done Joe. Choco, Ann, Sonja and everyone we dealt with treated us like we were important. We weren't just tenants we became family as they looked out for us and we made sure our rent was paid on time every month not late once. Paying rent on time keeps everyone happy and they were never in our business or constantly picking at things while we rented. I miss the home we rented already and the promptness with any issues. Unfortunately Rent It Network didn't have any homes in the area we wanted to live that would accommodate us. I am in a 2 year lease now and can only hope this company does as well for us. Rent it network is in a league of their own they set the bar pretty high. I definitely will be renting thru them again in the future as of right now they are the best. You won't be dissatisfied. Incredibly unprofessional management company. The first year of our lease was okay. Although, in being with the company for a little over a year, we had three property managers. If that doesn't tell you something, nothing will. The first manager we had was terrible. Very rude. At one point she called 4 times while I was at work to tell me I needed to take a day off from work to be at the property for an inspection that, we all know, is something that should be handled by the owner, not me (the tenant). Regardless, the second year, on our third manager, everything began to fall apart. The newest member, Katrina, was obviously oblivious to any kind of management knowledge. She ignored several emails and replied with bad information. We reported that the A/C was acting up and the ceiling looked like it was going to cave in, which most people would take seriously--especially since that could cause serious injuries if it occurred while in the home. After several emails between Katrina and the head of maintenance, Kimber (another lovely person), they finally sent someone out to the house to access the damages--then, nothing. A few days later we had to vacate the home because of a fumigation for termites. We tried to talk to Rent It Network about canceling our lease and addressing the tons of issues with the home once we were out. We have a small child and weren't entirely comfortable with the fumigation. They, again, ignored us. While the home was being fumigated, I reached out to the Broker, Steven. He assured me that everything would be dealt with. The next day, my husband returned to the property to find that the A/C had leaked and the ceiling was about to cave in. Later that day, the ceiling caved in in our bedroom. I sent several emails to Steven and there was no response. The maintenance team didn't even take us seriously. It took 2 days to send an A/C tech out. And, three days to send a cleaning service out. Meanwhile, we still had nowhere to live. I emailed Steven again threatening to get a lawyer, at which point, Elane called me right away. After verbally promising to take care of everything, cancel our lease, and give us a full refund for the month of July, she would not put it in writing. I sent her 3 or 4 emails reiterating what was discussed over the phone and she refused to respond. She then called my husband and said she refused to speak to me because I upset her. I now understand that she is an incompetent and ignorant individual, who can barely type. Being of said competency level, she should not be an Area Director of a rental company... I have also learned that she is married to Steven, the Broker. Can you say unprofessional? Since then, they have tried everything to deduct money from our security deposit. Meanwhile, we left that house spotless and in better condition than it was when we moved in (aside from the giant hole in the ceiling, which, of course, was not our doing). And, of course, took pictures and video. After everything, they have finally reimbursed our money. And, of course, calculated the wrong amount. A few days later, they mailed a check for the missing amount--although no correspondence was made. They have since told our renter's insurance company that the water damage was minimal and the home was livable. I'd like to see them live in a home with a giant hole in the ceiling--that extended to the roof via the attic. Thank you, Rent It Network--I will never rent again. read more

Not the best if you are a renter. First off everything is outsourced. So it is hard to get a hold of a person in the actual office. You call the number and you are really talking to someone overseas. Second, I don't know if there are different tiers of management offered to the homeowners but the place we rented for five years never had a termite inspection, yearly HVAC service, dryer vent cleaning, tree trimming, pressure washing, etc. Only had service when something broke and we submitted a ticket. We had rats in our attic. They would set bait and comeback to check but did not clean up all the rat droppings. Not very proactive but reactive. Maintenance is also subcontracted out to a company called Maintenance Pro's. Some of the work they did was not very professional. They nickled and dimed us for our deposit as well and barely returned any of it . Yet when we moved in there were already items that were in our shed and yard left by pervious tenant but they charged us to dispose of all of it when we moved out. Also charged for a weird/specialty lightbulb that was in the bathroom vanity , and the garbage disposer which apparently wouldn't turn on. Cleaning I can understand but the rest is questionable. Deposit was $1195 and I received $240 back. read more

Please save yourself the time/money and stay away from this company. They are the most unprofessional management company that I have ever encountered. I am a military member and was scheduled to move into my rental on June 17, 2022. Upon entering the property I was professionally embarrassed of the condition. The property manager rushed to give me the keys and quickly left the property and I figured out why. The AC was not working, the house was filthy, mold in the dish washer, roaches crawling on the floor and walls, the carpet was stained and stinky throughout, Feces uncleaned on toilet and a box left behind from the previous tenant. I immediately contacted Rent It Network management with photos and videos of the condition. I could not believe the reply from management which stated "Typically tenants will do their own cleaning once they move into the property as every person has their own cleaning standards. Aside from that, the property was delivered AS IS. The lease has been fully signed and executed with move in funds received, move in inspection was fully signed, keys were handed over, and possession was given. Therefore, should you decide to break your lease you will be losing your security deposit as failure to fulfill the full term of the lease. Also you will be financially responsible for the rent and us having to place the property back on the market and find a replacement tenant." That reply from management speaks volumes about the morals and values of this company. I have been forced to take legal recourse to resolve the issues because the company continues to state that the property was tenable on day one which is far from the truth. Please be careful if you work with Rent It Network in my opinion they are not as professional as they present themselves to be! I have never had such a horrible experience and it's going to be hard for anyone to top it! read more

I spoke with multiple property management companies and Kris with Rent It was the most professional, informed and responsive individual out of the group. We ran into a snag in our remodel of the home and Kris and Jocelyn were both very helpful with providing referrals and being our eyes while we were back in Chicago. It was never without a quality tenant, my neighbors/friends were nervous at first but Jocelyn and her team are exceptional at finding quality tenants. Prior to my recent retirement, I would often travel outside the US for 2 to 3 months per year and I never had any issues with travelling or when home, being 1000 miles away, Jocelyn and her team handled all the issues promptly and professionally....I never worried about this house as it was being managed worry free for me by Jocelyn and her team. They are very professional, caring, and personable. They get your property rented quickly and efficiently. You know, when I first started my research for a property management company I was a little hesitant about Rent it just because their reviews were so perfect. Me and my fiancé actually started thinking they were paid reviews. But OMG I WAS SO WRONG. This company has the best customer service you will EVERRRR receive. I purchased a home and needed to relocate due to work 6 months after the purchase. Rent it made it extremely painless. I was scheduling and canceling appointments on Kris for a period of about 3 months due to random things I had pop up. Kris always kept it extremely professional each time and agreed to always follow up and reschedule for next time! After finally meeting with Kris Mid November I had my home rented out by mid December. They have a great team!! Sonja, Jobe , Lori and Jocelyn were also very helpful with the other half of the process. They made sure to always give me enough time to clean etc before a showing, called me to Make sure I understood the documents being sent for me to sign were clear, They were very nice about allowing my dog in the house during the showing and always answering my emails no matter when and at what time. They explained everything to me word for word. I understood what was happening and when. Not once did they try to up-sell me on the services they provide. Can I give them 0 stars?? The only reason I allow them to manage my rental property is because they handle electronic payments for me, otherwise I would switch to another company. They let people in my property when I expressly said they must call me first, they tried to charge me for work that I did not authorize, and most recently they communicated a new lease payment amount that I did not agree to. This company managed the house I used to rent. A month earlier before my contract expired, I called and communicated that I was leaving earlier because bought my first home. They were very dismissive and rude at the time, but I tried to keep my mind open. I was polite and tried to work with them to minimize their losses. I forfeit my deposit. They asked me to pay for a month that I was not even living in the home, and I paid it . The person in charge of the property promised that they would give me back half of the rent I payed when I wasn't occupying the property if I allowed them to showcase the home and it got rented before I moved. I did everything they asked, I left the place clean, touched up the paint and I was flexible and showed the place several times like a real estate agent. They did not fulfill their promise, and when I tried to call them back they kept giving me excuses and saying the person in charge of the property was not available to discuss the matter.
