I recently moved out of a home I leased from Progress Residential for the past two years. I requested a face-to-face move-out inspection, but was directed to leave the keys in the lockbox on the side of the house. Upon receiving my final account statement, I noted charges for cleaning, painting, and items that constitute standard wear and tear. When I requested a detailed breakdown or invoices for these costs, my request was flat out denied. I mentioned that I had documented the lack of cleanliness of the home via email at the time of my move-in in 2024. However, they did not take that into consideration and stated that the charges were valid, and final. I believe my security deposit is being withheld unfairly and requested to speak to a supervisor, however, my attempts to escalate this matter to a supervisor have been refused. If you have an issue with the house. You have to constantly call to stay on top of it. They need one person to oversee the whole process and they don't do that, the person who answers the phone is nice but more than likely the information they have is in accurate. You have to call the contractor they see his scheduled, more than likely the subcontractor has no idea about it. Then you have to follow up to make sure they approve the quote, then you have to follow up with the subcontractor to make sure he's received the approval. Many times the subcontractor will not do the job, but it will show in their computer that they are scheduled. Bad information is handed off between individuals within the company. You must stay on top of the process, the ball gets dropped many times. They sent one sub to take out part of our shower a month ago and we're still waiting for someone to repair it. The photo they sent me had different wall color. I have move-in videos and photos and we took move-out photos and videos as well. This is insane! We cleaned the house and were charged $450 cleaning fee. What did they clean? The house was infested with roaches when we moved in. I battled the roaches all year that we lived there. The house was left in a BETTER condition than when we moved out. The cleaners left the vacuum in the houses and didn't clean it at all. The house was filthy and I got $250 credit for cleaning. I could give negative stars, I would. I am on disability and a cancer survivor. I have NEVER had any issues with a landlord/rental company before, ever. Maybe I was lucky? Pure nightmare. I never made a late payment, I paid my rent a month in advance, I made multiple enhancements on the property and yard (albeit small) and fixed many things myself to avoid a service call. The place was FILTHY upon move in. It took me several days to clean but I was excited to find I had an inoperable oven for a year. The range top worked but the oven did not. I had an outdated fridge that would not seal properly causing me to lose food. I had a leaking ac unit that dripped into an outlet for months before it was finally replaced. The biggest issue was that my studio had water intrusion EVERY TIME IT RAINED. And it flooded on multiple occasions. To which I had to personally extract the water from (rather than wait days for a professional company to do the work). Ungrounded exterior outlets to boot. There was a "French drain" outside. I put this in air quotes because it was not a French drain... the pump could not withstand the amount of water coming down the minor slope in the driveway. Mind you, I was battling cancer and had 6-8 doctor appts a week, but had to deal with vendors out multiple times a day at times. The living conditions were awful, unhealthy and I went through so much emotional turmoil while dealing with the powers that be. It was my duty as a tenant to report these issues to the landlord and it was their responsibility to make sure that I lived in a healthy, safe environment... to fix said issues. That did NOT happen. I had 12 vendors out over the course of 10 months to fix this "French drain" meanwhile... still getting water intrusion when it rained. Finally, a company came out that clearly had no experience but obviously were the cheapest bid. They dig up my entire yard and install a new "French drain". It drained before just not good enough... now it didn't drain at all. My tiny home flooded. So they sent these same unprofessionals to "fix" it. It wasn't fixed. It flooded multiple times. I spent hours talking to reps on the phone, sending emails, videos, pictures, texts, etc. This was my life. But I wanted to stay, it was my home and I had no where else to go. I am a little unhappy at this point. I get an email on a Friday afternoon at 4:58pm with a word document (professional) attached, stating that I have to vacate the residence in less than 10 days that the "owner" deemed it uninhabitable. Really?!? Just fix it! I know that only the city can deem a property uninhabitable by law. I was told by the property manager that I was the smallest property in their 10's of 1000's of properties across the entire nation and not a priority. Wow! I contact the state attorney general's office, code enforcement, disability rights, and reach out to PR's corporate office. Over the course of the next few months, there are numerous vendors, "repairs" and still flooding. I was ready to wave a white flag and just deal with the issues. Zero resolution. Instead, I was given a renewal notice only to be trumped by a non-renewal notice. With about 2 weeks to move. There was zero offer from the company to assist with my expenses. Zero reimbursement for my troubles, zero remorse. Instead they listed it for twice the amount I was paying. All I wanted was for it to be fixed. And to live in peace. I moved in to a build to rent home last December. A little over a minute ago Progess took over property management and things have really gone down hill. First issue they placed a permanent lockbox on the property that I didn't consent to and was very clear about it. NO where in the lease do they have permission to do this!!! This is a safety issue for me and they promised to remove it but still haven't! Secondly, even bigger issue, I called the emergency maintenance line yesterday before 2pm, it's now 7pm the next day and no one has shown up and no updates. I had water pouring in my front door from the storm yesterday. I'm highly allergic to mold and made the customer service and maintenance aware of. I spent the last 19 months recovering from severe mold illness and told them this was a major concern for me. This morning I also called and left a message for the property manager and talked with the maintenance team again asking for fans and dehumidifier, which they couldn't provide, NO UPDATE! NO ONE has shown up! No fans, no dehumidifiers. At a minimum, an update should be provided! I know there are people worse than I am. I would rate them zero or negative stars if I could. My application was accepted for a house in Holiday. I received the rental lease agreement around 2pm on a Friday when they close at 4pm. I work a regular 9-5 like the rest of the working class. I was given 24 hours to sign this lease agreement and send the deposit money. I had questions regarding the fees being applied to my REGISTERED ESA (cat), I was still being charged for pet rent when it should have been waived due to him being REGISTERED and provided the paperwork to prove so. So, the pricing on the lease agreement was incorrect and I wanted it fixed BEFORE signing it, because once I sign an agreement I am legally bound to what I signed for. I called two different numbers multiple times trying to get a hold of the person in charge of my application, Adrian Cabrera, and then Progress Residential once I couldn't get through to Adrian. Each time I called the automated system told me to call during regular business hours and there was no way for me to leave a voicemail. I also sent in an email letting them know I had multiple questions about the incorrect fees on the lease, including a $20 charge per month for "smart home" with no explanation of what that is or means. I FINALLY got in contact with someone on Monday who told me they are open on weekends. I called the exact number the woman gave me and got no one, multiple times. She let me know my application was cancelled due to not signing the lease agreement. I then spent hours fighting my way trying to get in contact with Adrian. I spent 42 minutes on hold for one of the phone calls, forwarded to multiple different people that were not Adrian. When I finally got to Adrian, he was zero help what-so-ever. He spent the entire phone call talking over me not listening. The answer I got at the end of all of this was basically I was supposed to sign the incorrect agreement and once they received my $2k deposit they would change anything in the lease agreement..... Which i'm sure oif i did sign it and pay them money, I would be locked into that agreement because that is what a signature signifies...AN AGREEMENT. When you have issues with the fees and payments that magically show up because they changed policies without notifying you and they refuse to give you a bill or mail you any information they blame it on the payment system that they force you to use, but I have zero customer service for and claimed to have zero control of and tell you it's a self service third-party company. I've had so many issues with them that I even changed my email because I don't get information from them and then they blame it on me and I still don't get any information. I've been renting from them nearly 3 years and you would think they would have their billing straightened out, but I have had multiple occasions where they attack on 100s of dollars in fees were they have changed how they charge you even with 100% auto pay set up without notification. I've spent hours and hours on the phone with customer service and still have issues. I am a disabled veteran and they've even gone as far as threatening to evict me when I try to pay my bill and won't let me pay it and have never been late. DO NOT LIVE HERE! If I could give it negative stars I would. I'm based out of the manors at cypress ranch In lutz. They have implemented predatory towing agreements with a local shady tow company. They started with towing for parking on the side of the house and the area in the driveway blocking the sidewalk from 12am-6am. Residents attempted to park sideways in the skirt of the driveway to follow pasco and HOA ordinances, only for the tow company to then take those vehicles a month later. Just two weeks ago I witnessed a legally parked house owner towed because of EXPIRED REGISTRATION alone as if a community has the right to POLICE such a "violation". As of today notices have been left on every door saying they've contracted said shady tow company to tow 24/7 (see attached picture). When I say "shady" tow company: residents of my home have been town 3 times all with different pricing every time I've been towed (even trying to charge me more for them holding the vehicle for less than an hour compared to an overnight tow) refusing to provide receipts or breakdown of charges, left no notice of towing (assumed stolen) and though required to notify police within 30min by pasco county law, did so only after I arrived to receive the vehicle so law enforcement was unable to tell me if it had been towed or stolen. I have received different pricing from this company to receive my vehicles, they only accept cash, and refused to give a receipt with a breakdown of charges. They threatened to charge me more as well as not release my vehicle altogether for asking for said receipt. They are required by law to allow owners to inspect vehicles before pickup, they however did not allow such a thing and demanded payment first. They are required by law to not require a release of liability for damages, yet again threatening to not release the vehicle until signed said liability agreement. I was met with being cursed out and insulted for attempting to not sign said liability release. These people are the complete opposite of professional and are only looking to make money. Said company is beba and Nelson tow life right off US-41 N. The HOA has continued to implement harsher restrictions and punishments for parking violations. There are limited guest parking spots and if you have more than 4 cars (assuming the garage is completely empty and 2 are parked inside) the 5th will be towed. Keep in mind these are 5 bedroom houses... I have been forced to risk parking at communities OVER 10 TIMES down the road in order to avoid towing because guest parking was full. DO NOT LIVE HERE IF YOU HAVE MORE THAN 2 VEHICLES OR EVER PLAN TO HAVE ANY GUEST OVER. Every single day my family has to play musical cars in order to leave the driveway, often times waking my neighbors at 3am because of my sports car having to be moved for my wife to work overnights at the hospital. I have lived in apartments in Tampa and even they had more options for parking and towing made sense because you pay to park and spots were limited. Directly across the street residential communities have no such HOAs restricting any type of parking. In this RESIDENTIAL community, that is not the case. The HOA refuses to hear members of the community and hasn't returned any of my calls over months of attempts. I will be moving ASAP. This HOA has costed me almost a grand in towing fees alone, even towing me while I ran upstairs to ask a family member to move their vehicle so I can enter the garage. It's impossible to speak with a manager. The service/maintenance has been horrific. Most everything that needs attention they say is the tenants responsibility including staining the deck! I finally after 3 years of being in the home got them to come out and stain. They got stain all over the patio and siding. Didn't put any plastic down and didn't touch the bottom half of the deck. My 10 year old daughter could have done a better job. They refuse to come finish it or remove the stain that splattered everywhere! My house came with a shed and it's falling apart. They said a tenant left it so they will not service it yet it was in their advertisement of the home! They repaired a crack in the drywall in my living room Aug 5th 2025. It's still not complete. They painted it the wrong color and refuse to come out to correct it. We put in major work orders that affect the safety and integrity of the home and they get cancelled. Over and over. Do not and I repeat don't ever rent from them... We have been with them 5 years and they still treat us like shit. We have had to do so much for them to come fix things. They don't listen when I continue to tell them contact me because I'm the one home not my husband. I call 5 to 10 times wondering when they will come fix things. DO NOT RENT WITH PROGRES! Me and my family are CURRENTLY renting from them and every thing was good not going to lie UNTIL our A/C went out. They act like they don't want to make accommodations, they want you to contact the vendors like that's not their job, and they will keep giving you the run around. Tuesday May 20th, 2025 our A/C went out and we had to make our own accommodations until Friday 23rd around 5pm EST. When they did get us a hotel finally it was until Tuesday but the A/C wasn't fixed. So we had to check out the hotel and try to get them to get us another hotel which they finally did 5/27 but until 5/28 and now we are without living accommodations and had to go back to our home where it is over 90 degrees and we live in Florida. We don't have no close family members near by to go to. We have two small kids and we are going through this be. They wouldn't even transfer us. Due to state law in Florida they have 7 days after written notice to fix the issue or we can with hold rent or terminate the lease. Which we plan to do. They will sell you a house with enough legal damage to break the lease but will stop responding the second you express you have the right to leave. Expect broken air conditioning units, extreme water damage throughout the house, and workers that couldn't give a shit about you as long as you pay their insanely high rent! I lived at a property in Riverview. I was never able to move in as I traveled for work. I was laid off and had to terminate the lease before I even moved in. Progress has proceeded to charge a $450 CLEANING fee and said it wasn't clean up to standard. If it wasn't clean to standards it was your cleaning service from before I rented. And to charge $450 for a fake cleaning service to clean just to stick it to a renter is a joke. read more

STILL AWFUL!!! Thank God I will be moving out soon. They will tell you that they didn't get your move out notice after you emailed it. (Probably because they clearly don't monitor their email very well) then want to tell you that you didn't make your 60 day mark. If you try to CALL, you'll be on hold for more than an hour and once you get to someone as soon as they realize you're not going to tell them you have a great experience with them they will hang up on you. Happened to me three times in one evening. And when you ask for a supervisor, none is EVER available but they will "Call you back". Literally NO ONE has ever called me back. But yet every single thing that didn't go to their liking is always MY fault. They have such a bad history of returning your deposit that I'm about to the point of not doing squat when I move out anyway because the odds of me getting any of my deposit back and nil. So why should I kill myself getting it ready for the next tenant. Furthermore, they want to charge you for things that THEY should be taking care of. I have a few friends who have their own rentals and they are aghast as the things this company wants you to do on move out. Like hire a professional carpet cleaning service. I clean the carpets every few months on my own, but they want a RECEIPT when you move out for that service. I have no doubt nothing will be prorated if I move out early. Do NOT trust these people. The left hand has no idea what the right hand is doing in that place and you will get screwed EVERY. SINGLE. TIME. read more
