I truly cannot say enough amazing things about our experience with Progress Residential, especially Amy Stevenson, Leasing Experience Partner, and Millie Perez, Resident Experience Lead. These two completely changed what we thought a rental experience could look and feel like. Our family recently went through a home to home transfer during a very stressful and emotional time in our lives, and honestly, Amy and Millie were the reason we made it through the process feeling supported instead of defeated. From the very beginning, they treated us with kindness, compassion, dignity, and genuine care. Not once did we feel like just another resident, another ticket, or another number in a system. They treated us like people, and that matters more than words can explain. In today's world, it is very easy to find companies where communication is poor, residents feel ignored, and everything feels cold and corporate. Amy and Millie were the complete opposite of that experience. Every phone call, every email, every update, and every interaction felt personal, sincere, and professional. They listened to us, reassured us, answered questions, stayed involved, followed up consistently, and truly went above and beyond to help our family through a difficult situation. Progress Residential speaks about values like putting residents first, communication, dignity, respect, and creating a place people are proud to call home. Amy and Millie did not just talk about those values, they lived them every single day throughout this process. They are exactly the kind of employees every company hopes to have representing their brand. There were multiple moments where they could have simply done the minimum required and moved on, but that is not who they are. They took ownership, stayed engaged, advocated for us, and genuinely cared about making sure our family was taken care of. That level of dedication is rare, and it deserves to be recognized at the highest level within the company. I know people are often quick to leave negative reviews online, but I think it is just as important to recognize employees who are truly exceptional at what they do. Amy Stevenson and Millie Perez are exceptional. Their professionalism, empathy, patience, communication, and leadership made a lasting impact on our family, and they are a huge reason why we are proud to continue calling Progress Residential home. Progress Residential should be incredibly proud to have team members like Amy and Millie. They are the reason residents stay. They are the reason people feel valued. They are the kind of employees who build trust in a company and make residents feel like they actually matter. To Amy and Millie, thank you both from the bottom of our hearts for everything you have done for our family. Your kindness and support during this process will never be forgotten. You both made an overwhelming situation feel manageable, and your care truly meant more than you probably realize. read more

Getting our lease renewed with Progress has been a nightmare. We had already signed when they sent us a new application with no explanation and a blank background check request. We got around 40 emails telling us to finish it, but getting someone to explain what we actually needed to do took at least four calls and several emails. Their application wouldn't let my wife save her information. New links didn't fix it. While we were asking for help, they sent us a message saying our application was denied and our home was back on the market. A rep eventually confirmed that was a mistake and our renewal was still in place. We finally got it done after spending another day helping their tech team figure out the problem. I emailed Customer Care on September 28 and again on October 1. As of October 5, nobody has even acknowledged either email. They can send dozens of emails demanding that we do something, but apparently can't answer ours. I wouldn't recommend renting from them. read more

Do not reserve a house from Progress Residential if you are moving from out of state or instate for that matter. The home will be available dates posted are not accurate or even close and if you have to be out of your current house by a specific time your screwed. You will have to scramble at the last minute to find another property and they will keep your deposit. SCAM! read more

If you are reading this STEER CLEAR of renting any property or doing any business with this association. The communication and coordination is HORRIBLE when it comes to maintenance. God forbid your AC goes out dont count on it getting even looked at for days better yet fixed ask me how i know. Multiple phone calls and poor information and no call backs like promised its ridiculous. Instead of calling an HVAC company at time of service request, they wait a couple days to get back to you to tell you that instead they are going to have another company bring portable ac units. Lmao what the hell. Also they wont be here until the FOLLOWING DAY MAYBEEEEE! And they will try to keep some of your deposit as expected. read more

I recently moved out of a home I leased from Progress Residential for the past two years. I requested a face-to-face move-out inspection, but was directed to leave the keys in the lockbox on the side of the house. Upon receiving my final account statement, I noted charges for cleaning, painting, and items that constitute standard wear and tear. When I requested a detailed breakdown or invoices for these costs, my request was flat out denied. I mentioned that I had documented the lack of cleanliness of the home via email at the time of my move-in in 2024. However, they did not take that into consideration and stated that the charges were valid, and final. I believe my security deposit is being withheld unfairly and requested to speak to a supervisor, however, my attempts to escalate this matter to a supervisor have been refused. I would not recommend Progress Residential. *see copy of email sent to Progress at time of MI in 2024. (Just one example of their lack of integrity) A.Ratcliffe read more

If I could leave no stars I would worst rental company I have ever dealt with something has to be illegal that they are doing definitely getting my attorney involved! Moved into this home not even 8 months ago and have had a problem every month since. When I first initially moved into the home the washing machine was broken for 3 months they had over 10 work orders to fix it and had multiple people come out to tell me the washer was broken several times before finally replacing it 3 months later I'm making me miss several days of work for these appointments. On top of that the dishwasher was broken as well first month too took a month to replace. Like what rental company rents a home with no working appliances. When I told them I had missed work multiple times and had spent my own money at a laundry mat. Then we started having a ant problem in the home they told me that was for us to take care after 30 days now they charged us a hoa fee of $1700 last month that I wasn't aware of I was ever gonna be charged they gave us 2 weeks to fix an oil stain in the drive way I was in the hospital having my son for one of the weeks and the next week was our first week home with a new born and we were in the hospital and had doctors appointments they sent somebody to come resurface the driveway he told us the rental company had just sent him to do some work not aware that we were being charged they now left a letter at our door saying they were going to try to evict us if the $1900 wasn't paid as I have spent the last month calling and emailing trying to dispute this matter every time they say my case worker will reach out haven't heard anything now this letter just an awful company read more

The absolute WORST! This company upcharges you by hundreds for starters. If your rent is $2,000.00 count on paying an extra $300-$400 a month. Any maintenance issues will take forever to fix if they get fixed at all. Issues I've had, from a fan falling to AC unit breaking. They do not hold their tenants as a priority! AC has been out for 4 days and counting in this Florida heat! read more

Nothing but horrible experience from a corporate rental company. Toilets have been clogged since Thursday (its now Wednesday) first they sent a septic crew, but its not a septic system and they were not allowed to enter property to fix issue. Now my appointment was for 8-12 this morning, and was advised tech would not be here until 1 o'clock. I was told they had a meeting. So then why schedule service if you know you cannot make it. Local Tampa customer service agent was agitated I was asking questions and sighed after telling me he would be here at 1 when the appointment was for 8-12. Absolutely abysmal service and I will not be renewing my lease. Update - the technician they sent was not even a plumber and told me he needs to put in a work order to get a plumber in. This could not be more ridiculous. read more

x The way this company is handle this emergency in south Florida is absolutely shocking and worthy of a lawsuit and compensation for medical bills. They lied and said the house was move-in ready when they knew the Hvac system was totally broken. It has been 32 DAYS now and still 95 DEGREES INSIDE my house every single day and I know for a fact the delay is because Progress refused the repair to save money (the third-party technician explained what was going on). And the ONLY communication I have received from Progress was a one sentence email basically trying to shut me up after i filled over 5 complaints to and about management. read more

If you have an issue with the house. You have to constantly call to stay on top of it. They need one person to oversee the whole process and they don't do that, the person who answers the phone is nice but more than likely the information they have is in accurate. You have to call the contractor they see his scheduled, more than likely the subcontractor has no idea about it. Then you have to follow up to make sure they approve the quote, then you have to follow up with the subcontractor to make sure he's received the approval. Many times the subcontractor will not do the job, but it will show in their computer that they are scheduled. Bad information is handed off between individuals within the company. You must stay on top of the process, the ball gets dropped many times. They sent one sub to take out part of our shower a month ago and we're still waiting for someone to repair it. Dealing with a corporation that's headquartered on the other side of the country is literally a nightmare. Save yourself headaches and do not rent from Progress Residential. read more

FED UP with this company DOESN'T even begin to discribe how much you should AVOID Progress Residential! Here are examples of situations we've experienced. #2 Had a shower wall leaking into my office area. They came several days later and just used clear silicone on the tile in the shower which turned into black mold underneath. The rug in my office area now smells almost like urine. #2 Our AC went out not 1 or 2 but 3 times during the dead of summer. They told me they were coming that evening...no show! After getting pretty ticked off about that I got them to cover a hotel room for my wife & kids for a night because they said someone would be there in the morning. So I took the day off. We'll the guy who came as usual didn't understand English! He removed out smart home thermostat and installed a cheap Honeywell one. AC was working. The contacted us however and said we can't monitor your house now. I said we'll your guy took off with it. So I had to take another day off to wait for another non English speaking person to show up...and you guessed it they didn't! Infact the job was closed! AC went 2 more times and I'll spare you the lengthy details....no hotel this time, missed more work for nothing and the repair people didn't even know why they were there or what was actually wrong with the AC #3 Had a leak starting before a hurricane (Nature Coast Florida) This one was coming from where the roof lines intersect there was no sealant in the joints! This was leaking into our kitchen. Time to get the plastic totes out again. We called, Noone showed, job canceled, called again missed work for nothing, hurricane came ceiling started sagging. They came 11days later used a heat gun to dry it screwed it back up and painted over it! Humm can you say more mold? #4 Yup another leak! This was coming from the overflow of our AC unit in the attic and leaking into a light fixture in the ceiling! How exciting! Well guess what they never came to fix this for 4 days and I said f it I'm going to see what's up! Turned out the flat valve was laying on the floor instead of in the drip tray and the pvc pipe that runs the excess water out of the house fell off because they never put sealant on the pipes! #5 Next up the Woods! Came home to find the woods next to my house torn down and in a hurry! The people that did the work had no company name on their trucks. One tree is leaning against the house and one is leaning over my driveway with roots exposed and cut in half and as of 9/23/24 there's a hurricane brewing and headed our way! Called got an email saying send pictures we'll send someone to look at it but we don't see any danger! Just got an email today saying job has been resolved & closed! #6 Moving out!!! Oh but before I do I have to per their guidelines which they don't go over with you upon signing, We have to hire a professional cleaning service, refresh all the mulch and if there's any holes fill them and repaint the entire wall! RUN LIKE A HURRICANE AWAY FRO. THIS COMPANY & IF YOUR AN ATTORNEY YES I WILL PROVIDE MORE PICTURES, EMAILS & ANYTHING ELSE YOU WOULD LIKE FOR ONE HECK OF A CLASS ACTION SUIT THAT WOULD BRING MYSELF AND THE OTHERS MISTREATED BY THIS SLUM OF A MANGEMENT COMPANY SOOO MUCH JOY!!! To Whom It May Concern, My name is Ken and I recently moved into your rental property located in Florida . We completed all required steps, paid all necessary fees, and officially moved in on August 29, 2025. Let me be perfectly clear: I am furious and beyond disappointed with the condition of this property and the absolutely unacceptable way this situation has been handled--or more accurately, completely ignored--by your company. We visited the property a week before our move-in date. It smelled a little off, but we assumed it just needed a good cleaning. We figured we'd take care of it once we moved in. But when we showed up on August 29, the neighbor came to warn us that there were bats in the house. They told us they had reported the issue to you multiple times, and the HOA had also reached out to you repeatedly before our move-in. You knew about this. You were warned. And you did nothing. You allowed a family to move into a house infested with bats, knowing full well what was going on. We now have a strong stench of piss and urine in the home. A massive bat was flying around our garage. There are bats clearly living in the roof, and guano is literally dripping down the front of the house. The health risk alone is absolutely unacceptable--and you allowed us to move in without so much as a warning? We submitted a work order immediately--still nothing has been done. So we've been stuck living in this disgusting mess for an entire holiday weekend. You've completely ruined our Labor Day, and we've spent the first few days in our new home miserable, disgusted, and incredibly stressed out. On top of that, there are several issues inside the home that we also reported: The ceiling fan doesn't work. A blind was missing in one of the rooms. The floor strips are broken, which caused my wife to trip and nearly break her neck. That is not only dangerous--it's liability-level negligence. If she had been seriously injured, we'd be having a very different kind of conversation right now. So again--what exactly are you going to do to make this right? You knowingly let us move into a biohazard, with ignored safety issues, and not a single ounce of communication or urgency. I expect immediate resolution, compensation, and a full explanation of how this was allowed to happen. Until I get a real answer, I will be escalating this to your CEO, board of directors, and every relevant department. You've already lost my trust. I strongly suggest you don't lose control of this entire situation. Fix this. Immediately. Sincerely, Ken read more

BEWARE, THIS IS A SCAM! I rented a house in Palmetto, FL. I received the Move Out Statement and it says they charged me $500 for interior paint. For what? The photo they sent me had different wall color. I have move-in videos and photos and we took move-out photos and videos as well. This is insane! We cleaned the house and were charged $450 cleaning fee. What did they clean? The house was infested with roaches when we moved in. I battled the roaches all year that we lived there. The house was left in a BETTER condition than when we moved out. The cleaners left the vacuum in the houses and didn't clean it at all. The house was filthy and I got $250 credit for cleaning. Why did they charge me $450 now? The house was left in better condition! They are a scam indeed. Google "Progress residential" and read bad reviews on Google. The positive reviews are from people who work for this scam company. read more

I could give negative stars, I would. I am on disability and a cancer survivor. I have NEVER had any issues with a landlord/rental company before, ever. Maybe I was lucky? Pure nightmare. I never made a late payment, I paid my rent a month in advance, I made multiple enhancements on the property and yard (albeit small) and fixed many things myself to avoid a service call. The place was FILTHY upon move in. It took me several days to clean but I was excited to find I had an inoperable oven for a year. The range top worked but the oven did not. I had an outdated fridge that would not seal properly causing me to lose food. I had a leaking ac unit that dripped into an outlet for months before it was finally replaced. The biggest issue was that my studio had water intrusion EVERY TIME IT RAINED. And it flooded on multiple occasions. To which I had to personally extract the water from (rather than wait days for a professional company to do the work). Ungrounded exterior outlets to boot. There was a "French drain" outside. I put this in air quotes because it was not a French drain... the pump could not withstand the amount of water coming down the minor slope in the driveway. Mind you, I was battling cancer and had 6-8 doctor appts a week, but had to deal with vendors out multiple times a day at times. The living conditions were awful, unhealthy and I went through so much emotional turmoil while dealing with the powers that be. It was my duty as a tenant to report these issues to the landlord and it was their responsibility to make sure that I lived in a healthy, safe environment... to fix said issues. That did NOT happen. I had 12 vendors out over the course of 10 months to fix this "French drain" meanwhile... still getting water intrusion when it rained. Finally, a company came out that clearly had no experience but obviously were the cheapest bid. They dig up my entire yard and install a new "French drain". It drained before just not good enough... now it didn't drain at all. My tiny home flooded. So they sent these same unprofessionals to "fix" it. It wasn't fixed. It flooded multiple times. I spent hours talking to reps on the phone, sending emails, videos, pictures, texts, etc. This was my life. But I wanted to stay, it was my home and I had no where else to go. I am a little unhappy at this point. I get an email on a Friday afternoon at 4:58pm with a word document (professional) attached, stating that I have to vacate the residence in less than 10 days that the "owner" deemed it uninhabitable. Really?!? Just fix it! I know that only the city can deem a property uninhabitable by law. I was told by the property manager that I was the smallest property in their 10's of 1000's of properties across the entire nation and not a priority. Wow! I contact the state attorney general's office, code enforcement, disability rights, and reach out to PR's corporate office. Over the course of the next few months, there are numerous vendors, "repairs" and still flooding. I was ready to wave a white flag and just deal with the issues. Zero resolution. Instead, I was given a renewal notice only to be trumped by a non-renewal notice. With about 2 weeks to move. There was zero offer from the company to assist with my expenses. Zero reimbursement for my troubles, zero remorse. Instead they listed it for twice the amount I was paying. All I wanted was for it to be fixed. And to live in peace. If you read all my rant (which more is to be had however I had to summarize) and you are considering renting from these soul sucking thieves.... Don't walk away, RUN. read more

DO NOT RENT FROM THEM! Everything goes good until something breaks or when it is time to move out. A hurricane destroyed our fence in our backyard, which didn't get fixed until we moved out 6 months later. Also, the day after we moved out Progress notified us that they'll not only be keeping our $2,500 security deposit but also will be charging $800 on top of this for us leaving trash on the curb for the garbage people to take. We had our home professionally cleaned prior to leaving (and submitted receipts), but yet told us it wasn't clean because the trash bins had trash in them on the curb, while trash came that very next morning. I moved in to a build to rent home last December. A little over a minute ago Progess took over property management and things have really gone down hill. First issue they placed a permanent lockbox on the property that I didn't consent to and was very clear about it. NO where in the lease do they have permission to do this!!! This is a safety issue for me and they promised to remove it but still haven't! Secondly, even bigger issue, I called the emergency maintenance line yesterday before 2pm, it's now 7pm the next day and no one has shown up and no updates. I had water pouring in my front door from the storm yesterday. I'm highly allergic to mold and made the customer service and maintenance aware of. I spent the last 19 months recovering from severe mold illness and told them this was a major concern for me. This morning I also called and left a message for the property manager and talked with the maintenance team again asking for fans and dehumidifier, which they couldn't provide, NO UPDATE! NO ONE has shown up! No fans, no dehumidifiers. At a minimum, an update should be provided! I know there are people worse than I am. "Incompetent and Unprofessional - Steer Clear!" I recently had a home inspection with Progress Residential, and it was a complete disaster. The inspector they sent seemed totally unqualified and missed a bunch of major problems. Reading online reviews, I realized this is a pattern with them. It seems like they don't care about doing a good job or making sure their inspectors know what they're doing. If you're looking for a home inspection, DO NOT use Progress Residential. I have taken 3 days off work to be here for plumbing issues. This is more days than I have taken this year off for my own illness. The customer service and follow through is so disgusting and sad. I would rate them zero or negative stars if I could. My application was accepted for a house in Holiday. I received the rental lease agreement around 2pm on a Friday when they close at 4pm. I work a regular 9-5 like the rest of the working class. I was given 24 hours to sign this lease agreement and send the deposit money. I had questions regarding the fees being applied to my REGISTERED ESA (cat), I was still being charged for pet rent when it should have been waived due to him being REGISTERED and provided the paperwork to prove so. So, the pricing on the lease agreement was incorrect and I wanted it fixed BEFORE signing it, because once I sign an agreement I am legally bound to what I signed for. I called two different numbers multiple times trying to get a hold of the person in charge of my application, Adrian Cabrera, and then Progress Residential once I couldn't get through to Adrian. Each time I called the automated system told me to call during regular business hours and there was no way for me to leave a voicemail. I also sent in an email letting them know I had multiple questions about the incorrect fees on the lease, including a $20 charge per month for "smart home" with no explanation of what that is or means. I FINALLY got in contact with someone on Monday who told me they are open on weekends. I called the exact number the woman gave me and got no one, multiple times. She let me know my application was cancelled due to not signing the lease agreement. I then spent hours fighting my way trying to get in contact with Adrian. I spent 42 minutes on hold for one of the phone calls, forwarded to multiple different people that were not Adrian. When I finally got to Adrian, he was zero help what-so-ever. He spent the entire phone call talking over me not listening. The answer I got at the end of all of this was basically I was supposed to sign the incorrect agreement and once they received my $2k deposit they would change anything in the lease agreement..... Which i'm sure oif i did sign it and pay them money, I would be locked into that agreement because that is what a signature signifies...AN AGREEMENT. This company is a giant scam, don't waste your time, stress, or money. Not worth it in the slightest. read more

DO NOT RENT FROM THIS COMPANY!! This company should be criminally charged for their deceptive and fraudulent business practices. They are a deceptive business and are complete fraud. They will change your payment system transactions in the middle of your lease without telling you and then you find out months later that you owe hundreds of dollars in utilities and other fees that they tack on and then start charging you late fees, even when you have it set up on auto pay every month. They won't even give you a BILL every month and use this other company to CON you, that they either own or partner with, to pay your bill and then charge you for forcing you to use it to pay your bill. When you have issues with the fees and payments that magically show up because they changed policies without notifying you and they refuse to give you a bill or mail you any information they blame it on the payment system that they force you to use, but I have zero customer service for and claimed to have zero control of and tell you it's a self service third-party company. I've had so many issues with them that I even changed my email because I don't get information from them and then they blame it on me and I still don't get any information. I've been renting from them nearly 3 years and you would think they would have their billing straightened out, but I have had multiple occasions where they attack on 100s of dollars in fees were they have changed how they charge you even with 100% auto pay set up without notification. I've spent hours and hours on the phone with customer service and still have issues. I am a disabled veteran and they've even gone as far as threatening to evict me when I try to pay my bill and won't let me pay it and have never been late. And customer service will even argue with you and tell you that you said something that you did not. Save your finances and your sanity and do not use this company. I am very close to taking legal action against them and when this current lease is up, I will no longer do business with this company and do everything in my power to advocate that no military or veterans ever do business with this company because of their deceptive business practices. read more

DO NOT LIVE HERE! If I could give it negative stars I would. I'm based out of the manors at cypress ranch In lutz. They have implemented predatory towing agreements with a local shady tow company. They started with towing for parking on the side of the house and the area in the driveway blocking the sidewalk from 12am-6am. Residents attempted to park sideways in the skirt of the driveway to follow pasco and HOA ordinances, only for the tow company to then take those vehicles a month later. Just two weeks ago I witnessed a legally parked house owner towed because of EXPIRED REGISTRATION alone as if a community has the right to POLICE such a "violation". As of today notices have been left on every door saying they've contracted said shady tow company to tow 24/7 (see attached picture). When I say "shady" tow company: residents of my home have been town 3 times all with different pricing every time I've been towed (even trying to charge me more for them holding the vehicle for less than an hour compared to an overnight tow) refusing to provide receipts or breakdown of charges, left no notice of towing (assumed stolen) and though required to notify police within 30min by pasco county law, did so only after I arrived to receive the vehicle so law enforcement was unable to tell me if it had been towed or stolen. I have received different pricing from this company to receive my vehicles, they only accept cash, and refused to give a receipt with a breakdown of charges. They threatened to charge me more as well as not release my vehicle altogether for asking for said receipt. They are required by law to allow owners to inspect vehicles before pickup, they however did not allow such a thing and demanded payment first. They are required by law to not require a release of liability for damages, yet again threatening to not release the vehicle until signed said liability agreement. I was met with being cursed out and insulted for attempting to not sign said liability release. These people are the complete opposite of professional and are only looking to make money. Said company is beba and Nelson tow life right off US-41 N. The HOA has continued to implement harsher restrictions and punishments for parking violations. There are limited guest parking spots and if you have more than 4 cars (assuming the garage is completely empty and 2 are parked inside) the 5th will be towed. Keep in mind these are 5 bedroom houses... I have been forced to risk parking at communities OVER 10 TIMES down the road in order to avoid towing because guest parking was full. DO NOT LIVE HERE IF YOU HAVE MORE THAN 2 VEHICLES OR EVER PLAN TO HAVE ANY GUEST OVER. Every single day my family has to play musical cars in order to leave the driveway, often times waking my neighbors at 3am because of my sports car having to be moved for my wife to work overnights at the hospital. I have lived in apartments in Tampa and even they had more options for parking and towing made sense because you pay to park and spots were limited. Directly across the street residential communities have no such HOAs restricting any type of parking. In this RESIDENTIAL community, that is not the case. The HOA refuses to hear members of the community and hasn't returned any of my calls over months of attempts. I will be moving ASAP. This HOA has costed me almost a grand in towing fees alone, even towing me while I ran upstairs to ask a family member to move their vehicle so I can enter the garage. Absolutely the worst community experience and worst HOA experience of my life. You leave your freedoms at the entrance whenever you signed the move in forms. This is exponentially worse for residents who purchased rather than renting because now these rules may apply to them for the rest of their foreseeable future read more

If I could I would give a negative rating. We have been renting from progress for more than 7 years and in the past two years the company has been horrendous to deal with! Now they have billed us over $3k In ridiculous fees which are a result of their inability to hold up to their legal requirements of ensuring the home is safe! We paid our rent and instead of applying to our rent they put them to those fees. We have called multiple times to be told a manger will call us back which never happens. Then we get an email saying our case has been closed. After reading that multiple people are dealing with the same issue we are now driving down to the local office to see if we can get resolve. Our next step is reporting them to the state here's the link if anyone would like to do the same https://csapp.fdacs.gov/CSPublicApp/Complaints/FileComplaint.aspx And then to an attorney. DO NOT RENT FROM PROGRESS UPDATE... went to local office Martha refused to listen or even look at the pictures we have. She told us that's not my job and we needed to contact customer service. The picture below is their employee laughing at us while we were waiting. Very unprofessional We have filed a complaint with the state of Fl and are now going to meet with an attorney. read more

RUN!!!! DO NOT RENT FROM THIS COMPANY! They do not even deserve one star. They are doing some questionable activity. I lived in the home for almost 2 years and moved out 37 days before my lease was up. They agreed to let me move out and now refuse to return my security deposit and are trying to charge me a lease term fee. They now are trying to rent the house, while my lease is still valid through September 23 so they claim. They are terrible! our house was not cleaned when we moved from 1600 miles away and it took 2 days to get the house and grout clean from the filth. We had mice and rats in the home when we moved in, the pool was filthy and had a patio table sitting at the bottom and noone seemed to care. The house was outdated and unfit for a resident! Do not spend money with this company, you will regret it as much as we did!! There are definitely way better rental companies out there. This is not one of them...RUN FAST!!! read more

check out pictures of 136 Santa Monica Ave., Royal Palm Beach, Florida. This house is now for rent on several websites. they do not take pride and ownership, because the company is out of Arizona. They don't live in the homes. They don't care how their home looks on the outside front yard or back looks nothing like what is on the websites. The neighbors complaining about trees over growing into their yard that they work hard on, and lined up against the fence. The front yard is a complete disaster, looks like a slum area. read more

Oh if ZERO stars was an option I'd select it. I am 43 years old and have rented my entire life. Progress Residential is by far the WORST rental company I have ever come in contact with. It's impossible to speak with a manager. The service/maintenance has been horrific. Most everything that needs attention they say is the tenants responsibility including staining the deck! I finally after 3 years of being in the home got them to come out and stain. They got stain all over the patio and siding. Didn't put any plastic down and didn't touch the bottom half of the deck. My 10 year old daughter could have done a better job. They refuse to come finish it or remove the stain that splattered everywhere! My house came with a shed and it's falling apart. They said a tenant left it so they will not service it yet it was in their advertisement of the home! They repaired a crack in the drywall in my living room Aug 5th 2025. It's still not complete. They painted it the wrong color and refuse to come out to correct it. They use third party vendors for most jobs and the vendors I have dealt with are lazy, rude and honestly just don't care about the work being done correctly. DO NOT RENT FROM PROGRESS RESIDENTIAL! read more

I helped a nice young couple getting paint for the rental they were leaving because of such poor management .The house was filled with mold, they have a new born, and no measures to correct it was taken. Second person I heard negative feedback. Grateful I own, and it makes me sad for renters who have to deal with this . read more

Good afternoon My name is Sharon W. I currently reside at one of your homes in Riverview, FL 33579. I would like to let you know that you have an extraordinary employee named Brittany Adkins in leasing . We are trying to find a home asap to transfer to due to mold in the current house and I am highly allergic to it and have asthma. Brittany reached out to me on Friday 8/16 and sent me homes to look at. We were struggling with which home to get and we found one but by this time it was going to put it past her working hours (after 5pm). To my amazement she went back and forth with me from putting in the application and trying to make sure that the application went in asap before someone else could get it. We signed everything that was needed. She basically worked up until 9:45pm. With emails and documents. She went above and beyond any expectations that I could imagine. She was patient and understanding due to the dire situation I am in. She is still on top of things even today. She deserves a raise. It is very hard to find people that care and work the way she has shown me. Take care of her because she is taking care of your tenants. I wish I could send her a gift basket or something. Thank you and again Brittany is absolutely amazing. read more

I lived at this house for two years and paid our rent on time every month. The bathroom they gave us was completely unacceptable and unsafe, I've spent months trying to get a service tech. That's qualified to come fix it. I've had over 30 phone calls about the one matter in the bathroom and still waiting.. I'm still waiting on the results of a mold inspection conducted on October 14, 2024 (called 8 times for mold report). It is now March 14th 2025 and still nothing.. they have terrible customer service. If you need any help from me then don't expect it to be timely or quality in an any way. read more

Lousy rental agency. Half ass repairs, slow to respond and if you are more than 4 days late with rent, be prepared to receive eviction notice. Terrible company to deal with. The real fun starts when you decide to move out. Be prepared for a rush of prorated charges that they expect to be paid immediately. Beware. read more

Truly feel like I was 100% scammed, I gave the $500 holding fee after paying a $50 application Once giving someone $500 that shows commitment, I took too long filling out the HOA screening paperwork so they told me my application was closed and I have to start from the the fees Trying now to figure out how to get my money back from this company Truly disappointed just trying to provide a roof for my daughter and I now we're spinning our wheels. I am a single father just trying to do the next thing I run a local business and I'm not really a technical guy, but I know how to pay And every time for money, that's what I did. I gave it so frustrating. Move-in date was February 18. They still have a tenant there now unsure of what the rush was. We're still in January. Maybe it was God me what I couldn't do for myself they case three different times and I kept fighting because I wanted to rent that property. It's close to my they send emails asking for a 24 hour response so you must stop everything read more
