If you try to CALL, you'll be on hold for more than an hour and once you get to someone as soon as they realize you're not going to tell them you have a great experience with them they will hang up on you. Happened to me three times in one evening. And when you ask for a supervisor, none is EVER available but they will "Call you back". Literally NO ONE has ever called me back. But yet every single thing that didn't go to their liking is always MY fault. They have such a bad history of returning your deposit that I'm about to the point of not doing squat when I move out anyway because the odds of me getting any of my deposit back and nil. So why should I kill myself getting it ready for the next tenant. Furthermore, they want to charge you for things that THEY should be taking care of. I have a few friends who have their own rentals and they are aghast as the things this company wants you to do on move out. Like hire a professional carpet cleaning service. Beautiful homes; customer service is horrible, however. Just resigned the lease because we like the home itself & the location is super-convenient! However, the company clearly doesn't care about they're tenants. Here are a few issues we've had: * (Signed the lease & moved-in in Feb. 2020) Endured 2 winters without heat because the heater system is broken. Called to complain several time - especially since last year we had RECORD LOW TEMPERATURES - & they've shown almost no concern. (To have tenants without heat in the winter, especially during RECORD LOW TEMPERATURES, HAS TO BE ILLEGAL.) * Took several calls & about 2 or 3 weeks (DURING THOSE FREEZING TIMES) to get our hot water turned on. * Never received an access card to the public, neighborhood pool. (They just told us we need to contact the HOA, which we don't even have a number for or know how to contact. So, on our second lease with still no pool access, although they list that as a benefit of this home. Why should we have to put in the work of retrieving the key if we're the tenants, & moreover, it's promoted as a "benefit?") * Initially, the dishwasher worked but the whole unit would lean forward when we pulled out the top drawer-rack. So, we called to have that fixed. Then, they sent someone out to fix it, but on the contrary, they ended up breaking it. They power drilled screws in the side of the dishwasher to keep it in place, so the unit didn't lean forward anymore, which was good logic. However, they must've tripped the sensors or something because for the last year, our dishwasher hasn't worked, though I've called about that several times, too! * Progress charges a monthly pet fee for having pets in the home. My roommate has a service dog that he was never supposed to be charge for, but they claimed to never get the paperwork for the dog, though my roommate sent it. Then, he moved out in Aug. & I had no pets in the home, & was still being charged until the first lease ended in Feb. After everything was cleared up, they still haven't reimbursed us for the months that we shouldn't have been charged. (Basically, every month since they weren't supposed to charged for a service dog to begin with.) * The master bathroom wasn't made with a tub (why in the world would they not have a tub in the master bathroom, but have one in the half bathroom?) nor a vent, except for inside the CLOSET TOILET, so when we take showers the steam/water vapor has nowhere to escape to & we've actually had to throw away some moldy clothes & shoes because of this issue. * One of the windows in one of the bedrooms doesn't lock - & it never has since we moved in! (Shouldn't that have been checked & fixed on their part before we ever moved in?) * Customer service is horrible. I've only spoken to a couple of representatives that were actually friendly & helpful. Most of the other have either been not-so-friendly, or flat out rude. * & finally, we've been lied to, mislead & treated like imbeciles. Smh. Not a good look for a company that deals directly with people with one of the major decisions in their lives. If I could give NO stars I would! My husband is active duty military so we have been renters for over a decade. I have never encountered such a SCAM in my life! We were residents of a progress rental for 4 years! Rent was always on time, we never called for any minor issues (we took care of them), we took wonderful care of the property! We fully completed the move out list AND then some! THEY are still charging us a 450 dollar CLEANING FEE with no specifics of what was "unclean". We left it in better condition that we got it! We painted walls/baseboards, replaced mulch, replaced blinds, moved out the fridge and oven steamed cleaned behind it and in it! pressure washed the fence, had professional carpet cleaner come in, painted the grout in the bathroom that they didn't tile properly (we spent over a week cleaning! Far more than any professional) there wasn't a CRUMB left anywhere! BEWARE you will not get your deposit back no matter what you do! They were not willing to use other methods for ID verifications. Very disappointed with the agency and the agents. Progress Residential is absolutely terrible my husband and I submitted an application for one of their homes and we were denied over a simple traffic citation. We meet all of the requirements and then some. When requesting more information we were given the go around and told to contact the reporting agency, they advised that the only thing they advised was that a traffic citation was the only thing showing and that it would not effect us. I have yet to speak to a person on the phone as they have only responded via text. In addition to this when viewing the property the ac system was froze up and showed signs of a major water leak that was never tended to and has signs of microbial growth. Progress has to be the most disappointing rental company I have ever worked with. To begin with we moved into a dirty home and a garage door that didn't work and took nearly a week to fix. Mind you my fiance and two year old son were living in the home alone while I awaited a transfer. Anybody could open the garage door from the outside and steal our stuff or possibly enter the home. On top of that when we tried asking Progress to please clean the home they fought us for nearly two weeks and finally only reimbursed us $125. . .which I don't know about you but to clean a nearly 2000 sqf house you are realistically looking at 250 to clean. The most annoying part about this is we were told at move out if we didn't clean we would be charged $250 as that is the normal cleaning fee if a house is dirty at move out. Funny how that matches exactly what I PAID to get a house I was just moving in to cleaned. We of course cleaned the house before move out and weren't charged a penny but Progress was incapable of holding the prior tenants accountable and insuring we moved into a clean home. Let's discuss move-out. For one they couldn't and wouldn't give us a separate statement for our early termination fee so that we could submit to our employer. Secondly, and the most ridiculous of them all they tried charging us $1800 to repaint 80% of the house. We went back and forth for over a week. Even after asking them to review the move-in inspection that their employee did they still refused. I then attached photos from said inspection of poor patch jobs and mis-match paint and after threatening legal action 48 hours later they responded that the charges had been removed. I have been waiting for a refund of nearly 3k for almost a month. And was told to wait 10-14 business days. On day 21 I make a phone call and find out that the check was never cut and mailed. I requested it to be expedited as I've now been out 3k for nearly a month and their response was no. Now mind you I mailed them their early termination 2-Day Priority with signature required but when it comes to Progress taking care of their tenants/customer they are incapable of meeting the bare minimum when it comes to customer service. Hell I'd pay the extra ten dollars to send a 3k check 2 Day priority but no Progress doesn't deem that important enough. I could go on and on about other maintenance issues we had and mind you this was in a 2.4k a month rental and suppose smart home which is laughable it had a key pad lock and a digital thermostat. . .I guess that's smart but I won't dig in any more. My air conditioner has been out for almost a week. I'm calling them every day trying to get a contractor out here. I even got the contractors number and called them myself. Yeah will be out by four they said. No one shows up. So Saturday I put in a maintenance request and here it is Thursday at 4 o'clock and no one has even showed up to troubleshoot the air conditioner other than a progress employee that walked in for two minutes and said Yep the air conditioner doesn't work. The moving out process with Progress Residential is bad (trying to be kind). I filled out the 'Notice to Vacate' form on-line and submitted it. One week later , I had not had a response so I filled it out a second time. After 48 hours with still not response (email or phone). This process has now been going on for 8 weeks. When they are contacted, they will create a case. No one will contact you and then you will receive a notice the case has been closed. The service team can take weeks to get to your issue, one time they just don't bother showing at all and just marked the issue as resolved. The HVAC unit has cut in and out for the last 4 months and they've come out 4 times and done minimal work to get it somewhat working without obviously diagnosing the real issue to repair the true issue. Their HOA team has harassed us since we moved in, for unjustified issues that I had to fight to get removed. Corporate line is unhelpful at best, and you can never actually speak to a human being that can help you resolve or talk through any given issue. It's insane. read more

Horrible company to deal with. Customer service is beyond poor. They don't provide any detailed information when applying for a rental. Once you apply, they make you verify your income, not only by providing paystubs and bank statements, but you have to get verified with their 3rd party vendor (Payscore). They don't tell you this upfront, but you have to provide your bank account credentials so they can confirm with your bank directly the last 3 mos of payroll deposits. This is deceiving since most people will be hesitant to provide their bank information to a 3rd party vendor. If you cancel the application, you will forfeit your application fees and holding fee. They refuse to refund anything back to you. Be aware.. If you call them to get your holding fee back, they will just hang up on you. read more

I have been a tenant in our of their homes since 2020. My rent is always paid and I've never had any complaints filed against me by any neighbors and have passed every single inspection they've done. All that to say I've been a good tenant. On Thursday (02/15/24) the gas company came to change the meter and found one of the appliances (in the room next to our bedroom) was leaking gas. The gas company said it failed their inspection and they wouldn't turn the gas back on until it did. So, I called them and they said they'd send someone out ASAP. They said they were sending someone the next morning so I took the morning off work. Well they sent a technician that could fix anything (according to him) except gas leaks. Like what was even the point of sending him? I lost the pay for that morning and nothing was fixed. I called again and they said the ticket had been reassigned to a specialized vendor. Great! A specialist on gas leaks, right? Wrong! They forwarded the info to a garbage pickup company. I called again they said someone would reach out and they didn't. I called again and someone reached out a few minutes later and said he'd get back to me. Well he didn't and when I tried to call him back the number just had a busy dial tone. He had said that he would get a different vendor that could come on Saturday. Saturday I called again and it took hours of being bounced around from department to department so I had to take Saturday off as well. He reached out again this time saying the same thing I told him before. That the vendor they hired wouldn't come out until next week. He said he could not do anything else even though he's the person in charge of emergency situations like gas leaks. They kept offering to put me up at a hotel and every time I tried to take them up on the offer they said that somebody else would reach out to authorize it. Surprise surprise they didn't call me. Of course they also refuse to credit anything or in any way compensate me for all the money I've had to spend since now I'll have to pay for my own hotel too. Even though that this appliance was brought in by them. They replaced the old one with this faulty one and won't even take responsibility. I've talked to over 10 different people and they keep transferring me saying that the next person would help and then the next person says they can't and they transfer me again. Any issue will take at least three calls to get resolved including erroneous fees they put on your account. So, my point is I recommend you move into one of their deathtraps, sorry I mean properties if you'd like to die a fiery death after lighting a candle and have the technician show up a week later. Or perhaps if you prefer to peacefully die in your sleep from a gas leak. Please do sign a contract with these people if you'd like to spend eternity and a half on the phone and to have nothing come of it anyway. I encourage you to tour their homes if having emergency gas leaks treated the same as a busted toilet is your preference. At best the company is being negligent at worst it's criminal. I inquired about terminating my lease early if they didn't fix it quickly enough and they were kind enough to inform me that even if I break the lease because the home is unsafe they'll still be charging two months' rent as a penalty. read more

I have been calling since last night (10/31) about my plumbing issues. This is the 3rd or 4th time we've had SEWAGE leaking into our bathroom and on to the carpet in the master bedroom. Neither one of our toilets or showers are able to be used. Our master bedroom smells like poop. The carpets are now soaked with sewer water. I was told the earliest someone can come is FRIDAY. UNACCEPTABLE. Majority of our income goes to paying to live in a house that we can't even use the bathroom and have to worry when's the next time it will happen. Today my boyfriend and I went to look at one of the properties for rent under this company and I just wanted to share our experience. The level of customer service was shocking and as we were potential tenants we can only imagine the way people are treated once they are locked into a lease with this company. So anyways here's what happened: As most people nowadays we found a rental we were interested in online. We set up an appt. to view it last night for today. The viewing appt was for a self tour anytime in the day between the hours of 7am and 8pm. This afternoon I receive a text from the leasing agent, Brittany to communicate about the property. We exchanged a few texts to confirm we would be coming to view it. This was at 4:30pm. We live in st. Pete and the rental is in Tampa. We drove to see it at 5:30pm which we all know is crazy traffic time and it took us an hour to get there. We park and walk up to the lockbox and I "check in" online to receive the code to get the key only there was no code. No big deal, I think, I'll just call Brittany the leasing agent I spoke with a little bit ago and she will give me the code. I call her and let her know we are at the property and need the code. She goes on to explain that someone already put an application in at 5:22pm which then takes the home off of the market (why she didn't text me since we had already been in communication prior to this and she knew that I was coming doesn't make sense). Then she goes on to explain that their application got denied but that she still does not WANT(not can't but does not want) to give us the code. I try to explain that we drove all this way just to see this property and since the applicants were denied if we could maybe see it still just in case it's still available so that the drive wasn't a total waste of our time, however she got an attitude and interrupted me before I could even finish. I tried to ask her again to understand where we were coming from but she continued to have a total attitude with me to the point where I decided to just hang up and leave the property as the display of customer service concerned me as to what the experience would be like to rent from them. She then even proceeded to send me a passive aggressive text a paragraph long continuing to try to argue with me. Now, I always read reviews with a grain of salt. I try to imagine that maybe the reviewing customer was in the wrong because sometimes they are. However 1. She could have texted me when the application went through instead of wasting our time. 2. Even if it is through a third party site it's her job to be aware of what's going on with her properties and she knew that I was coming as we had been in contact only an hour prior. 3. Regardless you should never get an attitude with a potential client/customer and represent yourself and the company in that type of manor (and this is coming from someone who has worked in many customer service jobs) 4. Or immaturely text said customer passive aggressively The correct way to have handled it was to have been polite and atleast apologize for wasting our time instead of becoming combative. I can only imagine all these negative reviews on here are true and I wonder if the positive ones are paid for as they don't seem as authentic as the negative ones. It's my only experience renting a house, and the house was great. At the end of the one-year lease, we expected to get most of our deposit back. We had the house professionally cleaned and it looked great. But they claimed that the entire home needed to be repainted! To say the lack of communication, horrible customer service, sense of urgency is an understatement. This company does absolutely no preventative maintenance on their properties. My rent was paid in full already therefore the notice was harassment uncalled for and unprofessional. My AC went out on Tuesday. After 10 phone calls to progress residential, and 20 phone calls to the third party maintenance company they use, I can say that my AC isn't going to be fixed anytime soon. Every time I call progress, they put my on an hour hold and tell me the same bs of, "Someone will be there tomorrow". Lo and behold, no one ever comes, or they send someone to tinker with my AC for an hour, dip, and still have no working AC. If you decide to rent with progress, I'd highly recommend that you become fully aware of your rights, otherwise they will not help you with anything. Period. Stay away!!!! Have been tenants for over 5 years and thus has been by far the worst experience with the quality of home and property management companies. I set a service request for two separate issues over two weeks ago due to Covid and today during my scheduled service time, expires from 8am-noon. I haven't received a phone call or text which was pretty customary with Progress. I have never missed a rent payment. Never out of compliance and if there is a compliant from the HOA, it is addressed immediately to resolution to ensure we are within the lease agreement responsibilities. If you have an opportunity to rent from Progress Residential, I would highly advise against it. Of course we are looking to leave at our first opportunity. read more

So here's what an awesome landlord Progress Residential is. They told me if I updated my leave date to July 17th, then I wouldn't have to pay the fines. Great. Hate fines. So that's what we did, in writing. So they ignored the change, assumed we left June 17th, and charged us $3600 total for repairs and early termination fees. Things like powerwashing the house (didn't need it. We get torrential downpours weekly). Repainting all the walls and baseboards to hide wear and tear. Not having the carpet professionally cleaned (scheduled for July). Essentially, not paying to get the house ready for the next tenant. WTF?? Really? After we had to live with broken appliances for weeks? We paid $60/month for our pets for 18 months, and that goes nowhere but their profit even though I was told it went towards fixing any pet damage. They charged me to reseed the back yard, even though it was in just as good a shape as when we moved in. Progress doesn't believe in "normal wear and tear." I mean, the house looked great when we left. Better than other Progress homes they tried to show us 18 months ago. People warned me, but we were desperate at the time. We rented from Progress in South Pointe community. At first it seemed like everything was going great. Great move in communication, did a good inspection of the property, no issues. I asked before we moved in about getting the pool fob to take advantage of one of the main reasons why I selected the house that I did. Kept getting the run around from the leasing agent. I contacted the HOA and got the right form, sent it to the HOA department at Progress--nothing. No word, no response. I emailed them daily and texted my leasing agent, Stephanie Hittle. Finally, after 2 months of pestering she told me her manager got the form and she was emailing it to me. That was 2 weeks ago. I texted again today to ask what email she used and haven't heard back. No problem--probably not working today. HOWEVER, I put in a service request to have the screen on the lanai fixed. It was the one panel that was obviously fixed right before we moved in (it needed to be cut off around the edges). They denied it was something they fix even though they fixed one of them for me before. I asked if it was not part of their repair guidelines because I put in my 60 days notice...I figure that's it. So, a woman who is wearing a knee brace and her husband who has a knee replacement will have to try to get up on a ladder to fix the 1 foot of spline that came out from an inexpert fix from before we moved in 3 months ago. Their rent prices are high, they are totally hands off and not responsive. I'm just scared about the moving out what they'll pull. Don't rent from these people if you can avoid it. If you do, pester pester pester. Make them send you the HOA form to get the pool fob before you move in! read more
