I truly cannot say enough amazing things about our experience with Progress Residential, especially…read moreAmy Stevenson, Leasing Experience Partner, and Millie Perez, Resident Experience Lead. These two completely changed what we thought a rental experience could look and feel like. Our family recently went through a home to home transfer during a very stressful and emotional time in our lives, and honestly, Amy and Millie were the reason we made it through the process feeling supported instead of defeated. From the very beginning, they treated us with kindness, compassion, dignity, and genuine care. Not once did we feel like just another resident, another ticket, or another number in a system. They treated us like people, and that matters more than words can explain. In today's world, it is very easy to find companies where communication is poor, residents feel ignored, and everything feels cold and corporate. Amy and Millie were the complete opposite of that experience. Every phone call, every email, every update, and every interaction felt personal, sincere, and professional. They listened to us, reassured us, answered questions, stayed involved, followed up consistently, and truly went above and beyond to help our family through a difficult situation. Progress Residential speaks about values like putting residents first, communication, dignity, respect, and creating a place people are proud to call home. Amy and Millie did not just talk about those values, they lived them every single day throughout this process. They are exactly the kind of employees every company hopes to have representing their brand. There were multiple moments where they could have simply done the minimum required and moved on, but that is not who they are. They took ownership, stayed engaged, advocated for us, and genuinely cared about making sure our family was taken care of. That level of dedication is rare, and it deserves to be recognized at the highest level within the company. I know people are often quick to leave negative reviews online, but I think it is just as important to recognize employees who are truly exceptional at what they do. Amy Stevenson and Millie Perez are exceptional. Their professionalism, empathy, patience, communication, and leadership made a lasting impact on our family, and they are a huge reason why we are proud to continue calling Progress Residential home. Progress Residential should be incredibly proud to have team members like Amy and Millie. They are the reason residents stay. They are the reason people feel valued. They are the kind of employees who build trust in a company and make residents feel like they actually matter. To Amy and Millie, thank you both from the bottom of our hearts for everything you have done for our family. Your kindness and support during this process will never be forgotten. You both made an overwhelming situation feel manageable, and your care truly meant more than you probably realize.

We got around 40 emails telling us to finish it, but getting someone to explain what we actually needed to do took at least four calls and several emails. Their application wouldn't let my wife save her information. New links didn't fix it. While we were asking for help, they sent us a message saying our application was denied and our home was back on the market. A rep eventually confirmed that was a mistake and our renewal was still in place. We finally got it done after spending another day helping their tech team figure out the problem. I emailed Customer Care on September 28 and again on October 1. As of October 5, nobody has even acknowledged either email. They can send dozens of emails demanding that we do something, but apparently can't answer ours. I wouldn't recommend renting from them.

As…read morefirst-time homebuyers, we had a lot of questions and wanted to be thoughtful and thorough throughout the process. Rebecca and Michelle were incredibly helpful from start to finish. Rebecca brought a tremendous amount of experience, practical guidance, and market insight. She helped us think through offer strategy, negotiation, inspection concerns, contract terms, and the many details that come up between going under contract and closing. Her advice was direct, knowledgeable, and valuable at each step, especially when we needed to make decisions quickly but still wanted to feel confident. Michelle was also wonderful to work with. She was kind, responsive, patient, and consistently helpful throughout the process. She made communication easy and helped keep things moving smoothly, which made a stressful process feel much more manageable. Together, Rebecca and Michelle made a great team. They helped us find a home we love, guided us through the moving pieces of the transaction, and made sure we felt supported all the way to closing. We always felt like they were looking out for us and helping us make informed decisions rather than pushing us in any particular direction. We are now moved in and very happy with the home. We are grateful for all of their work and would absolutely recommend Rebecca and Michelle to anyone looking to buy a home in the area.

We went from listing to sale in about 5 months--faster than many comparable homes in Fishhawk Ranch. Becky understands that it's you vs. the market, and she knows how to position you to win. I always recommend meeting multiple agents for a decision this important--but Rebecca should absolutely be one of them. This comes from someone who has both sold homes and trained real estate agents. We've also worked with Eaton on the property management side, and the experience has been just as strong. They maintained the home to a high standard through every phase--residence, rental, and eventual sale--over a 4-year period. Communication was consistent (same or next day), and work orders were handled quickly and professionally. Their fees may be slightly higher than some competitors, but the value is clear--you get what you pay for in this business. Eaton Realty is the complete package. Highly recommend.

She is the ONLY employee of Invitation Homes that has actually helped me and her service is astounding. I highly recommend reaching out to her if you currently rent and are encountering issues. She is the sweetest woman and I truly appreciate all she has done to help me. If you do not rent from this company, I cannot express strongly enough to stay away and do not do business with them. From repetitive double charges with no return calls or emails for over 6 months, to disrespectful and unprofessional employees at the Tampa office, to smart home device fees at $30/month written into the lease that are mandatory (Mine has been unplugged and unused since move in yet I'm forced to pay $30/month for a convenience service we don't use). We had raw sewage coming up from our shower and tub and they told me they couldn't get someone out for almost 10 days to repair. We received a notice from our HOA communicating some things that needed to be corrected. We corrected them immediately and then months later received multiple HOA violation fees from Invitation Homes. When I inquired about the fees since we had corrected the issues immediately I was told we were fined for being notified (even though our HOA did not fine Invitation Homes). We've had multiple other negative interactions with this corporation and strongly recommend utilizing another rental company. Very shady business and clearly a mega corporation who has zero interest in providing professional and appropriate service.

I would STRONGLY recommend staying away from this company…read more My biggest issue was the huge difference between what I expected to pay and what I was actually charged. I moved in with rent of $1,900/month, and after only about two months, my monthly charges jumped to around $2,700/month. That's roughly an $800 increase after I had already moved in and committed to the property and when I called to ask about they just said they would have someone call back and never That alone was extremely frustrating and made the rental feel completely different from what I initially agreed to. Unfortunately, that wasn't the only issue. I never received a mailbox key when I moved in, and still to this day Im not able to get any mail here including the medication the Va sends me! and there was also a maintenance problem that was already present when I moved into the property. Despite multiple contractors coming out, the issue was never properly resolved. My experience has been extremely disappointing. The biggest concern is the unexpected increase in monthly charges, but the lack of follow-through on basic move-in and maintenance issues made the situation even worse. If you're considering renting from this company, I would seriously recommend looking elsewhere and getting every single charge and responsibility in writing before signing anything. Based on my experience, I would not rent from them again.

I originally used FLL to purchase a home and they sent me options daily within my price range and suggested areas that fit my lifestyle and needs. He thinks outside the box and I wouldn't have been able to do this on my own. I've also used them for property management which has lifted a burden from the back and forth with renters. Any repairs that needed done they took care of it and kept my renters happy. I would enthusiastically recommend this team not solely based on my experience but also the fact that where other realtors have let me down, they gave me the red carpet experience.
