I had the best experience living on one of Ultimate Realty properties. I lived on the property close to 3 years and it was a very good experience. When I moved out, I got most of my deposit back. The portion I didn't get back was very fair. The ONLY not so good experience I encountered was the final walk through. The man that conducted the walk through was not very nice. He wouldn't speak despite me trying to be friendly and generate a small "hello" at minimum. He slam the doors as he open the cabinets to check them. I was so very uncomfortable. I was a victim of domestic violence and this triggered me to the point I walked out of the house in tears. He was the ONLY thing that ruined my great experience. read more

Tiffany completely wasted our time, they will not let you proceed if they don't have this vague rental verification form filled out (the form literally included 5 generic questions anyone could've typed up) from EVERY landlord you have rented from. Mind you company's change, are bought out by other company's and private landlords are hard to reach. After having four valid rental verifications from my significant other and I she would NOT let us proceed because ONE landlord who scammed us out of money and we have a court case pending because of it refused to complete the rental verification. Tiffany was very well aware of that landlord and the situation, but she insisted on reaching out again and again as if he was going to respond after we sent her screen shots of him basically telling us he was refusing to help with verification when he scammed us! We literally did everything we could possibly do, rather than working with us and exploring other options she insisted this form needed to be completed in order to proceed. These people just like to waste your time, are not open to helping you out or offering you other options to assist you in finding a place to stay. I have been a tenant with Ultimate Realty for a year and a half now. Last year we were without electricity in about 80 percent of the house for 2 months and they still forced us to pay rent. There is a leak in the bathroom that they have come out 5 times to investigate, but done NOTHING about. There is lead paint on the outside windows and doors and right now we are without AC during a heat advisory. A couple weeks ago, the house next to use suffered an electrical fire and was condemned. Ultimate still has not come out to ground all of our outlets. That is just a little sample package of how incompetent they are. My downstairs neighbors also have horror stories. I have been in a home managed by Ultimate Realty for approximately 6 weeks now. About 1 week in, during a bad rain storm, our ceiling began to leak. We called Ultimate and they had someone out right away, the next day. They solved the problem and did a follow up 10 days later. Our manager, Tiffany, has been helpful and proficient during our move in. I'm very happy with the home and glad to have them as management at this stage. read more

DO NOT DO BUSINESS WITH ULTIMATE REALITY! THEY HAVE MADE ME WASTE THREE DAYS IN A ROW! I'd like to let everyone know of the very unprofessional way Kristy Davis handles business. I scheduled a showing for a house with her on August 1st at 3:30pm. On August 1st at 1:30pm she texted claiming something came up and she couldn't make it. I said that was okay even though I'd cleared my afternoon for the showing, we rescheduled for August 2nd at 4:30pm. On August 2nd at 4:30pm I sat outside of the house waiting for her, she didn't call or text, I texted her asking when she would arrive and she claimed she forgot to add me to her schedule even though after we rescheduled the day before I received a text with the updated showing time. Again, I said it was alright even though for the second day in a row, I wasted valuable time. We rescheduled for August 3rd at 5:00pm. Today, August 3rd I waited outside of the house at 5:00pm, I texted Kristy at 5:10pm, she has not responded at all. I will never look for a house with Ultimate Reality again because this is how they treat a veteran. It's a good thing I was able to view a house this morning with an agent from a different company who was very professional and actually showed up at the house before our scheduled time. Do not let Ultimate Reality waste your time like they've wasted mine for 3 days. read more

I was an owner who rented a Condo out using this company. I wouldn't suggest anybody ever use this company. They will never return your phone calls or emails. I eventually had to go up there on my vacation to get answers on why I haven't been paid in 4 months. Turns out they moved out and changed the locks so I couldn't even get in there. They will charge you for repairs that you never authorize and you'll get $100 taken off your payment for caulking a bathtub. True story. This the worst company I've ever dealt with and if they ever get audited, people will probably go to prison. Never wrote a Yelp review before but felt I had to for this company. read more

I have been with Ultimate for about 8 months as a property owner and so far so good. they are responsive to my inquiries and have one of the better processes for ensuring accounting and profitability for owners. They are very helpful in cleaning up a mess that started with a previous property manager that was fired due to their negligent attitude toward smaller volume owners. I have had a less than stellar experience with Ultimate Realty. I will begin by saying that the owner, Terry, was an appliance repairman with the IQ of a potato. Anyone that has ever had to speak with him or, god forbid, receive a text or email from him knows exactly what I am talking about. Apparently, Terry, decided one morning that he wanted to obtain his realtor's license and open a business. He filled this business with friends and family that have no experience or knowledge with realty or property management. It is amazing the amount of Fair Housing and legal violations they break on a daily basis. His wife, Susan, has no background in accounting yet is the bookkeeper for the business. All of her QuickBooks knowledge has come from watching Youtube videos. This is the woman that is managing and delegating your money. I have had countless problems with my monthly statements being incorrect. I am not sure if she is that clueless with reconciling or if they are trying to skim what they can off of your money. I have to walk her through the inconsistencies in order for my payments to be corrected. "Susan, $150 minus $50 does not equal $75". The property management contract in which I signed states that any repair amount over $200 is to be authorized by me BEFORE any work is to be done. On many occasions I have found on my statements major repairs that have been completed without my knowledge but that have been broken down into parts so that each one was below the $200 cap. For instance, the A/C unit needed to be replaced so Ultimate Realty priced out each part separately. The grand total was more than one month of rent so I did not receive any money for that month plus half of the following month. But, because they priced each part separately to under $200 they did not need my approval to go ahead with the work. I am not a slumlord and have no issues in keeping my tenants happy and my investment in optimal condition, however, I feel that I should have been contacted for such a major repair. Not only was I shocked to first find out about the situation through my monthly statement, I was also unprepared for the lack of payment for that month. Had I have known, I could have been financially ready for the blow and also could have shopped around to make sure that I was getting the best price for the work. Their lack of communication and lackadaisical work ethic makes me wonder what else has gone on at my property that I am not aware of. After I conveyed my displeasure of the situation to, Terry, he assured me that it would not happen again. Two months later another situation arose where another major repair was needed. Once again I did not find out about it until I received my monthly statement. I was told that an email was sent out asking for my approval but that after 24 hours of me not responding they went ahead and made the repairs. I never got the email and was later told that there was a "clerical error" when typing in my email address. If I did not respond, then why didn't you call or text me before making that executive decision? I own one rental property that I used to live in. When my job was transferred out of state I decided to rent it out. I put my trust into Terry and Ultimate Realty to find stable tenants and to take care of my property. I have been let down at every turn and will not be renewing my contract with them upon its expiration. My advice to anyone looking for a property management company is to do your research and not rely on a mom and pop Mickey Mouse operation such as this one. There are plenty of reputable businesses in the St. Louis area that are professional, knowledgeable, and have a solid foundation with many years of service under their belts. Just because you decide one day that you would like to become a doctor does necessarily mean that you possess the skills to do so. Getting a quick degree from "Doctor's R Us" online and opening a practice does not make you a skilled neurosurgeon. If you are already under contract with Ultimate Realty, I suggest that you pay very close attention to your monthly statements and where the money is going. This company will take your on-time rent payments and when you decide to move out of their dilapidated properties, they will make up damages in order to withhold more than half of your security deposit REGARDLESS of the condition of the home. I rented from these CROOKS for 2 yrs, paid my rent on-time EVERY month, complied with all the terms of the lease and returned the property in a better condition than how I received it and not only did they withhold more than half of my security deposit but they did so for damages that were completely fraudulent as I took extremely detailed photos during the final walkthrough. Furthermore, the portion of the security deposit that I did receive was paid to me from a check that Ultimate Realty claims is from the owner despite the fact that I have no contract with the owner but the icing on the cake is that the check is drawn on an account from a bank that is located in the Lake of the Ozarks!!! Do NOT rent from this company. They do not care about their tenants and their properties are poorly maintained for the price you'll be paying. You can buy your own home (which is what I did) for the amount of money you'll be giving to them. If you're unable to purchase your own home then find another company to rent from because take it from me (I rented from them for 2 years) and now I'm being forced to seek legal assistance due to their POOR management policies. This company is dishonest and they take advantage of working class people who don't have many options besides renting but more importantly they take advantage of people who either don't know the law regarding tenant rights and that is what they are banking on. Do your research and if you decide to do business with Ultimate Realty, take detailed pictures of the property before moving in and after leaving because I promise you, you'll have to chase them to get your security deposit back because take it from someone with first hand experience, they will make up damages in an attempt to return the least amount of money to you. read more

The folks at Ultimate Realty have been lifesavers for me. I'm an out of state investor who has an investment property in the St Louis area. After a full year with another property manager, I was extremely unhappy with the service I was given. I was referred to Ultimate Realty by another investor and my experience with Jim Richmond in particular has been outstanding. He's very easy to get a hold of, very honest, and gives me updates of what's going on all the time. This is critical for an out of state investor as he's my eyes and ears for the property. My previous property manager was showing the rental in horrible condition and we went 3 months with a vacancy. That was when it was time to make a change to Ultimate Realty. I spoke with Jim Richmond over the phone and he immediately went to the property and sent me a lot of photos. I couldn't believe how bad it looked. We invested a very reasonable amount of money into the property and Jim was able to get it filled in about 3 weeks. It actually would have been sooner, but I was very slow to get some things done with the gas/electric department which delayed an inspection Jim was pushing for. Ultimate Realty is good for property owners, *not* for tenants... so if you're looking for a property to rent, keep looking. I rented an apartment from them for two years---they were very sluggish in responding to maintenance requests, often requiring me to follow up several times. In July 2015 my (very old) AC deteriorated to the point where it couldn't get my apt below 82 degrees, and my electric bill was astronomical. During a stretch of hot days, I had to move into a relative's home. For WEEKS I argued with Ultimate Realty to fix the issue, but they hemmed and hawed and dragged their feet, waiting for the property owner to make up his mind about the cheapest way to fix the issue, I guess. They generally ignored my emails and phone calls. It was a super stressful experience, and after several weeks of complaining they replaced the AC unit and gave me a $200 credit, which did not begin to cover the extra utility costs and general inconvenience caused by this. If you do rent from them, carefully review and amend your lease before signing... and lawyer up. (PS: I moved out July 31. Still waiting for them to send me back my initial deposit check.) read more

do not, i repeat do not rent from these people. i rented from them for 2 yrs, paid my rent on time every month and was blessed with being able to buy my own home so i provided them with 30 days notice as required by law and moved out in that time frame. home was inspected by their representative and was in "move-in condition" when keys were returned to them and these scam artists had the nerve to try & keep $600 of my $895 deposit for made up damages. do not rent from them. they provide substandard living accommodations and the maintenance is a joke!!!! these people are crooks who make their money off of working class tenants who don't have the best fico scores. if you are looking for a property to rent, keep looking because renting from ultimate realty 1724 scherer parkway, st. charles mo 63303 is simply not worth it. they will take your money and provide absolutely nothing in return. do not rent from them because they do not know how to treat their tenants. read more
