There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.

I do not think that this company can be trusted. Avenue's site states: "Low Fee Guarantee - We…read morematch any competing proposal fee for comparable service. We won't be beat on fees." Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

The man who was handling my houses for me (an Eaton employee) became ill and the houses were turned over to another employee. It went completely downhill from there. I was contacted by the Eaton rep after a couple of years and was told that one of my houses had been CONDEMNED by the city and what did I want her to do? Are you kidding me? They had an animal hoarder renting one of my houses and didn't have any idea what was happening until the house was so bad it had to be condemned. It subsequently had to be sold at a considerable loss. When I went to get MY deposit back from Eaton for repairs, they told me that money had been spent on "incidentals" and they didn't have any left for me. I was contacted by a neighbor of another house about conditions in the backyard and had to get Eaton to hound the tenant to shape up. Finally the last straw was the last house they managed for me. I had tenants moving out and I listed it for sale. The agent I used gave me the tenants phone number and asked that I call her. I did and she gave me an earful about how many times they had called Eaton for repairs and NONE had ever been done (that was the reason they were moving out). She had dates and reasons for the maintenance requests and that they had always gone unanswered. Eaton cost me tens of thousands of dollars. Avoid them at all cost.

The house we were viewing had the remnants of an animal who hasn't been potty trained and a hard to get out smell going for it but I thought, I can work with them on this. I applied, paid the fee for my spouse and I, got a denial within two days. No working with "me" whatsoever. I felt as if it was a bit predatory, egging me on as if the process was well on its way. He slam the doors as he open the cabinets to check them. I was so very uncomfortable. I was a victim of domestic violence and this triggered me to the point I walked out of the house in tears. Made inquiry a week prior to move-in to verify schedule, and requested to see inside the place. The amount of work needed to get the property move-in ready was going to require a lot more than one week & someone's security deposit to accomplish. We requested to opt out of the lease, offering to pay for time & effort spent on the contract & cover vacancy until a new tenant was found, thinking a partial refund would be justified. No discussion was allowed & our deposit was forfeited in its entirety. Perhaps strictly legal, but felt a good bit unethical given the difference in the condition of the property six weeks apart, and our flexibility on the advertised availability. Expensive lesson: Rigid & Ruthless wins the day.

We left the rental property in great condition. We had some minor things like nails in the walls, a blind piece that needed to be replaced. But overall it was in great condition. Now, they are refusing to return any of our deposit back nor answer our calls or emails. We are in the process of getting a lawyer involved but expected better treatment.
