I applied, paid the fee for my spouse and I, got a denial within two days. No working with "me" whatsoever. I felt as if it was a bit predatory, egging me on as if the process was well on its way. Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

They are managing a property is in a residential neighborhood, and their tenant is causing late…read morenight disturbances. There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.

What should have been a straightforward property management relationship became deeply frusrating. As out-of-state property owners, we relied on their expertise and integrity - both which feel were lacking. We were repeatedly advised to approve work that, in highsight, appears unnecessary and excessively priced. The property underwent multiple "rehabs," yet the costs were consistently unreasonable and the results did not justify the expense. Even our CPA was shocked by the sheer volume and frequency of repairs completed in a single year, let alone, the rehabs after each tenant moved out. Despite all this, when we ultimately decided to sell, we were forced to invest in yet another rehab just to bring the property to a sellable condition. A local real estate professional who assisted with the sale was stunned by how much money had been poured into the property relative to its condition. At the end, we used one of the real estate's vendors for some work, which the cost was significantly cheaper than the vendors and quotes that this management presented. We own another property that is professionally managed, so we have a clear basis for comparison. The difference in transparency, judgement, and accountability is night and day. We strongly urge anyone, especially out-of-state owners to proceed with extreme caution. Based on our experience, we cannot recommend this company.

"electricity handling fee", what is it?? Their own contractor repeated mow lawns, twice in 10 days, which was not reasonable but just took my money away. So, I requested to "terminated" their services on Nov. 12, 2025; however, I was still charged fees for no reason; the most ridiculous is, from signing the contract till now, I have spent in total of $1200, but what did I get served? They changed the lockbox and charge me about $260 , inspected the sewer, electricity and heat system, mow the lawned twice (charged about $110). I checked my account several mins ago, and found out my account balance is $0.00. This business is really a scam, it's the worst management company I have ever encountered. Never, never choose their services.
