    I built a new home through Arbor Homes (honestly which has been great) but I closed in the winter…read morewhich means the sod installation got pushed back until spring when I was already in the house. Because of this the watering was not done by Arbor and I was hit with a $1400 water bill. During this same period there were vacant houses that had their sod installed and watered on Arbor's dime while I am getting hit with this extra expense because my house was ready in the winter time. I reached out to Arbor management team, which didn't respond for weeks, about this issue and they told me that the sod was an investment in my property and watering was my responsibility. I asked why I was having to have this extra investment when neighbors right next door will not have this same expense because of the house being built and sodded in the spring/summer time. So effectively I have been hit with a $1400 penalty for closing in the winter time. The customer service with Arbor Homes is atrocious. Once you close on your property you don't matter to them and they will not help you. If you close on a house in the winter time be sure to ask about sod installation and make an addendum on the Sod paper that you sign to protect you from this same situation. Until they can make it equal for people that close in the winter as it is for those that close in summer/spring buyers need to push back on this.

You have to stay on top of them non stop, they will send someone to basically play with the issue, but almost never fix the issue. My biggest concern is that they charged us something like $15,000 for a larger back yard. But unfortunately, because they are terrible at landscaping, half of my backyard is pretty much worthless. Its either a lake or a swamp. They have come out numerous times over the last year to "fix" the issue, but every single time they have only changed the issue. I've called everyone. I screamed it from the rooftops. They had their chance. Now, I'm going to leave a review every place that will let me. I am also going to file a claim with the city of London.

    Much like the other reviews on here, I have found Boss Hog Barndominiums to be a SCAM…read more Unfortunately, I saw the reviews too late. In August of last year I contacted Boss Hog to quote building a detached garage for me. I worked with Caylee Erwin to spec out the plans for our build. We paid $4500 to start the process and get engineered drawings for our garage. The first red flag was this process took several months, mostly because we would tell Caylee what we wanted and we would get something completely different on the plans. We even sent pictures and I drew my own plans on software that I purchased to show them what I was looking for and they still kept getting it wrong. Finally, after stix months, our drawings were completed in February for the shell of the garage but not the structural drawings, which we have still not received to date. Then we moved forward with a contract and paid a deposit in March of this year. Then I came across the reviews for Boss Hog. I expressed my concerns to Caylee after reading the reviews and she put me in touch with Allen Erwin, her father and one of the owners Boss Hog. He talked me through all of the legal issues against Boss Hog and assured me it was because of the prior owner who now has a warrant against her. He assured me that they were changing things for the better and they brought in a new contractor, Mark Wortley of Master's Mark Builders, who was going to do a great job with our project. As a compromise to move forward, Allen refunded a portion of my deposit and assured me work would start moving forward soon on my project. In April, Mark came to my house to start marking out the concrete pad and footings. When he showed up, he had different drawings than what we agreed upon and what was in our contract. I made him aware of the discrepancies and he said he would get with Caylee to get them fixed. At this time, he also made us aware that he would be the GC for this project but he didn't have his GC license in North Carolina but he would be getting it soon. He told us they would be starting concrete work in 6-8 weeks. Fastforward now 12 weeks and Mark Wortley has still not obtained his GC license in North Carolina and no permits for our build have been obtained. Allen, Caylee nor Mark will return any of my calls even though I have left numerous voicemails and text messages. We are a little over a month away from being 1 year since starting this project for a simple garage, not a house, a garage - and we don't even have an engineer signed drawing to show for it. If anyone has any information on legal proceedings against Boss Hog please share them them, as I am working with a lawyer to move forward with actions against Boss Hog and Master Mark Builders.

The name of the company on the contract was different, Endless Concepts Contracting, LLC, which raised a red flag however the PM assured us that it was because of licensing in multiple states and and different facets of the nature of a full turn key builder. Our loan was approved, first draw went out no issue. Small amounts were paid to our local contractors and everything was moving along. Second draw from our loan which is SIGNIFICANTLY higher goes out, suddenly contractors aren't getting paid and we cant get a hold of anyone. Now our local guys are in debt for materials purchased, we have a huge loan and they have completely disappeared. Google Amanda Ross, she is one of the owners and has multiple fraud cases against her now, not to mention she has been arrested for fraud.

    Unprofessional and Emotionally Draining Experience - Not Recommended, Especially for Families…read more We had an extremely disappointing experience with Taylor Homes especialy with the new sales consultant (Stephanie Kimble) after working with them for over four months while being pregnant to build our dream home. We are law-abiding, well-educated non-immigrant residents, and throughout this process, we acted in good faith--doing everything by the book. Yet we were met with a lack of professionalism, transparency, and basic human empathy. As someone who is 8 months pregnant now, I went through an enormous amount of stress due to how the builder handled this project. We made repeated trips from a different city to meet with their team, spending our time, energy, and emotional strength while also preparing to welcome a child. At no point did the builder consider the toll this would take on us--physically, emotionally, or mentally. We were never told in advance that we would be responsible for key site prep tasks like silt fence installation or other small responsibilities which usually builder should handle. These responsibilities were only brought up after we signed the agreement (which they hurried us to finish signing up the agreement stating only then they could move proceed with us). Still, we completed these tasks ourselves to make things are easier for the builder. Instead of helping or guiding us, the builder repeatedly blamed the HOA, stating that the covenant guidelines were vague. However, the HOA clearly allows HardiePlank siding in combination with brick or stone, and their explanations were misleading. After all this effort, we received a sudden email stating that they would no longer build our home--without prior warning, mediation, or apology. They made us feel like we were disposable clients, not a family who had placed its trust in their hands during a vulnerable time. This experience has been emotionally draining, financially unfair, and honestly heartbreaking. No family--especially an expectant one--should ever be treated this way. I do not recommend Taylor Homes, especially if you're an out-of-town buyer or someone new to U.S. builder practices. Please get every detail in writing, and be cautious. I would have given a review in negative if there was an option available here

Our custom brick home truly feels so nice and not "builder grade" at all. The build broke ground in October of 2022 and we were able to move in June 2023. Taylor homes offered the lock in price and stayed true to that. We actually ended up being under budget which was huge for us. Shawn Moore was our superintendent and was very easy to get ahold of and communicate with during the entire process. Shawn was very communicable and understanding during the build and each time we would meet at the site he never made us feel rushed or like he was too busy to answer any of our questions.

    The people working for Stenz Management are either criminal or completely incompetent…read more I canceled my parking contract with them because of recurring issue with their electronic access system. When issues were brought to their attention, I witnessed no attempt to resolve the issue or even acknowledge that an issue exists. I contacted Becky Williams at 11:20 AM on 8-19-2016 to cancel my parking contract. Becky confirmed the cancellation. Becky requested that I drop my access card in the garage drop box on 8-31-2016 (the last day of my contract) in order to avoid any additional charges. I asked Becky if Stenz required anything else from me to terminate the contract. She confirmed that nothing else was required. I returned the access card as requested and considered the contract to be successfully terminated. But then I received a bill for $224 in the mail today for failure to pay September and October parking fees, plus late charges. Today is February 10th 2017! OVER FIVE MONTHS AFTER THE CONTRACT WAS SUCCESSFULLY TERMINATED!! I have had no additional contact with Stenz on even set foot their property since the end of my contract on August 31st. I witnesses a growing number of vacant parking spots throughout 2016 as the service provided by Stenz declined and the adjacent Indy Star garage decreased their monthly rates to attract more customers after The Star relocated to Circle Center Mall. But I didn't realize that business had gotten so bad for Stenz that they would resort to harassing former tenants for money that isn't owed to them. Avoid doing business with these people if you want to avoid similar harassment.

Her attention-to-detail with listing included: a beautiful laminated bound booklet to hand out at showings and the open house, and cute customized signs throughout the house showed whimsy and highlight positives to potential buyers. From a buyer-perspective, she is savvy about all the inner workings of a house and you can count on her to tell it like it is, negatives along with positives. Update 7/6/21 We have used Kelly yet again, this time as a buyer. We were not the easiest buyers to work with this time, taking almost a year to find an Indy house that fit our criteria and we had some job relocation bumps to navigate, cold feet, false starts, etc. Kelly was patient, continuing to advocate and steer us in the right direction. At times, she seemed to remember our wants and needs as individuals and a family when we would be tempted to forget.
