I built a new home through Arbor Homes (honestly which has been great) but I closed in the winter which means the sod installation got pushed back until spring when I was already in the house. Because of this the watering was not done by Arbor and I was hit with a $1400 water bill. During this same period there were vacant houses that had their sod installed and watered on Arbor's dime while I am getting hit with this extra expense because my house was ready in the winter time. I reached out to Arbor management team, which didn't respond for weeks, about this issue and they told me that the sod was an investment in my property and watering was my responsibility. I asked why I was having to have this extra investment when neighbors right next door will not have this same expense because of the house being built and sodded in the spring/summer time. So effectively I have been hit with a $1400 penalty for closing in the winter time. The customer service with Arbor Homes is atrocious. Once you close on your property you don't matter to them and they will not help you. If you close on a house in the winter time be sure to ask about sod installation and make an addendum on the Sod paper that you sign to protect you from this same situation. Until they can make it equal for people that close in the winter as it is for those that close in summer/spring buyers need to push back on this. read more

Don't do it!!! Its definitely one of those situations where I wish I could give ZERO stars. I have had countless warranty claims. You have to stay on top of them non stop, they will send someone to basically play with the issue, but almost never fix the issue. My biggest concern is that they charged us something like $15,000 for a larger back yard. But unfortunately, because they are terrible at landscaping, half of my backyard is pretty much worthless. Its either a lake or a swamp. They have come out numerous times over the last year to "fix" the issue, but every single time they have only changed the issue. I've called everyone. I sympathize with anyone dealing with Arbor. They throw out common decency and do it boldfaced. After they built a 2-story home 5ft from my property line they installed a noisy heat pump 1ft from it. It's close to my bedroom and the noise robs my sleep. When I complained 3 of their employees surprised me at 8 am and blatantly said the unit is not noisy. I've built a block wall that does muffle the noise. As a 25-yr resident here I didn't expect to be walked on. What a disgrace they're doing to this neighborhood and their own industry. read more

We had a terrible experience with Arbor Homes. From the start, we made it clear we had a strict budget and requested a full list of add-ons. We were then pressured to wire a $10,000 deposit within hours to secure a lot. At our design meeting, we found out that several items we believed were included were not, and the designer admitted there had been confusion on their end. Despite this, Arbor Homes is refusing to return our $10,000 deposit, even though they have incurred no costs, done no surveying, and sent no plans. Communication with management has been dismissive and unprofessional, and we are left with no choice but to seek legal advice to get our deposit back. Did they build a house? Yes. Is it well built? Absolutely not. Our electrical buzzes when we use it and some lights straight up don't work half the time. The house is only seven years old and we have to spend TWELVE THOUSAND DOLLARS replacing the HVAC because what was installed in the house has already broke AND it was too small of a unit for the house, by half. There are weird leaks everywhere. This house isn't even 10 years old and it's a money pit. I brought a home made by Arbor Homes, it's a smaller house with attached garage, nice backyard and you can enjoy looking at the pond and ducks My only downfall is that the vinyl siding on the North side has melted from the Low E thermal window next door. It is like a magnifying glass that reflects the sun and melts the vinyl siding. I hope that they are not using that today.My home was 10 years old when I purchased it. It was sell as is because of it. I just redid my flooring but afraid to redo vinyl if it keeps melting as it is. I think they should step in and make it right. read more

You can punch through exterior walls. Drive by neighborhoods after a decent wind and you will find chunks of siding and shingles missing. They would use wood to trim out exterior windows and soffit and phrase it as if it was quality, but it all just peels and rots. You are paying for a lot square feet in a poorly "built" box. Upgrade to their Silverthorne semi custom homes and you can have the same home, mildly upgraded products and pay three times the price. read more

We purchased an Arbor home in Monon Corner Westfield and have been in house less than 5 months. The brand-new air conditioner in our brand-new house does not work. They will not fix it because we owe $123 in utility bills which we will pay. The temperature was close to 90 degrees and my wife's parents stayed with us and they are over 80 years old. Regardless of owing them $123 they should of fixed the air conditioner. They also installed a dishwasher that has not worked since we moved in, and we filed 4 complaints to get it fixed (door does not close). I will NEVER move into a new house again. read more

Updated: 6/08024: Warranty/Regrading: . As of 4/23, I was tried of the promises to have my back yard regraded, So I paid to have about 4 yards of dirt brought in to fill the low area in my yard. It wasn't very costly, but to have piece of mind and to get rid of low area it was worth it. Warranty/Tree Replacement: Came back from out of town week of 5/19, the dying tree in front of the house was replaced. So I have changed my rating from fair to OK. Despite clear evidence of mold caused by multiple water leaks, Arbor/Elite Homes repeatedly denied its existence. A third-party mold inspection company, hired by Arbor/Elite Homes, confirmed mold contamination in our home, and I personally witnessed the inspector removing mold. Yet Arbor/Elite Homes changed their story multiple times, blatantly lying about the presence of mold to avoid liability. This unethical and potentially criminal behavior endangered my family's health by exposing us to toxic mold without timely or proper remediation. Ongoing Leaks, Incomplete Repairs, and False Claims Leaks persisted after multiple attempted repairs. Several windows required repeated "fixes" but continued to leak, damaging drywall, insulation, and carpeting. Repair work was even reported as complete when no actual repairs had been performed. We were forced to repeatedly prove these failures (we have all the documents). The company's negligent, superficial approach caused additional property damage and health risks. Prolonged Home Damage, Health Risks, and Disruption The home remained in a perpetual state of repair for months. Multiple rooms were gutted, with drywall and insulation removed around windows. This is where my kids slept. Hazardous chemicals were sprayed to kill mold while our three children were still living in the home. Our kids suffered persistent coughing and other health issues for months, severe enough to keep them home from school. The constant repairs, chemical odors, and presence of contractors disrupted daily life and caused significant emotional distress. Financial and Emotional Harm Because of the health risks, the lies, and the home's unlivable condition caused by ongoing defects and failed repairs, we were forced to sell the property at a substantial loss. We lost over $50,000 on the forced sale (for our mental and physical health). I built a home with Arbor Homes. It was completed in October 2022. In general, I'm pleased with my home. However, I am extremely DISPLEASED with Arbor's "customer service". The area of my driveway immediately in front of my garage began to deteriorate within six months. I have been trying to get Arbor to fix this problem for nearly AN ENTIRE YEAR. And, yes, l have the pictures, text messages and call logs to prove it. (This is in addition to the fact that Arbor initially put the WRONG brick on my house. I have those pictures, too.) When Arbor Homes was granted the construction of Maple Ridge in Ingalls, IN , they stated they would be good neighbors. Good neighbors do not allow their trash to blow into others properties. Apparently the construction crews do not clean up after themselves and the trash blows into our farm field which can cause major problems with farm equipment, lawn mowers, livestock, etc. My husband has talked to the person at the model home and actually took trash to the model home. Nothing, the problem continues. read more

This is the worst experience I've had in dealing with a companies customer service department. They text instead of call. Their emergency line is a joke. We had to have our sewer line cleaned out 4 times. All 4 times they tried to tell us it was our fault. All 4 times it happened on a weekend and all 4 times they did not fix it until Monday or later, leaving us without the full use of our toilets. The first 2 times they to clear construction debris out of the sewer pipe. The 3rd time they had to dig the pipe up because AT&T bored their fiber optic cable right through the sewer. When they fixed it, the idiots left broken pipe and other debris in the pipe instead of removing it. The fourth time they had to actually suck out the bits of construction debris and rocks from the pipe. It was so bad the workers said that if it had gone on much longer it would have clogged the neighbors sewer line too. All throughout this they never did anything to make it right with us for the inconvenience. when the sewer pipe backed up into our mud room the floor had to be replaced. They said they had matching materials but as you can see in the pics it still stood out. When we replaced the floor ourselves the trim work they did was atrocious. A 3rd grader could have done better. And we have only lived in this house since August! read more

Arbors quality control has a lot to be desired; the quality of the material used in their construction process is also subpar. I think that the energy rating sticker they put on the electrical panel I believe to be a joke. If you look closely at the photos I provided, you will notice that there is Frost on the inside of my windows, not all of them, but the majority of them. There's so much cold air coming through those windows that the floor is at least 6 degrees cooler. I find that to be unacceptable. I should not have these types of issues with a house that is over $300,000. If you're dealing with a person named Connor, you will never see him, and the majority of the time, if you ask him a question, it might take him three days to get back to you. My wife and I have already had to have warranty come out twice, once for the floor that had swirls under it and once because they drywalled over a drain, and it smelled of sewage in our house. Be advised if you do have to have them come out for warranty, remember someone has to be home for that, and I don't know about you, but I work the majority of the time, so I have to take time off so keep this all in mind when you decide to go with them Ps I have lots more photos Update 1/3/23 I had a scheduled appointment for the third of January between the hours of 9 and 12. I waited until about 12:30 to call the guy that does warranty issues because I had not heard anything, and no one had shown up. I got an answer and have to reschedule mind you, I had to call him no one called me to let me know that no one was going to be there. I get it stuff happens but I have other things to do while I have him on the phone I ask who is the superintendent he responds "I don't know the guy that used to be your superintendent left now there's a new one and he's going to leave and it's going to be a friend of mine but I don't know who it's going to be" I have trash that is sitting in an empty lot next to me that I'm assuming belongs to Arbor and no one has cleaned it up mind you that stuff was in a dumpster in someone threw it all out I am starting to run out of patience. read more

OMG - RUN! Do NOT purchase from Arbor Homes! They do not honor what they say. We have some issues with the home and were told at closing - NOT to worry. First of all, the final walk through was 60 minutes from the closing time. We were flying through it. When we stated that we needed more time, we were advised it wasn't a problem b/c everything not stated would be taken care of at the 11 month check in. NOT TRUE!! They really are crooks! Work orders...put in by Thomas Skaggs that are inaccurate for the work the should be done. Don't do it! I know the price is great but spend the extra and hooefully get better customer service! We closed a month ago so this review is based on my experience. Grass- they Laid sod in the front only Parts of which look dead but I'm no landscape professional so ‍. The backyard was hydroseed. Patchy is an understatement. I know its fresh but you can clearly tell where they started, got lazy, and then three random seeds. It's awful!! Lastly we only have dirt on either side of the house.....no seed or sod! Interior - multiple doors (closet bedroom microwave and pantry) don't match properly. My light fixture in my dining area is dangerously low. It's annoying and I expressed that I'm tall and want it as high as it can go during my final walk thru. Still hasn't been addressed. Wrong shower doors, master bathroom toilet just runs and runs....annoying and I'm afraid of the first water bill! I've expressed all of this to Arbor via the Warranty Form, construction site manager, and their social media pages! All is items are small and fixable and doesn't make my home inhabitable but Arbor...DO BETTER! read more

I had an ok experience with Arbor Homes. The homes are affordable depending on which community you choose, but the quality is questionable. Don't get me started on their Warranty! I've got a couple of issues that need to be addressed by the Warranty and I've yet received a call back. I've only been in my new home 2 months and already got issues. Having a house built as a single woman is challenging especially having to deal with 3 different project managers during the building process. Find another builder. POOR workmanship and terrible responses after you close. Concrete cracking, crappy framing some walls are not square. Try hanging a cabinet when the corner isn't square. New house, closed in July 2022 nothing but problems. My neighbor had multiple roof leaks and had all the sheetrock fall down on his garage ceiling. He moved in 3 months before me. To many issues to list. They forgot to put the water meter in their name during construction and after we closed I got my first water bill for over $1100.00. Do not recommend. When we moved in there were scratches on our bathtub already, the paint job was terrible even after we marked things in the walk through, you can still see the marking they had on the walls during construction, no smooth finishes anywhere in trim/baseboard, not clean work on front door, paint drips on walls, wall putty was not smoothed out anywhere, the ledge on a window slants and is not level, when you walk in the stairs and to a new surface you step on the nails underneath because they pop through. They said they would clean the house before closing and they definitely did not. Paint/house dust on trim, paint speckles on the floor, dust on walls and in master tub, windows were not clean, nail pops already. I know they build to the standard grade, but the least they could do is do their job and make it look nice. If you are wanting a nice job for what you're paying, and expect 85% perfection, don't build with this company. I normally don't do reviews but we wanted a move in ready home and now we are looking to already paint the whole house because they did a crappy job during the final paint touch up and there are spots everywhere that were barely covered. read more

Well where should I start? So I was super excited about building our first home together after getting married. Well that excitement is smashed. The studs were awful. One actually had no bottom in the front and you could see the nail. Then 60% of the others were so chewed up. If not chewed they were cracked. Then they said they would fix, but nope they just drywalled right over it. Now we go on to the roof alread a pop and a indent. Awesome right? Well it doesn't stop there. I wish it did though. The window people cut to far out and they filled the drywall with caulk. Then the nails that are popped out and cracked the outside board they just wood puttied it over. Next, but not least the trim guys painted the closet door then set it up against the cabinet and guess what there is paimt and a chip on the cabinet door. Love it!!!! read more

So for anyone thinking about building with arbor homes you should read all the fine print on what they consider within tolerance! They have some many different labors that do framing, concrete, roofs, etc. So when it comes to get something covered under warranty they will tell you it's within tolerance and when they get a specific labor involved it's always your fault not there'a. You have done something to make the driveway start pitting! So it's not covered even though you just spent a lot of money to build your home with them. So in reality the warranty covers absolutely nothing because it's always the home owners fault! So 100% would recommend not building with arbor especially in Sheridan In at maplerun! read more

Would not recommend Arbor homes. We are currently building a home that was supposed to be done in December. We have a baby on the way and chose Arbor Homes based on being told it would be done around the time our baby is due in December. We were just informed that our house will not be done until January at least.For two weeks, we have been told that they were going to pull permits to get started but once we reached out to ask they had yet to pull them. At this point, we are probably looking into February before it'll be done and scrambling to find a temporary new living option as we currently don't have enough room for when our baby arrives. Extremely disappointed in the lack of communication and fact that we keep getting pushed back. Please be very careful when choosing a builder when purchasing a home, and whatever you do, DON'T choose ARBOR HOMES. My neighbors have been complaining as well, I don't know where to began. The first couple of months after we moved in, they missed our deadline for laying our sod down. When they finally did, it was yellow and dead. I spent hundreds of dollars trying to bring the grass back to life, until we had to get a lawn care professional to fix the problem. The sliding door was not installed properly. The circuit breaker went out and the toilet upstairs was leaking down on to our kitchen ceiling all within the same week. We've only been in this home for a year and one month. We closed on the home April 5, 2019 and today is May 27, 2020. I do understand everything won't be perfect, but this was the worst experience ever and I totally regret purchasing this home with Arbor Homes. Terrible customer service. Cheapest built new home ever! If there was anything less than 1 star, they would get it. Called today for nail pops in our ceilings, was told I should have called at our 11 month mark, and that they should have given us that paperwork at our closing and that I was supposed to have remembered to call for 11 month service. Um, we closed in July 2016, and do you think I read every piece of paper handed to us (I know I should have). They've repaired our linoleum once and now we have it lifting in our hallway. Our shower also creaks like it is going to crack, so keeping our fingers crossed on that issue. The warranty guy acted like it was my fault for not remembering to call them for the 11 month warranty call. Whatever! don't buy here unless you want cheap workmanship, and horrible customer service. They only provide what is absolutely essential, like the absolute cheapest light fixtures on the market (Walmart type), crappy kitchen sinks and faucets throughout. Arbor homes will make a ton of promises that they will never deliver on. We had a number of issues with our new home that they said multiple times they would fix but never did fix. Our sod in the front lawn was burned by the sun because they didn't water it like they were supposed to. They even admitted that was why the lawn got burned. They claimed they would fix it but always gave excuses. There were also a number of issues in the home, a dented front door, messed up painted, missing parts of doors, they said they would fix them all and never did. They also are supposed to do a 12 month review for anything that needs fixed after construction. These things include nail pops, possible drywall cracking, etc. They claim they will fix this free of charge at the 12 month mark. But you will never be able to actually get in contact with them after that point. They will not answer calls or texts. The only option is to file a BBB complaint but that never goes anywhere because a good BBB review can be bought by any company. They have an A+ review on the BBB despite having many complaints. The house is nice and I really like the neighborhood. The buying process was enjoyable and everyone was generally nice. They just don't follow through on promises to fix anything. I wouldn't say you shouldn't buy a house from them, just make sure you have a few thousand in savings to fix things yourself after getting the house. read more

Really wish I had explored Arbor Homes more fully before buying from them. As others have said, the purchase price is what attracted along with all the words about being a quality builder. We knew that was just sales talk and that they were, at best, an economy builder. Okay, we can upgrade things on our own and you get a lot of space for the money. Our superintendent, Jack, is awesome and has been wonderful. But, after ninety days, it's no longer Jack. It's the warranty department. That's where it all falls apart. It has become abundantly clear that Arbor is an amoral, poorly run, and disrespectful company. They make their money selling you a lower quality build then treat you like a nuisance when you ask them to address issues. Even if their answer is "no" to a request, that would be okay. But to not call, not connect, not keep you informed of the process, is unacceptable. At the warranty end your only job...only. job. is to interact with the homeowners and see that their requests are properly addressed in a timely fashion. When you don't do that it reveals the level of disregard and disdain you have for the people who are paying your bills and keeping you alive as a company. Wait, you already have our money once the sale is closed. So I guess, after that it just doesn't matter how you treat us. I built with arbor on 2015 and closed on January 2016. but by the end of 2016 both bathtubs started making cracky noise when you step in it. and one them ended up showing cracks I called them January 2017 to take a look at it. the inspector came in and determined that both tubs were not properly installed and did not have the proper the support to stay stable. I requested to get both replaced and properly installed. they refused to do so and pretended it could be fixed by drilling holes in the tubs and poured cement in it. I paid for a brand new home hoping to have an excellent service products but was not the case. when we called and talked to the manager they referred us to the manufacture with false numbers or personnel contacts. the bottom lines is they do not offer warranty for the bath tubs be aware of that. I talked to my neighbor lots of them have the same issue. they would treat you like a crap especially if you are from the minority group. they would welcome you with opened arm for sale but once they got your money "GO TO HELL WITH YOUR COMPLAINTS" is the answer read more
