Vinyl siding that has melted from Low E thermal windows from neighbors house.Sun reflect worse as the years goes by very warped badly now.

I brought a home made by Arbor Homes, it's a smaller house with attached garage, nice backyard and you can enjoy looking at the pond and ducks My only downfall is that the vinyl siding on the North side has melted from the Low E thermal window next door. It is like a magnifying glass that reflects the sun and melts the vinyl siding. I hope that they are not using that today. My home was 10 years old when I purchased it. It was sell as is because of it. I just redid my flooring but afraid to redo vinyl if it keeps melting as it is. I think they should step in and make it right.

trash from Arbor Homes construction sight

When Arbor Homes was granted the construction of Maple Ridge in Ingalls, IN , they stated they would be good neighbors. Good neighbors do not allow their trash to blow into others properties. Apparently the construction crews do not clean up after themselves and the trash blows into our farm field which can cause major problems with farm equipment, lawn mowers, livestock, etc. My husband has talked to the person at the model home and actually took trash to the model home. Nothing, the problem continues.

    Damage trim boards used

This is the worst experience I've had in dealing with a companies customer service department. They text instead of call. Their emergency line is a joke. We had to have our sewer line cleaned out 4 times. All 4 times they tried to tell us it was our fault. All 4 times it happened on a weekend and all 4 times they did not fix it until Monday or later, leaving us without the full use of our toilets. The first 2 times they to clear construction debris out of the sewer pipe. The 3rd time they had to dig the pipe up because AT&T bored their fiber optic cable right through the sewer. When they fixed it, the idiots left broken pipe and other debris in the pipe instead of removing it. The fourth time they had to actually suck out the bits of construction debris and rocks from the pipe. It was so bad the workers said that if it had gone on much longer it would have clogged the neighbors sewer line too. All throughout this they never did anything to make it right with us for the inconvenience. when the sewer pipe backed up into our mud room the floor had to be replaced. They said they had matching materials but as you can see in the pics it still stood out. When we replaced the floor ourselves the trim work they did was atrocious. A 3rd grader could have done better. And we have only lived in this house since August!

This is what is in the empty lot next to me they took it out of the dumpster and Left it

Arbors quality control has a lot to be desired; the quality of the material used in their construction process is also subpar. I think that the energy rating sticker they put on the electrical panel I believe to be a joke. If you look closely at the photos I provided, you will notice that there is Frost on the inside of my windows, not all of them, but the majority of them. There's so much cold air coming through those windows that the floor is at least 6 degrees cooler. I find that to be unacceptable. I should not have these types of issues with a house that is over $300,000. If you're dealing with a person named Connor, you will never see him, and the majority of the time, if you ask him a question, it might take him three days to get back to you. My wife and I have already had to have warranty come out twice, once for the floor that had swirls under it and once because they drywalled over a drain, and it smelled of sewage in our house. Be advised if you do have to have them come out for warranty, remember someone has to be home for that, and I don't know about you, but I work the majority of the time, so I have to take time off so keep this all in mind when you decide to go with them Ps I have lots more photos Update 1/3/23 I had a scheduled appointment for the third of January between the hours of 9 and 12. I waited until about 12:30 to call the guy that does warranty issues because I had not heard anything, and no one had shown up. I got an answer and have to reschedule mind you, I had to call him no one called me to let me know that no one was going to be there. I get it stuff happens but I have other things to do while I have him on the phone I ask who is the superintendent he responds "I don't know the guy that used to be your superintendent left now there's a new one and he's going to leave and it's going to be a friend of mine but I don't know who it's going to be" I have trash that is sitting in an empty lot next to me that I'm assuming belongs to Arbor and no one has cleaned it up mind you that stuff was in a dumpster in someone threw it all out I am starting to run out of patience.

    Boss Hog Barndominiums

Much like the other reviews on here, I have found Boss Hog Barndominiums to be a SCAM…read more Unfortunately, I saw the reviews too late. In August of last year I contacted Boss Hog to quote building a detached garage for me. I worked with Caylee Erwin to spec out the plans for our build. We paid $4500 to start the process and get engineered drawings for our garage. The first red flag was this process took several months, mostly because we would tell Caylee what we wanted and we would get something completely different on the plans. We even sent pictures and I drew my own plans on software that I purchased to show them what I was looking for and they still kept getting it wrong. Finally, after stix months, our drawings were completed in February for the shell of the garage but not the structural drawings, which we have still not received to date. Then we moved forward with a contract and paid a deposit in March of this year. Then I came across the reviews for Boss Hog. I expressed my concerns to Caylee after reading the reviews and she put me in touch with Allen Erwin, her father and one of the owners Boss Hog. He talked me through all of the legal issues against Boss Hog and assured me it was because of the prior owner who now has a warrant against her. He assured me that they were changing things for the better and they brought in a new contractor, Mark Wortley of Master's Mark Builders, who was going to do a great job with our project. As a compromise to move forward, Allen refunded a portion of my deposit and assured me work would start moving forward soon on my project. In April, Mark came to my house to start marking out the concrete pad and footings. When he showed up, he had different drawings than what we agreed upon and what was in our contract. I made him aware of the discrepancies and he said he would get with Caylee to get them fixed. At this time, he also made us aware that he would be the GC for this project but he didn't have his GC license in North Carolina but he would be getting it soon. He told us they would be starting concrete work in 6-8 weeks. Fastforward now 12 weeks and Mark Wortley has still not obtained his GC license in North Carolina and no permits for our build have been obtained. Allen, Caylee nor Mark will return any of my calls even though I have left numerous voicemails and text messages. We are a little over a month away from being 1 year since starting this project for a simple garage, not a house, a garage - and we don't even have an engineer signed drawing to show for it. If anyone has any information on legal proceedings against Boss Hog please share them them, as I am working with a lawyer to move forward with actions against Boss Hog and Master Mark Builders.

The name of the company on the contract was different, Endless Concepts Contracting, LLC, which raised a red flag however the PM assured us that it was because of licensing in multiple states and and different facets of the nature of a full turn key builder. Our loan was approved, first draw went out no issue. Small amounts were paid to our local contractors and everything was moving along. Second draw from our loan which is SIGNIFICANTLY higher goes out, suddenly contractors aren't getting paid and we cant get a hold of anyone. Now our local guys are in debt for materials purchased, we have a huge loan and they have completely disappeared. Google Amanda Ross, she is one of the owners and has multiple fraud cases against her now, not to mention she has been arrested for fraud.
