The following is a FACTUAL account of what happened to me. In February 2019, I purchased a renovated house from Granville Martin III, aka Randy Martin of Just Right Transportation (JRT) who appears on the TV show Texas Flip N Move. Having watched the show on TV for a long time, I felt totally comfortable doing business with the man in overalls, red shirt and big smile. The house I fell in love with was parked on Randy's lot in Briar, Texas. I was so excited! I bought the house without having the Contract reviewed by an attorney. (First BIG mistake on my part) Later, I had my paralegal friend read it and she said it was the most one-sided piece of trash she'd ever read. My attorney describes the Contract as "ambiguous". When I went to Randy's office to sign the Contract and pay for the house, the quoted price of $82,000 was suddenly $109,720. I trusted them - so I wrote a check for full payment. (Second BIG mistake on my part) I found out months later, that among the extra charges was $1,500 to take down and then put back, a section of fence that had to be moved to allow the house to enter my property. JRT never touched the fence. I did that work myself. I thought moving a house onto my property would be a quick way to get a beautiful house and move right in! Unfortunately, that was not so. I paid JRT for the house in February 2019. The house wasn't delivered until August, and then it sat on beams up in the air for another 7 1/2 weeks before it was lowered onto the foundation that was built underneath it. As part of the deal, JRT was paid to remove my old mobile home. That didn't happen until 10 months later, in July of 2020. From purchase to conclusion - 17 months! I don't call that quick!! After I moved into my house, I started smelling SEWER GAS!!!!! I contacted a Master Plumber to investigate and he determined that when the drains attaching the house to my existing septic tank were put in, there were no p-traps installed under the bathtub or the shower, allowing EXPLOSIVE sewer gas to enter my home! If I had lit a candle in the bathroom, I could've been blown to smithereens!!! For this botched job, I paid $10,000!!! The Master Plumber said no part of the drain system would meet standard building codes, and he quoted $2500 to tear it all out and redo it correctly. The Master Plumber also said that without a plumber's license, it was ILLEGAL for Randy to have done or even bid the plumbing. There's more but this is getting long. The frustration of dealing with Randy was overwhelming. There was delay after delay - excuse after excuse - the secretary did answer my calls but Randy was almost never available. BEWARE of doing business with Randy Martin - the man you see on TV is an actor playing a part - don't trust that smile - he'll cheat you the same as he cheated me. BEWARE of the Contract - have your attorney review it BEFORE you sign or pay. Get in writing what services will be billed to you at an additional hourly rate of $350.00. I have a huge pile of tree limbs on my property that cost me $6,387.50 in addition to what I paid for the house. BEWARE of the plumbing services provided by Randy - it could cost you your life! In hindsight, I am GRATEFUL that he didn't hook up the electricity!! Now that I've had the problems fixed, I love my little house. The person I bought it from------not so much.

Mold is shower (work order for water leaking behind the wall) that was never solved accordingly, continuous issues with the AC unit, water leaking in the windows (which leasing office is making me pay for the damage that was cause my maintenance, also took my deposit and expect more $$), you can hear the neighbors snore above you. The doors aren't fully sealed (winter months bugs come through the cracks of the doors and windows), the stove is old that it smokes so I barely used it (oh they want me to pay for that too), old grease stains on the the walls that I had to wipe down, baseboards disgusting, there is no real upkeep on these places, they also want me to pay for paint when the place was never painted when I moved in, I could keep going but we would be here all day. As you can see outside of the putty that was put on the walls by me due to shelves or mounted tv there is no where near over $500 worth of damage. This is just a few pictures. DONT WASTE YOUR TIME OR MONEY. They want crazy prices for a place that isn't even up to date. NO UPGRADES and cause people who have allergies or any issues a world of hurt. I shouldn't have to pay this absurd amount of money when this company is LAZY doesn't do their part and literally collect funds for the hell of it

One of my favorite features would be the valet trash system, where you leave your garbage outside your front door, and it gets collected for you throughout the week. No more running to the dumpster, or pulling big garbage cans to the curb all the time! They also have an amazing fitness center and game room available for use. :) The ladies in the front office are super friendly and always willing to help with any questions, and they are highly accommodating to maintenance or assistance requests as well. Me, my husband, and our 3 year old son love it here so far, and have found it to be in a very trendy area, but also a family friendly environment. We are excited to be so close to Uptown Dallas, while also feeling very safe and quiet when we are at home. We are not 100% sure of our future plans, but we do look forward to living here for a few years. (P.S.: M'Lise in the front office is great! She is our favorite!)

We loved it at first. We decided to move from the 2nd floor to the 1st floor after our year lease because we loved the first floor balcony facing the park. But oh man, that was a big mistake. After us leaving our 2nd floor apartment which was very well taken care of and spotless (we even washed the carpets ourselves), the apartment we moved into was horrible and unacceptable! The bedroom doors, blinds, cabinets, fans were broken and scratched up. The side of the dishwasher wall was peeling and they didn't even bother to cover it up and paint over it before we moved in. I just can't understand how they would be okay with just giving us an apartment like this! Especially for us to be paying $1,850 a month. The like others have said, there are rats around here and even dead ones by the trash dispenser. The computers and printers, which are for guest use never work. We have tried printing out important paper work and it never works out because both amenity office printers don't ever work. Oh and if you have to reach the front office by phone for whatever reason, good luck!! It's very rare that they answer the phones! We've had many issues to speak with upper management but they are never available or make excuses as to why they can't talk to us. The overall experience has been horrible since the apartments were bought out by Cortland & moving to the 1st floor. Once, they even walked into my apartment unannounced while my child was on school break & at home to check something in the apartment. They did knock but my daughter knows to not answer or speak if she's at home alone. They are suppose to let us know ahead of time if they will be doing a routine check up on something so we know to expect them. I had to run home while at work and calm my daughter down because she was so scared two people were inside the apartment. Luckily, I knew it was maintenance because of the camera I have inside my apartment. I went to the front office and made a complaint about it. The only reason as to why we've stayed this long & continued to do business with these apartments is because my child loves the access to the park & how close we are from our other family members. They have handled our situation poorly & hope others don't go thru the same issues.
