Unfortunately, the administrative side handled by Jade was a different story. I had booked an appointment for a drain clog and disposal repair but managed to resolve the issues myself. I messaged Jade to cancel with over 24 hours' notice to be respectful of their time and even followed up the next morning to ensure they saw the message so they wouldn't waste a trip. Instead of a professional acknowledgment, I received a lecture about how they "don't double-book" and that my 24-hour notice was "last minute." Not double-booking is standard for any plumber, and it shouldn't be used as a reason to guilt-trip a client for providing a full day's notice, especially when no specific cancellation policy was ever disclosed at booking. The response was dismissive, ending with a "wish you luck in the future." It's unfortunate because I actually had a second, larger project (a shower leak) I was planning to hire them for, but the unprofessional attitude from the office makes it impossible to do business here. If you hire them, just be aware that being respectful of their time might still result in a lecture if your plans change. read more

I usually don't write reviews but I really want to recommend TTL plumbing services to everyone. I reached out to Jade twice for my water heater issues, first time because I felt the hot water isn't warm enough (my husband felt it is warm), Tim came to my house very quickly and he taught us how to flush the water heater so it will be more efficient. My water heater is about 20 years old so I prone to replace it at that moment but Tim said old water heater quality is better than current water heaters, and the old water heater is still working, I shall keep it until I have to replace it. Today I reached to them again as my water heater didn't work suddenly. Jade and Tim are really responsive and efficient: we had a call after I send several pictures to them, Tim identified the problem right away and guided me to check and fixed the problem in 7 mins! I swear I have no knowledge/experience in handling water heater issues but with Tim's expertise, the problem was solved in minutes. I asked how to pay to them but they refused. I want to say they are not only operating a business but also very kindhearted and always willing to help. They are running businesses sincerely and I hope their business runs longer and longer as I am pretty sure I will reach out to them for my old (already 22 years) water heater someday. read more

Tim & Tim are great. Our bathroom sink suddenly began falling out of its vanity. We showed them our sink and they did an assessment to make sure that their work would be able to hold up. Once they were certain that they could fix it, they started. They needed the glue to cure, so they turned off our water line and said they'd be back later in the week. They returned when they said they would and the sink is now fixed. No one would ever know that it was precariously dangling just days earlier! The sink is now functioning; it looks good. I reached out to Tim a few weeks back as I was interested in installing a water softener at my house. I'd spoken with a few of those companies that only sell water softeners, but I wanted to speak with a plumber because I figured if something goes wrong, you'd end up calling them anyway and I wanted to know what he's seen work the best. Tim came by my house and walked me through my options, we discussed locations, and came up with a plan. On the day of the install he (and her brother in law, also Tim) came by, got under the house, explained the situation (previous owners had some wonky work done) and clearly explained what he'd need to do. They did a fantastic job installing everything, we had a minor hiccup, but Tim was all over it to make sure we got everything resolved to our satisfaction. Outside of the outstanding work Tim & Tim performed, they're just awesome guys to work with. Incredibly friendly and respectful to your house and needs, these are the guys you want at your house for any and all of your plumbing needs. Our small toilet closed by the backyard has a sewage back up all in a sudden . It is also connected to the kitchen sink so we could not cook or wash the dishes for 2 days . We were miserable ! Our neighbor recommended Tim in TTL plumbing . Tim promised to come the next day by 12:30 pm . Tim is a nice young guy and he came with a helper ( also called Tim ) . They were on time , able to bring the correct equipment and they fixed the problem in one hour ! Tim is expert on the clogged pipes problems . He is very organized and explained the issue plus offer future solutions to us to avoid future clogged. He is nice and polite and very knowledgeable. We lived for 2 weeks without hot water, luckily for being in the summer time we could tolerate cold showers but no more. I reached out to 8 different plumbers, some that ignored me given it was an older unit and others that stated the location was not a good spot for a change out and would charge more for installation/removal. I did not get the same response from TTL and quick honest response to the issue at hand. We had an old dated water heater but I could not tell the model, most places charged just to come look at the unit. The cost was also more reasonable. One plumber stated to add earthquake pieces it would cost me $500 dollars extra and to get the right pipes $800 more/ items that seem necessary to install. Right now it is more expensive to get a water heater installed, it's rare to see more honest businesses now and really appreciate it here. On New Year's Day a San Jose Water truck pulled up and told us we had a large leak in our line from the street to the house and said they needed to shut the water off until it was repaired. Happy New Year to us! We reached out to several people, but of course being a holiday it was tough. Tim of TTL Plumbing was referred to us. From start of request for quote until completion of job, the response was always prompt and courteous. Tim and his assistant came out to disconnect a water softener we had on bypass for a few years. They capped the pipes where needed and helped prepare the unit for pickup by the city - remove salt solution, pour out liquid, and transfer unit to curb. It turned out that his sister was one of the head teachers that took care of my son at his afterschool daycare. What a small world. The main thing is, I felt like I could trust both Tim's and they did everything, cleaning up like they were never there. Quality was excellent. On top of doing a great job, they didn't charge me for one of the work since it wasn't they didn't have to do too much time fix it. Had an emergency leak of an upstairs bathroom drain. It was a Saturday after Thanksgiving and had family visiting from out of state (of course) when I noticed water stains on our ceiling downstairs below the master bathroom and heard dripping after each toilet flush. I started a Yelp! Project and was contacted by several plumbers right away. Jade was the first to contact me and she had Tim come to our house in less than 1 hour for an investigation. I thought for sure he was going to have to cut open the ceiling to get to the drain, and he assured me 9/10 times it's just the toilet wax seal leaking. He pulled the toilet first to check out the seal and sure enough it needed replacement; no ceiling cuts required! The leaking/dripping has stopped, and it took him less than 1 hour to do the job. He was courteous, professional, responsive, wore a mask, removed his shoes while in the house, and cleaned up after he was done. Very reasonable price considering the circumstances. We had a great experience w/ TTL Plumbing from start to finish. Tim replaced our master/guest faucets, toilets, and replaced each of the bathroom and kitchen angle stops w/ 1/4 angle stops. He also changed our laundry stops with 1/4 turn angle stops. Both Tim and Jade are easy to deal with, very straight forward, honest and capable. Tim and his assistant arrived on time on the two project days and worked non-stop. Very good discipline. Great plumber! We'll be working with them more in the future. Another thing to note - half of my bathroom sink faucets were completely rusted, making them very difficult to remove. Wonderful experience! We noticed a leak coming through our kitchen ceiling on Wednesday afternoon--I called and spoke to a very friendly and sympathetic Jade, who said that Tim could come out the next day to look at it. Tim called me later that evening to confirm the details (also incredibly friendly & sympathetic!), and confirmed for the next day. Tim and Tim came out the next morning, arrived early, found the problem (a pinhole leak in the ceiling), delicately cut into the dry wall, welded it shut, and patched the dry wall back up. All while being super friendly, personable, and informative.
