However I will say that I maintain my apartment to a certain standard, there was a flood in my apartment due to a neighbor leaving running water. My rug was damaged in the process but saved a lot of furniture by absorbing and creating a barrier to keep the water from getting further into my apartment. This occurred in February, I've been calling down the general manager for my building and the insurance claims specialist, whom never responded. I emailed. It's shameful that people have jobs but don't want to do them effectively. Especially when you're serving others and providing services that adhere to their shelter! I have receipts, I won't be chasing, I'll just go to small claims court. Any apartment rentals you see from this management company, keep scrolling. Save yourself the trouble. Terrible service, there are a few good employees in the office and maintenance workers who are helpful, but they are overworked too and don't have all the answers. The upper management don't value the tenants nor their impact. 0 stars

    Terrible management! I have been living in one of their buildings in Harlem for 5 years now. I…read moremoved in when it was brand new and have watched it turn to complete sh*t over the last 5 years. The amenities that we pay for are not even available. There is a parking lot that was supposed to be offered to tenants but it remains empty, I believe it is rented out to a local precinct instead. A complete joke. Police can park anywhere but the tenants have to risk tickets and wake up to avoid tickets from alternate side parking rules. A building with 16 floors and over 250 apartments has one laundry room with about 12 washers but only about FIVE machines work. The machines are constantly leaking which doesn't make sense because they don't even produce enough water to wash your clothes efficiently, they are constantly breaking down mid cycle AFTER you pay and your clothes are soaking wet and have to be moved to a different washer and of course you have to pay again, no reimbursements. The machines are constantly taking your money but not running. There are washers that have been out of service for LITERAL years, NO exaggeration, but it's funny to see that the cash machine used to refill your laundry card is ALWAYS fixed the next day whenever it breaks LOL. The dryers that were once 25 cents for 8 mins gradually reduced the time to 5 mins for the same 25 cents. So someone has the time to up the price and put in work order requests to fix the cash collecting machines but not to fix the washers that have been broken for years. The greed is disgusting. The gym that is supposed to open at 5am stays locked until after 7am or later, the terrace that is supposed to stay open until 8pm is locked at 5pm. If an elevator breaks down, it takes 6+ weeks to fix. This has happened multiple times!!!! The most recent issue I've been facing is BROWN WATER that I first noticed about two weeks ago and has been progressively getting worse. There were no notifications posted about this but when I reached out to the super, he stated that he made management aware TWO WEEKS AGO. I have reported this to 311, because I am fed up. If you try to call or email management, you will be ignored. You will receive NO follow up at all. I was told to reach out to management to have my walls painted free of cost, as this is included in the lease I signed, but when I reached out, I got no response. Tenants used to be updated when someone new started, that has stopped. There used to be notifications that were taped up to make tenants aware of any building changes or issues, that has stopped. Flyers used to be tucked in your door with names and numbers to all current/updated management staff, that has stopped. But what hasn't stopped are the monthly rent statements that are placed in your door LOL. I hate to be the one to leave such negative reviews, because I never do, but it's become extremely frustrating. This building consists of a majority of low income families and black and latino tenants, it is very clear why our complaints and concerns go unanswered and unresolved. I can confidently say that this would NOT be taking place in a building full of white tenants in a neighborhood like Williamsburg. It is sad to witness and sad to experience the lack of care or prioritization that we are given due to where we reside.

They take from the poor to get richer and obviously don't care anything about their tenants. The have these management companies and the property managers just places with zero power that why the turnover rate is so high. I've had over 4 managers in 3 years. The previous reviewer covered most of it, so this is highly repetitive, but worth repeating: PEOPLE - Joyce and Andy were incredible landlords. In a dream world, everyone in New York is able to rent from people like them, and everyone is able to rent directly from the property owners without 3rd parties skimming off a cut. When I was moving in, and though I hit the 40x rent, I was worried they would not take me as a tenant. To my surprise, they worked with me despite my atypical/freelance income. - Tony is the the best super in New York. When I first moved in, he removed the shades from the three front windows. When I locked myself out of my apartment, all I did was text him and I was in my apartment a few seconds later. When he saw me headed to work on a rainy day without an umbrella, he offered me his! His attentiveness, care, consideration, friendly demeanor--it was a pleasure to get to know him. He's is one of five of the nicest people I have met in New York. APARTMENT - This apartment was like winning the lottery: I could afford it and didn't have to live with any more crazy roommates. Serenity Now! in apartment form. - During my tenancy, rent went up once by 25; my last rental payment was 1450. -My apartment had older well kept wood floors, a period mantle (I loved this!), a small bedroom that was perfect for my needs, two full closets/good storage, a full bathroom (only drawback sometimes was the 1/2 sink), a great kitchen with plenty of cabinet space, two ceiling fans (which I am mentioning because I never had to use AC, which is important to me), three giant south-facing windows, nice little details like a ledge on the bedroom window and trim painted off tone. - The apartment was well-maintained (halls bleached every week, trash collected promptly) kept to code (fire safety). - The radiators worked really well and I stayed warm (if not hot, which I prefer) during the winter months. I only heard clanking from the radiators 3 times. No hissing. - I loved the high pressure shower and how it jostled my brain and woke me up every morning. The bathroom also had a great vent that provided deep focus while showering. No mold, which was great for a non-windowed bathroom. - Only a shifted sprinkler cover required maintenance in the time I lived in the apartment. - No bugs and no rodents. - Fellow tenants (a family below, a couple next door, a couple upstairs, one other lady I rarely saw) were courteous and polite. No one was ever rowdy. - Toward the end of my tenancy, USPS was actually leaving packages instead of leaving peach slips, which was really convenient. - The apartment is 2 seconds away from the 6 train and M116 was right in front of my door. - The apartment itself was surprisingly quiet. I'm glad to have found and lived at the apartment when I did--I witnessed very little gentrification creep. If you see any openings for any apartments in any one of Jakandy's three 116th buildings (153, 155, 157), stop looking and do whatever you can to live there. Good heavens I'm already missing my apartment--

    I'm moving after two years with Jakandy as my landlords and it's only because I found a bigger…read moreplace than they currently have available. No tenant could ask for better landlords than Jakandy (owned by Joyce and Andy, who also run the business, together with the world's greatest super, Tony, who lives on site). Jakandy has the benefit of being small (three walkup buildings adjoining each other on E. 116th St.) and they are remarkably attentive and responsible to every need of their tenants. I rarely ever needed anything fixed and when I did it was done immediately. I started with a studio in one building and a year later moved next door to a one-bedroom. Both were beautifully restored, with windows overlooking the happening scene on 116, El Barrio's main street. Hardwood floors, new plumbing, excellent water pressure, the hot water never ran out and the heat was always there in the winter. The pipes are all sealed at the wall and they have regular pesticide service so there're no problems with bugs or rodents. The rent increases are incredibly fair (25 bucks a month). Tony, the super, is one of the nicest guys alive and will do anything for you any time you need it and I mean it. I once forgot my keys and called him embarrassedly and he came right over from a restaurant he was eating at! Another time a friend was staying at my apt. and an emergency occurred that she needed to know of but her phone had gone dead. I called Tony and he ran down and knocked on the door and let her use his phone to call me long distance. I am sad to be leaving such great landlords and seriously hope I don't regret it. If you are lucky enough to find an apartment with them, a clean, affordable, lovely place on one of NYC's greatest street scenes, then jump at the chance.

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me
