I had a complete flood due to poor plumbing work, terrible neighbors and the building management does nothing about it, nothing. The last draw was when my vehicle was damaged due to the lack of effort to stop kids from playing in a heavily transited and dangerous parking lot, then that same Saturday morning I am awakened by loud thumping at my door, it was one of the neighbors and kids that thought it was funny to try and kick my door in, yes kick my door in. I called the police as I had the entire thing recorded. I will attach the video once the police give clearance on the investigation. The part that upsets me the most is the management doesn't care. I told them what happened and even sent them the video and they said if I have a complaint about a neighbor I have do fill out a complaint form. I told them I don't care about the complaint, already filed with police I was just letting them know, no response. I have been trying to get them to acknowledge my move out date and no response at all, literally no response. My lease is up and they didn't even send me a renewal or acknowledge my move out date. Stay away from this place!!!!!

It's a lovely place, plenty of green…read morespace, gardens surround every porch a porch consists of 4 units; there are 136 units here in total), quiet neighbors, great schools for those with children, fantastic parks and recreation, centrally located close to all major highways, New York City bus stop at corner, vibrant downtown shops and dining and a NJ Transit train station with transportation to Hoboken Terminal and PATH trains. I read the older comments and am always surprised when people complain about the lack of amenities, i.e., pools, barbeques, guest parking, no ball playing fields, picnic areas, etc. All of this was, or should have been, obvious before you decided to live here. We have a 40 acre park just two blocks away with a football field, soft ball fields, a running track, walking paths, brand new children's playground, tennis courts and now pickle ball courts currently under construction. Want to picnic, sunbathe or fly kites? Walk or drive over to Memorial Park. Takes about 5 minutes. Grounds maintenance is the biggest expense for the condominium. Most residents don't want the noise of a lawn party right outside their living room windows. The 'lawn' is not that big. That's why it's prohibited. And people today have no consideration for their neighbors. As for the complaints about the heat, the heating season is regulated by the State of New Jersey Multiple Dwelling Law. The heat must be on as of October 1 through April 1. Every unit can control the level of heat by turning off the radiator. However, some people do not maintain their radiators and the valves do not work. Just because you can turn the knob does not mean it is closing off the hot water supply. If you closed the valve and you still get heat, the valve needs to be repaired. It is the owners responsibility to make the repairs. This is a condo, not a rental apartment complex. You own it, so you have to repair it. Also, we do not have the highest maintenance fees in Rutherford. But we are the only condo in town with five acres of walkways and green space along the Passaic River. If you want to live in the middle of a parking lot, there are several of those condos in town with slightly lower maintenance. Every unit owner gets a copy of annual budget. They know where the money goes. As for the complaints about the management company, it is the Condo Board who oversees the management company. Board meetings are open to residents and many complaints are resolved there. The condo permits one pet but New Jersey law enforces the ADA regulations allowing Emotional Support animals even in pet free dwellings. As long as they provide the required certificates, there is nothing the management or the Board of Trustees can do. There is no restriction on the size of the dog, but there should be. Personal opinions vary, of course. Rutherford Manor is an affordable mid-range condominium. For those seeking high end luxury amenities, this may not be the place they're looking for. Nothing fancy. Just affordable, quiet, green, friendly, clean suburban living along the river in a great little town.

This has been the absolute worst renting experience I've had in the 7 years I've been renting apartments and every single poor review below mine echoes the hellhole this place is. I'd rather go back to living across from the projects in a 3rd floor walk up in a pre-war building with no dishwasher or w/d than relive this experience. 1- Management is always switching because they cannot hire competent employees. Be prepared to have your concerns, emails, calls ignored. They do not care to help but only to get out of doing actual work. It took 3 weeks to change the temperature in the gym from a sweltering 74 to 69. 2- Cheaply constructed units. You can hear absolutely every single noise from your upstairs neighbors. Every footstep, every toilet flush, every argument. Frequently I thought the noise was actually IN my apartment from how loud it was. I had the absolute pleasure of living underneath children who ran laps around the apartment for hours, shaking all my surfaces. I reported this to management for months with no change or action taken other than retaliation from my neighbors and finally they claimed they conducted an investigation and the noise is typical of an apartment unit. An investigation without a visit to my apartment to experience the noise or a response to my emails and calls for 4 months until a manager got fired. The regional manager actually admitted to me that the former property manager lied to me and never sent my videos of the noise to legal and nothing had been done. Then, magically an investigation occurs over the course of 2 months with no request for videos or any contact until the day we received the final verdict. To this day, we wake up at 6:45 am every weekend because of the banging upstairs and eat with our plates shaking every evening because of the noise. My computer shakes during work, I can't cook without my cutting board shaking, but this is "typical". 3- The train. It literally sounds like it's in your apartment and it runs frequently and through the night. You get used to it eventually but it drowns out zoom meetings until the train has passed. 4- If you have long hair (and by long i mean shoulder length) that needs washing get used to cold showers. The water always runs cold before I can finish washing my hair. 5- After months of us threatening legal action because management refuses to do anything other than make up excuses about how my apartment shaking is typical for community life, they have agreed to let us out of our lease with THREE WEEKS NOTICE. During the holidays. We've been in conversation for months about ending the lease early but right after we paid our December rent, we get this notice. I'm happy to move out as soon as possible rather than stay the rest of the lease because I have not had a peaceful evening or good nights rest in the six months I've lived here. I don't even care that I need to pack in move in 3 weeks because this has been 6 months of hell. 0/5 stars: this place is a literal hellhole that draws you in with pretty apartments that are faux luxury. If you choose to think these reviews are dramatic and can't be realistic as I did, you will learn fairly quickly that you made a mistake.

    This community is an absolute joke. I never write reviews but feel obligated to help people save…read moretheir money. There is nothing "luxury" about this complex, the kitchen appliances and all finishes are cheap. Dishwasher does in face, not wash dishes. Resident body is highly questionable. You pay for a parking permit ($130 a month) that does not give you an assigned spot, and there are not enough spots for residents. If you plan to ever get home past 8 pm, be prepared to park in the main parking lot by Dunkin Donuts and walk (about a quarter of a mile or more if you live in building 4. Also, my personal favorite, the yearly amenity fee that is non-refundable even if the amenities are not available (This year, the pool is closed, gym was closed for repairs for months.) Oh but don't worry, their solution was you can use a gym at another Avalon location. Fantastic! Problem solved. The cameras are just for show, they don't actually work. I got $100 of a retail order stolen from the lobby. The package was pried open and multiple items missing. Assuming it was caught on camera, I asked the leasing office if they can rewind the cameras to spot which tenant stole my items. Her exact reponse was, and this is a direct quote, "We were off yesterday. Rewinding the cameras would take way too long." Lastly, don't ever expect to speak with a human that works here. You will call and no one will answer (unless you're interested in scheduling a tour.) You'll walk in at any given business hour and the doors will be closed. I can go on and on, save your sanity. And your hard earned money. This place is robbery.
