The keys both for the entrance and to the apartments are like an electronic plug that is really fancy. No turning locks here. The inside of the person's apartment I visited was really nice, open spaced, marble counters, large stainless steel fridge and more. The parking area was nice with numbered spaces and what looked liked garage parking for those who perhaps want it. A lot of other amenities appeared to be available like a large Exercise room separated from the actual apartment building but I'd think this is a good design choice so there is more room for apartments or other necessary rooms on site. I don't know how much it costs to rent here, but I can tell just by the look of it it's probably quite high end and if I could I'd rent here.

We went from 24hr security to 2pm to 7am (meaning between 7.01am to 1.59pm you are unprotected) I am concerned for my family safety. They said they have "protocols" but is a lie. I wouldn't be surprised if one day my car would be vandalized. They dont enforce the rules in the contract (btw, there is no mention of the security, very convenient) there are people using parking spots that arent theirs, the visitor parking is also used by permanent residents, the guards do rounds when they remember, otherwise they are watching their phones and smoking. Maintenance team is slow and rude when you need it. Shootout to Eric who does whatever he can, the supervisors are smoking and fooling around. The only amenity is the gym. The co-working space isn not existent. The dog park, abandoned. And the Marijuana smell is everywhere. On top of that there is censure. They changed the platform we used to have so you cannot send complaints nor communicate between neighbors. I have seen residents publishing (on paper, like posters) their complaints on the front door and immediately they take the papers out. I have been contacted management team several times and they never answer, they doesn't care. And of course they don't reimburse for the days you don't received the service.

She was never bothered by the ton of emails I sent and when we found my new home she was kind enough to chat through some decor suggestions :). Do your research and get educated about the litany of stories of corruption the owner of this property has been entangled with for decades. Read the reviews: the REAL ones, not the phony BS plaguing all of their platforms. Read the Reddits. Read the GlassDoor. Read the news reports. Read the court cases. I am disgusted at the way they treat the very people that pay their bills. If you think you're moving into the lap of luxury...think again. Things are constantly broken down, amenities are overrun, rents increase across-the-board 12-15%+, and property management DOES NOT CARE ABOUT YOU; THEY JUST WANT YOUR $$$. They have completely monopolized the area: they own their own internet company (which is awful) that you're forced to use (Hiper), they own the streets themselves, they own a liquor store that they'll offer you gift cards to instead of rent concessions when they're at fault, they own a Montessori school building nestled between 2 of their connected buildings, so you will CONSTANTLY hear screaming children in the play-yard that is situated in the interior courtyard of the building and echoes throughout (and yes, year-round, all day, every day!). They also share the amenities with these school children (pools, basketball courts, etc) because it's another one of their companies. They own Zeppelin Hall and Surf City, which have their own sordid histories you can go ahead and google as well. There are constant move outs every month and tons of vacancies for a reason. Run, run away, run far and fast. This place is a joke and so are the people that run it; it's lipstick on a pig. Shiny finishes that break off in your hand, nice smooth walls that you can hear every single thing through, constant power issues, electric bills that make absolutely no sense, management accessing your apartment without consent "by mistake," rats, lantern fly infestations, lying leasing agents; the list goes on and on. All of the residents that have gotten past the honeymoon phase feel this way. Details of a specific incident: I never imagined I would feel less safe in my own home than anywhere else, but that's exactly what living at Liberty Harbor has become. I was the victim of an unprovoked, anti-gay attack by another resident. During the incident, he repeatedly used homophobic slurs, threatened to murder me because of my sexual orientation, and encouraged his young child to "target that f*ggot with his gun" while we were at the amenity pool. The incident was reported in real-time. Building security responded, but failed to act so police were called. 3 weeks later, property management has done nothing. I am repeatedly told that they are "investigating," yet they have refused to explain what actions--if any--they have taken to protect the residents. Meanwhile, the individual who threatened me continues to live in the building, and his apartment overlooks the very amenity where the attack occurred, making it impossible for me to safely use one of the amenities I pay for every month. My lease specifically states that threatening other residents can result in immediate eviction. Yet after receiving video evidence, witness statements, security reports, and a police report, Liberty Harbor has failed to enforce the standards they require every resident to agree to. Their lawyer told me to pursue civil charges against the individual. So what exactly is the lease for? YOU, LIBERTY HARBOR, HAVE A LEGAL OBLIGATION. As a result of this experience, I now carry pepper spray every time I leave my apartment. I no longer use the pool or other amenities. I've stopped hosting my monthly business offering for fellow residents because I no longer feel safe inviting people into that community, resulting in a loss of income. The sanctuary that my home once provided has been taken from me. Luxury apartments aren't defined by rooftop views or expensive amenities. They're defined by whether management protects the people who live there. When a resident is threatened with violence because they're gay and management's response is weeks of silence, delays, and vague statements that they're "still investigating," that tells you everything you need to know about where resident safety falls on their list of priorities. If you're considering moving here, ask yourself one question: If something serious happened to you, would you trust this management team to protect you? Because they won't.

So, it is important to acknowledge and appreciate exceptions of excellent service and reliability; praising individuals who show competency and pride in their job duties, along with respect, courtesy, and value in their interactions. VNYPM has proven themselves to be this anomaly, deviating from low expectations by restoring confidence and care, rather than sustaining doubt and apathy. As a shareholder for nearly 20 years, in a Pre-War Queens Co-op building, my comparative observations about the detached, duplicitous, ineffective multiple management companies, and unqualified absent Supers I have had the misfortune to witness; have been transformed by Anes with his conscientious responsive team. Especially outstanding, Amy with her diligence, kindness, and delightful sense of humor; and, Izeta with her empathy, flexibility, and trustworthiness. Anes, one of the owners, is accessible via email or phone, and has responded promptly with genuine concern and diplomacy to any urgent matter I have had, particularly health related required accommodations. Thanks to Anes employing Neoly, we finally have a professionally skilled, and dependable live-in Super, who is attentive, friendly, and hard-working. When VNYPM was hired several years ago by our newly elected board, they took over a huge mess; from financial debt and instability, to prior mismanagement negligence, a mendacious incapable Super arduous to fire, and many complicated major repair and maintenance issues. Throw in a pandemic, which created complex and combative lockdown and safety issues to navigate, and additional financial strain on the residents and building. Because of the smart guidance and leadership of VNYPM, and their recommendations and partnership to the Board, it is really remarkable we are now in the best financial shape this building has ever been in, with visible improvements of a modernized elevator, and demolition and installation of tiled stones to our expansive exterior entrance. Looking forward to seeing the interior painting started, and floor cleaning finished, which will make all the difference to re-establish its faded glory, Every building's situation and priorities are different, but they all have the same management needs for dedication, responsibility, accountability, consistency, transparency, prompt honest communication, and decisive action. Management companies are being hired for their expertise, but, let's not forget they work for us, even though they are managing us! VNYPM shows an understanding of this reciprocal relationship, and how properly servicing these demands guarantees mutual success and stability for them, and our residential buildings. VNYPM is receptive to suggestions to what they could do differently or better so they can continue to grow and learn, efficiently problem-solve, and provide the highest client satisfaction. This open readiness to listen, is a significant distinction for me. I applaud VNYPM's willingness to think outside the box, and knowing when to compromise wisely. They offer creative innovative solutions, using only limited available resources, that realize the individualized vision for each building. Rather than receiving transparent answers or supporting documentation, I was repeatedly told the requirements were "non-negotiable," threatened with fines, and ultimately informed that management would "not engage further" because the conversation had become "repetitive." As a shareholder, asking reasonable questions about building policies, insurance requirements, and risk management should not be treated as an inconvenience. At no point was any actual explanation provided regarding whether these limits were based on insurer recommendations, legal counsel, lender requirements, claims history, or any formal analysis. Instead, responses felt dismissive, defensive, and unnecessarily combative. Professional property management should include transparency, accountability, and respectful communication with residents -- especially when imposing financial requirements and penalties. I hope ownership takes shareholder concerns more seriously moving forward and improves how management communicates with residents.
