The best part of living here is the management/staff....Eddie, Carlos, Noreen, Ricardo and Santiago. They always greet you with a smile, are extremely accommodating and super friendly. They keep the grounds and facilities clean every day and are quick to respond to any issues that may arise. They are always very helpful to the needs of all the residents here. Since management changed to Bozzuto, our experience has been dramatically different. Before signing a lease, prospective tenants should speak directly with current residents rather than relying solely on what they are told during the leasing process. In our experience, communication from management becomes extremely difficult once you are a resident. Phone calls and emails frequently go unanswered, and unlike the previous management company, whose office was accessible to residents, the management office is now generally kept locked. One of the biggest changes was the elimination of the front-desk concierge, which had been staffed from approximately 7 a.m. to 11 p.m. The concierge received packages, greeted visitors, and provided an important level of security. The current package-room system has been extremely frustrating. We have had numerous packages go missing or appear days or even weeks later. When residents ask management for help locating missing packages, there seems to be little or no follow-up. Grocery deliveries have even been left outside at the curb. Security has also become a concern. Without the concierge, we regularly see people we do not recognize in the elevators and stairwells. Residents have also dealt with serious maintenance and cleanliness concerns. There have been widespread complaints among residents about roaches, as well as reports of rodents and droppings in common areas. The trash and recycling rooms on each floor can feel like one large open garbage can, and residents have reported seeing roaches crawling on the floors of these rooms. Yet when residents have raised pest concerns, they have often been told that the problem is isolated to their individual apartment rather than seeing the issue proactively addressed building-wide. Other issues residents have experienced include leaking or malfunctioning air-conditioning units, residents going extended periods during the summer without functioning A/C, flooding in the parking garage during heavy rain, staining on vehicles parked in the garage, poorly maintained common areas, and outdoor rooftop furniture with what appears to be black mold. The recently renovated hallways were fitted with off-white carpeting that became noticeably stained almost immediately, and there have also been problems with pet urine and odors in elevators and hallways. Residents pay a monthly amenity fee, yet the rooftop and rooftop lounge are sometimes unavailable because they are reserved for Bozzuto's corporate events. There have also been complaints about substantial move-out charges for relatively minor wear. One other thing prospective residents should keep in mind when looking at this building's Google rating: management actively solicits Google reviews from residents. Given the level of frustration we have heard from many current residents, I strongly recommend speaking directly with people who actually live here rather than relying solely on online ratings and reviews. What makes all of this especially frustrating is the lack of communication and follow-through. Problems are too often minimized, dismissed, or left unresolved. This was once a beautiful, well-maintained building with accessible management and a strong emphasis on resident service. Our experience under the current management has been a major decline from what the building once was. Before signing a lease, talk to the people who actually live here.

Most of the residents are either empty nester's or work in the city and found that most had a chip on their shoulder. We tried to make friends but a lot of people weren't very receptive. If you like pets, this is the place for you. One thing, the airplanes start flying overhead at 5am so don't plan on sleeping late and the property sits on the former site of a jail and sanatorium. There are a lot of woods behind the property which freaks me out. The pools are nice and the gym is OK. They built a yoga or Pilates studio for the snooty, pretentious women there.

Cars were flooded in the past and were destroyed - as such, tenants moved out. If you have an issue with a noisy, harassing neighbor, you need to take them to the Nutley Court yourself as management will NOT intervene and abide by the Lease you sign. They also play funny with $ they owe you when you vacate. Steer clear and look elsewhere! I hope this doesn't get taken down as they pay companies to remove bad reviews.

First, be careful if you still live there, as they stole $565 from our security deposit. Management sent an email stating that they would charge a cleaning fee, but then ultimately they used a portion of our security deposit to replace the washing machine?!! Which we left in a good condition!! We will be contacting a lawyer regarding that. If you are thinking about renting there, let me tell you about the issues we faced there in the last 2 years. Our packages were getting stolen, and the management did not do much until, we, "the residents", started reporting the incidents to the police, and the person who was stealing the packages still lives in the building until this moment! Lets start with the bedroom sizes. Where in North NJ can you get a 1 bedroom apartment with a HUGE walk in closet and bedroom size of 15x12 for under $1100??? This $1100 also includes refrigerator, dishwasher, microwave attached to the stove, large pantry, updated kitchen and bathroom, 2 air conditioning units, wall to wall carpeting, chandelier, blinds heat and hot water. The complex sits right on top of highway route 46 and depending on you unit, you WILL hear the highway every second of every day. Some units are louder and much closer to the highway then desirable. They offer garages with electricity built into the bill at a preimum price. There is a pool available for summer months to enjoy though it isn't that big. Its location is close to everything you need and for college students, graduates and couples just starting out its a great place to live. The superintendent lives in the complex and gets around to service calls within a few days depending on the severity of the need. I really didn't have any complaints living here. I think it was a good price for what you get. The highway being so close is definitely a negative and if you don't get to know the property manager and super, you might wait a tad longer for your service call to be completed then you would like. So just make your face known, give a call every now and then and you really shouldn't have a problem.

I hope you'll consider being upfront with future tenants about the potential for excessive noise, so they can make an informed decision.
