I've never asked them to fix anything that they didn't jump on my request right away. They are honest in their dealings with tenants, and make everything easy for smooth move-in's. The Totowa Manor is a beautiful building - inside and out. Neighbors are pleasant and it is a warm, safe, and friendly environment. The 5,000 sq ft gym is beautiful, clean, and well kept. I can't think of renting from anywhere else!

They were kind enough to take my parents around to various units, explained the lease, and allowed them to take their time as they sent me videos to help me pick an apartment. Once I settled on a unit, I was so overjoyed to see it in person. My apartment is beautiful, well maintained, and more than I could have asked for. I did have one issue with the bar in my closet, but maintenance came quickly and not only resolved it, but was also very kind and funny. All in all I'm so happy I picked to rent from this company. Beautiful apartments, helpful staff, and an all around great experience. I highly recommend looking into properties from them. Thank you again Blair and Sean for all of your assistance! Update: about 2.5 years later and I still rent from this company. I did switch from one apartment they have in Nutley to another one (my boyfriend and I moved in together and needed a larger place) but I'm still just as happy. Any time I needed something fixed they came right away. Still recommend them!

Andrew/Anna, I felt that some of the recent interactions came across as unprofessional and rude…read more I also want to mention that one of the main reasons for my decision to move out,is the ongoing noise issue from the second-floor tenant. Despite multiple complaints, nothing has been done, Anna and Andrew response has consistently been that nothing can be done and that I should just move out if I don't like it. I hope you'll consider being upfront with future tenants about the potential for excessive noise, so they can make an informed decision.

This place is way too overpriced for what you actually get. The neighbor next to me had bed bugs…read morefor months and we were not notified until we overheard the neighbor on his phone talking about the bed bugs! All the buildings are numbered incorrectly, resulting in delivery people driving in circles trying to find the right address. I once had an emergency in my apartment and the fire department could not even locate me until 20 minutes later, thank god the building wasn't on fire! Parking is a fight, if you don't get home by 430 be prepared to hike to your apartment. The only good thing about this complex is the beautiful hiking trails in the back that go on for miles. Also, the laundry rooms are disgusting, the floor is covered in dirt and debris, if you drop something you HAVE to re wash it. Most of the time only 1 of the 3 washers actually work, making it very hard to do more than one load. You are better off going to a laundromat. The woman who runs the front office is extremely rude and unhelpful. She does not know how to manage an apartment complex. We have a neighbor here who watches everything that goes on all day and reports into the office about it, it's like you are in a prison. DO NOT MOVE HERE.

I am a current renter who has lived here for several years, and I am sharing this review across…read moreplatforms to strongly caution anyone considering renting here under Sparrow Property Management unless you are prepared for neglect, poor communication, and a steadily declining property. Since Sparrow Property Management took over, the building has gone downhill quickly. The property is consistently filthy -- common areas are dirty, trash is poorly maintained, and basic upkeep is not being done. It feels like no one is responsible for keeping the building livable. Basic services are also being neglected. For example, there has been no heat in the lobby or elevators for over 72 hours, with no vendors on-site to address the issue. Snow removal is inadequate and unsafe. Entrances, sidewalks, and walkways are poorly cleared during storms, creating dangerous conditions for residents. Management is essentially nonexistent. The property manager is rarely on-site, there is no visible oversight, and communication is terrible. When issues are raised, they are often ignored or dismissed. Being told directly that "monitoring the property is not her job" is both shocking and unacceptable. Like many renters, I do not currently have the financial ability to move, so I am forced to live with these declining conditions. There is no pride in maintaining this property and no real accountability. Profit has clearly taken priority over providing a clean and safe living environment. AVOID THIS BUILDING AT ALL COSTS!

Over priced and lacking parking spaces…read more Over priced apartments. In 2019 a one bedroom was $1550 now a one bedroom is $1900 to $2100 a month for new tenants. They falsely upon moving in say you can have up to two cars in their "spacious" parking lots, after 4pm the two lots are filled up and you have to park in the streets. Street parking isn't allowed from 2am to 6am every night. You're "allowed" to park overnight at the middle school across the street at your own risk. Very misleading and unprofessional. I only had one car and struggled having a spot. I don't know why they don't assign one parking space per apartment unit; it would make living here much better. Also one of their parking lots, the biggest one, is a shared parking lot with a Car Wash next door. The Car Wash's vacuum machines are in the apartment's parking area and is an annoyance. Older tenants who lived at the complex for over 10+ years also brag about their cheaper rent while you struggle to pay twice or thrice the amount for the same apartments. The complex also has hard water and they are constantly adding water softeners to their waters. Plus the entire town's water supply is exposed to PFAS, a "forever chemical". The laundry room floods easily and several machines are broken and hasn't been replaced despite always being malfunctioning. There is no insulation in the attic and during the summers it's really hard to keep your unit cold if you live on the second floor. During the winters months (October to May 15th) the heating system is unbearably hot whenever it's warmer than 40° outside. Even if you turn the heat down all the way, you'll be opening windows daily to cool down your unit. The only plus side about the complex is the superintendent and his crew who promptly fix any repair issue you make encounter, they're really world class at their jobs. Management is terrible and do not care much about you nor their "rules". They have limited parking garages for $100 a month, which are all claimed by previous tenants with a "waiting list" that never becomes available. The parking garages are for cars only, yet several of them are being used for storing tenants' personal property. One garage been turned into a gym for one tenant. With limited parking spaces available for others; management should really enforce the rules and eviction tenants from renting a garage that isn't being used for their car. Some of these tenants even have the nerves to use up a parking lot space while hoarding a garage from others. There are better places to move into than this place.
