    Honest review: Lived here over two years now, seen the worst…read morethings. No one cares after you sign your lease. So don't complain. Toilet backs up is your problem. It's like pulling teeth to get help around here. The office people are the most unfriendliest and disgusting people that work there. I don't know how the manager is even a manager NO PEOPLE SKILLS. I don't know how any of them got a customer service/hospitality job. If you complain to any higher ups is some how comes right back to the office to address it. I give up. I decided now every time I have an issue moving forward I will post it. People have dogs they rent to here do not pick up after their dog. My dogs step in it, they don't care to clean the place. They have a guy hauling a garbage bin and not picking up garbage. I seen him with my own two eyes. Oh and here is a picture of what was left at my front door after they were busy cutting trees all day. No one picked it up. Looks like a fucking crime scene. We are in Elmwood Park! Welcome!!! To the ghetto. DO NOT RENT FROM HRRE!!!! I pay 1800 dollars for a two bedroom that hasn't been updated since 1990. I've had it. Moving on soon! The one star is because the swat team and cops are always here! Feeling pretty protected!

There are so many new and up and coming properties in Bergen County that give you more bang for your buck. They have moved people in with ongoing construction. Many residents complain about their apartment having leaks. None of the appliances work. There is not one "luxury" detail here. Cars have been stolen in the covered parking areas. Residents do not clean up after their dogs. Residents have complained to me that they hear gun shots from the shooting range that is on the property. The building has no number out front so packages are constantly lost. Management send messages on the butterfly app that make you feel like you are residing in a dorm. Constantly telling you they will enter your apartment. Fire alarm goes off daily. Elevator makes this loud screeching sound when ever used. Cops always on property due to residents fighting mind you this property opened Dec 2022. No cameras to see who stole vehicles. Cameras are in front of the building and in common areas (mostly used to stalk residents) No trash cans on property. Peter is rude and mike sends messages with Mike the owner when making threats after you complain. Management question visits if they are on the lease or ask who they are visiting (This is not converge service the building has none). $3200 for a 2 bed 2ba to hear drilling Monday - Saturday from 6a - 6p 6 days a week. Construction workers park any and everywhere. No amenities are available yet. They promised us March 2023. Pool might hold 10 people comfortably when it is finished with construction. Grill area does not exist. "dog walk" is a sh!t show literally no one cleans after their dog. Management wants you to put in work order through them via email instead of maintenance or portal. Save your time and money. Can't wait until my lease is up. They also accept low income housing / Section 8 here. They recently got rid of house keeping so now the maintenance woman has to clean the entire building on top of completing repairs. (They work her like a dog) She does building 300 along with 301 & 400. You will see "Mike the Owner" lurking from the new leasing office in building 300 just watching residents. I will continue to update as time goes on. Hoping other residents write reviews to EXPOSE the BS. I'm almost certain they will have a class action lawsuit for FRAUD!!! Oh and "Mike the Owner" is a lawyer who believes he is above the law perfect fit for a SLUM LORD!!!

    I recently completed my stay at Valley and Bloom, and I want to be very clear: the on-site…read moremanagement team led by Magda and Reggie is the sole reason this review has any positive stars. They are exceptional at what they do--professional, kind, responsive, and genuinely committed to keeping the building clean, functional, and welcoming. Their team works early mornings, late nights, and everything in between. They are the heartbeat of the property, and any praise this building receives should go directly to them. Unfortunately, the ownership and corporate leadership behind Valley and Bloom--LCOR--operate at the opposite end of the spectrum. My experience with the owners was unprofessional, dismissive, and at times completely negligent. Parking Garage & Security Issues The garage is marketed as a benefit of living here, but what they don't tell you is that it's owned under a separate LLC. When my car was hit--causing $1,700 in damage--there was zero accountability. The building has cameras only at the entrances, not throughout the garage, and ownership made no effort to help identify what happened or take responsibility. It's promoted as part of the lease, yet structured in a way that shields them from liability. Construction Delays A "two-week" second-floor rehab project dragged on for more than two months. During this time, access to the main level was frequently blocked. They brought in day laborers from Pennsylvania, which may explain the delay, but what's worse is that tenants continued paying full rent despite the inconvenience and reduced access. Internet & Data Security Concerns The building's internet offering--also owned by the same parent company--raised serious red flags. Management has access to passwords for tenant access points, and during one troubleshooting call with a help desk in Asia, I was given access to a neighbor's access point as a way of "testing" my end device. This is a complete breach of security and privacy. When I raised these concerns to LCOR's COO, Mike Hogentogler, I received no response to either my email or voicemail. After eight years with the company, perhaps he doesn't feel the need to acknowledge "petty renters" paying $3,400 a month. Final Thoughts To be clear: Magda, Reggie, and their team earn a 5-star rating. They are outstanding people doing the work that corporate leadership fails to support. I would recommend them for any property management role--they are the only bright spot in my experience. My experience with LCOR--the ownership--was genuinely awful. The lack of accountability, poor communication, questionable data security, and total disregard for tenants make them a company I would never do business with again. I moved into Valley and Bloom after a house fire, with insurance covering most of my costs. If I had been paying out of pocket, I would have chosen a different place to live.

    This was hands down the worst experience applying to a "luxury" apartment building (and I use that…read moreterm loosely) I've ever had. Reggie is your typical "nice guy" salesman, but don't be swindled by him. After we applied, they spent over 3 weeks dragging their feet and making up every excuse in the book on why it took so long for my application to get approved. Everywhere else it only takes 1-2 days. And it ONLY took 3 weeks because I kept calling and asking for updates...otherwise, they won't update you or remember to even submit your application. After stealing our money for the deposit, it still took me multiple attempts to contact them for them to say "oh yeah, we've been meaning to call you, the apartment you applied for actually isn't available. But don't worry! We'll get you in an even smaller and more expensive unit!" No sorry, no discount, no nothing. We lost a month waiting to hear back from these people and now are left scrambling to find housing last minute. They even seemed offended when I demanded a quick refund- and again, zero apologies and said the refund would take up to 10 days even though the whole mess was their fault. Brian actually hung up on me mid-sentence as I was asking for my refund, which is alarming. We had to reach out to LCor/Terri Burkett just to get our money back because this place is run like a scam. Save yourself the headache and apply to literally ANY other apartment. Unfortunately I didn't see the low yelp ratings a month ago, which now make sense.

    ABSOLUTELY DYSFUNCTIONAL…read more I want to share our experience applying at The Green so folks have an idea what they're about to experience. If I've read a review like this I'd save myself money, time and countless headaches. To preface, my spouse and our 3 months old baby were looking for a 2 bedroom place and The Green seemed to be a great option. We toured the apartment with a leasing agent and decided to apply the same day. The first red flag is that not only they want you to upload all your paystubs, tax documents, etc but YOU HAVE TO GIVE THEM YOUR LOGIN AND PASSWORD FROM YOUR BANK ACCOUNT. Yes, you've read this correctly - they want you to share login and password from your bank account. We thought that was a bit excessive but we were in a time crunch so we moved forward. After a few days the leasing manager let us know that we were approved and sent a lease through DocuSign. We've signed the lease and on Thursday thinking we'll be picking up the keys soon. And this is where things became more and more dysfunctional. First, on Friday at 6PM the leasing agent called us and told us that even though we were approved the lease can't be signed because their accountant won't approve it. (WTF we thought, since when does an accountant have to approve a lease???). She then said that because we were both on parental leave a portion of our income is provided through insurance coverage and therefore they don't trust that we will return to work. She voided the lease that we've signed previously. We both provided official letters of employment only to be told that those guys at The Green can only do verification by phone. Literally the process to verify a prospective tenant is they call the number you provide and ask the HR person to release sensitive information about you like your name, SSN and salary. After some back and forth with HR we've sent all the documents we've had only to be told by The Green that our move in date will be postponed until we provide them a paystub which shows a salary after returning to work from family leave. And if you think the dysfunction ends there you're mistaken. In order to secure the lease they REQUIRE YOU TO DRIVE TO LIVINGSTON, NJ IN PERSON AND HAND OVER CERTIFIED CHECKS TO THEIR ACCOUNTANT. Yes, it's 2025 and these guys still have no clue that payments can be made through the internet. I would highly recommend everyone to avoid this place like a plague, dysfunction and blatant incompetence is what you'll encounter if you decide to apply.

    I'm giving the Green a four star rating due to presentation. I do not live there…read more I was given a tour by a young man named Nate; professional man. The Green is a decent little spot. And just like its competitor the Avalon, there are quite a few fees that I think you need to look into. For example the amenities fee of $495 (If I remembered correctly), and the pet fees. Their fees sort of mirror the Avalon's. Now after having toured two Avalon communities, I must say that the big difference I observed with the Green was the apartment sizes. The apartments at the Green are a tad bit smaller compared to those of the Avalon's. It's almost as if they constructed to be really tight in space; way too many angles here and there. I cannot remember how much parking is, but I remembered them being "assigned" parking spots. Also, it's basically like one parking spot per apartment. If you have two cars, there is where it gets a little tricky...you'd have to call and inquire on that one. I was impressed by the rooftop. You can ACTUALLY see the Empire State Building and the Freedom Tower. Had it not been for the trees, you'd literally be able to see the entire NYC Skyline. The rooftop is a nice little spot when the weather is nice. They also have a very nice lounge and guest area.
