    I recently completed my stay at Valley and Bloom, and I want to be very clear: the on-site…read moremanagement team led by Magda and Reggie is the sole reason this review has any positive stars. They are exceptional at what they do--professional, kind, responsive, and genuinely committed to keeping the building clean, functional, and welcoming. Their team works early mornings, late nights, and everything in between. They are the heartbeat of the property, and any praise this building receives should go directly to them. Unfortunately, the ownership and corporate leadership behind Valley and Bloom--LCOR--operate at the opposite end of the spectrum. My experience with the owners was unprofessional, dismissive, and at times completely negligent. Parking Garage & Security Issues The garage is marketed as a benefit of living here, but what they don't tell you is that it's owned under a separate LLC. When my car was hit--causing $1,700 in damage--there was zero accountability. The building has cameras only at the entrances, not throughout the garage, and ownership made no effort to help identify what happened or take responsibility. It's promoted as part of the lease, yet structured in a way that shields them from liability. Construction Delays A "two-week" second-floor rehab project dragged on for more than two months. During this time, access to the main level was frequently blocked. They brought in day laborers from Pennsylvania, which may explain the delay, but what's worse is that tenants continued paying full rent despite the inconvenience and reduced access. Internet & Data Security Concerns The building's internet offering--also owned by the same parent company--raised serious red flags. Management has access to passwords for tenant access points, and during one troubleshooting call with a help desk in Asia, I was given access to a neighbor's access point as a way of "testing" my end device. This is a complete breach of security and privacy. When I raised these concerns to LCOR's COO, Mike Hogentogler, I received no response to either my email or voicemail. After eight years with the company, perhaps he doesn't feel the need to acknowledge "petty renters" paying $3,400 a month. Final Thoughts To be clear: Magda, Reggie, and their team earn a 5-star rating. They are outstanding people doing the work that corporate leadership fails to support. I would recommend them for any property management role--they are the only bright spot in my experience. My experience with LCOR--the ownership--was genuinely awful. The lack of accountability, poor communication, questionable data security, and total disregard for tenants make them a company I would never do business with again. I moved into Valley and Bloom after a house fire, with insurance covering most of my costs. If I had been paying out of pocket, I would have chosen a different place to live.

    This was hands down the worst experience applying to a "luxury" apartment building (and I use that…read moreterm loosely) I've ever had. Reggie is your typical "nice guy" salesman, but don't be swindled by him. After we applied, they spent over 3 weeks dragging their feet and making up every excuse in the book on why it took so long for my application to get approved. Everywhere else it only takes 1-2 days. And it ONLY took 3 weeks because I kept calling and asking for updates...otherwise, they won't update you or remember to even submit your application. After stealing our money for the deposit, it still took me multiple attempts to contact them for them to say "oh yeah, we've been meaning to call you, the apartment you applied for actually isn't available. But don't worry! We'll get you in an even smaller and more expensive unit!" No sorry, no discount, no nothing. We lost a month waiting to hear back from these people and now are left scrambling to find housing last minute. They even seemed offended when I demanded a quick refund- and again, zero apologies and said the refund would take up to 10 days even though the whole mess was their fault. Brian actually hung up on me mid-sentence as I was asking for my refund, which is alarming. We had to reach out to LCor/Terri Burkett just to get our money back because this place is run like a scam. Save yourself the headache and apply to literally ANY other apartment. Unfortunately I didn't see the low yelp ratings a month ago, which now make sense.

Contacted management on 7/30/18 to report mold on my living room walls, and to report that one of my closet doors went off the track. Received a response via email stating that the information was forwarded to their contractors. Took them about 3-4 days. Received a call while at work stating that they wanted to know if they could enter the apt, etc. that was, I believe, on 8/2/18. It is now 8/6/18: Super never came as stated in the email to fix the closet. Sent a second email on 8/5/2018 notifying them that the mold has gotten worst and is spreading, and that I am asthmatic and cannot risk the exposure. No response. I have been living here since 4/2015..NEVER been late on a rent payment, even when I was away training for my job at the academy. Be the judge of these photos.     I use to live here and I enjoyed it for the most part. For the price you can't go wrong…read moreconsidering the apartments are renovated and all utilities are covered. There is laundry on site and enough parking for those who live there. The place is quiet and no one bothers you. I felt my neighbors were trustworthy and never felt unsafe living in this part of Bloomfield. Also the train and bus are directly next to the apartment complex, which makes commuting to the city or the airport awesome. What I didn't like: During hurricane Irene management did not inform the residents that the parking garage and back parking lot flood. Yet I was told by multiple residents that management was fully aware of the flooding issue. If a nice neighbor hadn't told me to go downstairs and move my car it would have been damaged significantly. For those residents who didn't know, and there was a lot of them, they lost their cars. Management really should have put signs up to inform us of the potential flooding, especially since they were very good about putting passive aggressive notes under your door on a weekly basis. Once upon a time there use to be a pool, but the pool was filled to make more parking spaces. When I first moved in I was told that my guests could park in the lot in front, but from the day I moved in guests were never allowed to park there due to construction. So my guests had to find a place on the street where they wouldn't get a ticket because Bloomfield likes to ticket. I lived there a year mind you. When your friends can't park where you live they don't really want to come hang out with you. Go figure. I don't know if this has changed since. Lastly I probably would have dealt with my dislikes if I could have had a dog. Small dogs used to be allowed, but no longer. That was my ultimate deal breaker and why I moved out.

    I've lived here since September now, and I can actually say that I love it. It's tough to find an…read moreapartment and management company that really makes you happy, but Arla did it for me. The apartments are a good size, reasonably priced, and close to a bunch of stores and dining. I rent a renovated one bedroom. The rooms are all a nice size, although the kitchen is a bit small (see picture), but it works for me. Upon moving in, everything was spotless and ready to go. I can't hear my neighbors at all, which is also nice and somewhat unexpected. The management company has always been attentive. I had one minor problem which I reported through the resident portal online, and they had made the repair within a day. Also, after a massive recent snowstorm, they immediately began cleanup work, using a plow, front end loader, and snowblowers to make sure the lot and sidewalks were clear and everyone's cars were accessible. As for complaints, I only have a few. One is the laundry room hours - they close at 9PM, and I get home from work quite late so I often don't have time to do a load of laundry during the week if I need to. I think they should just stay open 24/7 since they are locked and residents have to use a key to access it anyway. There also aren't many machines. The laundry room by my apartment only has four washers and four dryers, so they're often all full. My only other complaint is the one car per apartment parking limit, but I can understand that this is just due to limited space. You get one assigned spot near your apartment, and there are a few visitor spots scattered about. This is especially tough since Nutley doesn't allow overnight street parking, so if you have two or more people with cars in your household you may be out of luck. Like I said, besides those little complaints I've really loved living here and I can see myself continuing to live here. I definitely recommend checking it out if you're looking to move into the area and there's an apartment up for rent.
