I originally found MyGradPad on facebook when searching through potential brokers to use for my move into NYC. I was debating between NextStep Realty and MGP. MyGradPad posted an apartment on facebook that looked to be exactly what I wanted, so I sent over an email and got a response almost immediately. Brittny, the owner of the company and the broker, scheduled a time for me to visit the apartment within 24 hours. The apartment is beautiful and I couldn't be happier. Brittny was extremely flexible with scheduling meetings and responded to emails, texts, phone calls very promptly. She made what could have been a very stressful process into an enjoyable one! My only complaint would be that once I was approved for the lease, I wasn't given much information or direction on the move-in process. Very disrespectful crowd of people. After walking in they asked me and my family to sign a bunch of papers, no big deal right? Wrong. One was a standard contract that protected their listings. Like I said, standard. The next was a piece of paper was something they typed up themselves and was difficult to understand. My grandpa then asked for an explanation as to what it meant and why it needed to be signed, the girl Emily refused to give a straight answer. She just kept yelling that they have a five star rating on Yelp-which isn't true and that they know what they're doing. So again, we asked her to explain and she just said the same thing only louder. This went on for a good fifteen minutes until we just signed it because we looked it up on our phones to find out what it meant. The paper was just five paragraphs that stated we knew that they only worked for us and not the buyer-it wasn't legally binding and like I said, all they did was print something off of word. This team swore they had the best listings to show and after over an hour of debate with them at their HQ, we were shown around by a different person who worked under Emily. He seemed very nice. They promised us 10-15 listings. They showed us four. After asking many times, refused to tell us how they gained access. Later we found they were charging up to a 13% commission and they were showing people listings that were available through sites like streeteasy.com and apartments.com. This was my fault for being tricked and not doing more research beforehand. These apartment listings are found online for free and you can make viewing appointments for ALL of them by yourself, no agent or anything required. My budget cap was $2000 for a studio and every listing was the absolute bare minimum. Every apartment was falling apart with broken floors and peeling paint-one was even a basement apartment with NO CLOSETS and a shower that was literally two feet by two feet. Needless to say-we didn't use any listings from them. Their work was poorly done at best and required no research yet they were asking for hundreds of dollars for doing nothing and assuring me that was the best I can do for what I'm paying. That same day I found an apartment after I left the gradpad team tour. I had previously set up a viewing from apartments.com and scored a $2000/month ONE bedroom, sixth floor, exposed brick, refurnished kitchen and bathroom apartment that was easily twice the size of anything they showed me. Signed the lease that day for cheaper than using the gradpad team with a 1000x better apartment. read more

I would never use Brittny and her company MyGradPads again. After hearing about nightmare issues occurring in NYC with realtors I thought I'd done enough due diligence on her and her company but was wrong. Instead I subleased an apartment from her client and had verbiage in the sublease that "the Landlord has consented to the Sublease ". This was/is NOT true so after PAYING her a realtor fee, I found myself stuck in a building where I was not welcome because she told me after the fact that I had to pretend to be the lessor's cousin. Again, she got PAID for this which I find reprehensible. I "sublet" using Mygradpad approval forms which was and again even paid a realtor fee. I had to go through the entire process again with the building's leasing agency. Be very wary of using them. read more

I worked with Julia from MyGradPad earlier this summer to find my place in NYC, and I could not be happier with the apartment she helped me find and the overall experience of working with her from start to finish in my search. While I was familiar with the city, it was my first time looking for a place to live here full time. Whenever we walked into a showing, she gave me the space to form my own opinion, and at the same time, she helped me solidify my priorities and focus on the best neighborhoods for me. We looked at a lot of places, and she was very organized, responsive, and patient along the way. She never once put pressure on me to submit an application or see a listing that I wasn't excited about. Once I found the place I really wanted, she was professional and efficient and helped me navigate the process for getting a unit in a condo building and locking in my rent for a longer lease term. I could not be more thankful for my new home and for her great advice and support in finding it! Overall, I'm so happy I worked with Julia and I've referred tons of friends to her, who have all had equally good experiences! If you're looking for a knowledgeable broker who will really listen to you and tailor the search to meet your needs, go with Julia. My Grad Pad is one of the least professional and reasonable services I have ever dealt with. We signed onto an over priced apartment infested with mice, mosquitos, bed bugs, and broken appliances that were not fixed for the entire duration of our 4 month lease. Let's face it--moving to New York is, if not the MOST terrible NYC experience, certainly the first terrible NYC experience. Still, it is a necessity and one which MyGradPad made 1000% easier. "You can't trust anyone," everyone says, but inevitably you've got to trust someone and these guys (and me) are the ones to trust. They're easy to get a hold of and not pushy or slimy. I felt like we were on the same team, and when you move to New York all alone, it's nice to have that support. Look, it wasn't painless, and I had to look at a ton of places, but my broker was positive and persistent. I heard of MGP through friends from Rollins College (the CEO's alma mater) and decided to go with them when work asked me to move from MA. Because of a complication with work, I never ended up moving to NYC... but even still, through all of my back and forths, Julia was always available and willing to help. She was very flexible and never pushy - I was surprised by how knowledgeable she was in different parts of the city. She was about my age and seemed to understand how overwhelming the whole thing is... I really had no direction with my move; I'd be traveling with work, and no specific location was needed, but Julia did a good job picking up on and filling my needs. If I had gone through with the move, Julia already had a few options lined up for me, but it never came to fruition... I feel like her effort alone warrants the five stars, but also the fact that this was so much better than the typical broker trying to make a quick buck. I moved to New York from Canada to pursue my masters and was completely frightened by the prospect of finding an apartment. Juliana was so patient and kind during the whole experience. We went on two tours and she explained all the paperwork and the market situation to us very clearly. The first tour we had set a specific budget and weren't happy with any of the places. Juliana explained by tweaking our budget a bit we could get a lot more value. She stayed up late and compiled a whole new tour for the next day on such short notice and made herself available via text and email at all times. Had an appointment I booked weeks in advance because due to my particular circumstances I had to put my search on hold for a while and knew I would need the help to find something as soon as I was back on my feet. I went through the trouble of transferring funds for when I found the right apartment, had all the paperwork ready, and enough to pay a hefty broker fee, I had also taken time off work to be sure to be able to see as many apartments as possible. BUT when I tried to get confirmation of my appointment I was told with an attitude "it won't happen at 10, maybe later" so I took half a day off work for nothing and on top of it they sounded like i was the one who had done something wrong. She asked me for my requirements even though I had done that via email already, told me I would have to change my criteria if I could not find an apartment after seeing just 10 (again, I had to put my search on hold for weeks, just because I saw 47 apartments in the area a couple of months ago doesn't mean anything about my search now) and then she had the gall to ask in a condescending tone if I could afford their fee. First of all they were very deceiving because in all of the email exchanges no fee was ever mentioned, let alone the amount, second of all, I'm not an idiot, if I contract for a service I expect to pay a fee, so why address me like a child thinking I can't pay?! Best to stay away from these people, obviously just another bad company run by a couple of incompetent grads. read more

Moving from Ohio to New York City, I was VERY overwhelmed. Brittny was SO helpful, calling me a few days before our appointment to see if I had any questions, informing me of all the paperwork we needed etc... The day of our tour of apartments, Brit was very enthusiastic as she showed us 5-6 apartments in our price range around the neighborhood I wanted. I had another tour with a giant real estate company which I regret wasting my time with, they treaded me so generically and definitely did not seem as personally interested in helping me find an apartment as Brittny was! After going on my great tour with MyGradPad and then my not-so-great tour, I literally came running back to Brit (she stayed late on a Saturday night to make sure I could get the apartment I wanted!) She walked my dad and me through all the paper work and worked extra late to ensure the application went through that night, since she knew we were on a tight time crunch! I got my application approved in record time and moved into my new apartment within a couple days, making my New York move a LOT simpler than I thought it would be! I could not have done this without Brittny! read more

So I though I would try this new way of finding a place in the City since I graduated and got a job with a tech company in midtown towards the east side. I first heard about them through some meetup channels that they were hosting an even at a restaurant. So I though ok fine I'll go and check it out. However when I got to their event the place was extremely overcrowded and anyone that I asked as to who was hosting the event for Mygradpad had no clue. Stayed 5 minutes then left. So oh well, I'll give them a call tomorrow. Which is what I did. I didn't want to go through the website since it forces you to pick a time to look at places right away. During the call I come to find out that their whole system relies on your ability to have a Facebook account to register an account with their systems. I have never had a Facebook account and never intended to create one. After asking me to create one, I declined and they had no way to register me on their systems. They told me they would send me an email and keep in touch but that was weeks ago, and I haven't heard from them since. Other things to note: - Their fee is about 12 percent of your annual rent (I couldn't find it listed on their site) - They don't handle anything in New Jersey (which is fine, many don't) - They did pick up right away on the phone when I called and I will commend any company that still does that. read more

I seriously recommend against using MyGradPad for anything. The company claims its mission is to provide an easy, trustworthy service to offset the collective terrible experience of those attempting to find somewhere decent to live in NYC. And yet, I experienced exactly those horrors they claim to be helping their clients avoid - I have never felt so taken advantage of, disappointed, and exhausted after dealing with MyGradPad for only half a year. Working with MyGradPad was an absolute nightmare - I rented a unit in a MyGradPad apartment out of desperation and I'm sure they would claim differently, but I received only irresponsible, non-responsive, nonchalant, and overall unacceptable service. I have my own job, I shouldn't have had to expend so much time, effort, and money doing theirs. Seeing some of these positive reviews, I am appalled that I did not receive the same treatment. Do not be deceived - steer clear. read more
