Sarah, our property manager, is always so pleasant and friendly. She is always is smiling and is so helpful! I know that she is one busy lady, but when you go to see her with a question or to pick up a package, she always stops what she's doing and gives you her full attention. Her customer service is second to none! Ashley is also very helpful and always so kind when we come to the office. Both of these ladies make you feel so welcome and are such a great team! The maintenance staff are also very friendly, kind and always greet you when you and ask you how you are doing every time you see them. They are also very quick to address any issue you may have in your apartment. The community is an easy commute to New York, especially with the free EZ ride shuttle to Secaucus Junction. There is also a cute little park in the back. It's a safe community with wonderful staff and friendly neighbors.

We called the city and found out the building received an exception from the rent limit for 30 years. The only reason this didn't get one star is the building us under new ownership, and it appears the new owner has some common sense. If you need to live close to the train, you probably don't have a lot of options, but if you don't need the train, I would look elsewhere.

When temperatures drop, this heater turns on automatically and can run for long periods of time--using roughly 2 kWh per hour. In cold weather, that means: Nearly 50 kWh per day Well over 1,000 kWh in a month This is often the real reason winter electric bills here can spike dramatically, even if you're careful about turning off appliances, limiting hot water use, and not running HVAC. The heater itself serves a "valid purpose?" (protect pipe good, but why i have pay for it?), but its energy impact is significant and not something most residents are informed about in advance. I raised this issue with apartment management after receiving a winter electric bill that was several times higher than normal. Unfortunately, my requests were largely ignored and no meaningful resolution was offered. As a result, I feel compelled to share this publicly so other residents and prospective tenants can be aware of what they may be facing. If you're considering living here--or already do--check whether your unit has this setup and be prepared for much higher winter electricity costs.

Also, apparently you have to pay water and sewer through their "portal"...which is double-speak for inflated utility surcharge costs, aka kickback to middle-company utility company that probably goes right back into the management/owner's back pocket as well. The keys both for the entrance and to the apartments are like an electronic plug that is really fancy. No turning locks here. The inside of the person's apartment I visited was really nice, open spaced, marble counters, large stainless steel fridge and more. The parking area was nice with numbered spaces and what looked liked garage parking for those who perhaps want it. A lot of other amenities appeared to be available like a large Exercise room separated from the actual apartment building but I'd think this is a good design choice so there is more room for apartments or other necessary rooms on site. I don't know how much it costs to rent here, but I can tell just by the look of it it's probably quite high end and if I could I'd rent here.

The people who staff the 24-hour attended lobby are always friendly, helpful and quick with retrieving packages from the (well-organized) package room. The HOA board members have open ears for any and all ideas for the building, which really makes a difference in creating a cohesive community, along with having courteous neighbors. The units here are spacious, with high ceilings and beautiful finishes. Oh, and one of the best parts? Every unit has its own balcony! Eastern-facing apartments have sweeping views of the New York City skyline AND the Hudson River. Could you ask for anything better? Well, there's more: A well-equipped fitness center, an extra large playroom for children, and a huge lounge with seating, kitchen and billiards table. Oh, and a giant outdoor terrace, complete with grills, tables and chairs for summer BBQing! Wanna get across the river to NYC? No worries there, either. Of course the townhouses are elevated, so they were not damaged, but no power for a few days and having to keep your cars out of the carports and look for parking in town on higher grounds was a real hassle. What we loved most- proximity to NYC. On the weekends, we could walk to the clubhouse, catch a bus to Port Authority and spend the entire day in the city.
